To whom it may concern my experience with Tricon American Homes was very disturbing. I called Tricon American Homes on May 22nd 2016 to inquire about renting a home. I asked about qualification and was told that the property listed met ALL my qualifications. Well an appointment was scheduled May 25th 2016 for a showing. Well after falling in love with the home I was told by the showing agent that I did not qualify for the home. Tricon American Homes is misleading customers tremendously, collecting several applications fees knowing well that they have already chosen a lessee. It was a waste of time to visit a home that I was told I qualified for and to later be told I didn't qualify. This company needs to have respect for peoples time and their money. Also a I'm sorry does not excuse the facts that time and gas was wasted do to the shady practice of business.

Tricon American Homes offers very poor customer service. Most of my experiences with them end in me dealing with unhelpful, sarcastic employees. My lease increased without adequate notice and I was pretty much told I should be thankful for them cutting me slack for their mistakes.

I have been with tricon American homes over four and a half years the first year it was Silver Bay one thing I can say at first I did speak down on the company and with the grace of God it's like everything have changed I can only speak highly of on this company and I will recommend anyone and everyone to go through this company they are the best my name is Debra Scott thank you tricon home Mona Lisa Duran I have to send out much love to you you are a wonderful and beautiful person thank you

We would like to thank Ms. [redacted] for taking the time to express her concern to us (Reference Revdex.com complaint # [redacted]). ·         October 4, 2017, Ms. [redacted] submitted a maintenance service request to Tricon American Homes for damage under her kitchen sink. ...

·         October 5, 2017, Tricon American Homes sent a vendor to Ms. [redacted]’s home in response to her maintenance concern. It was determined that the damage was being caused by a leak under the kitchen sink. The leak was repaired that day however, additional work need to be completed to repair all the damage caused. Ms. [redacted]’s requested that the vendor continue the repairs at a later date because she was hosting an event at her home (see FW Report for [redacted], attached herewith). ·         October 10, 2017, repairs were started to the kitchen island where the kitchen sink was located. The area was contained by heavy plastic, with negative pressure to ensure no contamination of other areas. (see [redacted] refrigerator pic behind plastic, attached herewith). At that time, the water and electrical did not function at the kitchen island however, water and electrical was fully functioning in all other areas of the home. ·         October 14, 2017, repairs were complete and Ms. [redacted]’s kitchen island was fully functioning again. Tricon American Homes credited Ms. [redacted] $929.08 to cover a hotel stay for three nights, food and her rental payment late fee for the inconvenience of not having water at her home’s kitchen island during the repair. Again, we thank Ms. [redacted] for allowing us to address her concern. We look forward to continuing to serve her as one of our valued residents.

THEN THEY WITH SENT YOU AN EVICTION NOTICE. NO MANAGEMENT . POOR MAINTENANCE TEAM. IF YOU WANT TO RENT A HOME. PLEASE DON;T USE TRICON AMERICAN HOMES . COST TO MUCH. IT'S LIKE LIVING IN HELL. I would like to send out a Special Thanks to Tricon's Anthony Gilmore. One of Tricon's best of the best collections manager, for providing exceptional customer service and taking ownership of the problem that was presented to me in my home. I wanted to take a quick moment to thank you for being an efficient manager. I recently encountered some problems in my home( where time was of an essence).. After speaking him on numerous phone calls and emails. He was able to ascertain a number of important facts regarding my home. Once they were fixed he resolved my issues and even assured me that the last two things will be done promptly ! Thank You so much Mr Gilmore for your great customer service, especially doing the holidays when my home is at its best feeled with family and friends. Been at the home for a year and a half and have had my fair share of issues. Was late on my rent once and received a 3 day eviction notice. They hv lost there damn mind all the malarkey I have had to deal with and when I have a situation where im a few days late 4 to be exact I get a notice of this type. I am really thinking about buying myself out my lease. Id rather live in an apartment. Geesh

I just want to say Tricia was the best choice for me and my children I love my place and the community is awesome but what I love the most is Joel Jeff the maintenance guy he really made me so sure and understanding of what he was doing and why very friendly patient and out going and communicating in every way I would recommend Joel for anything great guy tricot thank u for your awesome staff and thanks Joel neff u rock

Our own realtor found a Tricon rental and took us to see it. When she called to start the application for us, no one returned her call for 2 weeks. I called headquarters only to find the house had been rented a week before we saw it. It came back on the market and the rental process went fairly smoothly. The house is priced above market for it's type the area, but it looked nice and was where we wanted to be. We moved in December 10th - 6 months ago.

The dishwasher had not been installed as promised. When they came a few days later, it took THREE DAYS for the installer to get the job done and had destroyed the cabinet doing it. I insisted he fix it which took another day.
Right after Christmas the master on suite shower started leaking into the garage. After inspection, bid and bid approval it was a week before the job was started. FOR THE NEXT THREE DAYS two incompetent plumbers JACK-HAMMERED the entire brand new floor of the bathroom and shower. It became clear why Tricon requires you to have renters insurance. After the first day of 7 hours of jack-hammering and concrete dust throughout the house (the plumbers didn't have the money for plastic and tape to seal off the room) we had to leave the house and stay in a hotel for 5 days. My husband, a decorated Vietnam Vet, was still recovering from chemotherapy and staying in the house was a health hazzard for him. Tricon didn't pay for the hotel, nor did they give us any rent credit for loss of use which the property manager had promised. The poor insurance company got hit with the $500 hotel bill after just one $22 premium payment. The short story on this, one of many problems with the house, is that I am sitting here waiting for a plummer to come and fix this same leak for the third time in six months.

Two plumbers have come to fix the other bath. There is a crack in the tub that was one of the as-is things we signed on for. There is no way of knowing if water is seeping through the crack and for how long with a disconcerting mold potential underneath the tub. The fixtures don't work and the tub won't hold water. The only way to get water into the tub is to turn on the hot water full on but the shower sprays while the tub is filling - broken mechanism. I've reported this a few times and 3 vendors have come to inspect but none have come back to repair it.

The dishwasher broke after 5 months and had to be replaced. The "new" one doesn't dry the dishes properly. Haven't reported this yet as I'm getting tired of all the problems.

In January I reported that the oven heats up OUTSIDE THE UNIT to the temperature of the inside and will burn your hand if you touch it. It also heats up the cabinets and counter around the oven to burn temperatures. Someone just came today - 6 months later - to check the oven door. Apparently all is well with a bottom of the line - swamp bottom - oven.

The fridge started leaking water from somewhere onto the top shelves of the fridge. I had been using dish towels to soak up the water and have to change them ever few days as they become soaked. We inspected as closely as we could without taking the back off the fridge and cannot see why this is happening. We have adjusted the freezer and fridge temp several times hoping that was causing the problem and would fix it but it has not. Took a week to get it fixed.

There was an electrical problem with some of the plugs and a breaker switch (dis-related). The plug in the master bathroom came out of the wall when I pulled a plug out - it had just been shoved in there, not mounted to anything. We replaced a ceiling fan ourselves when the low end one broke in our bedroom after a few weeks of use. There was no protective box - just bare wires. Based on the competence of prior vendors, I'm guessing the electrical is not to code.

There is a wasp nest inside the walls of the house. A few have made it in the front door to the living room where my 2 year old grandson was playing. They say pests are my problem per the lease agreement, but the wasps are in the walls due to holes left by contractors before we moved in so it's their problem per the lease agreement. It has been weeks since I reported it. They did send someone who simply knocked off a small mud daub nest and "couldn't find any holes" even though I had sent photos. I have since sent photos 3 times but for some mysterious reason they don't get them. They get all the other photos I send, but not these. Same camera, same method of sending them.

The fan in the attic broke affecting the A/C. It took several days to get it handled. Fortunately it was not hot, but it's just another thing on the list that happened in the first 6 months.

Here's how it works, so be prepared. Something goes wrong. You report it online or by phone. Someone comes in a day or maybe a week later to inspect, take photos and place a bid for the job. The bid is reviewed over the next day or week or so and approved. The vendor makes an appointment with you that day and hopefully you aren't going anywhere, or a week or so later when you can be home all day. They "fix" the problem hopefully for good, or like in my case, the cycle starts again.

This company is penny wise and pound foolish. If they hired competent vendors in the first place for a few more dollars and spent a few more dollars on even slightly better quality appliances and fixtures their tenants wouldn't be excessively inconvenienced like we have and I'm sure it would save them money and increase profits.

If you notice other reviews here, the only good ones are about the signing process. The rest are 1-STAR CUSTOMER DISSATISFACTION. But why should they care? How many people really check reviews before renting? (Wish I had.) Plus they've got you locked in for a year and they'll make a good profit even if you leave and they have to start all over. I'm guessing getting our deposit back will be a fight over some petty issue.

The home I currently rent was recently bought out by Tricon. I have been living there for almost 2 years now. Our AC unit stopped working on May 28,2017. I contacted Tricon on May 29, 2017 to put in an Emergency Maintenance request. Temperatures are averaging between 83-90 degrees outside. Was told the soonest they could have someone out would be that Tuesday the 30th. Well it ended up raining that day so I was told they would have to reschedule for later that week. Friday June 2nd was the earliest they could have a tech come back out.I told the representative that mornings would work best because someone would be home. The tech ended up coming around 3pm that day at the time my brother was leaving for work. He told the tech that someone would be home between 4-4:30pm & the tech said he would come back, but never did. I did not get a courtesy call to say the time had been pushed back to afternoon or that the tech was on his way. I left another message on Tricon's system but did not get a call back until the following Monday. Long story short, a tech finally came out on Wednesday June 7th after 5PM & stated the fan on the AC unit needed to be replaced. He said he had to put in a quote to the Property Manager to approve & once it was approved he could come back out to replace it. It has been almost a week & still we are without AC in our home. We have 3 young kids under the age of 10 plus a 1 year old in our home, so to have us go this long without air is cruel & unbearable! I have NEVER experienced such poor customer service from a PM! Needless to say we will NOT be renewing our lease when it expires this Fall!

Currently a tenant with Tricon.. been in my home since 10/2016 I was given a WIPS card to pay my rent. After paying my rent early morning, it is not posted until the next day, leaving me with late fees. I really think this is ridiculous that Tricon is unable to check their system for when their tenants payments are being made. No one responds to any messages. I have sent emails, left messages, but no return calls. This is so unprofessional. I have had problems after problems in this home. I have been with no lights due to the bad breakers in the home. The breakers cut the AC, hot water and lights in certain parts of the home.. My living room plugs would trigger the kitchen,microwave and refrigerator area. The sewage lines were connected to the clean water, anytime the shower is used, the bathroom and master bedroom would smell like sewage. I have had several large holes dig in the backyard in which my functions were canceled because of the disaster left by the contractors. Pest in the attic was also a big deal. I had to listen to scratches through out the night.. Horrible! Hot water heater went out... without water for a week... This has been the worst experience. I will never again rent from this property!

Please, please, save yourself and do not rent here. Even if the house is cute and affordable, you will regret it. Tricon gives exterior makeovers to dingy old houses but does not fix anything else (AC Units, plumbing). My AC has gone out so many times. It is old and needs to be replaced. Tricon will not replace it, they instead send the same AC "Company" out to continue making temporary repairs so they can write off a work order. The AC companies they contract are not professional in service or appearance. You will never find them online. This last time my AC went out, they scheduled to come out TWO DAYS LATER...and never showed. They claimed they called, knocked on my door. I waited in a hot house ALL DAY for them to show and they never did. It was the weekend. So I wait until Monday to call Tricon. Tricon takes half a day to return my call. She says an "AC COMPANY" will be in touch. No one has called me. I have now gone 5 days without AC and 3 nights of no sleep. I am paying quite a bit of rent money to not have AC in a very hot, humid climate.

I have been living in this house for a month and it has been problems after problems, repairs after repairs. At this moment I have a work order regarding the ac of the house. whoever worked on this house did an awful job. I have a big problem with one of the toilets where they had to break the bathroom floor and install new pipes. Because of that they dirty the carpet in the room. A piece of ceiling came apart from the other bathroom, it is so thin it looks like a piece of paper and it has water stains. I live in florida and the ac isnt working good either. when they came to "fix it" they guy said he cant do anything because it is a bigger job that can cost at least 5,000 dollars and he had to submit a report to get approved. and the ac still havent got fix yet. now the metal piece in the clothe came apart and all my moms clothing end up on the floor. and to top it off in one of the room I saw termites, wth. I should have follow my gut and sholdnt have rent this house. I need all this fix because this were things that should have taking care before they rented this house.

Renter beware! Tricon American Homes is not a professional and reputable company. My husband Darryl McCants applied for a property in Columbia, SC at 102 Millhouse Road. He applied for the property by completing the application along with the additional documentation. Also, the $45.00 application fee and the $250.00 to hold the property but he was immediately denied. He understood it will take up to 30 days to receive the funds. Now it's been one month and one week and we still have not received our funds. We have called and left several messages for Jasmine Green but not returned phone call. Every time we call we are informed she's the only person we can speak too. I know she has a boss but her office will not give us that information, totally unprofessional. If someone from your Columbia, SC office to advise when will we receive our refund that would great. My husband call this morning March 14th, 2017, we were advised the $250.00 will be refunded in a check but it will take 10-20 business days. Wait a minute, now it's going to be over two months to receive our refund, totally unacceptable. This is the 21st century people. They had not problems taking our money via credit card, why not put it back on the credit card, but of course they don't do that. REALLY! And of course Jasmine Green was not available. PLEASE PEOPLE DON'T RENT FROM TRICON AMERICAN HOME, it will be your worst nightmare.

Due to recent high winds and heavy rain,we had damage to our roof and ceiling. The roofers and painters that Tricon sent were great. They left no mess and were concerned about protecting our property. They did a great job!

Review: I completed an online application, with application fee and submitted for approval, provided all necessary paperwork and was told I would be able to move into the property, after move-in inspection. After calling the local office and emailing with company management, I was told that my application was cancelled 14 days before I was to vacate my current rental. To date, I have not received my application fee refund or an explanation of what happened. It has been the most unprofessional experience of my life, RENTERS BEWARE!!Desired Settlement: I would also like to speak to a corporate team member that can explain what happen in my application process.

Despite our best efforts we were unfortunately unable to work with Ms. [redacted] as she failed to submit a complete application for our home. We made arrangements to tour Ms. [redacted] through our home on April 1st, 2016. We reviewed the application requirements and process during the home tour; at no point was Ms. [redacted] advised she “would be able to move into the property” as this would not be possible with taking several additional step. Ms. [redacted] submitted a partial application via our website 5 days later on April 6th, 2016. We followed up with Ms. [redacted] via phone and e-mail to notify her we were unable to move forward with her application without additional documentation; Ms. [redacted] was also notified of the specific documents needed to move forward. Ms. Forward did not provide the additional documents requested and received a refund of the application fee paid. My boyfriend and I recently rented a home with Tricon and have been working with Gloria P. in San Antonio. Gloria has been superior to all other reps we have dealt with in this very stressful process. She is very professional, answered all of our questions and has taken care of all concerns and maintenance requests in a timely manner. She even continues to follow up after move-in to ensure that we are satisfied. I would highly recommend Gloria to any of my friends or family looking for a rental home.
