Tried to rent a home in Indianapolis. 10 minutes of being on hold on the phone waiting to ask about leasing information for a home on Robertson. Once I got connected with someone, they were nice and helpful, just very slow. I set up the showing for the house I was interested in renting, confirmed the appointment through the corporate office, never got a confirmation call from the realtor that was supposed to show us the house. Called corporate office back several times, they transferred me to Lynette Macintosh, who was supposed to show us the house. I left a voicemail on her phone, corporate office left voicemails for her, she never returned any of our calls. We went to the house, drove 30 minutes there, no one showed up to show us the house, we then waited 20 minutes while corporate office tried to get connected with her, then drove 30 minutes home. Was VERY disappointed. This house was my first choice on the list of hundreds that I looked at online and 10 house showings. Corporate office never called me back to follow up, their people who answered the phones couldn't even figure out how to transfer my call to the realtor's phone for 7 minutes when I was on hold. HORRIBLE service and greatly inconvenienced us!! DON'T RENT FROM TRICON!!

Stay away from this company. They hide extreme pest infestations and tell you after you sign the lease that a very minor bug problem was found. Contract even has warnings of lead paint all over it but states they are unaware of any, so I am pretty sure houses they rent out are all hazardous to your health. They try to charge you 3x rent to get out of a lease even though they are knowingly breaking the law. KNOW YOUR TENANT RIGHTS OR THEY WILL TAKE ADVANTAGE OF YOU...

Review: I moved out of my rental home on June 30th 2016. The walk thru was at 10:00AM. I had the entire house professionally cleaned and carpets cleaned. At the walk thru I was advised the house was turn key and they put it up for rent within the hour. Over 30 days later I finally received my refund check for my $2175.00 deposit minus $440.00. There was no invoice with explanations, no walk thru check sheet just the check. I have video of the walk thru and my walk thru check list now I want my money back. I spent over $500.00 cleaning the house, pool and yard. The home was rented again within 2 weeks.Desired Settlement: I want my money refunded or I will be sending a demand letter and going through the court process. I have rented 7 homes in 8 years and have never received a short amount.

They are the worst company I have ever encountered! I had a deadline to move. I wanted to see one of the homes but an agent was not available for two weeks but they said any agent can show me the home. They said the home was available and no applicantions have been submitted. The next day my agent showed me the home and I immediately put in an application on it. The lady called me back and said she needed two forms of ID. So I said I will email my second form first thing in the morning. Not sure how many people have a drivers license and a passport or government issued secondary form but luckily I have a passport. I explain to her I had to move out my apartment in 4 days because they rented out to another tenant. She said she would do her best to get the application completed. So I went out my way to ensure they had all the documentation they neeeded and submitted the next day. I called and followed up 2 days later and no response. I check the status and my applicantion was cancelled. I called customer service and they said the place may have been rented to someone else. How is that possible when there was no applications on it? So basically they took my $45. She transfer me to the person that did the application and I left a message no response. Here it was move day and I had no where to go. They didn't even pull my credit because I get alerts everytime it's pulled and never called me back. I am glad I didn't get the place because if they are this bad to get in the place I can only image how they are as a landlord. They took my 45.00 and probably doing the same to others. To make matters worse the place was still showing available 2 weeks later.

Review: To Whom This May Concern:I would like to report the unscrupulous business practices of Tricon American Homes-Phoenix, Arizona office. This office has business practices that need to be evaluated immediately. The partial security refund I received is highly inaccurate and I would appreciate your assistance on rectifying this problem expeditiously. First, it would behoove company employees to know where the main office is located. When I contacted the Arizona office, the representative could not find a physical address for Tricon American Homes. I was given a P.O. Box to send my complaint. This is very suspicious as all legal and legitimate companies should have a physical address.The current move-out process as it stands is quite stressful for the tenant. On March 8, 2015, I notified the office that I would be moving out. I was currently on a month to month (beginning February 1, 2015) lease as I was in the process of closing on my new home. I received confirmation of receipt and was given the move out procedures from Tricon American Homes Representative, [redacted], Arizona Portfolio Manager. The document specified as well as the initial lease that I had to give 30 day notice, clean the carpets and clean the house in full (base boards, dust light bulbs, clean out cabinets, etc.) While I had never been asked to do anything like this with any of the other homes I rented in the past, I obliged. I even went as far as to use the recommended carpet cleaning company, Evolution Cleaning. Although I moved out on March 11th, I told Ms. [redacted], that the house would be empty by the 21st which it was. Rent was paid in full and the utilities kept on until April 8th, 2015 as requested.Throughout the process, I was asked to spend more and more money for hidden fees such as a $50 notification fee. Why should I have to pay a notification fee when I already paid a late fee for the month of March? It did not cost your company a dime to send me a notice which I had already notified Ms. [redacted]. How can you charge a costumer for telling you that they are moving and that payment would be late? While the late charge is understandable, the notification fee is not. Could you please explain? Additionally, I was charged the obscene amount of $30.00 to use my credit card to pay Marchs rent. Most companies charge a $5-$15 fee but this was outrageous! I was also charged $240.40 for Aprils rent for an empty house! (see e-mails dated March 8-April 2, 2015-Evidence A)The initial move-out inspection completed on March 2nd went well. The only repairs specified were 2 HVAC filters and new batteries for the smoke and carbon monoxide detectors. My mother attended the inspection in my stead since I had to work. The inspector told my mother that the house was in excellent condition. I was quoted $110.00 for these repairs. (See e-mail from Justin Cooper, Turn Coordinator with Excel document on March 9, 2015-Evidence B)The house was thoroughly cleaned (see attached photos as Evidence C). I personally cleaned the house from top to bottom, mopping floors, dusting cabinets, cleaning the microwave, stove, baseboards, etc. The house was immaculate! Carpets were cleaned by Evolution Cleaning on April 1, 2015. (see Evolution Cleaning receipt-Evidence D) The final inspection was held on April 2, 2015. Again, my mother acted in my stead as the move-out inspections are done only Monday-Friday and prior to 3:00 P.M. M.S.T. This too, I thought ridiculous as what are working people to do? Most working people get off at 5:00 P.M. The only repairs at this time was the family room vertical blinds in which 5 were missing, a small rip in the carpet of the downstairs bedroom which required a patch (caused by my dog), replacement of 2 HVAC filters and smoke/carbon monoxide detectors batteries. Feeling satisfied, I patiently waited for my refund deposit. According to the move-out instructions and Arizona State Statute 33-1321. Security deposits, I was to receive a refund check 14 days from the date of the move-out inspection or last day of the lease excluding Saturdays, Sundays and holidays. 14 days from the last day of the lease was April 28th. I did not receive a check. I contacted Ms. [redacted] to verify that she had received my new address which she confirmed. (see e-mail dated April 28, 2015 Evidence E) The check arrived on May 1, 2015. To my dismay, the check was for $298.00. Deducted were the following: 1.$50.00 Notification Fee- Which I asked previously to be waived since the office was aware that I would be late and I did pay the late fee. Why I am I being penalized twice?2.$30.00 Convenience Fee for Receipt- Could someone please explain what is this? It is the law that you provide this receipt. Why are they charging tenants for something they are legally bound to do?3.$250.00 Cleaning throughout home and smoke detector batteries-The house was clean as per the report from the move-out inspector Bonnie Sloan. (See attached-Evidence F) There should only have been a charge for the batteries and filters for $110.00.4.$50.00 Blind Replacement5.$312.00 Carpet Repair and Odor work (Evolution Cleaning had already cleaned the carpets and so where did this odor mysteriously come from?When I spoke to Evolution Cleaning representative Preston Carling on May 1st, he told me he charged Tricon American Homes $160.00 to de-odorize and patch the carpets due to a urine smell in one of the bedrooms, the left side of the living room and a spot of at the top of the stairs. I would like to know why I was charged $312.00. This is a $152.00 mark-up! I also questioned why Mr. Carlings company did not notice the smell when they cleaned the carpets on April 1st. Moreover, a $200 non-refundable pet fee was paid at the time of move-in in addition to my security deposit. This fee according to the lease was supposed to cover additional wear, tear and cleaning after tenant vacates (see page 2 of ori[redacted]l lease- Evidence G). This fee should have covered the damages my ChihuaDesired Settlement: I would like my security deposit returned in full due to npn-compliance with AZ State Statute 33-1321I have supporting documentation but the file is too large to upload.

We just moved into a home 2 weeks ago that is owned by tricon American homes. We were told to put all the utilities in our name before we could get the keys, but when we tried to get the water in our name we were told that there was an outstanding balance left by the previous tenant. Tricon said they would take care of it and have us the keys anyways. We called the water company back, and we were told the same thing. 3 times now, we've been told that they would take care of it...and today our water got shut off! The water company still won't let us transfer service into our name, so we are stuck with no water...unless we pay the bill ($356) ourselves! I am really upset that we have to go without showers, or working toilets because of someone else''s irresponsibility. There's no one to turn to for help.

Review: I rented from Tricon American homes and moved out on May 31, 2015. They assured my after six weeks that they would return a portion of my $900 deposit. There was only minor repairs that needed to be made, so I was expecting at least 400-500 back. After sis weeks and no word I called and they said you should receive check in the next week or so, but we can't tell you have much. Two weeks goes by and I didn't hear anything, so I called. At this time they informed me that I wouldn't be getting anything back. I asked for an itemized list of all that they paid for but THEY REFUSE TO PROVIDE ME WITH IT!!! I have pictures as well. The last person I spoke to, [redacted], started listing off things like carpet and paint which they should be responsible for! I feel at the very least if they are not going to give me my money they could let me know what they used it for. My next step is court!Desired Settlement: Return of a portion of my deposit.

October 19, 2015 Dear Revdex.com, I completely reject the response from Tricon American Homes for their piss poor explanation of how my deposit was spent. The only charge I somewhat agree with is the $400 maintenance repairs to the home because I am aware of damage to the upstairs bedroom door and frame, although that charge should not have been anywhere near $400. As far as the paint, I can’t see $1050 to paint the walls of 3 bedroom townhome that didn’t have fresh paint when I moved in! Also, the townhome has hardwood floors throughout. Only the three bedrooms have carpet, which also were not freshly cleaned when I moved in. In addition to that, one of the bedrooms was used as a spare and was NEVER USED. I can agree with the blind replacement, as I have a 5 year old who messed up the blinds. When I first moved into the home this resident was managed by a different management company and Tricon took over around December 2014. I don’t think they had an accurate assessment of what the property was like when I moved in, and furthermore they are charging me for normal wear and tear to a residence I lived in for over a year! Also, this breakdown of how the deposit was spent is hardly a formal breakdown and was not ever forwarded to me at any address. The only address that was given to Tricon is the address that I gave them that they ASSURED me that my deposit would be sent to until MID JULY when they abruptly told me that I wouldn’t be receiving a refund on my deposit due to total charges of $1030 which doesn’t even match the charges on this list! Up until this date they assured me that I would get something back, they just weren’t sure how much. My best guess is that the list was compiled quickly by whomever just to shut me up which is not going to happen! The bottom line is that they do/did want to give me a refund on my deposit. If need be, I will be taking them to court for ALL of this deposit. FINALLY, ALL OF THESE CHARGES ARE DATED JUNE 16, 2015. I MOVED OUT ON MAY 29, 2015. SO ARE THEY IMPLYING THAT THEY HAD ALL OF THIS COMPLETED AND PAID OUT TWO WEEKS AFTER MY MOVE OUT DATE? AND IF SO, WHY IS THAT AS OF MONDAY JULY, 13 THEY WERE STILL UNCLEAR AS TO HOW MUCH REFUND I’D BE RECEIVING? NO ONE TOLD ME THAT I WOULDN’T BE RECEIVING A REFUND UNTIL FRIDAY JULY 17, 2015 AND EVER SINCE THAT DATE I’VE BEEN TRYING TO GET A LIST OF WHAT EXACTLY $900 WAS SPENT ON AS I LEFT THIS PROPERTY IN GREAT CONDITION OVERALL. This is a very unprofessional company! Post a notice to enter property and didn't give a reason, date or time. Sent out an email notice with many tenant email address displayed. Email me a notice to vacate by mistake when rent was paid!

Today is the 5th my lease clearly states late fees occur on the 6th my online account is lock I cannot pay my rent how are we suppose to pay rent if our account is locked?

Review: The staff has been very rude, unresponsive and unprofessional despite multiple attempts for repairs to the home and the need of new appliances to the home. Since moving in there has been a number of issue including a blown AC unit in the Arizona summer heat which have taken much longer than reasonable to fix. Not one person from their office has been pleasant to speak with or offer any direct response other than the offer to look into it and they will contact us later, in addition to consistently being unhelpful they have always placed the blame on others. They have no sense of accountability in addition to a complete disregard to their own policies and procedures. The only thing that has been consistent is that they have raised the rent every time they could. They sent someone to look at the many repairs that needed to be done to the house but he was never seen or heard from again.Desired Settlement: Would like the issues resolved as well as a billing credit

These are standard appliances we use and not the bottom of the line appliances. Unfortunately, we cannot anticipate before things break, but we fix them when they do.

On Thursday I went to pick up mail that had been delivered since we vacated and that a neighbor was holding for us.

The neighbors had mentioned to me that a lot of work was being done at 4408, so while I was in the neighborhood, I checked out the house we had lived in for 2 years.

It had been nicely painted inside and out, new carpeting had been laid in the bedrooms, the mailbox had been replaced, as

well as all of the plants that the original owner had planted in front of the house before we moved in. The front walkway had been repaired/replaced and painted, the roof overhang was clear of all that nasty black mold, and the roof looked nice and clean, etc. Even the back patio had been newly painted. Of course, that is only what was visible to the naked eye...only Tricon knows for sure if the real issues under the surface were actually resolved.

Upon speaking with the workers (who came all the way from Boca Raton), I was given a tour and told that they had found mold on the walls in the spare bedroom, (gee, what a surprise...and yet the "powers-that-be" at Tricon denied that).

I also noticed that the septic tank people still had not finished their work, and the workmen informed me that since they have been there, the septic tank had caused the toilet to overflow and the toilet water got the new carpeting wet in the same bedroom

I used to sleep in. The same bedroom where the carpet had been contaminated with dirty toilet water (containing urine and feces) when the septic system broke down back in August 2015, and I was expected to live with that, because Tricon did not care enough about me or my/our health to replace that contaminated carpeting!!

The workmen told me that people had come to spray for termites in the garage and attic, and that the water coming out of the faucet still reeked of sulfur. During my tour I also noticed that the disgusting old refrigerator we had to use, had been replaced, among other things.

All of this confirms my suspicions that the "powers-that-be" at Tricon ignored our complaints and did not give a damn about us as tenants, nor about our health. Rather than make repairs, get rid of mold, and be up to code, etc. Tricon just let us live there

with termites, mold, nasty water, bad plumbing, etc. I threw out so many of my belongings that were damaged by the (supposedly non-existent) mold inside that house. And, I spent a lot of money on doctors and medication to treat my mold allergies, asthma, etc..

It disgusts me to think about the lack of concern shown us by the people that own and work for Tricon. Even giving Tricon notice that we were going to vacate did not get a response from anyone until it was time to "inspect" the premises. We were never even contacted about renewing or not renewing our lease.

Trican did little-to-nothing to address our concerns because obviously making repairs would have cut into their profits. Tricon obviously did/does not care that people are actually being inconvenienced or that their health is being jeopardized.

Instead, Tricon "hired" people to come to the house to "act" as if they were checking out and bidding on the duct cleaning,

the mold issue, etc. Tricon saw no problem with making our lives miserable so that we would have no choice but to move out, meanwhile, Tricon obviously had no remorse about "demanding" and threatening us about our rent (which we always paid in advance) each month. The only thing that Tricon did do, was to (temporarily, but not even officially) offer to let us out of the lease and then showed us a smaller, more expensive, rat trap of a house in a ghetto area of town where I would have been afraid to live.

After my/our experience with Tricon, and after reading reviews about Tricon on Facebook, Yelp, etc. I don't understand how the people that run Tricon and/or work for Tricon can sleep at night!! On the other hand, considering what the Republicans are doing to destroy this country...I guess I do understand. It's all about power and money (greed)...not about the actual welfare of the people.

Shame on all of you!!!

Again...my security deposit refund should be sent to the address below. It is the very least Tricon can do, considering how they

Absolutely awful. Thieves. Make up their own rules. Don't follow state law. Don't keep records. Don't do repairs. Fail to return security deposit and itemized receipt in timely fashion and blame the tenant when we had given all the information needed. They are parasites. avoid at all costs

Review: On the move out agreement that I received it stated to have the carpets professionally clean. I had this performed the day prior to the move out inspection. The inspector stated that she could tell they had been cleaned. When I received my deposit back I was billed $300.00 for carpet cleaning. So I called and was told to submit my receipt via email to [redacted] which I did on April 24th 2015. I did not receive any response or reimbursement so I email again on Jun 12th 2015. Still no response so I called on June 19th and spoke to [redacted] and she said she does not handle this matter. I was transferred to the portfolio manager who's voicemail was full and had not returned my call or the third email I sent on June 19th. I moved out in March of 2015 and still cannot get anyone to call me back about this reimbursement issue.Desired Settlement: I would like my $300.00 reimbursed please. O can provide the carpet cleaning receipt.

I was not working for Tricon American Homes in the area at the time the issue occurred, I have researched this issue to get it resolved and reached out the former resident on to get the problem correct and verify all contact information was correct. The payment was cut on 07/08/15 and I following up with the resident to confirm receipt. I received response from Ms. [redacted] on 7/23/15 confirming the refund had been received and thanking me for the assistance.

I have lived in a rental that is managed by Tricon American Homes for a few months now. I have rewuested several things get fix that they continue tp ignore. When we first moved in were promised someone would come and mow the lawn since the house wasn't lived in the months prior to us moving in. I emailed (like requested) and never got a response. We had a water main break and called the emergency maintenance line. It was after hours and had to call 8-9 times before someone would answer. Finally got through to someone and they "tried" to get ahold of their tech. After about 3 hours we figured they just weren't going to come. We had to shut our water off around 9 pm and didn't regain water until noon the next day. So everyone in the house went to work without showers (we shower at night so that was 2 days without showers) and every time we used the restroom we couldn't flush. This is now our third time having a bad experience with the maintenance. We had an outlet arc and start to smoke. Called to inform them of the issue and the management company gave me the run around about who needed to take care of it. I called the maintenance company and they said it wasn't an emergency to just flip the breaker and someone would contact me when they could. It has now been a full day and no one has called about getting it fixed. We pay this company a lot of money to rent this house but they refuse to do anything with it. I don't live in a run down neighborhood and even if I did this is unacceptable.

Review: I rented a home from Tricon American Homes, from December 2014, to July 2015. The rental home was located at [redacted]. I paid the required security deposit of $1,050.00 prior to moving into the home. When I bought a home in July 2015, I gave the required notice that I was moving and paid the early termination fee to Tricon American Homes. I then moved out and had a walk through on July 17, 2015. Per Georgia law, I should have received my security deposit back within 30 days or notice that there were damages done to the home; but I received neither.It is now September 3, 2015, and despite my continued emails and/or calls to the company, I still do not have my refund and I do not know when to expect it. This is after I was told they entered in my move out date incorrectly as August 19, 2015.Desired Settlement: I want my full security deposit of $1,050.00, returned as soon as possible.

I am very pleased with the maintenance repair manager named Gloria P[redacted] here in San Antonio, TX. We had a horrific hail storm ladt night that knocked out my windows and the first contractor had no clue and was unprofessional. Mrs. Gloria at the beginning had given me her cell number and stated if I needed anything don't hesitate to call. I called and she was on point and got me a contractor over to cover up my windows in 10 minutes. My experience with her has be outstanding and I commend her caring for my families safety. Job well done Mrs. Gloria P[redacted] :-)

Review: property not being fixed. No response to requests of repair, billing me for something that was already a property issue upon move in. Code violation for garage door & who knows what else etc... apparently, the handymen know something that I don't. I've given them more than enough time to get back to me.Desired Settlement: I feel they should give me a credit and I want a refund on the clog they charged me for & for everything to be fixed. I want a guarantee thing will be done completely & correctly w/o them trying to stick me w the bill for their property that was riddled w/ issues before I even moved in.

I am writing to you in regards to [redacted]’s (from [redacted]) complaint submitted on 6/25/2015. Her desired settlement would be to be reimbursed for the clog we charged her for. On that exact date our resident [redacted] received a credit on her account reimbursing her for the repairs she was charged for wrongfully back on 5/8/2015. She was told that her account would be reimbursed on 6/25/2015 after she called in that day to see why her account was still not credited. It may have been her thought that her account would not be reimbursed as it takes a couple of hours to send the credit request and for the request to be posted to the account. She submitted her complaint without realizing that her account had been credited $155.56 on 6/25/2015. All other repairs she has submitted were non-emergency but even though they were non emergency-after she submitted her repair request on 6/8/15 it was completed on 6/10/2015. We currently have no work orders open and have completed all of her requests and credited her account.

I have lived in a TAH rental house in reno for a year and 7 months. In that time my payment payee has changed 4 times. 3 of the 4 times my rent check was lost or misplaced. The first time it was simply on someone elses desk in the same office yet I got a rather nasty phone call. No call back to say sorry after the check was apparently located. The next time a summons was served at my door to pay or quit within five days. At least that time I got an e-maill saying payment had been recieved. The last time (which is this month) I got an e-mail stateing that wy payment is late. I had to go to the bank and stop payment on the check (at a 30 dollar service fee) . I then went to their web site to make an online payment and I cannotfor the lifemof me navigate to a place to do that. I have also been paying thegarbage and sewer for the last 7 months after receiving notice to do so yet tere was no reduction in

Review: This company is a fraud. They rent out homes that are functional to the minimal. I've been dealing with them since the first day we moved in. The agent that came out to meet me at the property showed up gave me the keys in exchange for the security deposit. I signed some documents and she left. Walk through was not completed she informed me that I could let her know if there's anything I needed.The air conditioning was broken. We were moving in 106 degree weather. For the first week we went without any air conditions. Dead Spiders and ants were all along the windows and throughout the edges of the house. I called the agent to let her know she said they can't bring in a cleaner for that or deduct cleaning fee. She offered to comp dust and wipe but not any other cleanings. I declined. Instantly the first week we had toilet leak, washer connector was leaking, air condition broken, Windows don't lock so a stick was placed.Second week, we noticed some electrical issues. The garage electrical went completely out. We noticed it cause the garage opener wasn't working. The vendors that they send out did a horrible job! Got spackle all over our personal stuff. It took hin a whole week and the job never got finished. Another colleague had to come out to fix it. Dishwasher was backing up brown fluids, hallway electrical wired Wrong(per electrician, it's wired wrong so he taught us how it can be used to function). Ceiling fans flickers sometime the string can be used to turn it on or off, the circuit behind the fridge keeps going out and our fridge too. Per electrician, large appliances needs its own circuit that's why.During our stay all that has been repaired is the toilet leak, the washer leak and dishwasher. The air conditioner is now able to operate but it is still not working properly. It runs ALL day because it can't hold a set temp. Our electric bill is RIDICULOUS!As of today the electrical and the air conditioning has still not been addressed. The home was in great condition at move-in and a complete inspection was performed (at the time the deposits are received and we hand over keys) to ensure any issues are noted and immediately addressed. We have had the air conditioning system inspected by a professional HVAC technician and confirmed the system is in good working condition with no maintenance needed. We have been able to address nearly all service requests placed by the residents, but some electrical items (including an upgrade to accommodate a larger refrigerator) are still outstanding as the residents have been unresponsive to our repeated attempts to schedule the work. We have called and e-mailed numerous times over the past weeks in an attempt to get this work done and make sure any other concerns are addressed to the best of our ability. We will continue to make every effort to resolve these concerns as we strive to offer the best customer service possible.
