Revdex.com: I have reviewed the response made by the business in reference to complaint ID [redacted] , and have determined that this proposed action would not resolve my complaint For your reference, details of the offer I reviewed appear below The proposed offer would not resolve my complaint due to the following reasons:1) The seller did not agree to pay for the deck repair ($650), because it was NOT part of the original contract signed by both partiesTherefore in order to obtain the loan, I (buyer) had to pay for deck repair from my own pocketThe seller on the other hand had paid for other repairs in the home (such as door, water heater etc.) as mentioned in the purchase contractTherefore the seller is NOT legally bound to paying for the deck repair and is also NOT willing to share the lossesThe loan denial decision made by Revdex.com happened after we repaired the deck and therefore it is your responsibility to bear the losses incurred by meI have already provided the receipt for the deck repair and I am attaching it again hereI am also attaching the past email communications between me and my realtor where we discussed that the seller will not pay for the deck repair as it was not a part of the original agreement 2) Because I could not buy the home, it resulted in the termination of the contract and I lost my earnest money ($500), which is entire due to your improper handling of my applicationTherefore I would like to be compensated for my earnest money losses as well.3) The inspection and re-inspection charges were respectively $and $4) Appraisal fee of $495.I currently have a mortgage with you for my primary home and I really I look forward to receiving a better treatment of their customers by your company Regards, [redacted]

Revdex.com: I have reviewed the response made by the business in reference to complaint ID [redacted] , and have determined that this proposed action would not resolve my complaint For your reference, details of the offer I reviewed appear belowI don't buy the argument that it is no fault of AimloanNever before the rejection of the loan I was informed of the occupancy ruleAimloan could have at least gone through these rules with me BEFORE the due diligence period or at the very least before asking me to repair the deckRejecting a loan after asking the customer to spend money to fix the home, is unethical business practiceI tried to resolve this with the seller, but could not get the seller to legally pay for these expenses, as deck repair was not in the original binding contractI could not back out of the contact as the due diligence period was overIt is ironic that Aimloan claims that it has gone the extra mile to help me, because the company never returned my phone calls and emails until I filed a complaint with Revdex.comI don't think that is going even an extra stepI considered the complaint unresolvedThank you Revdex.com for your assistance Regards, [redacted]

I apologize for the frustrations you’ve experienced as a result of this transaction AIM requested the appraiser to contact the seller once all work was complete on the subject property and per our records this was done As a reminder, the appraisal could not be completed until all work on the subject property was complete The additional underwriting conditions directly dealt with the appraisal report These conditions could not have been anticipated until after AIM received the completed appraisal report Management has discussed the transaction and customer service standards with the processor I am truly sorry that you are not satisfied with the customer service Because the appraisal was completed timely after all work was done on the subject property, a refund is not appropriate in this situation

Revdex.com: I have reviewed the response made by the business in reference to complaint ID [redacted] , and have determined that this proposed action would not resolve my complaint For your reference, details of the offer I reviewed appear below Aimloan required and requested documentation of homeowner's insurance, which was sent to them before the appraisal took placeIt was at Aimloan's request that the payee or policy owner on my homeowners insurance be changed The updated hoemowner's policy was forwarded to [redacted] on September 5, The bottom line is, Aimloan had my policy in their hands at the onset, but nothing was said about the necessity for me to provide replacement cost insurance until much later in the process An unreasonable request that no other lender has ever required of me Aimloan neglected to advise me of this requirement up front, which would have been optimal, but they also had the opportunity to advise me before September 5th (before the appraisal took place) A confirmation that my documents had been received by Aimloan was emailed to me on August 31, 2017.Regards, [redacted]

I got my mortgage through AimLoan when I bought my home and have since refined with them Their service has always been very good I use their internet login to monitor the account, set up auto payments, etc I'm really happy with the companies services

I would never do business with this organization I feel they are completely incompetent My husband and I have tried to "refinance" for their "amazing low rates" since Mid-May They have been nothing but difficult Our home is valued at $470,and we have A+ Credit, never being late with a payment Every time they asked for a document that I provided, they would return back with a request for more When we finally got fed up today (because the "underwriters" wanted to know why we had just made a deposit in our personal account that was large) they were perfectly fine pulling back I am out over because I had to pay the appraiser up front This is a complete farce of a company and I cannot believe you gave them such a high rating

This mortgage company does have the best rates out there However, if you need something resolved good luck I have called them times now to let them know I have flood insurance and they don't need to purchase it Different email addresses from ALL the different folks I have talked to No internal communication tracking system or expectation that the person that handles the call owns the call AND the follow up They just go home and never follow through No email responses EVER Not impressed with this company AT ALL If they were truly recording the call for tracking purposes they should just give up They have ZERO tracking

Went into my refinance with AimLoan not knowing what to expect, but since they were local to me, I felt like I had some bit of recourse (real or perceived) The locality was of no consequence as I had a fantastic experience with AimLoan and never saw them in person The process moves very quickly and I took it upon myself to respond as quickly as possible to all documentation requests The process went fast and we closed in a few weeks Would have closed sooner, but my employer was very slow to respond for employment verification (almost a week) They also took the time to alter one of their forms my HOA had to fill out to reduce the cost to me charged by the HOA Outstanding!

I've done several loans before but not online I thought it would be a gimmick, bait and switch I was working with a loan officer at my bank/lender who was going to do a no cost loan refi I told him about the rate AIM was offering, way lower than his, and he was surprised and said be careful about this&that Bottom line, I was truly amazed at AIM's high level of service - from filling out the info on line, to their agents on the phone who are incredibly cordial and helpful and keep you updated every step of the way via email, to the notary who shows up at your door with all the docs to sign Couldn't have asked for a smoother, no-hassle process

Revdex.com: I have reviewed the response made by the business in reference to complaint ID [redacted] , and have determined that this proposed action would not resolve my complaint For your reference, details of the offer I reviewed appear below [Your response is inaccurateWhen the seller was told that the renovations needed to be completed sooner he complied***(the loan processor) was contacted by the Title company and told that he could order the appraisal a full week earlierWhen appraiser failed to contact the seller on the date he was expected, the seller contacted himThe appraiser informed him that he had not been instructed by the lender to proceed with the appraisalThis delay falls directly on the loan processor and AIM Loans as they are the only ones with the authority to do soIf the appraisal had been ordered when he was given the 'go ahead' there would have been adequate time to complete the process even given the subsequent delays with underwriting in which they failed to identify ALL needed additional information during the first review, or even the secondThis is another reason that the failure to fund on time is the fault of AIM LoansI still maintain that I was assured on multiple occasions by [redacted] that there was enough time to complete the loan (I have detailed notes on several conversations with ***) even without giving him the extra week, which he failed to utilizeThis was misleading and highly unprofessional ] Regards, [redacted] ***
