This letter will confirm our actions in response to your complaint, filed with the Revdex.com, regarding your May payment
Enclosed is a copy of the Transaction Report we received from our lock box showing we received the physical check on Saturday, May 17, The check was picked up at the post office and brought to our lock box processing location on Monday, May 19, The payment was processed and applied on May 20, 2014, effective May 17, (the date when the check was received at the post office)Enclosed is a copy of your account history for your records
There are two methods through which payments can be transmitted to us electronically: CIE (Customer Initiated Entry) or CTX (Corporate Trade Exchange). The relevant method here is CTX which allows for the transfer of funds (debit or credit) within a trading partner relationship in which a full message or full payment-related information is sent electronically with the funds transferEquity Accelerator/Western Union does not have a contract or relationship with us or our bank to allow us to accept payments via the CTX application. However, Equity Accelerator uses a CTX application to send payments electronically which needs an extra conversion on the receiving end, as our bank only accepts their payments through the CIE method. It appears Equity Accelerator sends us an electronic file via CTXIt is rejected as an unknown sender and goes back to Equity Accelerator, who then disburses a physical check and sends it to the lock box
We have contacted Equity Accelerator/Western Union to start the process to receive CTX files. Today our Cash Department spoke to the Equity Accelerator RepresentativeWe will follow up to determine when we can begin to accept CTX files from Equity Accelerator
We also determined that Equity Accelerator/Western Union has been sending the checks to the incorrect zip code (sent to 60055-instead of 60055-0054)While we work on determining whether we can begin to accept CTX files from Equity Accelerator, please contact Equity Accelerator to advise them to change the zip code in their records for your payments. This should speed up the delivery of the checks to our lock box

a chance to look into your complaint and see that you were refunded your
appraisal
deposit the same day that you had requested this from us and the same day of this
complaint
In regards to your comments surrounding the process of collecting a credit card for the
appraisal, it is AimLoan.com's policy to obtain and charge a credit card for the ordering
of the appraisal at the time of rate lock (or prior if the borrower wishes to have their
appraisal ordered)When a borrower is in contract to purchase a home with a closing in
less than days, it is imperative that the appraisal be ordered and completed ASAP so
that the closing date is met
In your situation had you not wanted the appraisal to be ordered and charged to your
credit card, then this should have been discussed with the Loan Consultant at which point
the Loan Consultant would not have asked for a credit cardIn our opinion collecting a
credit card number for use at a later time is not good policy and can result in potential
fraud as this number must be stored in a database somewhereCharging the card the
same day eliminates this risk as the card is immediately charged and there is then no
record ofthe credit card number
None the less, the appraisal deposit has been credited back to you the same day the
request was madeThere was no need to submit a complaint to the RevDex.com as this was addressed

Once documentation is received, it’s reviewed and compared to what was provided on the application. If the documentation received does not confirm this information we request additional information to support an approval. There were some delays with the process as a result of
needing to verify information that was not originally provided on the application. To obtain loan approval we needed a third party, *** Credit Reporting Agency, to verify this information

It appears this borrower attempted to remit the August payment online on three different occasions (August 11, 20, and 30, 2017) from an account ending in *** and all three payments were returned due to an invalid account number being usedI have pulled the full account information of the
payments returned in August 2017, as well as the account information for online payments made earlier this year that appear to have been made from the same account for comparisonThe account number entered for the August payments was 511***, whereas the account number entered for payments earlier this year was ***This is what caused the payments to be returned The late fee that was assessed on August 17, was initially paid with the borrower’s second attempt at the August payment; however, as that payment was reversed, the payment of the late fee was also reversedThat late fee was subsequently waived on August 30, Unfortunately, when the August 30, payment was reversed on September 5, 2017, the late fee was reassessedThe borrower paid this late fee with the replacement August payment that was remitted via phone on September 6, I am going to have that late fee payment reversed tomorrow and then I will waive the late fee as it should not have been reassessedI will have a check issued to return the funds to the borrower I am also in the process of pulling the recent calls on account with the borrower to see if there are any areas of improvementI have attached copies of the online chats this borrower had with our Research Department on August 30, (one chat) and September 6, (two chats)

I applied for a no-cash-back refinance months ago with this firm My credit scores are in the 800s, I have many times the amount of the loan in cash and securities (which they don't care to see), and have income many times the monthly loan payment I even have another loan with this firm on which I have prepaid additional principal from its beginning, never missing a payment, but their only response is repeating questions already answered or making statements which are not true Is months sufficient for them to fund the loan, or must I submit to a continuing stream of more duplicative and inane questions?

We have requested the same documentation on several occasions. The documents that have been provided continue to have the necessary requirement missing. Guidelines require that the borrower’s name(s) appear on the homeowners insurance policy. The policy that has
been provided does not contain this information. We are ready to move the loan forward as quickly as possible once this information is received
