I did a refinance with AimLoan recently and I highly recommend it ... [redacted] and [redacted] were great and made everything very easy. I refinanced

at a low rate and low closing costs. A very good experience all around.

This is the third time refinancing with AimLoan.com with three different properties we own. [redacted] and [redacted] were excellent! They communicated well with us through the whole process. We were extremely happy with speedy services and lower interest rates they offered to us, and we will be saving so much money on our new home!

I applied for a no-cash-back refinance 3 months ago with this firm. My credit scores are in the 800s, I have many times the amount of the loan in cash and securities (which they don't care to see), and have income many times the monthly loan payment. I even have another loan with this firm on which I have prepaid additional principal from its beginning, never missing a payment, but their only response is repeating questions already answered or making statements which are not true. Is 3 months sufficient for them to fund the loan, or must I submit to a continuing stream of more duplicative and inane questions?

Recently, I chose AIMLoan.com to refinance my 30 year fixed conventional loan which I had taken only a year ago for buying my new home. After talking to as many as 10 lenders including a couple other online lenders as well, I decided to go with AIMLoan.com. The reasoning behind my decision was pretty simple - they offered the best rate and also the fact that they showed everything upfront on their website convinced me what I am going to do. I have always been hesistent to talk to those lenders who try to trick in the game of words and later reveal a lot of hidden fees. With AIMLoan.com, you see everything upfront even before applying. You just put your numbers on the web and then with a click of a button you know how much cash you would need to bring at the closing time. I was suspicious initially, if those were correct numbers and then called AIM and landed up talking to [redacted] who ultimately became my Loan officer. She was very pleasing to talk to and sounded like very genuine from the word go. She convinced me that whatever I am seeing on my screen is for real and there are no hidden charges or fees. I ended up applying instantly and as promised Shana produced the GFE the very next day. This allowed me to compare with other offers that I had and I was pleasantly surprised that AIM had the best possible rates that time. Dealing with an internet company, I was a bit hesistant too, but I thought it doesn't sound that abnormal, living in this world of internet these days. If I can order a product online that I have wear even without trying it, why can't I give a try to online mortgage? In addition to that Shana was pretty clear and convincing in her approach, so that made me believe AIMLoan would keep its promises and would be able to close the loan in a 30 Day lock period. And yes they did.

One thing I experienced during the whole experience was that - it is not just AIM, but you as a customer also who is responsible for closing your loan on time. I needed to be quick in sending, scanning and emailing documents to [redacted] who was my loan processor. She was again very quick and clear in her approach. She would email me the list of documents she would need from me and then if I don't respond her back, she would follow that up with another call to make sure, I know what is needed. She was almost instant many a times in replies. I also believe if you are a bit internet savvy, then AIMLoan experience will be even more smoother as everythign you are doing is going to be online. Once Andrea, took all the documents from me, the rest step was as usual. She was also able to connect me with the title company and provided me all the help I needed to close my refinance within 30 days.

Overall I am a very happy customer and I would recomment AIMLoan to anyone who is trying to refinance their existing home loan.

Review: I got a loan refinance from Aimloan at the beginning of the year 2015 and I have an escrow account with them. According to the escrow, they are responsible for making payments to my insurance agency. I called Aimloan.com 3 times inquiring about the payment and giving them the authorization they needed and each time I was told my insurance company needs to send them the declaration policy. My insurance company [redacted] has sent them the declaration policy and each time they call Aimloan.com, they are told that they need me to authorize (which I have done multiple times already). Aimloan.com needs to make sure the payment gets submitted on time as my escrow account holder, and they need to not expect customers to call them multiple times.Desired Settlement: A prompt payment to the [redacted] insurance company, an apology from the business regarding the run-around given to me and my insurance agency, disciplinary action against employees who failed to handle this in a professional manner and training of all future employees to prevent a repeat of incidence to any customers in future.

The fax number and e-mail address for our Customer Service and Insurance Departments are shared between multiple representatives, and therefore it can take 24 – 48 hours for your policy declarations page to be received and processed. The contact information given to you and your agent was correct, but it would take time for your insurance information to be received, updated, and payment disbursed.On October 9, 2015, your evidence of insurance was received and scanned to your loan file. A request was submitted to have your loan updated with this information and have the premium paid as a rush. On October 12, 2015, the insurance on your loan was updated to reflect a master condo policy with [redacted] and a contents policy with [redacted] Insurance. Your [redacted] policy number [redacted] effective September 24, 2015 to September 24, 2016 was paid in the amount of $646.00 from your escrow account. I am very pleased with the service they provided to us ..Initially even though we had difficulties with the time differences in our zones ( PST & EST), but later it worked out very well during closing.

Even though it was not their mistake They have extended the locking period with no cost. I would certainly recommend AIMLOAN for mortgages.

Review: On 4/2/13 I applied online and received a rate lock of 3.5% with $4061.96 in rebates. On 04/25/2013 I was advised that underwriting had denied my loan because my home was too large and there were no comparables to support its value even though a licensed independent appraiser had valued my home at $525k. I filed a complaint because even if the value of the home was $100k less than the independent appraisal, all my other numbers were fine and the loan should have gone through. On 4/30/2013 I was contacted by a supervisor and she stated that she also believed the appraisal was no good, however, agreed that even at the lower value of $420k that AIM valued my home at, my ratios were fine and the loan should have gone through. We agreed for the sake of the loan to place the value of the home at 420k and continue with the loan process. On Friday May 3rd I received a email/voicemail from [redacted] stating that my lock was expired and she needed to lock me in with a new rate "before she left early for the day". I felt that my original lock should have been extended per AIMS written policy's, but the new rate that [redacted] offered was the same with a minor change in rebate to $3511.00. I decided for the sake of keeping the loan moving forward that I would let it go and accept the rate. I replied to [redacted] within 30 minutes and told her to lock in the rate. I received a quick email reply that she would lock it in. I did not receive any communications from AIM loan until [redacted] again called me on the morning of Tuesday May 7th, 2013. [redacted] stated that she had misquoted me (May 3rd) and she could offer me the same rate with a rebate of $2738.40 now. I again typed in the loan information on AIM's online rate quote and observed that the lower rebate was again, the going rate for the day give or take a few dollars. It was very clear to me that [redacted] had forgotten to lock in the rate. [redacted] denied that she had forgotten to lock the rate and it was clear that arguing with her would not help.Desired Settlement: AIM loan either deceived me in an attempt to get the rebate as low as possible or your employee's negligently did not extend or lock in rates that they should have in following advertised policy.My original rate lock had a rebate of $4061.96. The rebate I was finally given by AIM loan for the same financing terms was $2738.40. The difference between the two is $1323.56. The second rebate offered in writing was $3511.00 for a difference of $772.60. I am willing to accept a refund check $772.60.

Review: I had water damage to my home in early July of 2014. Because the damage exceeded $5,000 the insurance company, State Farm, sent the funds for the claim to AIMLoans.com. All repairs are complete and all the contractors have now been paid in full. AIMLoan.com refuses to promptly release the funds back to me. They have a number of unreasonably slow process steps that serve no valid purpose (in my damage case) that they insist in following. None of these processes were anything I ever agreed to when I took out the mortgage with them. Nothing detailing these lengthy and unreasonable process steps was ever provided to me in writing. If they are going to delay release of the funds for weeks by dragging their feet, they should be subject to the same late fees and penalties that they would impose on me for being late in making payments on the loan. Currently they are holding approximately $4,000 with no firm date on when these funds will be released.Desired Settlement: Refund with late fee of $30.104 per day added to payment from date all repairs were completed and paid for. That completion date was November 5, 2014.

I have reviewed the response made by the business in reference to complaint ID [redacted], and have determined that this proposed action would not resolve my complaint. For your reference, details of the offer I reviewed appear below.

I have now, after three weeks of total frustration, received the remainder of my money. There are glaring omissions in the response from the business:1. The demands made upon me to meet their self-determined procedures were completely unreasonable. To meet those demands would have taken many, many hours of work on my part and time away from paid work for all the contractors involved in the repairs to my house.

Review: I was eliciting mortgage quote online from various companies from BankRate.com. Part of loan application process is to have a credit card in file for appraisal processing when it is time, but I will be informed and my consents will be taken prior to submitting for appraisal. AimLoan.com, has broken the trust and made unauthorized charge on my credit card. See below:

This is to confirm receipt of a recent complaint you have filed with the Revdex.com. I have had

a chance to look into your complaint and see that you were refunded your appraisal

deposit the same day that you had requested this from us and the same day of this

complaint.

In regards to your comments surrounding the process of collecting a credit card for the

appraisal, it is AimLoan.com's policy to obtain and charge a credit card for the ordering

of the appraisal at the time of rate lock (or prior if the borrower wishes to have their

appraisal ordered). When a borrower is in contract to purchase a home with a closing in

less than 30 days, it is imperative that the appraisal be ordered and completed ASAP so

that the closing date is met.

In your situation had you not wanted the appraisal to be ordered and charged to your

credit card, then this should have been discussed with the Loan Consultant at which point

the Loan Consultant would not have asked for a credit card. In our opinion collecting a

credit card number for use at a later time is not good policy and can result in potential

fraud as this number must be stored in a database somewhere. Charging the card the

same day eliminates this risk as the card is immediately charged and there is then no

record ofthe credit card number.

None the less, the appraisal deposit has been credited back to you the same day the

request was made. There was no need to submit a complaint to the RevDex.com as this was addressed.

Review: In May of 2013 I entered into an agreement with this company to do a refinance on our primary residence at a very favorable rate. The lock period was 30 days and I specifically inquired as to whether that was enough time and was assured it was and that we could get the loan closed in that time. The loan processor contacted me and I began the process of providing documents to the company to support the loan request. The original request did not contain any mention of needing to verify employment or to verify social security numbers or statements about other properties which I have never owned. After providing all of the documents requested, the loan processor then requested additional documents about my wife's employment, then needed our social security cards, then needed other documents, including a statement about 2 properties that I have never had any ownership interest in, but are owned by my mother. I have done several financing agreements and have never been asked about those properties. By this time we were getting close to the lock expiration and I made multiple offers to close the loan. I was then told that the loan had to be closed by June 18, when the lock expiration was June 22. They claimed we were not approved by then and said I would have to re-lock at the current rates, which are of course significantly higher. I sent a complaint by e-mail using their process contained on their website and heard nothing from anybody expect the loan processor and another representative who just parroted that we had to re-lock at the current rates. I specifically asked for someone who had authority to resolve the situation to call me and that I was through dealing with the representative I was working with. I heard nothing related to my complaint. Now their self imposed rate lock has expired and they want me to continue at the much Higher rates.Desired Settlement: Either they honor their original agreement and complete the loan on the terms we agreed upon and at the rate they quoted originally or they refund the 395.00 I paid for the appraisal that I did not need

Review: I should have been refunded $495 for an appraisal that was never done. I have E-mails that support this claim. Aimloan.com has still not reimbursed my credit card for services never took place. It's been almost 3 weeks and they told me up to 7 days. I informed Target Card Visa about the $495 and they are investigating why I have not received the refund.

I called Target Card Visa the first time 17 September 2014 concerning this matter. They saw something they might be a credit but they were not sure. The target card representative said he saw on his end was possibly a refund and that I should wait a couple days. I waited until 1 October when I noticed I still did not receive a refund. Now it's 6 October and still did not receive the refund. [redacted] is the Loan Consultant at Aim Loans who took my Visa Card credit card info. Her NMLS # is [redacted]. Her e-mail is [redacted] and number ###-###-#### direct/efax. [redacted] said she checked the accounting department and they informed her the refund has been processed and that I'm being mailed a receipt. She said it would reflect on my credit card. It still has not reflected and it's been almost a month.Desired Settlement: To have my $495 refunded as promised since the appraisal never took place.
