I have reviewed the response made by the business in reference to complaint ID [redacted], and have determined that this proposed action would not resolve my complaint.  For your reference, details of the offer I reviewed appear below.
The proposed offer would not resolve my complaint due to the following reasons:
1) The seller did not agree to pay for the deck repair ($650), because it was NOT part of the original contract signed by both parties. Therefore in order to obtain the loan, I (buyer) had to pay for deck repair from my own pocket. The seller on the other hand had paid for other repairs in the home (such as door, water heater etc.) as mentioned in the purchase contract. Therefore the seller is NOT legally bound to paying for the deck repair and is also NOT willing to share the losses. The loan denial decision made by Revdex.com happened after we repaired the deck and therefore it is your responsibility to bear the losses incurred by me. I have already provided the receipt for the deck repair and I am attaching it again here. I am also attaching the past email communications between me and my realtor where we discussed that the seller will not pay for the deck repair as it was not a part of the original agreement.   
2) Because I could not buy the home, it resulted in the termination of the contract and I lost my earnest money ($500), which is entire due to your improper handling of my application. Therefore I would like to be compensated for my earnest money losses as well.
3) The inspection and re-inspection charges were respectively $265 and $50. 
4) Appraisal fee of $495.
I currently have a mortgage with you for my primary home and I really I look forward to receiving a better treatment of their customers by your company.

I use the web site of the aim loan to view my account and make payments , I attached 3 attachment screen shots of my account , 1 screen shot is the payment amount which is where I get the info on how much to pay online every month , #2 attachment is the aim loan statements from then same web site. #3 payment 2016 that I made this year so farI have been paying the same amount of $1040.01 for some time I have cancelled checks or the new version of a payment was removed from my bank account into the aim loan account . I have paid every month and have never missed a month , I can send them to you or aim loan , but this year I also have paid 10 payment of $1040.01 plus a payment of $1000.00 and  a payment of $250 and this is only the month of august the 8th month of the year. see attachment 2016 aim loan paymentsi do not see the above payments included in the aim loan statement. I just paid $250 8-22 and that payment is no where to be found on the web site.I did receive a call from someone about this loan payment telling me that I have not paid the aim loan and I am 2 months behind and he wanted a payment over the phone , I thought it was a scam because while on the phone I logged into my account and the account stated that the next payment due was 15 days later, so the online web site stated that I was current on the payments.Still now aim loan reported to the credit bureau that a did not pay my loan for 2 months in 2016 but I  have made 4 extra payments this year , I did not miss a mortgage payment ever!!!!!!!!!i just want Aim loan TO CHANGE THE CREDIT REPORT , change the report that I was not late this year.

I tried completing a cash out refinance with AIMloan for their rates. There was some concern about whether the property was "income generating" due to filling a schedule F. I was advised by their loan officers that local banks may be a better option. However, I was also advised that if going forward with AIMloan, they recommended a 45 day lock to review the loan prior to scheduling an appraisal. During conversation, I explained all of my concerns around the schedule F and that I recently added a garage addition and that the cash out would be used to finish the construction. Proceeding forward, the loan approval and schedule F wasn't a problem, so the appraisal was schedule. The appraiser never completed the report. One AIMloan representative told me that the appraiser stated they could not assign a value, and a second representative informed me that they stopped the appraiser. Either way, the appraiser charged a $150 fee. AIMloan quickly created back my appraisal fee minus the $150. Through discussions with their staff, I was told their notes did not reflect earlier conversations about being under construction and that the fees are my responsibility. At the start, I was as honest and forthcoming with any/all details, but the details were not documented in their system and it cost me. Management approval was needed to credit any of the appraisal fee, but even at this level of approval, they withheld $150. I brought it to their attention, that even if I canceled the appraisal, the fees are limited to $100 per our signed agreement. Additional reimbursement is to be in the future.
So the experience ends with 1 month of lost time, $100 loss, a belief that AIMloan is unsure of their own restrictions and communication, and another example how difficult it can be to close with AIMloan. I definitely will not be recommended them.

expired.  The delay was the completion of the appraisal; however, the appraiser could not complete the appraisal until all renovations were finished on the subject property.  A review of the appraisal required additional information from the borrower.  The approval of the loan was delayed because the appraiser could not start their work until after all renovations on the property were complete.  As a result repricing was addressed per AimLoan’s policy sent to all borrowers upon locking in a rate.

[Your response is inaccurate. When the seller was told that the renovations needed to be completed sooner he complied. [redacted](the loan processor) was contacted by the Title company and told that he could order the appraisal a full week earlier. When appraiser failed to contact the seller on the date he was expected, the seller contacted him. The appraiser informed him that he had not been instructed by the lender to proceed with the appraisal. This delay falls directly on the loan processor and AIM Loans as they are the only ones with the authority to do so. If the appraisal had been ordered when he was given the 'go ahead' there would have been adequate time to complete the process even given the subsequent delays with underwriting in which they failed to identify ALL needed additional information during the first review, or even the second. This is another reason that the failure to fund on time is the fault of AIM Loans. I still maintain that I was assured on multiple occasions by [redacted] that there was enough time to complete the loan (I have detailed notes on several conversations with [redacted]) even without giving him the extra week, which he failed to utilize. This was misleading and highly unprofessional.    ]

I have reviewed the response made by the business in reference to complaint ID [redacted], and have determined that this proposed action would not resolve my complaint.  For your reference, details of the offer I reviewed appear below.Problem: I filed a complaint several weeks ago regarding Aim Loan failing to release funds from my insurance provider that covered a new roof on my house. After my complaint, I was told by a representative at Aim Loan that the balance of the funds had been released and a check had been mailed to my address. That was 2 weeks ago, and the check has still not arrived. Aim Loan has held these funds for over 3 months now. I have had to pay for my new roof out of my own pocket even though my insurance company has already paid for it. The "inspector" that Aim Loan sent to my house to ensure that the roofing job was completed took pictures of the roof and had me sign some paperwork that he said Aim Loan required. On the paperwork he requested I sign on a line that stated "mortgagor". I informed him that I was not the mortgagor, that I am the mortgagee. He said that was still where I was to sign. So, I signed. Still, AimLoan holds just over $10,000 that was paid to me by my insurance company. The ongoing, and apparently deliberate delays are unacceptable.
Desired Outcome: Immediate release of remaining funds paid by Allstate Insurance for the roof replacement at [redacted].

I would never do business with this organization. I feel they are completely incompetent. My husband and I have tried to "refinance" for their "amazing low rates" since Mid-May. They have been nothing but difficult. Our home is valued at $470,00 and we have A+ Credit, never being late with a payment. Every time they asked for a document that I provided, they would return back with a request for 3 more. When we finally got fed up today (because the "underwriters" wanted to know why we had just made a deposit in our personal account that was large) they were perfectly fine pulling back. I am out over 300.00 because I had to pay the appraiser up front. This is a complete farce of a company and I cannot believe you gave them such a high rating.

items are items that you should be able to obtain reimbursement from the seller of the home when providing to them the adverse action letter that AimLoan.com provided you reflecting the denial of your loan.In regards to your transaction, the loan was denied as the owner occupancy of the condo association was less than 50%. This is a standard requirement for Conventional Financing. In many instances, this information is known upfront by the real estate agent representing the seller of the property as it affects the marketability of the home.Unfortunately in this transaction, this information was not known until the receipt of the appraisal. AimLoan.com did try to obtain this information from the Homeowner's Association but was told this information was unavailable until a representative from the HOA returned from vacation.Attached please find a copy of the credit card reimbursement of the appraisal fee ($495) and a check in the amount of $300 for the reimbursement of the inspection and reinspection fee. Feel free to reach out to me at [redacted] or via email, [redacted] should you have any further questions concerning this matter.Sincerely,[redacted]VP of Loan Production
