For your reference, details of the offer I reviewed appear belowI supplied all documents requested within a day or two from their request. It was a continual delay hearing back from them. The issue they havewith the Business Tax Return was only brought up about months into thisprocess. If this issue is so important to the refinance why wasn't itbrought up several months ago.Aimloan claims they can't find business payments to my personal creditcard of which I use for business purposes as expenses on the business taxreturn. My last email to Aimloan requested detail clarification of thisrequest. Why it even matters baffles both me and our CPA that does thetaxes. Proof was provided with months worth of statements.A hypothetical thought of if the CPA failed to have these expenses of taxreturns the only thing it would hurt is the company having to pay MOREtaxes than it should.Why is it such a stumbling block for completing a refinance.I am a repeat customer of Aimloan. In the last refinance a few years agothere was no issue like this when I at that time provided (I believe) onlymonths of statements proving that the business pays personal creditcards that I used FOR the business.I have left a message with the VP at Aimloan explaining how I see this 6month refinance unfolded. I await his response!

Problem: I filed a complaint several weeks ago regarding Aim Loan failing to release funds from my insurance provider that covered a new roof on my houseAfter my complaint, I was told by a representative at Aim Loan that the balance of the funds had been released and a check had been mailed to my addressThat was weeks ago, and the check has still not arrivedAim Loan has held these funds for over months nowI have had to pay for my new roof out of my own pocket even though my insurance company has already paid for itThe "inspector" that Aim Loan sent to my house to ensure that the roofing job was completed took pictures of the roof and had me sign some paperwork that he said Aim Loan requiredOn the paperwork he requested I sign on a line that stated "mortgagor"I informed him that I was not the mortgagor, that I am the mortgageeHe said that was still where I was to signSo, I signedStill, AimLoan holds just over $10,that was paid to me by my insurance companyThe ongoing, and apparently deliberate delays are unacceptable.Desired Outcome: Immediate release of remaining funds paid by Allstate Insurance for the roof replacement at *** *** ***

Recently, I chose AIMLoan.com to refinance my year fixed conventional loan which I had taken only a year ago for buying my new homeAfter talking to as many as lenders including a couple other online lenders as well, I decided to go with AIMLoan.comThe reasoning behind my decision was pretty simple - they offered the best rate and also the fact that they showed everything upfront on their website convinced me what I am going to doI have always been hesistent to talk to those lenders who try to trick in the game of words and later reveal a lot of hidden feesWith AIMLoan.com, you see everything upfront even before applyingYou just put your numbers on the web and then with a click of a button you know how much cash you would need to bring at the closing timeI was suspicious initially, if those were correct numbers and then called AIM and landed up talking to *** *** who ultimately became my Loan officerShe was very pleasing to talk to and sounded like very genuine from the word goShe convinced me that whatever I am seeing on my screen is for real and there are no hidden charges or feesI ended up applying instantly and as promised Shana produced the GFE the very next dayThis allowed me to compare with other offers that I had and I was pleasantly surprised that AIM had the best possible rates that timeDealing with an internet company, I was a bit hesistant too, but I thought it doesn't sound that abnormal, living in this world of internet these daysIf I can order a product online that I have wear even without trying it, why can't I give a try to online mortgage? In addition to that Shana was pretty clear and convincing in her approach, so that made me believe AIMLoan would keep its promises and would be able to close the loan in a Day lock periodAnd yes they did
One thing I experienced during the whole experience was that - it is not just AIM, but you as a customer also who is responsible for closing your loan on timeI needed to be quick in sending, scanning and emailing documents to *** *** who was my loan processorShe was again very quick and clear in her approachShe would email me the list of documents she would need from me and then if I don't respond her back, she would follow that up with another call to make sure, I know what is neededShe was almost instant many a times in repliesI also believe if you are a bit internet savvy, then AIMLoan experience will be even more smoother as everythign you are doing is going to be onlineOnce Andrea, took all the documents from me, the rest step was as usualShe was also able to connect me with the title company and provided me all the help I needed to close my refinance within days
Overall I am a very happy customer and I would recomment AIMLoan to anyone who is trying to refinance their existing home loan

The document to update our address (even if you already had our correct address in your records) was submitted via fax on February 12, at 10:25; I still have the receipt that confirms that the fax was received by your officeWhen I called weeks later, on February 26th I discovered that you lost the fax; I had to resubmit the document again by scanning it and this time I waited on the phone till I got the confirmation that finally your system was updated; since then, I called and emailed you several times to follow up on our year-end statements, documents that were sent to a wrong address in 2015, and our escrow refund check of $and still now, and 1/months later, nothing has been receivedYou mentioned that a check was mailed on March 17th, but when I called 2+ weeks ago (today is April 7th), the operator didn't mentioned about the check being mailedLike in previous calls, I had to stay on the phone for minutes to explain everything all over again and at the end no action was takenResult is that still today nothing has been received, except for a generic letter saying that you "received our inquiry regarding the above-referenced mortgage loan and have referred our inquiry to the appropriate area for review"Those are the only letter we got from your office, but still no statements or our escrow refund check (that was supposed to be received months ago)I appreciate you provided a phone number to call but I'm afraid that it will end up again in a long phone call with no action taken.

Aimloan required and requested documentation of homeowner's insurance, which was sent to them before the appraisal took placeIt was at Aimloan's request that the payee or policy owner on my homeowners insurance be changed. The updated hoemowner's policy was forwarded to *** *** on September 5, 2017. The bottom line is, Aimloan had my policy in their hands at the onset, but nothing was said about the necessity for me to provide replacement cost insurance until much later in the process. An unreasonable request that no other lender has ever required of me. Aimloan neglected to advise me of this requirement up front, which would have been optimal, but they also had the opportunity to advise me before September 5th (before the appraisal took place). I emphatically reject the Business' response. They simply address the late fee issue which is insignificant to me. They need to look at the reason(s) their software didn't capture the leading numbers of the account used to pay given that the same account has been used throughout the years without incident. Even more important, I provided the account number, digit by digit, to a company representative via telephone on August 30, 2017. The company representative should have checked to see if the payment went through at that time. The only solution accepatable to me is a correction of my credit report as it's evident that the late payment occurred through no fault of my own. In the near future, I intent to make this company's payment on the 1st of the month and verify clearance well before the 15th of the month while I seek refinancing with another company or simply pay the loan off.

Per the appraisal, which was completed prior to closing on the property, the home was listed as a Planned Unit Development (PUD), Single family dwelling instead of a townhome. When there is a PUD property, we need to track to ensure the property is properly insured. This is why you had received the enclosed letters.On September 25, 2017, after further review, your account was updated to reflect the property as a townhouse. As such, your account will no longer be tracked for homeowner's insurance. As we need to go off of the information provided at closing, this information could not be easily changed. On December 18th, I requested of AIMLOAN, a full refund of the $450.00 that I was charged for an appraisal to initiate the refinance process. [redacted] communicated with me that "Since you decided to cancel the application and not move forward" the refund would not be possible. It was not disclosed to me until almost 3 months into to loan process on October 30th, 2017, (after appraisals were complete), that I would be required to provide replacement cost insurance coverage in order for the refinance to fund. When the refi was initiated, I did not have replacement cost coverage. Neither [redacted] of [redacted], [redacted], [redacted], or Mr. [redacted] have ever required replacement cost insurance of me on either house that I own - both built circa 1900. I spent hours on the phone and took time off of work to try to make this refi happen. My insurance agent contacted representatives from several companies, and I completed several applications, only to find that replacement cost insurance on a dwelling built at the turn of the century is so expensive, that lenders do not require it. For me, it would negate the purpose of the refi, which was twofold. One reason was to SAVE MONEY. This was disclosed to AIMLOAN at the onset. AIMLOAN should have disclosed their unreasonable policy of requiring replacement cost insurance at the onset. If they had, I would not have been duped out of my money because I would not have initiated the loan process at all. I explained to [redacted] and [redacted] via email on November 3rd, that the insurance that AIMLOAN insisted that I have was unaffordable. $450 refund .

that we still needed the full Insurance Adjustor’s Report.On June 29, 2015, we received another claim check.

advise you that in order to bring the claim to a close, we would need an
inspection completed showing that all of the work had been completed. The
letter advised you to contact our office at any time to initiate the scheduling
of the inspection.On July 9, 2015, we sent a second notice, requesting
the full Insurance Adjustor’s Report.The inspection request was placed on July 20, 2015,
and the full Insurance Adjustor’s Report was received on July 21, 2015. Our
inspector vendor advised our office that they scheduled an appointment with you
for July 28, 2015 at 3 pm and your second installment was disbursed in the
amount of 3,561.38.We received the results of your inspection on August
3, 2015 which reflected the repairs were 100% completed. Your final installment
was disbursed from your restricted escrow account on August 13, 2015, in the
amount of $7,122.76 and sent electronically. Please accept our apologies for the concern and
inconvenience this matter may have caused you. We will work diligently to
