dated October 2nd at 10:a.mPST, thus your credit card provider should reflect these
reversals sometime no later than October 13th

were of no fault of AimLoanThe delays that occurred resulted from AimLoan being unable to receive a title report from the title company you selectedYou entered into an agreement to purchase a home in early August and it wasn't until November 20th that AimLoan received the title reportYou and your real estate agent were made aware of the challenges obtaining the title work numerous times from the beginning of the processIt wasn't until mid-September that the title company requested a commitment letter to release the title workIt seemed we were going to receive the report shortly thereafter, but even after the commitment letter was provided to them they did not release the title workYou and your agent were kept in the loop and asked to assist in expediting the request since we were exhausting our attempts to follvia phone and emailThroughout October we communicated to you we had not received the title work and asked you and your agent to continue to assistIn November we were informed the title company was waiting on items from the seller to release the title workBy the time we released the title work, your credit documentation had already expired requiring the processor to request updated documentsAs a result, your credit report had to be rerunUnfortunately, your credit score had dropped significantly and was now below the minimum required score.In response to this latest challenge, you were presented with optionsWe recommended you reach out to the credit bureaus to clear up any erroneous information that was affecting your score and your loan officer provided details on how to expedite that process.Unfortunately, at this point AimLoan is at a standstill until your credit score has improved above the minimum requirementif you wish to further discuss this complaint, feel free to contact me directly at *** *** or ***.Sincerely,*** *** ** *** ***

In *** County, taxes are billed as assessed by the County AssessorWhat AimLoan.com says in the letter makes no sense and is contradicted by the actual factsI talked with and provided AimLoan.com with an official estimate from the Assessor herself, who understands the situation of the vacant land vsresidential property perfectly (vacant land is taxed at a much higher rate)AimLoan.com provided the mortgage on the value of the residential property but is using vacant land as a basis for their tax estimate (which cannot be coming from *** County because I already provided the correct one from the Assessor)In common speak: "They are talking out of both sides of their mouth at the same time." They know that the estimate I provided is correct and are not being truthful about the circumstancesWhen the actual tax bill comes in, they will have collected in excess of $3,over the required amount but are refusing to make the correction that needs to be madeThey are actingIn our opinion, for them to collect $3,under pretenses is tantamount to robbery! It may be legal for them to do this, but is very unethical and unprofessional, and the Revdex.com should not let them get away with it so easily

I ran my credit report on Thursday via my local bankWhat we found is that Aimloan's first credit inquiry, prior to giving a pre-approval, was after any factors that would have affected my credit score and, therefore, they had current credit score information identical to that of my current credit score at the time they gave their pre-approval. The staff member at my local bank advised me that my credit history shows that my credit score did not change prior to or after the inquiry from Aimloan back when I originated my loan application months ago and received a pre-approval. The staff member at my local bank, who has been a loan officer on mortgages for many years, advised me that they do not see evidence that Aimloan intended to underwrite the loan and then had any sudden surprises, but that my information has not significantly changed since before Aimloan's inquiryFurthermore, she also assured me that, had I applied for a mortgage through her bank, nothing that has appeared on my credit history since the date I received my pre-approval letter from Aimloan would have affected my application with her bank or underwriting.Considering this information, the fact that Aimloan's underwriter is in-house, and the fact that I already have a mortgage with Aimloan and have consistently made payments on time, I do not feel that this is an acceptable proposed action, because Aimloan should have expressed their intentions accurately much sooner than several months of waiting when they appear to have had no new information. Furthermore, several weeks of additional waiting is not acceptable to the seller and will result in termination of the sale, and possible legal complications as well

The document to update our address (even if you already had our correct address in your records) was submitted via fax on February 12, at 10:25; I still have the receipt that confirms that the fax was received by your officeWhen I called weeks later, on February 26th I discovered that you lost the fax; I had to resubmit the document again by scanning it and this time I waited on the phone till I got the confirmation that finally your system was updated; since then, I called and emailed you several times to follow up on our year-end statements, documents that were sent to a wrong address in 2015, and our escrow refund check of $and still now, and 1/months later, nothing has been receivedYou mentioned that a check was mailed on March 17th, but when I called 2+ weeks ago (today is April 7th), the operator didn't mentioned about the check being mailedLike in previous calls, I had to stay on the phone for minutes to explain everything all over again and at the end no action was takenResult is that still today nothing has been received, except for a generic letter saying that you "received our inquiry regarding the above-referenced mortgage loan and have referred our inquiry to the appropriate area for review"Those are the only letter we got from your office, but still no statements or our escrow refund check (that was supposed to be received months ago).I appreciate you provided a phone number to call but I'm afraid that it will end up again in a long phone call with no action taken.

obstacles in trying to close your transaction
Specifically, there have been many delays surrounding the receipt of your supporting
documentationIn reviewing the sequence of events that took place, there were several
instances were documents had been requested from you but not receivedMost items that
were received were sent in "piece mail."
Additional delays that have occurred surround the receipt of the appraisal (this could not
be ordered without receipt of your signed documents), the receipt of the title report (the
name of the company and their contact information you and the seller were using wasn't
even disclosed to us until November 3rd) and repairs that are needed on the home in order
to satisfy VA Loan requirements
In addition to these delays, you recently requested that a new title company be used from
the one that you and the seller had chosenThis will further delay the closing as the title
insurance company will need to provide us with their title insurance report
At this point we are just now ready to submit your loan to underwriting for review and
approvalWe will do our very best to expedite the underwriting process but given the
amount of delays that occurred in receiving the various items needed to process the
transactionContrary to your complaint, the delays incurred were not a reflection of our
company
If at this point you rather not move forward with the transaction with AimLoan.com then
we can authorize a reimbursement of your appraisal feeWe will continue to move
forward with the processing of your transaction but request that you cooperate and

It wasn’t until we received the appraisal on 10/09/that we discovered the cost to rebuild was higher than the amount of insurance coverage provided. We reached out to the insurance company and requested a replacement cost estimate to avoid having the insurance increasedHowever, the amount the insurance agent estimated was even higher than what the appraiser estimatedThe rate lock was extended at no additional cost while the borrower shopped around for policies, but ultimately decided not to move forwardThe appraisal was not refunded as we could not have known about the insurance issue without the report
