I apologize for the frustrations you’ve experienced as a result of this transaction.  AIM requested the appraiser to contact the seller once all work was complete on the subject property and per our records this was done.  As a reminder, the appraisal could not be completed until all work on the subject property was complete.  The additional underwriting conditions directly dealt with the appraisal report.  These conditions could not have been anticipated until after AIM received the completed appraisal report.  Management has discussed the transaction and customer service standards with the processor.  I am truly sorry that you are not satisfied with the customer service.  Because the appraisal was completed timely after all work was done on the subject property, a refund is not appropriate in this situation.

This mortgage company does have the best rates out there. However, if you need something resolved good luck. I have called them 6 times now to let them know I have flood insurance and they don't need to purchase it. Different email addresses from ALL the different folks I have talked to. No internal communication tracking system or expectation that the person that handles the call owns the call AND the follow up. They just go home and never follow through. No email responses EVER. Not impressed with this company AT ALL. If they were truly recording the call for tracking purposes they should just give up. They have ZERO tracking.

As the claim check exceeds $10,000.00, repairs are to be monitored, and funds are to be disbursed in installments as repairs progress.As no other documentation was received with your claim check, a letter was sent dated February 2, 2016, requesting the Insurance Adjustor's Report and the Contractor's Estimate.On February 9, 2016, we received a call from you to request a status on the loss draft claim check. As you were not authorized to speak on behalf of this account, we were unable to provide you with any loan-level information at that time. Our representative advised you on how you could be granted authorization. The same occurred several times after, as well. We received the necessary authorization on March 3, 2016, and you were added as an authorized party on this account.You and Mr. [redacted] were advised several times over the phone as to what was needed to proceed with the loss draft claim, as well as by correspondence in a package sent to you dated February 16, 2016. Enclosed is a copy of this letter for your reference.The Contractor's Estimate was received on February 24, 2016. This estimate did not include the contractor's name, so a letter was sent advising of this. This was received on February 29, 2016.The final document required to proceed with the claim was the Insurance Adjustor's Report. This was not received until March 1, 2016. requested, we have agreed to reimburse you for the cost of the second appraisal.
In reviewing our notes, our associates recommended an alternative loan program that we
thought you would qualify for but overlooked the fact that your home was a condo and
not a four unit property as you had indicated on your loan application. When researching
further, we found the Condominium complex to not have VA approval, thus we were
unable to move forward with a VA loan.
None the less, AimLoan.com agrees that we should have caught this prior to ordering
another appraisal.
Attached please find a copy of a credit card receipt which shows a credit to your credit
card for the cost of the second appraisal.
In the future we ask that you and others reading this response please contact us to further
discuss the issue prior to submitting a complaint with the Revdex.com as we

has been reviewed and I trust you will find the answers you require below.All insurance related phone calls with our Customer Service Department on October 7, 2015 and October 8, 2015 have been reviewed. Aimloan.com does acknowledge that numerous phone calls were made by you, the borrower, and your insurance agency in order to update the insurance policy on file and have the premium paid out of your escrow account. The fax number and e-mail address for our Customer Service and Insurance Departments are shared between multiple representatives, and therefore it can take 24 – 48 hours for your policy declarations page to be received and processed. The contact information given to you and your agent was correct, but it would take time for your insurance information to be received, updated, and payment disbursed.
On October 9, 2015, your evidence of insurance was received and scanned to your loan file. A request was submitted to have your loan updated with this information and have the premium paid as a rush. On October 12, 2015, the insurance on your loan was updated to reflect a master condo policy with [redacted] and a contents policy with [redacted] Insurance. Your [redacted] policy number [redacted] effective September 24, 2015 to September 24, 2016 was paid in the amount of $646.00 from your escrow account. Your insurance is now ?p-to-date and paid current.
I apologize for the frustration you experienced while trying to update your insurance information on your mortgage loan. The circumstances of your loan have been reviewed by the appropriate parties and our processes and procedures are being monitored in order to prevent such occurrences in the future. This is the third time refinancing with AimLoan.com with three different properties we own. [redacted] and [redacted] were excellent! They communicated well with us through the whole process. We were extremely happy with speedy services and lower interest rates they offered to us, and we will be saving so much money on our new home!

Our family recently built a new house and needed a mortgage company. After extensive research, reading reviews and working out the different rate scenarios with my loan consultant [redacted], we pulled the trigger and locked in an incredible 3.125% rate with just under a point. The process was smooth and issue free. Just have your docs in order and it's a breeze. I literally ran it to 2 weeks before closing, pulled the trigger and they made it happen right on the builders set closing date (2.23.2015). I couldn't be happier with everything and everyone. We've already referred friends over. I highly recommend AIM.

As such, an estimate was made at closing that your taxes would be due in the amount of $2,725.38 per installment once the full value was determined by [redacted] County. per the assessor's office, the reassessment of your property will not be conducted until Deed of Trust has been recorded with the county, which may take approximately six to eight months.If we were to make any adjustments to your tax collection at this time, the amount being collected would reflect the land only value and would cause a shortage in the future once the property becomes fully assessed. This is to confirm receipt of a recent complaint you have filed with the Revdex.com. I have had
a chance to look into your complaint and...

see that you were refunded your appraisal
deposit the same day that you had requested this from us and the same day of this
complaint.
In regards to your comments surrounding the process of collecting a credit card for the
appraisal, it is AimLoan.com's policy to obtain and charge a credit card for the ordering
of the appraisal at the time of rate lock (or prior if the borrower wishes to have their
appraisal ordered). When a borrower is in contract to purchase a home with a closing in
less than 30 days, it is imperative that the appraisal be ordered and completed ASAP so
that the closing date is met.
In your situation had you not wanted the appraisal to be ordered and charged to your
credit card, then this should have been discussed with the Loan Consultant at which point
the Loan Consultant would not have asked for a credit card. In our opinion collecting a
credit card number for use at a later time is not good policy and can result in potential
fraud as this number must be stored in a database somewhere. Charging the card the
same day eliminates this risk as the card is immediately charged and there is then no
record ofthe credit card number.
None the less, the appraisal deposit has been credited back to you the same day the
request was made. There was no need to submit a complaint to the RevDex.com as this was addressed.

We just completed the closing process. I wanted to say thank you for the easy experience. It has been a real pleasure dealing with you and your colleges. Stephanie is terrific, responsive, concise on what she needs and excellent follow up.
I am not sure who should I send the comments and reviews about my experience with AIM Loans, but more people need to know how great this process is to busy people like me. Being able to submit docs when is convenient to me through the website, email communications, real time verification that the documents were sent and received. The fax cover letter to route to the right person. Very easy and fit my schedule perfectly.
You guys do great work and I will recommend you to anyone I know looking for great rates and service.

I supplied all documents requested within a day or two from their request. It was a continual delay hearing back from them.  The issue they havewith the Business Tax Return was only brought up about 5 months into thisprocess.  If this issue is so important to the refinance why wasn't itbrought up several months ago.Aimloan claims they can't find business payments to my personal creditcard of which I use for business purposes as expenses on the business taxreturn.  My last email to Aimloan requested detail clarification of thisrequest.  Why it even matters baffles both me and our CPA that does thetaxes.  Proof was provided with 15 months worth of statements.A hypothetical thought of if the CPA failed to have these expenses of taxreturns ... the only thing it would hurt is the company having to pay MOREtaxes than it should.Why is it such a stumbling block for completing a refinance.I am a repeat customer of Aimloan.  In the last refinance a few years agothere was no issue like this when I at that time provided (I believe) only3 months of statements proving that the business pays personal creditcards that I used FOR the business.I have left a message with the VP at Aimloan explaining how I see this 6month refinance unfolded.  I await his response!
