Review: AIM Loan # [redacted]. I applied for Mortgage and going the loan processing with this company since 02/07/2014. AIMLoan outsources the Appraisal to StreetLinks.com, who in turn outsourced that to TheSilvermanGroup.com that is in PA. The Gross Living Area reported in the Appraisal Report does not match the County Public Records as well as TrendMLS (trendmls.com) the other Data Sources mentioned in the Appraisal, so I am Appealing the Home Value of the Appraisal. All the supporting documents are included in here.

There are 2 key issues, (i) AIM Loan states that my rate lock will expire and I am responsible to pay to extend the rate lock, (ii) What Appraisal company says is the final even if I prove them wrong.Desired Settlement: I request Revdex.com to keep this complaint active until a mutually agreeable resolution is reached. I would like AIM Loan to honor the current rate locked-in and extend the rate lock free of cost to me, as it is an overlook from AIM Loan’s part to hire a mediocre company to perform Appraisal.

AND AFTER SEVERAL IDEAS TO PROVE INCOME WERE PRESENTED TO HIM HE SEEMED TO COME UP WITH AN EXCUSE FOR EACH SUCH AS DUE TO GOV'T SHUTDOWN, AND COULD NOT CHANGE BORROWERS ON APPLICATION, ETC. Review: AimLoan.com appears to have purposefully or neglectfully failed to disclose to me and my father, the borrowers, their internal requirement for a subordination to be received 10 days prior to the end of our rate lock period. This resulted in the loss of the more favorable interest rate that we paid to lock for 45 days (15 days extra, just to cover any subordination delays). We suspect that if rates were the same or lower we would have been informed but, instead, we were only told of this requirement after the fact when we could do nothing to remedy the situation. After discussion, they refused to extend the lock or refund the fees paid on the basis that it was the third party lender (Wells Fargo) and/or our fault and not the fault of AimLoan.com.The first we learned of a problem with the subordination, which was the result of AimLoan not providing all income documentation to Wells Fargo, was the day it apparently had to be finalized, a Friday. Unfortunately, they did not tell us it had to be finalized that Friday or we would lose the lock. Instead, they told us the following Tuesday that since they didn't have the subordination that past Friday we would have to re-lock at the new higher rates and would be responsible for all fees associated therewith.Although we can appreciate that they have no control over how long Wells Fargo takes to provide a subordination. However, not informing of us of the deadline is their fault. We were able to clear up the issues with Wells Fargo within a day and could have sooner if we had been informed of the deadline Prior to this complaint, we tried all internal methods at AimLoan to see if we could get a resulution. Today is still six days prior to the end of our lock period and we have the subordination and all other paper work completed yet they will not fund at our locked rate. We are out of options and wish to obtain a refund, at a minimium.Desired Settlement: Our first choice would be to obtain the mortgage at the agreed and locked-in rate of 3.5%.However, at a minimum we would like a refund of all of the fees we have had to pay to AimLoan to date.

After investigating a claim, the compliance department will discuss the complaint with all associates involved. In regards to this complaint, I am happy to report that all identified issues were cleared up before the compliance department had a chance to review this file with the associates working on it.

My loan just funded last week. I had an excellent experience with AimLoan! This is the 3rd refi for me and this was by far the smoothest! Three ladies made everything flow...from start to finish: [redacted], [redacted] and [redacted]. VERY PROFESSIONAL, VERY PERSONABLE, and willing to go the extra mile to get things closed before I would owe another month of interest to my previous lender. OUTSTANDING CUSTOMER SERVICE and VERY RESPONSIVE!! I highly recommend this company and will use them again if I ever need to purchase and/or refi again!!

I contacted AimLoan for a refinance loan. They honored the terms of the lock agreement (great rates by the way). I have a complicated financial situation but we worked through it together and satisfied all requirements. The loan closed at my office during the day and I'm very pleased. Great job [redacted] and [redacted]!

Review: baited with low GFE and lock. then more than 2/3 of the way through the process, I received an email from chelsea that I didn't quality despite providing all information and documents by day 3 of the lock. I later receive a phone call saying I should switch to another product that was thousands more to close and 1% higher. underwriter also refuses to even open my file to review my documents until AFTER the appraisal, and hence commiting the applicant to the $500 appraisal fee before deciding whether or not the applicant qualifies. chelsea and irma are frauds by lying and hiding fees. I was charged $395 and another $100 to be notified that if I didn't switch to another loan product, i'd pay $395, $100 and another $495 in appraisal fees for nothing.Desired Settlement: refund $395 and $100 charged without authorization. i've already paid for the appraisal

This letter is in response to your recent complaint filed with the Revdex.com.

We have had a chance to review your file and our findings are different than what you

reported in your complaint. Our records indicate that you were pre-qualified for the

mortgage based on the income you represented on your loan application. However, the

documentation you subsequently provided did not support that level of income,

specifically as related to rental income on your investment properties. By the time this

discrepancy was discovered, the appraisal had already been completed. All of the deposit

received for your appraisal report has been paid to the appraiser, an independent third

party.

Our staff did the very best they could to provide you with other options to assist you in

qualifying for another mortgage given the difference in income. The option of a 30-year

fixed rate loan was presented as it provides for a lower payment than the 15-year fixed

rate loan you applied for and you qualified for the lower payment based on the income

actually supported by your documentation. You indicated to our staff that you were not

interested in any other options and requested that your loan application be cancelled,

which we did.

Review: On day 1, when I first inquired about a refi loan, I asked if a forthcoming job change would affect my ability to get the loan. I was told it would not. I was repeatedly told this throughout the underwriting process, & was more than qualified for the loan by every standard. Finally, after being repeatedly reassured that everything should be all set & with closing in a matter of days, I was told that there was no way to go forward with the loan. Aimloan was completely dishonest.Desired Settlement: Loan to be underwritten and closed on immediately.

Review: I've had my mortgage loan with Aim Loan, a direct internet lender, for 2 years. Never have I been late with a payment, it's serviced through Equity Accelerator from Western Union. I received a call today that Aim Loan hasn't received their May payment. I then called Equity Accelerator to find out what happened. Turns out, Equity Accelerator has to send in a physical check via the US Mail to pay Aim Loan.

My May payment is late... because they don't accept electronic transfers from 3rd party servicers. Who knows where the check is, probably sitting in their inbox mixed with junk mail. This is an "internet" direct lender but they won't accept electronic transfers? I will not be subject to their late fees because of some antiquated policy on how they receive money.Desired Settlement: Get with the times and accept electronic transfers. That simple.

Review: My name is [redacted]. My husband and I applied for a loan together recently. After getting approved for my loan the day after I got a bill in from Macys that wasn't mine. Somebody stole my identity and opened up 7 department store and cell phone accounts in Woodland, Ca, folsom Ca and San Francisco in my name with my social security number. I have always been very careful with my ssn and have not given it out to anyone before I applied for this loan. I was working with [redacted], [redacted] and [redacted]. I accidently submitted tax returns and since I was a victim of identity theft I asked [redacted] more than once could she remove the tax returns since they are unneeded for the application. When I asked her about this she told me that they have to keep all documentation as the law requires it. I followed up with an email stating asking if they would remove the tax returns again since they are not needed for the application and she responded and cc [redacted] and said she had to check with her boss. This was last Tuesday, more than a week ago. I followed up on Thursday emailing both [redacted] and [redacted] asking if there is any update and I never received any response for them. I feel that the customer service is appalling given what I have been through. They should have at least been courteous responded or even acknowledged my last email and just removed the documents I requested. Being a victim of identity theft this just adds insult to injury that I am receiving no response or anything. This is what made me write this complaint.Desired Settlement: At this point I would like for all of my documents and my husband's documents [redacted] to be shredded and for my application to be closed. I am appalled at how this has been handled. Also can you tell me why I have 2 hard inquiries on my report from you? I thought that a lender should only place one hard inquiry per application. Is there any way you can remove one of them?

Aimloan.com was a pleasure to work with for my latest refinance. Review: I have been paying escrow payments since day one of my mortgage loan conception in December of 2012. I contact Aimloan.com over 7 weeks ago to pay my property tax with my escrow. My local taxes are now over due, and AIM loan has not paid them after 4 email correspondences, 7 phone calls, and 1 fax transmission requesting them to do so. The first request was made 7 seven ago and I had had at least one correspondence every week since. They keep telling me it is "being processed" and are unable to to tell me when it will be paid. I now risk huge late penalty fees from my city from tax office. I have more then sufficient funds in my escrow to pay the taxes, yet no progress is being made. The AIMLOAN.com customer service is so bad and "shady" the that someone who represents himself as the customer service director named Gill (but he says spelt with a J) will not even tell me his last name! He will not give his contact information! I have to go through a hugh phone tree and I always get someone new that just tells me "it is being processed". Meanwhile no one can tell me when my tax check will be written. I am starting to think that aimloan.com has stole my escrow money!Desired Settlement: My property taxes paid ASAP and all late fees paid for by AIMloan.com

I would never do business with this organization. I feel they are completely incompetent. My husband and I have tried to "refinance" for their "amazing low rates" since Mid-May. They have been nothing but difficult. Our home is valued at $470,00 and we have A+ Credit, never being late with a payment. Every time they asked for a document that I provided, they would return back with a request for 3 more. When we finally got fed up today (because the "underwriters" wanted to know why we had just made a deposit in our personal account that was large) they were perfectly fine pulling back. I am out over 300.00 because I had to pay the appraiser up front. This is a complete farce of a company and I cannot believe you gave them such a high rating.

Great company, smooth execution and a mostly web-based process.

Review: I applied for a mortgage refinance in April of 2013 was promptly qualified for the loan based on information provided on my loan application, which included the recent rental of my former primary residence, not the subject property. I was informed that I could lock in my rate with a credit card payment for the appraisal ($500). Upon my payment, I received a request for an extensive list of supporting documentation, which included an HOA Budget and questionnaire, an additional $100 fee payable to the HOA. Once I satisfied their extensive document request my loan moved on to their underwriting section. I was provided a Good Faith Estimate only to have that followed up with a denial of loan. The basis for the denial was the fact that my recently rented primary residence had not been rental out long enough. Completely ridiculous and unprofessional on the part of AIM, something as basic as the length of time a property has been a rental should be included in their original loan approval assessment. This should not be the basis for a denial of loan at the underwriting stage of the loan process. Their initial evaluation should know how long a property needs to be rented out in order to qualify for their underwriting guidelines. Their incompetence has not only cost me a tremendous amount of time and effort but I am now $600 out of pocket, something that I could have easily avoided had AIM done their due diligence.Desired Settlement: I would like AIM to honor my original approval or refund my application/fee of $500 and $100 paid to the HOA for Budget Preparation reimbursed. I provided accurate and complete information up front and was qualified based on that same information.

Review: We experienced roof damage due to hail storm in April of this year. I sent adjuster report and insurance checks to AimLoan in early June and notified them that roof repair had been completed on June 20. Since the onset, AimLoan has sent two partial payments equaling half of total amount and continues to request additional paperwork that has prolonged the final payment. We keep getting a different story every time we have called and are given additional reasons for not releasing final payment. We have all dates, times, and names for all correspondence and conversations. At no point had we been given a list of all required paperwork in order to receive total payment.Desired Settlement: Desire to receive total payment and to require company to be more forthcoming with all requirements.

that we still needed the full Insurance Adjustor’s Report.On June 29, 2015, we received another claim check.

restricted escrow account on July 6, 2015.A letter was sent to you dated July 1, 2015, to

advise you that in order to bring the claim to a close, we would need an

inspection completed showing that all of the work had been completed. The

letter advised you to contact our office at any time to initiate the scheduling

of the inspection.On July 9, 2015, we sent a second notice, requesting

the full Insurance Adjustor’s Report.The inspection request was placed on July 20, 2015,

and the full Insurance Adjustor’s Report was received on July 21, 2015. Our

inspector vendor advised our office that they scheduled an appointment with you

for July 28, 2015 at 3 pm and your second installment was disbursed in the

amount of 3,561.38.We received the results of your inspection on August

3, 2015 which reflected the repairs were 100% completed. Your final installment

was disbursed from your restricted escrow account on August 13, 2015, in the

amount of $7,122.76 and sent electronically. Please accept our apologies for the concern and

I have used AimLoan twice for refinancing and once for purchasing

All those times AimLoan has had great rates and very quick processing

Review: I applied for mortgage loan for my new Home Purchase with AIMLoan on 24th of April 2013 and locked in my rate at 3.25% with 0.58 points - for 45 days. While applying for the mortgage I had mentioned about the home I currently own, and the mortgage loan processors [redacted] and [redacted] knew about it from the beginning. I had been following up with them since the day I started the loan and made sure they got everything they need from me. I had sent all the documents they requested by 10th of May. Only today (May 31st), I receive an email from my new loan processor [redacted] stating that my loan cannot be processed as a Primary Mortgage as I already own a home. I will have to sell my current home and have the sold document ready while closing my new property - or else I will have to declare the new property as an Investment home. Basically they took over a month and a week to get back to me to state that the quote they provided is invalid and they need to re-quote. The interest rate has gone up over 0.75% over the past month since I locked it. And I feel as if AIMLoan is trying to pull in all possible ways to stop me from getting the lower interest rate I locked in. I tried to convince that I will be selling my current home. But then they want the sale document for closing the new home. I'm afraid that I will be losing my locked interest rate due to AIMLoan.Desired Settlement: I would like AIMLoan to help me purchase my new home as per the approval provided to me earlier at the interest rate I locked at through AIMLoan.com mortgage lender.
