Review: homes were built including the roads leading into homes the roads were turned down - city would not approve the roads due to man holes sticking way up in the middle of lanes.

Halloween evening while taking my daughters trick treating we encountered a mass man hole cap that caused our vehicle to come to an abrupt halt both air bags were deployed , windshield busted and the under carriage is damaged. we have 5 witnesses and by standers . we made a police report, took photos of man hole cap and car and sent the estimate to have my vehicle repaired-at first they seem to cooperate to make it right but later shut down on all communication. I just want my car fixed it is the only vehicle I have to transport my family. the road is still illegal but they seem to not care about potential dangers or making good on their faulty work.. can someone please help me with this matter? I am going to file with small claim's . I really shouldn't have to go through all this . Review: I purchased a NEW CONSTRUCTION home from DR Horton in April 2014. At the time of signing the building contract in October 2013 we were told Comcast serviced the neighborhood for internet service. After we closed and moved in to the house we tried to set up internet with Comcast and were informed that our address was not serviceable by Comcast. After much research we learned that our area of the subdivision had never been wired for internet by Comcast or any other provider and the only internet available was satellite or cellular hotspot.

When we inquired with sales agent about Comcast availability from the sales agent she gave us the number for a rep who told us several times it would be available in a few weeks. This went on for several months until she stopped returning my calls. We were told in December by a sales rep that it was in the works and would be available in February but now that sales rep no longer works at our subdivision and we still have no internet. In addition, the neighborhood is still selling new construction homes without informing anyone about the internet situation and still list Comcast as the sole provider for the neighborhood.Desired Settlement: Provide affordable internet service to the 30+ homes that are affected. Stop the false advertising to new buyers. Refund or compensate those of us that have been paying $200.00 plus a month for cellular hot spot accounts so that our children can do school work and we can do work from home when required.

On January 28,2014 we signed a contingency contract on a home to be built in Sterling on the Lake, [redacted]. Our former house sold on May 22 and we had to put our furniture in storage because D.R. Horton Builder had never started the home on [redacted]. Because of the time factor they suggested we accept a home on Lot [redacted] that was already built, which we did, requesting modifications, including a screen porch. The porch is level with the ground and the door drags on the grass when opened. Also the door does not fit the frame- there is a gap at the top. We are missing one section of screen, one does not fit, and one was bent in half by the wind. The siding which was bowed has been patch-work repaired, which is still wavy; interior door frames were repaired, but left with nail holes and unpainted; paint cracks were repaired but left unpainted; 13 holes in the patio slab have not been repaired; the driveway has a gouged hole about a foot long by 9"; caulking has not been done between siding and posts on screen porch; there is a crack in one window frame. We have been visited by the Warranty Tech, [redacted], an inspector from D.R.Horton, and on site builders who have given us dates repeatedly as to when these items would be fixed and we are still waiting. The last date we were given was Sept.17. We have changed our schedule many times to accommodate their unrealized dates and have been inconvenienced repeatedly.

Review: My husband and I went to the D.R. Horton office in [redacted] in [redacted] back in I believe May of 2014, simply inquiring about what it would take to possibly purchase a home.

We both knew that we needed to work on our credit to make this happen. However, the agent [redacted] took us through the whole process of running our credit and drew up a contract and had us put down earnest money in the amout of $500, with a 100% gurantee that if we couldn't get approved for a home we would get that money back. We were also told that the loan officer would be in contact with us to give us information on a credit improving program, which we never recieved anything along those lines which was very disapointing because we were very serious about getting our credit in order so we could come back purchase a home from this home builder.

It is now the end of September and we still haven't recieved our $500 back. My husband has called, left messages and several emails for [redacted] over this long time period. Initially he told us that he was getting the paperwork together and that we shoud be recieving the money within a few weeks. Well, weeks turned into a month, my husband contacted him again and within a few days he got a response now telling us that we had to sign paperwork then fax it to him, so we did. I still have the comfirmation sheet from that fax. Again, we wait... no money was ever sent. So my husband had more failed attempts of getting in contact with the office. [redacted] finally responed and told us that he was sorry and that he would have a check for us and that he would call and we could come pick it up. And again... no call no money .

My husband emailed [redacted] once again, and it has now been about a week, and we haven't gotten a response.

So long story short, after almost 5 months of dealing with this we will not ever do business with DR Horton, and its unfortunate that one office(employee) can completely ruin ones perception of the entire business.

We are patient, understanding people but this has gone way to long. We just want our money back and then wash our hand clean of this situation.Desired Settlement: At very least, get our $500 back, and an apology of some sort.

I'm Homeowner who purchased a home a year ago, from D.R.Horton, America Builder, Lot 1357, December 19, 2014. On the right size of the house is a water drainage area, where the yard is always wet even when it's been sunny outside for 7 to 10 days. The grass was so wet you couldn't use a lawnmower , I email [redacted], Customer Service/ Warranty Manager on April 13,2014 and ask if someone can come and look at this problem. [redacted] referral this issue to Thomas E [redacted]. I spoke with Thomas on several occasions about this issue and yet nothing has been done. Around April 22, 2014 Mr. [redacted] on the first time out here, took some pictures of the ground and said he need his Supervisor or someone in a higher authority position to come by and look at the problem, and that I didn't need to be home. The second time I met with Mr. [redacted] he said it's been raining and he needs the ground to be dry. The grass is extremely high now on the side of the house, where the water sits in the ground. I spoke with Mr. [redacted] again on May 19,2014 and he said he put in a work order, and the Landscaping Dept. is extremely busy and he will notified them today. I sent an Email to [redacted] about the backyard on May 23,2014 and on May 27,2014. Mr. [redacted] email me back on May 28,2014, scheduled an appointment for June 6th, 2014. [redacted] and some contractors came over to fix the problem. The only thing they did was dump a couple of bags of sands down on the side of my house, which only moved the water to a different area, the backyard. Now 8months later the water drainage is back and worse. I can't even go outside in my yard with all the wet area in the yard. I email Mr. [redacted] on April 25, 2014 telling him about the yard,that the problem resurface and if he could have someone come look at the yard. [redacted] email me back telling me my warranty related to the drainage and grading has expired and D.R. Horton cannot assist me with this problem. I'm concerned about the Foundation of my home. I’m not sure what all the negative comments are about, because I love my DR Horton home! I have lived in it for a year now and I have not had any problems. The sales person and the builder were both very nice, helpful, and informative during the buying process. My home is very efficient. The highest energy bill I have gotten over the year I have been in the house was $89!! My home is 2161 square feet and its hot in Houston so I thought that was amazing! I shopped several other home builders in my area and DR Horton offered me way more from my money and I got a great quality home. All my neighbors and I always talk about how happy we are with our homes. In my opinion DR Horton is the best out there!!

The most upsetting experience we have had is with the construction supervisor [redacted]. During our walk thorough he had noticed his crew did not put final touch up paint on a few last minute stucco repairs. Jacob had guaranteed me personally, that he would return and touch up the paint while we went to sign for the keys. I returned home that evening to find the stucco not painted. We purchased our home in June of 2014, seven months later, NUMEROUS phone calls with him and his MANY EMPTY promises on his 'guarantee' they would be painted by end of day or following week have yet to be followed through upon. It saddens me to have had such a great experience with D R Horton and [redacted] who were honest and had integrity, to have [redacted] lose my trust in the company since he is the face of the company I see and deal with. Our home has been great and repairs needed though their warranty department have been fulfilled. Our family would certainly purchase a D R Horton home, as long as we do not have to deal with this construction supervisor. I feel his only concern was to lock in a great review on the closing survey, and once he talked the talk to get it he was done. Nothing was followed up on his end.

Review: I left messages with the local DR Horton in HI and then at the headquarters and they never responded. When my house was built by them, they failed to install a water shut-down valve. The valve is an absolute must if something bad would happen.Desired Settlement: Do their job and not just ignore me as private person.

There is a structural defect on the roof of my home causing significant water damage inside and out. DR Horton claims it is only a "roof leak" which is not the case. I have left 3 voicemails and contacted a manager, no response. . . .I need the issue repaired before more damage is caused inside my home and on the roof.Desired Settlement: I would like DR Horton to fix and replace the damamged materials. they also need to redesign the front of my house providing drainage for the water pooling on my roof.

Review: I have had multiple issues with this builder since January in building a home. I have requested someone to come fix the sprinkler system, I have contacted the sales counselor and construction manager on numerous occasions about the workers using my utilizes (water/electric), I contacted their big office located [redacted] only to be told over and over again that someone will call me which they have not. I have put tape over my electrical pole only for the tape to be removed, I try to turn the main water valve off everyday before I leave for work, but sometimes it is forgotten and I should not have to. The dryer vent was not connected upon move-in. I have now posted no trespassing signs on the electric pole in English and Spanish. This company is horrible and does not respond to any complaints.Desired Settlement: They (DR Horton) need to pay part of the utilities as I have contacted them on more than 3 occasions when we were home and caught them, not to mention who knows how many times when we have not been home.

We are expected to be home 24/7, in the chance that maybe a contractor will show up to fix a warranty item on our house. Masterbrand did go out to her home, they had to remove a part and will reschedule as soon as it comes in.

New South landscaping has been scheduled, however they have utility lines in the way and are waiting on locates in order to get this work done.

RBI needs to be rescheduled. We will get them back on schedule today.

Review: A slab leak occurred on the hot water line in our foundation to the kitchen sink in our DR Horton home. We were explained to that repairs were covered under our 10yr builder's warranty from DR Horton. It has now been 3 months since the claim was reported and repairs have yet to be completed. The repairs involved ripping up some tile floor in the kitchen which is continuous through most of the downstairs area of the house. Rather than replace the entire continuous tile, we were offered a different tile in the kitchen as the current tile could not be matched. The flooring company also suggested a "mat" style addition to the tile in the entry way which was approved, this has not been completed. Painting has not been completed. We were without the use of our kitchen for over 2 months, no compensation was offered for us having to order/dine out for every meal for 75+ days. No offer was made to move us out while repairs were completed. Contractors show up at random unscheduled times or not at all. Weeks pass between repairs. We are finally able to use out kitchen and appliances again, but no one was sent to clean up the mess left behind. Large parts of our home were covered in dust from the crews jack hammering and trenching the floors to run new water lines. More dust from tearing up and replacing the floors. They offered us a backsplash to match the new kitchen floor but that is yet to be completed as well. Our refrigerator, dishwasher, and in sink disposal were also damaged in the process of repairs. We requested new countertops to match the new tile we were forced to replace the old tile with, that request was denied. We feel like we have been treated as an afterthought by DR Horton and their warranty team and will be happy to spread the word about DR Horton's complete lack of customer service on every social and media outlet available. Phone calls both to their warranty person and corporate offices go unreturned for days, weeks, or completely.Desired Settlement: All continuous surfaces affected should be painted, including most of the downstairs ceiling and walls in the common areas. Backsplash and "mat" in hallway completed. Refrigerator, Dishwasher, and disposal repaired or comparably replaced. Counter tops replaced to match the new kitchen colors. Compensation for expenses while kitchen was unfit or unable to be used. A THOROUGH cleaning of all affected areas from top to bottom including AC ducts of dust and debris resulting from repairs. REPAIRS TO BE COMPLETED IN A TIMELY MANNER! IT HAS BEEN 3 MONTHS FOR A 2 WEEK AT THE MOST JOB!

Review: The covered patio on our home has leaked during storms from the time we closed on the house (May 2013). DRH's warranty services were contacted over the last 18 months, and numerous attempts fix the problem were attempted. Each time, the patio was left in a state of disrepair, and the attempted remedies failed. Nearly two years later, sections of the roof are still not repaired, and the customer service rep (and his supervisor), who were last at the house in early Jan 2015, stated at the time the issue would be ultimately resolved (and the back porch repainted) by Jan 10. I have not heard from either of them since that time. Each time a repair is attempted, there is no follow-up and months pass between successive attempts. There is no resolution.Desired Settlement: Damage has occurred to the roof over time to the roof in the repeated attempts to repair the core problem. We need the continued dripping resolved, all damage repaired, and the back porch painted (currently, the damanged sections are all white and the rest of the roof/patio is brown).

Review: We recently purchased a DR Horton home and purchased an upgrade shower door frame. The upgrade purchased was made based on a photo they provided of the product. When we moved in, the shower door that we saw on the photo NOT what was installed. We worked with DR Horton's customer service department for months to get this resolved and we were finally told that they will not provide the shower door shown in the photo nor give us a refund.Desired Settlement: DR Horton sold us an upgrade based on a photo of a product they said they were able to deliver. If they can't provide the product they should provide a refund.

Review: DR Horton contractors driving over our lawn. We live in Mostyn Manor in Magnolia, TX. They have been building a new house across the street from ours over the last couple of months. Their trucks delivering concrete blocks, bricks etc. continue to cause ruts in our lawn. We have contacted the company about 6 times and they won't call back. We even talked to one of their dirt dump truck's driver about the problem. That company even advised DR Horton that DR Horton was blocking the street forcing other trucks to drive over part of our front yard. My wife finally got a hold of the so called construction superintendent for our subdivision. He rudely denied they did it and advised his anonymous boss would call her back. He never did.

My wife and I have watched this happen on many occasions and have taken numerous pictures to document.Desired Settlement: The grass they destroyed is Zoysia (which is very expensive and not common in the Houston area). I would like it replaced, or Zoysia grass delivered and I'll replace, or a cash value of one pallet of zoysia grass.

Buyer BEWARE! We signed the contract in our house in February 2014. The house had already been started as it was under contract with another buyer who walked. We can certainly see why! Being that it was already started in the construction process, we had no say in anything that was put in the house. Seeing as though this was our first home, we were very excited and made weekly visits to document the progress. What we found were beer bottles all over the place. We used DHI for our mortgage as well and had a horrible time with both loan processors. They would request information, we would get it to them within 10 minutes and then a week later ask for the same document. The loan processor even went so far as to say if we couldn't give her a 10 on their precious survey, not to bother filling it out at all. Apparently they are held to high standards with this survey, however it does not reflect on their customer service and they certainly do not follow up with customers who submit less than perfect surveys. Now for the house...we were in the house 3 weeks and had a rainstorm. Water began to POUR in our back door. So bad that our hardwood floor is ruined. We called the builder immediately but no one called us back until 3 days later, 3 days of pouring rain later. A week later we were brought a new door, which leaked the very next rain storm. Another door was brought over but the hinges were on the wrong side and there was a HUGE dent in it. So we are still waiting (almost 2 weeks later) for a new door. Our hardwood needs to be replaced and the builder said it appears it may have leaked before we bought it due to the amount of flooring that is ruined. We have 4 walls that are crooked. The sub contractor (D.R. Horton subs EVERYTHING and does not have contractors of their own) that did the framing of the house came in & said the house was a mess & he wanted to know what the workers were smoking & drinking while on the job (well we know what they were drinking!) Our entire lawn is dead & needs to be replaced but apparently there is a shortage on sod so we have dead grass. All of our molding is beat to crap and all we keep hearing is "no house is perfect" maybe not but molding that has homes and dents caused by hammers SHOULD NOT be installed! We have tile that was not cut accurately so instead of redoing it, they filled a gap that is about 2 inches wide with grout. We have had other contractors giving us estimates on a fence or screen porch and we are embarrassed when they start pointing out poor craftsmanship. This house looks like it is 20 years old, not brand new. When you try to get some resolution to any problems you get passed around. No one is willing to take responsibility for any issues and the buck is passed & empty promises made. I encourage anyone in South Carolina who is considering a D R Horton house, to come look at ours. Your hard earned money will be better spent somewhere else. The website DRHortonSucks.com exists for a reason.

Review: I have contact DR Horton over a dozen times since August 2012 regarding the five water leaks in my 10-year old home. The leaks started in 2006 and I filed a warranty request on their website. but I still had to fight with them to communicate, much less come out to examine the problem and make the necessary repairs. They finally came out in August 2012, and they have made three attempts to repairs the leaks, but the damsge to the interior of the home remains. I have damaged sheet rock, damage to my hard wood floors, and a bulge in a wall, all in three different areas of my home. I finally painted the back door myself as my wife and I were embarrassed when, after several weeks, we could not get in touch with anyone at DR Horton to send 84 Lumber back out to paint the door, not to mention the damage they did to the trim around the door and to the floor by the threshold. I filed yet another request for warranty work on DR Horton's website recently and received notice that the original person that I dealt with was no longer with the company. The person responding promised to take care of my situation. That was two weeks ago and I have heard nothing back from them.
