Review: We purchased a new home 11/12/12. It's been a year of broken promises and missed appointment. Upon closing my wife was told there would be a 30 day walk through (never happened) the closing field supervisor changed and his replacement made the same promises and never followed up. Within a few months we had another supervisor take over the subdivision and like the others more excuses. We are now a year into ownership and no warranty work has been completed. New construction as we have found doesn't mean you get what you are paying for, the walls are not square throughout the entire house, window not finished during construction with trash from installation still in the window seal, correction marks on the walls throughout the house from drywall installation, the walls were never painted, my wife picked a color during construction which was charge in the price of the house, only to receive a refund of the cost of the paint not the labor, of course the labor was figured in the total estimate. After several emails sent with no response I started sending warranty request via their website, and some to respond from customer service. I was shocked how fast she replied........ Thinking finally we would get this taken care of NO!!!!! An email was sent from the customer service representative to my wife and included the current field supervisor whom I've spoken over 6 months ago about the issue for another appointment on 11/14/13. We were home all day, no call, no show..... One of our neighbors is having some of the same issues... He give the number to the field supervisors boss, so I reluctantly called and didn't leave a message. Yes, he called me back and after brief conversation he promised he would speak with the field supervisor and get back with me. I wasn't expecting him to follow-up because that would be the right thing do, but he did via email, stating the appointment was over look!!!!!! Strange as it sounds that's just how we feel OVERLOOKED!!!!! After a year the house has settled and we have more issues nail pops, cracked joint in the walls, seams showing the drywall, and nothing done to correct it....Desired Settlement: Finish the job to our satisfaction........

D R Horton was most negligent planting sod on beds of rocks and stones. Then, poorly watered it the day before and day of Closing/Settlement. My Real Estate witnessed the final planting of sod the morning of my Closing/Settlement date on March 29, 2013.

I am still raking up tons of rocks and stones before planting new grass seeds. I just replanted 85 percent of my entire lawn the past two weeks which cost me an additional $1000.00 dollars.

The original sod had tons of weeds and watermelon type plants growing out of it. [redacted] bent down and picked up the sod and determined it was bad sod.

These are some pictures of D R Horton planting sod irresponsibly upon beds of rocks and stones on

March 28, 2013. I had a representative that visited my home the morning of my “Closing/Settlement” date March 29, 2013 and proved the sod was poorly watered and more sod was being planted. (I have those pictures.)

I must have wasted whatever it cost for a tractor trailer loaded with sod for my home probably $5000.00 to $6000.00 dollars. D R Horton should refund the $5000.00 to $6000.00 dollars refund for

“Irresponsible planting of expensive sod!!” I reiterate that $3000.00 dollars was spent on [redacted]’s grass seeds, [redacted]’s Turf Builder, organic soil, watering for months, pulling weed from strange watermelon type plants growing form the sod and happening to the present day!!

Note: Sod nor grass seeds will grow on rocks and stones. Plus, I did not care for the red clay and would preferred organic black soil to give the sod a chance to grow. My sod died within 5 to 7 days no matter how much water was provided!!!

Plus, the next door neighbor who had not closed on their home was provided professional water service for their lawn for many weeks before closing on May 3, 2013. The neighbor’s lawn looks like a golf course. I complained and told D R Horton it was a clear case of “Racial Discrimination”!!

(I have pictures to prove that too!)

This was supposed to be my “Walk-Thru Inspection” on March 28, 2013 the day before I closed. It was not ready when I arrived and never was!! [redacted] told me he has teams of maid service, painters, etc to finish my home that day on March 28, 2013. I took photos of every room too. I actually never receive my proper “Walk-Thru” before purchasing my home!!

The house was not ready and a rush job was being done to my home so D R Horton would meet its goal to have a house built before the end of March 2013. I was the first homeowner to move into “Woods of Breckenridge”. I successfully completed my “Closing/Settlement” the next day (March 29, 2013).

Note: D R Horton Construction Superintendent, Walter S. Culver, present during the terrible sod planting upon beds of rocks and stones in my back yard. He did not correct them!!

To: D R Horton I, [redacted] A [redacted], had my closing/settlement date on March 29, 2013 for my new home. I had to call and write letters continuously to ensure my 90 day inspection took place which was two weeks later. I was told that three more things would happen during May 29, 2013: 1) My entire home would receive caulking from such poor caulking jobs. (This includes inside and outside.) 2) The width of my backyard connecting to the forest was supposed to have a small bulldozer to remove all wild thickets, weeds, stones/rocks. Then, bring soil to plant sod. (I refused placing pine straw to increase the growth of bugs and snakes!) I attempted to make a division line with the end of my backyard and thickets. D R Horton had a bulldozer to remove thickets and wild plants/weeds during May 2013. Then, left a wide dirt road. More thickets and wild weeds grew three times worse!! I injured myself during June 2013 attempting to remove thickets and weeds. I immediately went to the Emergency Room while chopping weeds and thickets with a hoe and diagnosed with Neurothapy. I am suffering for three months with nerve damages from chopping weeds and thickets in my back yard. D R Horton promised during my 90 day walk through inspection to return and bring soil along with planting sod. It never happened and now my regular backyard is being destroyed with wild plants and weeds!! 3) My third bedroom door is difficult to open and gets stuck trying to open and close it. It makes a loud noise. 4) My sidewalks and driveway were never pressure washed and still discolored with stains from building my home. (I noticed the other homeowners homes were pressure washed upon my request during May 2013. I took pictures to prove it too but my home was never pressure washed.) This needs to be done near the end of the work day. It is bad enough to hear construction noises starting at 7:00 am since April 1, 2013. Some vendors were working on Saturday and Sunday banging and making noises. My family has lost a lot of sleep since April 2013 to August 22, 2013. Please stop Roll Off Services, Incorporated from disturbing the peace at 4:30 am, 5:00 am, 5:30 am, 6:00 am. and more. (The driver was so afraid this morning with me taking pictures. He told me his boss told him to come early while the crew was not here. I told him it is not his fault. The boss or D R Horton should be more considerate and arrange for the full trash bins to be emptied between 5 pm – 6 pm near the end of the shift. I took pictures for proof. Also, two tractor trailers come very early in the morning around 5:00 am loaded with sod. This happens every time a home is near completion or about to have a closing/settlement date. Again, please have the tractor trailer deliver sod at 7:00 am in the morning. Most time, the five men crew do not lay the sod until 8:15 am. or later.Desired Settlement: I want D R Horton to give me a letter, phone call, and personal apology along with a check for the cost of a fully loaded tractor trailer with sod.

correspondence in with regards to the above-mentioned complaint, in reference

to Mr. [redacted] submittal to the Revdex.com, dated October 15, 2013.Mr. [redacted] closed

on the above-mention property March 29, 2013.

Shortly there-after, he contacted D.R. Horton with concerns related to

his sod dying and clearing of the remaining rear section of his property. Mr.

[redacted] was informed that the rear section of property is left in its natural

state and will not be cleared He was

also informed that upon occupancy of his property, it is his responsibility to

maintain all sod, trees, and shrubbery as these items are excluded from any

warranty coverage, as per the provisions of the Limited Warranty and as

included in his sales contract. On August 30th,

I personally meet with Mr. [redacted] to review these concerns as well as other

misc. warranty issues. In our inspection

of his landscaping, Mr. [redacted] again indicated that D.R. Horton should clear the

remaining rear section of his property and reimburse him the costs associated

with his having to perform repairs to both.

It was apparent at this time that the sod was in a state of shock and

several areas which had died. Again we

discussed that this was not covered by his Builders warranty and D.R. Horton

would in all probability not reimburse him any remedial costs, but I would

review his concerns with management. I spoke with Mr.

[redacted] on October 15th, and informed him that his request for

reimbursement was denied.The installation

of Mr. [redacted] landscaping was initiated the day prior to his closing and

completed the day of closing. This was

not a situation where the landscaping was installed prior to closing and not

maintained by D.R. Horton. Contrary to

Mr. [redacted] statement of “racial discrimination” in that the neighboring home was

being water by D.R. Horton prior to its closing; this is the responsibility of

the Builder to maintain the lawn until the time of closing, on any home. Subsequently, with Mr. [redacted] landscaping

being installed at time of closing, from that time forward, all maintenance

responsibility (watering) was solely his. (I have attached previous

documentation of the most recent correspondence with Mr. [redacted] as well as

photos of his lawn at time of installation. Note that these photos were taken

by Mr. [redacted] the day prior to closing and that the sod is green, alive and in

good condition at time of installation.)In closing, D.R.

Horton will continue to honor any and all warranty requests submitted by Mr.

[redacted], so long as these requests are within the contents of the Limited Warranty

provisions and his sales contract.

[To assist us in bringing this matter to a close, we would like to know your view on the matter.]I, [redacted], noticed the next day after closing on March 29, 2013 that most of my sod

died and turned a combination of light brown, white, and extremely pale green

colors. The sod would have never died in less than 24 hour but was horrible sod

planted on rocks and stones. Plus, it was poorly watered between March 28 and

March 29 because of the water pipe bursted unexpectedly in the front yard!! The

busted water pipe stole time away from the landscaping staff. Plus my

Real Estate Agent visited my home the morning of my

"Closing/Settlement" date and informed me that my sod was already

dying that morning on March 29, 2013. My sod was poorly watered by D R Horton

and did not get a fair chance to grow on top of rocks and stones. (Notice it on

all of my pictures that rocks and stones dominate my property. However, the

landscaping staff could care less and negligently continued to plant sod on

stones and rocks!! That is

why I am asking for my sod reimbursement because D R Horton utilized

"Unfair Business Practices". It took an entire flat bed tractor

trailer to ship sod to my new home. D R Horton negligently used my money by

planting a poor quality sod product during March 28 and March 29 . March 29,

2013 was my (Closing/Settlement Date). My entire lawn was mostly destroyed with

extremely dried and bad sod dying. I spent

over $3500.00 dollars to actually have a nice lawn which took me four months to

complete. June, July, and two weeks of August were the months that I suffered

from Neurathapy while working in my back yard chopping weeds. The hoe hit

several rocks and stones hidden below the weeds at the edge of my back yard

sending electrical shock through my body. I had to

lay around and rest 2 1/2 months from my injuries in my left hand, left arm,

left shoulder, and left upper back. It destroyed the quality of my life during

that particular time. Plus, I incurred additional medical expenses with my

Neurologist and Acupuncture Doctors. I have removed rocks and stones for four

months while planting my lawn. There are

other discrepancies with my home that have not been repaired or replaced. My

home was vandalized for two weeks before my Settlement Closing Date. The

Construction Superintendent failed to contact the Sheriff nor inform higher

official with D R Horton. I called the Sheriff March 30, 2013 to report the

vandalism which covered two weeks time period. A Sheriff Patrol was put in

force. I am waiting on D R Horton to keep its word. Very

Disappointed! [redacted]Retired Military...Permanently, Totally, & 100 Percent

Disabled through military connected disablilties.

Review: dr Horton does not honor warranty!

Company is not compliant on warranty. We have been dealing with company for the past 6 months to get warranty issues taken care of.Desired Settlement: For them to do the work they have promised in a timely fashion.

Review: My husband and I went to the D.R. Horton office in [redacted] in [redacted] back in I believe May of 2014, simply inquiring about what it would take to possibly purchase a home.

We both knew that we needed to work on our credit to make this happen. However, the agent [redacted] took us through the whole process of running our credit and drew up a contract and had us put down earnest money in the amout of $500, with a 100% gurantee that if we couldn't get approved for a home we would get that money back. We were also told that the loan officer would be in contact with us to give us information on a credit improving program, which we never recieved anything along those lines which was very disapointing because we were very serious about getting our credit in order so we could come back purchase a home from this home builder.

It is now the end of September and we still haven't recieved our $500 back. My husband has called, left messages and several emails for [redacted] over this long time period. Initially he told us that he was getting the paperwork together and that we shoud be recieving the money within a few weeks. Well, weeks turned into a month, my husband contacted him again and within a few days he got a response now telling us that we had to sign paperwork then fax it to him, so we did. I still have the comfirmation sheet from that fax. Again, we wait... no money was ever sent. So my husband had more failed attempts of getting in contact with the office. [redacted] finally responed and told us that he was sorry and that he would have a check for us and that he would call and we could come pick it up. And again... no call no money .

My husband emailed [redacted] once again, and it has now been about a week, and we haven't gotten a response.

So long story short, after almost 5 months of dealing with this we will not ever do business with DR Horton, and its unfortunate that one office(employee) can completely ruin ones perception of the entire business.

We are patient, understanding people but this has gone way to long. We just want our money back and then wash our hand clean of this situation.Desired Settlement: At very least, get our $500 back, and an apology of some sort.

On January 28,2014 we signed a contingency contract on a home to be built in Sterling on the Lake, [redacted]. Our former house sold on May 22 and we had to put our furniture in storage because D.R. Horton Builder had never started the home on [redacted]. Because of the time factor they suggested we accept a home on Lot [redacted] that was already built, which we did, requesting modifications, including a screen porch. The porch is level with the ground and the door drags on the grass when opened. Also the door does not fit the frame- there is a gap at the top. We are missing one section of screen, one does not fit, and one was bent in half by the wind. The siding which was bowed has been patch-work repaired, which is still wavy; interior door frames were repaired, but left with nail holes and unpainted; paint cracks were repaired but left unpainted; 13 holes in the patio slab have not been repaired; the driveway has a gouged hole about a foot long by 9"; caulking has not been done between siding and posts on screen porch; there is a crack in one window frame. We have been visited by the Warranty Tech, [redacted], an inspector from D.R.Horton, and on site builders who have given us dates repeatedly as to when these items would be fixed and we are still waiting. The last date we were given was Sept.17. We have changed our schedule many times to accommodate their unrealized dates and have been inconvenienced repeatedly.

On the right size of the house is a water drainage area, where the yard is always wet even when it's been sunny outside for 7 to 10 days. Review: DR Horton contractors driving over our lawn. We live in Mostyn Manor in Magnolia, TX. They have been building a new house across the street from ours over the last couple of months. Their trucks delivering concrete blocks, bricks etc. continue to cause ruts in our lawn. We have contacted the company about 6 times and they won't call back. We even talked to one of their dirt dump truck's driver about the problem. My wife finally got a hold of the so called construction superintendent for our subdivision. He rudely denied they did it and advised his anonymous boss would call her back. He never did.

Review: The covered patio on our home has leaked during storms from the time we closed on the house (May 2013). DRH's warranty services were contacted over the last 18 months, and numerous attempts fix the problem were attempted. Each time, the patio was left in a state of disrepair, and the attempted remedies failed. Nearly two years later, sections of the roof are still not repaired, and the customer service rep (and his supervisor), who were last at the house in early Jan 2015, stated at the time the issue would be ultimately resolved (and the back porch repainted) by Jan 10. I have put tape over my electrical pole only for the tape to be removed, I try to turn the main water valve off everyday before I leave for work, but sometimes it is forgotten and I should not have to. Review: A slab leak occurred on the hot water line in our foundation to the kitchen sink in our DR Horton home. We were explained to that repairs were covered under our 10yr builder's warranty from DR Horton. It has now been 3 months since the claim was reported and repairs have yet to be completed. The repairs involved ripping up some tile floor in the kitchen which is continuous through most of the downstairs area of the house. Rather than replace the entire continuous tile, we were offered a different tile in the kitchen as the current tile could not be matched. The flooring company also suggested a "mat" style addition to the tile in the entry way which was approved, this has not been completed. Painting has not been completed. We were without the use of our kitchen for over 2 months, no compensation was offered for us having to order/dine out for every meal for 75+ days. No offer was made to move us out while repairs were completed. Contractors show up at random unscheduled times or not at all. Weeks pass between repairs. We are finally able to use out kitchen and appliances again, but no one was sent to clean up the mess left behind. Large parts of our home were covered in dust from the crews jack hammering and trenching the floors to run new water lines. More dust from tearing up and replacing the floors. They offered us a backsplash to match the new kitchen floor but that is yet to be completed as well. Our refrigerator, dishwasher, and in sink disposal were also damaged in the process of repairs. We requested new countertops to match the new tile we were forced to replace the old tile with, that request was denied. We feel like we have been treated as an afterthought by DR Horton and their warranty team and will be happy to spread the word about DR Horton's complete lack of customer service on every social and media outlet available. Phone calls both to their warranty person and corporate offices go unreturned for days, weeks, or completely.Desired Settlement: All continuous surfaces affected should be painted, including most of the downstairs ceiling and walls in the common areas. The most upsetting experience we have had is with the construction supervisor [redacted]. During our walk thorough he had noticed his crew did not put final touch up paint on a few last minute stucco repairs. Jacob had guaranteed me personally, that he would return and touch up the paint while we went to sign for the keys. I returned home that evening to find the stucco not painted. We purchased our home in June of 2014, seven months later, NUMEROUS phone calls with him and his MANY EMPTY promises on his 'guarantee' they would be painted by end of day or following week have yet to be followed through upon. It saddens me to have had such a great experience with D R Horton and [redacted] who were honest and had integrity, to have [redacted] lose my trust in the company since he is the face of the company I see and deal with. Our home has been great and repairs needed though their warranty department have been fulfilled. Our family would certainly purchase a D R Horton home, as long as we do not have to deal with this construction supervisor. I feel his only concern was to lock in a great review on the closing survey, and once he talked the talk to get it he was done. Nothing was followed up on his end.

I’m not sure what all the negative comments are about, because I love my DR Horton home! I have lived in it for a year now and I have not had any problems. The sales person and the builder were both very nice, helpful, and informative during the buying process. My home is very efficient. The highest energy bill I have gotten over the year I have been in the house was $89!! My home is 2161 square feet and its hot in Houston so I thought that was amazing! I shopped several other home builders in my area and DR Horton offered me way more from my money and I got a great quality home. All my neighbors and I always talk about how happy we are with our homes. In my opinion DR Horton is the best out there!!

Review: I purchased a new home from DR Horton in 2006 but I recently discovered the ceiling in my living room developed a wet spot and stain. Upon further investigation I realized the 2nd floor master bathroom was the source of the leak. During the removal of the shower tile, drywall, mortar and associated building materials I discovered some significant issues with the initial installation and construction of the shower. Below is a summary of the water damage, mold and installation short-cuts. I can provide pictures if warranted.

- The shower interior was lined with standard drywall, not the cement board (aka WonderBoard™) that should be used in wet construction areas such as showers. The bottom 6 inches of the sheetrock was soft, wet and covered with black mold.

- There was a 4” piece of WonderBoard™ on the perimeter of the shower base. This strip was attached with nails, some below the mortar and tile of the shower floor. This created over 30 penetrations of the shower liner during installation…numerous potential slow leak points.

- The shower drain was improperly installed. The hole was cut in the center or the plywood but was not sloped and made too large. This allowed the drain to fall through the subfloor. There were screws placed around the circumference of the drain, used as wedges to keep it from slipping through the subfloor. The drain was sealed with expansion foam or similar material to prevent an immediate leak.Desired Settlement: Reimbursement for the cost of water / mold damaged materials: $3,800.

Review: Since November/December of 2013 I have reported an issue with my kitchen and bathroom cabinets. My house was purchased on March 2013 and a few months after moving in, the cabinet's paint began to fade. There are approximately 8 cabinet doors and drawers with paint fading. The customer service representatives that have been "in charge" of this issue have done nothing to resolve it. It has been almost 4 months and we are still dealing with this issue. 5 cabinet doors and 2 drawers were replaced. The cabinets now look uneven. The cabinet company employee who came to replace the doors recommended all cabinets be replaced. He noticed the damage and mentioned that it looked like a factory defect. He also warned us not to use any cleaning products like Old English or Pledge stating the reason for this is that the wood will only absorb the oil and make the paint finish look uneven just like our cabinets look. This warning interferes with what DR Horton's cleaning crew did which was to clean all cabinets with Pledge oil. The DR Horton cleaning crew also noticed the difference in paint and finish.
