Review: I have contact DR Horton over a dozen times since August 2012 regarding the five water leaks in my 10-year old home. The leaks started in 2006 and I filed a warranty request on their website. but I still had to fight with them to communicate, much less come out to examine the problem and make the necessary repairs. They finally came out in August 2012, and they have made three attempts to repairs the leaks, but the damsge to the interior of the home remains. I have damaged sheet rock, damage to my hard wood floors, and a bulge in a wall, all in three different areas of my home. I finally painted the back door myself as my wife and I were embarrassed when, after several weeks, we could not get in touch with anyone at DR Horton to send 84 Lumber back out to paint the door, not to mention the damage they did to the trim around the door and to the floor by the threshold. I filed yet another request for warranty work on DR Horton's website recently and received notice that the original person that I dealt with was no longer with the company. The person responding promised to take care of my situation. That was two weeks ago and I have heard nothing back from them.

other than an industrial hygienist visit, no other action has been taken thus far.

Buyer BEWARE! We signed the contract in our house in February 2014. The house had already been started as it was under contract with another buyer who walked. We can certainly see why! Being that it was already started in the construction process, we had no say in anything that was put in the house. Seeing as though this was our first home, we were very excited and made weekly visits to document the progress. What we found were beer bottles all over the place. We used DHI for our mortgage as well and had a horrible time with both loan processors. They would request information, we would get it to them within 10 minutes and then a week later ask for the same document. The loan processor even went so far as to say if we couldn't give her a 10 on their precious survey, not to bother filling it out at all. Apparently they are held to high standards with this survey, however it does not reflect on their customer service and they certainly do not follow up with customers who submit less than perfect surveys. Now for the house...we were in the house 3 weeks and had a rainstorm. Water began to POUR in our back door. So bad that our hardwood floor is ruined. We called the builder immediately but no one called us back until 3 days later, 3 days of pouring rain later. A week later we were brought a new door, which leaked the very next rain storm. Another door was brought over but the hinges were on the wrong side and there was a HUGE dent in it. So we are still waiting (almost 2 weeks later) for a new door. Our hardwood needs to be replaced and the builder said it appears it may have leaked before we bought it due to the amount of flooring that is ruined. We have 4 walls that are crooked. The sub contractor (D.R. Horton subs EVERYTHING and does not have contractors of their own) that did the framing of the house came in & said the house was a mess & he wanted to know what the workers were smoking & drinking while on the job (well we know what they were drinking!) Our entire lawn is dead & needs to be replaced but apparently there is a shortage on sod so we have dead grass. All of our molding is beat to crap and all we keep hearing is "no house is perfect" maybe not but molding that has homes and dents caused by hammers SHOULD NOT be installed! We have tile that was not cut accurately so instead of redoing it, they filled a gap that is about 2 inches wide with grout. We have had other contractors giving us estimates on a fence or screen porch and we are embarrassed when they start pointing out poor craftsmanship. This house looks like it is 20 years old, not brand new. When you try to get some resolution to any problems you get passed around. No one is willing to take responsibility for any issues and the buck is passed & empty promises made. I encourage anyone in South Carolina who is considering a D R Horton house, to come look at ours. Your hard earned money will be better spent somewhere else. The website DRHortonSucks.com exists for a reason.

Review: I purchased a home from DR Horton in September of 2013. Their standard process is to have a warranty walk-through at 4 months, and then again at 11-months. Due to a roof leak and several other issues, I had my initial 4 month walk-through at roughly 3 months. At that time, we noted many issues that needed resolution. Over the course of the next 9 months, only a handful of those issues were resolved. At one point, I was calling the warranty representative daily to discuss progress and scheduling of repairs.

We had our 11 month walk-through probably about 15 months after purchasing the home, due to scheduling issues with the warranty representative. At the time of this walk-through, we added several more issues, and covered all of the remaining 4-month issues that were not resolved.

We are now several months after the last walk-through, and there are still issues that have not been resolved. There are a couple of major issues that they refuse to schedule contractors for and address. The biggest being drainage issues and grading of the lot. We have standing water in our backyard constantly, and when a heavy rain happens, we get pools of water up to the edge of our foundation. Other lots were graded such that their runoff goes into our yard, causing even more problems.

The builder warranty group has not addressed these issues. They claim to have landscapers, but we have never been contacted by them, nor have we seen them at our house. The builder seems to try and ignore the issue, hoping it will go away.

Additionally, we have a master bathroom shower that we cannot use due to leaks. We have had several vendors out to "repair" the issue, but we still have leaks and wet drywall around the shower.

Overall, the warranty provided by the builder has been extremely disappointing. They try to ignore issues and avoid repairs, hoping that we will go away and drop the issues.Desired Settlement: I want the builder to promptly address the remaining warranty issues, and most importantly, address the drainage issues with my home. Drains need to be added to address the runoff from other lots, and the drainage in my lot needs to be addressed. Standing water next to my foundation wall is not acceptable.

The shower needs to be repaired. The tile needs to be removed, leaks need to be addressed, and damaged drywall needs to be repaired. The shower floor needs to be properly sloped so that water will drain properly, and tiles will need to be re-installed.

In doing my first research on the shower. Mr. [redacted] found the leak on the 14th this week. We are scheduling for Atlanta Flooring to qc the tile to determine if it is missing grout or has to be torn out and retiled at the shower door. As soon as the QC has visited his home and determined the cause we will then repair the sheetrock, trim and paint where needed from the repair. I will call him and schedule an appt to visit him regarding his drainage next week I will attempt to have this appt approx 48 hours after the rain stops, which lasted looks like I will schedule the latter part of next week. I an appointment scheduled to have the QC from the tile installation company come look at the shower. So far, their indication is that they will only re-caulk the shower, which has been done two times already over the course of 1 year.

Review: I have been dealing with substantial amounts of water leaks in my home to which the carpet in my living room has been saturated on more than one occasion. DRHorton hired [redacted] plumbing to repair water leaks & [redacted] to repair my walls,cabinets,painting,insulations & carpeting damaged from the water leaks that occurred in my home. And have yet to complete the work that is needed in my home. During several phone calls I have found [redacted] who is employed by DRHorton to be unprofessional,condescending & rude in coming to a reasonable solution. [redacted] who is employed by [redacted] to which this company was hired by DRHORTON has shown the same type of behavior as [redacted] assured me that once the repair guy for [redacted] came & evaluated my carpet to see if it needed to be replaced that it would be done. On that note when the repair guy indeed stated that the carpet did have molding. [redacted] brushed it off & had [redacted] from [redacted] who over sees all the workers from [redacted] contact me & felt the need to try & convince me as [redacted] attempted to, that the carpet wasn't molded without ever looking at it. Especially when the repair guy that works for them stated different. I emailed a complaint to DRHorton and have yet to get a response from them. I also made them aware of how I suffer from allergies as well as my 9 year old to which he also suffers from asthma. To this day I still have the same molded carpet they refuse to replace. I hope for resolve regarding this matter. Your immediate response regarding this matter would be greatly appreciated.

The Warranty Manager of the San Antonio division offered his assistance to Ms[redacted] and she refused, she surmised if she did not allow access to her home we would be forced to replace the carpet. The remediation contractor explains it best below also, attached are pictures of the damage area. [redacted] job came in November 14th . There was a lot of difficulty reaching the homeowner, several attempts to contact the homeowner were made without response. [redacted] (the carpet professional) stopped by while looking at another job in the neighborhood and was able to speak with Mrs[redacted] and inspect the damages. The carpet in the living room as well as the wall shared with garage was saturated, exterior wall under the window in living room was also damp. The drywall and insulation needed to be removed in those areas and the carpet needed to be pulled back for padding removal and drying. Mrs[redacted] stated she didn't want any repairs to begin until after Thanksgiving wee[redacted]d because she was having company. [redacted] was able to convince her to allow us to remove all of the wet drywall and cover with plastic however she would not allow us to pull up the carpet until after the holiday. Mrs[redacted] stated that because this was the second leak, she requested new carpet replacement. [redacted] informed her that we were not authorized to make that decision but that it would not be necessary to replace the carpet after it was dried, cleaned and the padding replaced. It was agreed upon to start this process and try pulling the carpet and removing the padding to allow for sufficient drying before proceeding, however during the appointment after the drywall repairs were made on December 11th, Mrs[redacted] would not allow Felipe to pull the carpet and stated again that she would like it replaced with new carpet. [redacted] spoke with Mrs[redacted] at that time over the phone. She stated that the carpet was molding and anything other than new carpet replacement would be acceptable. An appointment was set for [redacted] to return to the home to inspect the carpet for mold between 10am-12pm on December 12th but the homeowner was not at home or reachable by telephone when he arrived. [redacted] left several messages and also put his business card in the door but never received a return phone call or response after that day. In summary, D.R. Horton diligently tried to make right Ms[redacted]’s issue. Upon reviewing the response from DRHorton. It is with regret that they have they're facts confused. In the beginning it is true that getting a hold of me was not easy. But once contact was made I was diligent it getting this problem resolved. They being DRHorton & Premier began to give me the run around. As for [redacted] he did not conviince me into having work started in my home before the thanksgiving holidays. I was concerned with making sure all needs we're going to be met to keep my home safe for my the guest. I indeed wanted resolve ASAP. As for [redacted] & [redacted], they continued to go back on the promises they made in resolving the matter to my full satisfaction. As well as talking @ me lacking respect which was also being done to my fiancé I have text messages from [redacted] promising to replace my carpet if mold was found. And than changing his mind after the fact. As for [redacted], he was the one that determined & confirmed that the carpet did have mold & needed to be replaced. We immediately called [redacted] to inform him of what [redacted] discovered & confirmed as mold on carpet. To which [redacted] stated before that if mold indeed was present the carpet would be replaced. He went back on his word & made excuses. [redacted] than called me shortly after my fiancé spoke to [redacted]. And was being so rude in trying to explain away what they're own coworker discovered as not being mold without even setting foot in my house on that day of the findings. We set up to meet the following day & I specifically gave [redacted] a window of time as to how long I would be home because I had prior obligations I had to meet regarding my son. [redacted] was instructed to come to my house before 12 noon. I had a neighbor inform me later in the evening that some man came by my house about 12:15 pm, which explained the card that was left by [redacted] knowing good & we'll I wasn't going to be home. Christianson plumbing is also contracted by DRHorton & all the leaks I've had in my home are not isolated to my residence alon according to the plumbers that worked in my home. To which they even stated, upon entering my home they immediately picked up hype strong order of musty & mildew. Also I have had more than two leaks. And [redacted] along with [redacted] & all the plumbers that entered & or worked in my home were told by my fiancé & I that the carpet was saturated twice!!!! I am in the medical field. And [redacted]s bogus explanation regarding clean water from clean pipes won't he cause mildew. I beg to differ, stagnant,sitting water can & will become a health hazard. I'm not asking for my entire home to be recarpeted!!!! Only the living room since it it has already gone thru 5 water leaks, 3 wich saturated my carpet!!! I'm certain [redacted] & [redacted] would of expected the same if it happened in they're homes. I will not except DRHorton & premier cutting corners to save money by placing my life & especially my nine year old sons health in jeopardy due to they're lack negligence @ our expense! It is unexceptable & I will not tolerate it!!!! Especially when the people they sent out to do some of the repairs all came to the same conclusion about mold & the stanch of mildew order in my home. My subdivision continues to have an ongoing problem with major water leaks & damage caused to these homes. The media should be made aware of this major problem we the residents in Riata subdivision are facing! And for the record the work that was begun before the thanksgiving holiday was supposed to be followed up for completion on that wee[redacted]d. They never came until two weeks later after I called to find out what the hold up was.

Review: My wife and I went under contract with DR Horton to build a Grayson model home on their Vineyards on Lake Wylie development [redacted].

At this time we requested specialized plumbing, wiring, and gas lines needed to finish our kitchen and outdoor living space after closing as the builder was not willing or able to provide this service. We were told that the plumbing and wiring would not be problematic and would just have to give the specifics at the design phase after we were under contract.

The design phase is about 6 weeks after going under contract. At this point we were told that our needed wiring, plumbing, and gas tubing would not be done by the builder and would have to be done by us after closing at our expense. Had they told us upfront that they were unwilling to accommodate our special construction needs we would not have entertained a contract and tied up 9000 USD of our financial resources.

Given the likely sunk cost of the 9000 USD and the time spend on this deal we decided that it was cheaper to proceed than to risk losing the 9000 USD deposit and time spent.

The next shoe to drop was when we conducted a private inspection on the frame, wiring, utilities, and plumbing. Our licensed code inspector found a number of code violations and negligent installations that voided warranties. Specifically the builder:

1. Damaged the insulation on the low pressure cooling lines. The remediation was to fix the insulation at arm’s reach and ignore the rest, and lie and say it was all fixed.

2. Did not properly support any of the bathtubs / showers and thus voided all of their manufacturer’s warranties. The remediation was to say that this is the way they have always done it and that it might squeak if they were supported as the installation instructions required.

3. Ran the dryer vent 5 feet longer than code allows. Remediation: Claimed that it was ok be cause most dryers can deal with a length that long, and that it would cause further code violations to move the dryer vent.

4. Did not insulate the Y connections in the HVAC ducts. Remediation: None. Per code this is not a requirement, it is merely a code recommendation.

5. Placed the living room wire conduit against the hot dryer vent. Remediation: Placed some bat insulation between the two as a cosmetic fix. Given that the tub itself failed the code inspection and needed to be moved the inspector did not comment on this. This is a fire hazard in my opinion as the future occupant.Desired Settlement: My desired outcome is that I would like DR Horton to be obligated to fix the safety issues in such a fashion that my wife and I and comfortable to live in this dwelling.

Furthermore, I would like DR Horton’s unfair dealing practices to go on record. Their process of going under contract is exploitive of consumers because they verbally promise what you want, and tell you that the time to hash that out on paper is at some arbitrary future date. However, they want the money upfront. It is unlikely that consumers would have enough experience purchasing houses to learn how to protect themselves from their manipulative business tactics.

We had the opportunity to meet with the customer, [redacted] regarding his concerns stated in his complaint with the Revdex.com.

When we contracted with Mr. [redacted] we did not agree to any custom wiring, plumbing or gas lines at he stated. We explained at the time contract that we are not a “custom” home builder and he would have to do these items after closing as this was not an option with DR Horton. When the misunderstandings were expressed at the time of our pre construction meeting with the customer we clearly reiterated our position that we would not be able to accommodate his “custom” requests.

At this time we also offered the customer the option to cancel his contract with a full refund of Earnest Money and Option Money totaling $9,000.

Mr. [redacted] decided to still proceed forward with our contract understanding that we would build and deliver the home he had contracted for.

We have explained to Mr. [redacted] both verbally and in our contract that we build our homes to meet code requirements. We do not make changes to our homes from recommendations that are not code requirements.

The customers are in breach of our contract section 9.a.(1)(a). therefore we will be issuing a notice of termination. To show good faith to the customers we will be issuing a full refund of their Earnest Money and Option Money totaling $9,000.

I reject DR Horton’s response on a factual basis:

When I initially went under contract with DR

Horton they informed me they were not a “custom” builder. They did not offer an explanation as to

exactly what this meant. When I asked

for details they said that they could not make any structural changes to the

floor plan. This was agreeable. When as asked for some non-structural changes

they said that was fine, and they I needed to communicate that to the

construction manager. We entered into

the contract in late May.

It was not until August that we were told that

adding extra outlets was also defined as “custom” work. So Horton was untrue in stating that this was

disclosed at the time of entering into the contract.

There was no misunderstanding at the pre-construction

meeting. We were doing what was agreed

upon at the time of entering the contract.

DR Horton never agreed to refund our money (in

part of in full) at this time.

·

DR Horton claimed that the house had no code

violations. This was not true. It had a documented code violation. The violation was lacerated insulation on low

pressure cooling lines. They claimed

that this was fixed prior to enclosure but refused to show proof.

·

DR Horton claimed that I violated section

9.a.(1)(a) of the contract by conducting an unscheduled inspection. They did not give any supporting information

regarding this, nor did I conduct any unscheduled inspections. My one and only inspection was scheduled with

them, and they were present for it. So,

I disagree that anything I did was a material violation of the buyers contract.

I initially rejected the refund offer made in October 2014

(5 months after entering in the contract and 2 months after they claimed the

refund was offered) because I had already paid my money and wanted the seller

to perform their contractual duties and deliver a decent residence. They are obviously unwilling or unable to do

so. Given their chronic dishonesty I no longer

wish to do business with them and am working to seek an amicable resolution.

Review: DR Horton advertises that home sites will be landscaped with grass. The sod installed was dead when installed. DR Horton refuses to replace it.

I purchased my home on December 23, 2013. DR Horton built the home. When I began the building process, DR Horton represented that my home site would be landscaped with trees, shrubs, and grass. Since I moved in during the winter months, there was no way to assess whether the grass sod installed was dead or alive. Come this spring, every other yard with sod installed around the time of my home has their sod growing just fine. I have had two lawn companies out to look at the sod, and both have said it is dead and will never come out of dormancy.

I have brought the problem to DR Horton's warranty department, and they say it's not warrantable, and that they have no obligation to fix it. They refuse to acknowledge that there was no way for me to see if the sod was viable when installed.

I have been given every excuse from it's too dry to too wet to my sod is a different kind from everyone else's.

I have been led in circles with the warranty department saying they would check the situation and then no phone calls back and Amanda Smith, the head of the warranty division saying that she'd come out with the vendor. She has failed to do that to date. Despite promises, she has never made good on any of it. Her constant excuse is that there is nothing they are obligated to do even if their sales material advertise that such landscaping is included. Perhaps they should alter their advertising and contract language to read "landscaping with dead sod included." That is exactly what they have done to me.

It seems to me they have violated their contract with me and/or participated in false advertising.Desired Settlement: I would like DR Horton to replace all of the sod in my backyard with live sod.

The local Atlanta Warranty Manager have been to Ms. [redacted] home after speaking with the landscaper. It was explained that per the sod farm personnel it will take 14 consecutive days, or 70 or higher degree days for the newly planted sod to fully come out of dormancy with proper maintenance. The homeowner informed the Warranty Manager that she did place pre-emergent on the sod and will do nothing else. The yard is being monitored to observe if the sod is growing in; and the Warranty Manager is keeping an eye on the lawn and will continue to work with Ms. Hornblower.

DR Horton only have recapped what has happened. We have had more than 2 weeks of 70+ weather. It is past the middle of May in Georgia. The grass is as non existent as it was when I filed the complaint. The response from DR Horton is wholly unsatisfactory as Amanda [redacted] from Warranty continues to ignore the problem. She has only offered nonsense answers and made promises to get back to me and not followed up.

I have attached photos of what my lawn looks like today. No amount of fertilizer or water or warmth will make it grow. It's been dead since it was installed. Further, when I questioned Ms. [redacted] at Warranty why she replaced the sod that she deemed as being dead around a new French drain installed and not the rest of mine despite the fact that all the sod was installed the very same day, she offered no response. Just silence. I want all the sod replaced, period Sincerely,

Review: On 8/13/13 at approximately 2:00p.m I was viewing a new home in [redacted] on one of D.R Horton developments and I was contacted at the time by [redacted] Sales Counselor to further assist. After viewing the homes that were for sale [redacted] asked me if I wanted to do a pre qualification to see what I would qualify. I advised [redacted] that this would drop my credit score and did not want that to happen. I explained that I was working on my credit and I was just shopping around to get an idea on what to look for when I was ready to purchase a home. [redacted] advised me that if he does a pre qualification that it will not run an inquire on my credit report and specifically asked him again are you sure it will not which he quickly replied no. After giving my information to [redacted] I checked my credit score thru credit karma.com and showed him my credit score at the time. Once [redacted] was able to get the results back we had a discussion on what he was showing did not match up with what I had with credit karma.com. At that point I said its ok not to worry if there an issue I can try to resolve it in my end so I thanked him for his time and left on my way. Now on 8/16/13 I received an e-mail from credit karma.com stating that I had an inquire on my credit report as I mentioned I am working on it and keeping an eye on any activity. I looked into the information and sure enough the credit inquire was from 8/13/13 I was very upset and disappointed I quickly grabbed [redacted] business card and called him about the issue. When I spoke to [redacted] on 8/16/13 at approximately 10:30a.m he claimed that he should not have hit my credit report in a very firm and condescending tone he quickly referred me to his supervisor [redacted] and gave me the office number of [redacted] I contacted the number that was given to me and asked for [redacted]. I was placed on hold for a good 15min then the secretary came on the line and asked me if this was about my credit score. I immediately replied no I need to speak to him to place a complaint about [redacted] she quickly put me on hold for 10min. After holding [redacted] came on the line and claimed he was the operations manager. I advised [redacted] on the situation and what had happen that I was lied to by [redacted] and there was a credit inquire done on my credit report which dropped it by 5 points. [redacted] quickly said well what [redacted] did would be something that anyone in the home business would say. I advised him I have been to other places that sell homes like Clayton homes and they never advised me of that on the contrary they advised me when I was ready they will do a credit inquire cause they would need o run my credit. Review: Seems like corners were cut while working on our brand new house. We have found that the builders have left behind items that were not suppose to be here upon move in date, such as hot sauce bottles and pieces of ply board. A defective fan was put in place, only to be told by one of the electricians that he would inform his supervisor on the issue and have a new one installed in replacement of the defective one. Weeks went by and I did not hear from him so I followed up with the superintendent builder. It took him a week to return my call, just to let me know that I need to send an email in on the problems that I have found and they will be fixed by someone in customer service. However, a few weeks before this occurrence, I informed [redacted], the superintendent, on a few problems in the house to include trimming being off on the door frame going into the garage, making it difficult to lock the door, a room's lock being defective and cabinet shelves not being installed due to the lack of material. He stated that he would have his trimmer stop by the same day as the electrician to simply take care of the problem. The trimmer never came by, and [redacted] never reached out to me. I have found holes in the ceiling, missing tile chunks and missing pieces to install shelves in the cabinets. In conclusion, I expect there to be minor problems within the house; however, I feel there is no credibility within the customer service point of contact and am not pleased with their service. It is as if they have left unfinished business here and have moved on to the next site to most likely repeat the poor work done here.Desired Settlement: I would like headquarters to be informed on the work being done here in San Antonio, and how their builders are very apathetic when it comes to completing a job site. Review: I recently purchased a home from DR Horton. I closed on December 23, 2013. On the day of closing, it became clear that what I thought was dirt on the driveway, was actually indented footprints all over it. The DR Horton rep said she didn't know about it. As a condition of going ahead with the closing, she agreed to replace the entire driveway within 3 days. I asked, in front of my real estate broker, what would happen if the next pour was damaged also. The rep said they would replace it a third time if necessary. With that understanding, I went forward with the closing, having added the driveway issue to the list of items that would survive the closing.The driveway was re-poured after tremendous wrangling, with DR Horton trying to convince me they could "sand" out the indentations. I'm talking about boot prints all over the driveway. I refused to accept that. The very next day, I arrived at was now my new house to find a group of workers actually chipping at the driveway with shovels trying to chip out the boot prints. They were making it actually pockmarked all over it. I was told that would be sufficient. More arguing and wrangling and the driveway was finally sledge hammered out and re-poured. As the weeks went by, it became clear that the new cement is badly discolored in many spots of the driveway, looking as though huge splashes of dark grey paint have fallen all over it. It looks terrible particularly compared with my neighbors' houses that have clean, new cement. DR Horton refuses to honor their agreement. I've been trying for months to get the problem corrected. My broker has offered to sign an affidavit recounting the conversation we had with the rep from DR HortonDesired Settlement: That the driveway be removed and re-poured.

Review: In February, 2014 we contracted to purchase a home from D.R. Horton at High Point development in Aurora, CO. The work done has been delayed at points so that the integrity of the framing and plywood was damaged by weather. Boards are swelled and warped. The support post for I-beam was placed in the wrong spot, without concrete underneath and then later moved when we pointed it out. Roofing has been unreasonably delayed and in at least one place is supported by broken truss work. Framing was started in mid-July and the roof is not complete even now, on September 28th. The roofing that has been done is of questionable quality with ridge caps missing and what appears to be uneven trusses visibly bulging on the exterior. Plumbing has been left on the outside of walls, rather than contained within walls. HVAC has been damaged by rain, showing water marks because it was installed prior to the roof. Front steps planned for home are not what was represented in the model and pose a serious safety hazard because of inconsistent step locations and drop-offs. There are other items that could be listed, but the items listed here represent serious safety hazards.

We have repeatedly contacted D.R. Horton representatives and been promised that remedies would happen, but we are seeing more damage each time we visit the construction site. D.R. Horton has refused to build safely designed steps such as shown on the model we purchased from.Desired Settlement: We want to have a well-constructed home with undamaged materials throughout. We want the HVAC system replaced and all construction defects repaired immediately. We want to see this work completed quickly and with top craftsmanship.

Review: We returned from vacation to find tractor tracks across our property in our back yard. Several neighbors took pictures of workers for D.R.Horton driving the tractor (which was scraping the ground) across our property. There was no reason for the tractor to be on our property, and we did not authorize anyone to be on our property. We are not the only people in our neighborhood to have workers trespass on our property.

This is the 4th trespassing incident we have incurred by workers for D.R. Horton since purchasing this property(that we are aware of). We have previously filed a Revdex.com complaint regarding the 3 previous issues and were assured this would no longer be a problem.Desired Settlement: I want a face-to-face meeting with the person in charge of building in our community. I want our issues addressed specifically, not just through the corporation. To be honest, based on the amount of water that was previously stolen and damages to our yard we have had to repair on our own, there should really be a monetary compensation of some kind. We've lived here almost a year and have had to complain about something, whether it be defect in construction, or trespassing, at least 2-3 times per month. If we had our preference, we'd sell the house back for the amount of money we have invested in it to break even and leave. There is no doubt these problems will continue until indefinitely.

Review: I purchased a house from this company January of 2013. During the sales process we were told there will be a 11 month walk through and that any issues we find with the house will be addresses then. We purchased a D,R. Horton home in the Windsor Estates in [redacted], FL. We signed the contract in April, 2012 and did not close until February, 2013. We were told that our home would be finished in September, 2012, but the home was not even started then. We were never contacted by Horton to advise us of delays. We are now in our home (a second home we visit approximately once per month) and have had problems getting repairs done, but the biggest complaint is that they have built 2 two story homes adjacent to our home and this development was sold to us as a single story/ranch style, single family home. We were given a map of lots in the development and a sheet with all homes being built in this development, as well as floor plans for each home. The two story home being built on the next cove is less than 5 feet from our property line and has four large windows overlooking our side and back yard and patio, allowing us no privacy. We feel we have been cheated!

Review: I put in a warranty request on-line for DR Horton on May 20, May 29, and June 5. Regarding my back door was rusting. I have only been in the house 2 years and 4 months and this should not be happening to a new home.

Then I receive an email stating "Your Warranty Service Request was submitted to the D.R. Horton Customer Service team at your local division office. Someone will be contacting you soon to address your specific issues" It took until June 11 for a response. This is what Tony Jenks, Warranty Tech, replied: " Our warranty only covers your house for the first year after closing. It is common to have to re-paint the exterior of your home to prevent rust as well as rot to metal or wood that is exposed to the elements."

So what I am understanding is, I paid over $250K for a home and in 2 years I have to paint, since DR Horton Builders put in poor quality doors. So they only put in doors that will last a year and then it's your problem. He wants me to paint over rust??? This is absolutely absurd.

Going back to the walk thru with my house... It was blatantly disregarded when I pointed out the cracked tile in the half bath under the sink. Now the crack has gotten even bigger. When I have company over and they use the restroom, the crack tile in front of them is what they see. I am very embarrassed as this is such a new home.

There are many new homes still being built in my area. If this is not taking care of I will be putting up a sign "ASK ME WHY I WOULD NOT BUY ANOTHER DR HORTON HOME!!!!"Desired Settlement: Replace back door and repair the (one) tile

The Division Manager met with Mr. [redacted] and explained that the rust on the back door was homeowner maintenance. He is addressing their cracked tile which they claim has been cracked since closing but was never turned in to warranty, it was explained that the tile will have to be ordered and would possibly take up to two weeks to get it replaced.

Review: The trim work in this house is absolute garbage. The trim in the bathroom is crumbling off. There are random chunks throughout the house that have just chipped off. It was only covered by the one year warranty apparently. There were issues before the one year mark, but I didn't want to be so picky and I figured we could replace pieces over time. After the one year mark, the situation worsened. We paid extra for upgraded trim too and I feel like if we have to replace everything ourselves, it will be a great expense. Another issue we ran into this winter was an electrical problem. Our power in the front of our house completely went out but other areas were fine. We were unable to flip the circuit so we called an electrician because we were worried about it being a safety concern. He said it was shoddy work done by the electricians and the wires were not cut with a wire cutter and they frayed and when they touched each other, luckily the circuit breaker shut the power out so we didn't have a fire. I contacted the warranty person to see if I could get a refund and was told not only could I not get a refund, but that my existing electrical warranty is void. I would absolutely not recommend this builder to anyone. Their warranties are worthless and their materials are subpar.Desired Settlement: I would like the trim in my house replaced with quality product. I would also like to be refunded for my electrician bill that resulted from bad work by a dr Horton contractor.

Ms. [redacted] complaint was forwarded to the Minnesota Division of Horton. The Operations Manager of the Minnesota Division reported that he has left several voicemail messages for Ms. Frey, she has not returned any of the calls. Ms. [redacted] will not be reimburse for work performed on the electrical system, she did not contact the warranty department to give them the opportunity to repair. When Ms. [redacted] contacts the Operation Manager, a Representative will be dispatched to review the trim in the home, if warranted defect is present she will be directed to the manufacturer.

Review: I contracted to build a DR. Horton home in Fairhope Alabama, the house was built while I was living and working in California. We closed on the house in August of 2008, I went back to California to work and my husband moved into the house. I moved into the house in December of 2009. The front door frame starting rotting in 2010 due to the frame was not primed before it was painted. It is not exposed to heavy moisture. It is a 2 panel leaded glass door and very expensive. Also I have ceramic tile in the living area, in the last 3 years it has become uneven and "hilly", jutting up in places and dipping in other places. The quality of the workmanship is terrible. The plumbing has had to be reworked in the kitchen, the first year. The airconditioner fan motor burned out the first year, and the compressor had to be repaired the fourth year. I think they are using used materials. They will only repair issues in the first year, if you can get them to come out at all. The wiring to the electrical box is not correct, I have had to have an electritian out several times. Half of the house is extremely cold in winter and extremely hot in summer, even though I have paid the AC company several times to come and "rezone" the house. Essentially it is a $244,587.00 piece of crap.Desired Settlement: I would feel better if they would repair the issues, these issues should have never occurred and are not normal Wear and Tear. I feel that if I had been around to monitor construction of the house, most of these issues would not be occurring. I feel that they will take liberties with your money if you are not around to monitor the situation.

Ms. [redacted] complaint was received by the Customer Service Manager of the Northern Gulf Coast Division of Horton. The CSM requested the original HVAC installer to perform a thorough examination on the heating and air conditioning system. The system was balanced during the examination on June 3rd, 2013, Ms. Dixon has not reported any issues or concerns since. The Northern Gulf Coast Division considers this matter resolved with no further action needed.
