After further inspection, we respond that the grass is growing to our expectations We use a mix of rye and bluegrass as explained in our Warranty manual, which the [redacted] received on 5/17/

The home in question was finished and sold on October 25th to the original buyer The new owner purchased the home in 2016, the timeframe of the original warranties had long since expired As a service, we had the roofer check the concerns about nailing and valleys installation and repair as needed even though the vendor had no mandate to do so Roof leaks are covered for the first year after a home closes, and the home had no reported issues during the coverage period In the following years we have no control on what, if any, roof maintenance has occurred and also what type of storm damage may have occurred

Response to Revdex.com Complaint ID# [redacted] On March 22, I met with Mr [redacted] of Founders Way to review his drainage concerns with his backyardI did agree to make repairs to the back yard to improve the drainage of the yardThe backyard was re-graded and re-sodded to improve the drainage from the backyard to the swales as neededThe yard repair has been completed and drains very nicely without the addition of a drain system or gutters At my meeting with Mr [redacted] I did offer, even though gutters were not required, to split the cost with him on having gutters added as they would assist with his drainage and maintaining the grade of the yard over timeAt our meeting Mr [redacted] accepted that offer but now when he was asked for a check to pay his half of the cost, he refused Thank you,

Our paint warranty issues began before we closed on the home Someone did come to correct the absolutely unacceptable issues at the day point and told us to put a list on the fridge and write down all the other issues that would be addressed at the month date When the project manager came in at the month walk through, we pointed out cracked wallboard in joints near the stairwell, deep groves in the ceilings from the plasterers, a window ledge that had fallen inches and the caulk was cracked out, as well as the other paint issues PM put "multiple paint issues" on the walk through list stating someone would come and look at all these issues Because they were grouped as "paint" none of the other issues have been repaired....cracked wallboard and falling out window ledges are clearly covered under our warranty.As for the second issue of the palm tree, yes the builders documents show that they are not responsible for replacement, but at closing we were all informed (and you can verify this with many other neighbors) that all the landscaping materials that were placed by the builder including trees, grass, and bushes would be maintained by the HOA The first year the developement was in place, palm trees and multiple bushes infront of home were replaced, including the one next door to us Last year, we watched the landscapers replace more trees on our street I have statements from many of the owners saying their trees were replaced at no cost to them The owners only had to call Horton or the HOA and they received a new tree Since the HOA has not been given over to the homeowners as of this date, a Horton representative still sits on the board and oversees They are still responsible for the management and issues that arise in the development We are not asking for something that was not guaranteed to us as a selling feature for our homes And we are not asking for something that many other neighbors have not gotten Our contract stated we would receive a Sable Palm, it is implied that it would be a viable tree Our HOA documents also do not directly refer to any of these landscape features however it says landscape maintenance is what we pay for, it does not say lawn maintenance It also has a section there that says that if we choose to add additional flower beds or plantings that the homeowner would then be responsible for the care and replacement That implies that statement we were told by every salesperson before closing that "the landscaping placed by the builder would be maintained by the HOA Our landscaping was placed on the date we were supposed to close, however, they were so far behind that there were not even appliances in at that time We closed the next day 9/12/ However, there was no building permit issued until 9/15/ This is in violation of the contract with Horton that states "all construction and permits would be completed prior to closing" We were extremely fair in not taking this issue to court, a direct violation of the contract We could have walked away at that time....All we want is them to make right on a few issues that are clearly building errors For being such a large company, "America's Prime Builder" I would think that they would want to do the right thing Not one neighbor has anything referring to what is cared for by the HOA We all have dead grass, not working irrigation in our section of the development, and have made close to a hundred contacts with Horton and [redacted] management about these issues It is fraud to repeated that you will receive a service to get people to buy a house, that you clearly had NO intention to provide It is also a misappropriation of funds to have the management company driving around $65,trucks and tell the homeowners that there is no funding to replace a palm tree To this day, the Horton salepeople continue to tell prospective customers that their landscaping will be cared for by the HOA so that we are free to enjoy our retirement I spend over an hour a day hand watering my grass and bushes because the sprinklers are not working

Our Warranty Field Director, [redacted] ***, will contact the homeowner soon to discuss replacing the GFI to hold a higher amp

Complaint: [redacted] I am rejecting this response because: DR Horton Home builders explanation is not true and is a clever play on words My complaint is I have water intrusion coming through the foundation and the concrete block because DR Horton did not seal the foundation properly and as per codeThe one wall that I demanded they sealed based on my original complaint does not have water intrusion any longer since it was repaired according to codeThey are refusing to seal the entire east side of the home where the water still continually intrudesThey say if I have another bad water intrusion problem then they would consider putting sealer where they didn't when they built the house They have done absolutely nothing except send someone in to re-nail the severely warped baseboards caused by this water intrusion an will send someone in to re caulk the new nail holesMy water intrusive house is still the same DR Horton has done nothing to correct this problem I have also been waiting for the replacement of the window screens that they carelessly mutilated when they were last at my homeThere are many other DR Horton Homes in my neighborhood that are also being completely ignored for similar problems MY PROBLEM STILL EXISTS, DR HORTON HAS DONE NOTHING TO CORRECT THE REAL PROBLEM YET Regards, [redacted]

Complaint: [redacted] I am rejecting this response because: You are absolutely right, you did replace the section of the of the ceiling where the leak damaged the drywallI should not see patches of sheetrock in my ceiling where you made the repairsMy ceiling was suppose to be restored to its original conditionI've attached photos of the current condition of my ceiling and anyone with eyes can clearly see my complaintD R Horton made a mess of kitchen ceilingI don't have any issues with the drywall I have issues with the quality of work performed in my home Furthermore repairing he seams was not a courtesy that's the way you left them and all the work is covered under my warranty All this resulted from your negligent workmanship that caused the flood in my kitchen to begin with If you didn't see a problem with the ceiling why have you sent workers out here about five times to repair it [redacted] the warrant supervisor came out here to inspect it and agreed himself that something needed to done about the ceiling and shouldn't have been left in that conditionHowever D R Horton once again has failed to meet their obligation Regards, [redacted] ***

Regards, [redacted] First of all, we have not dealt with or even heard of [redacted] , nor has he been by our house to even see the issues we are having.1. The AC Unit: There has been well over 6 visits from [redacted] , which NONE of them fixed any of the problems, and the unit is currently totally down. As of 8/1/15, the unit froze up solid, and [redacted] came out and disconnected it, and left. The unit was running non stop and the temperature in the house exceeded 78 degrees. They returned on 8/2/15, and said they found a bad TXV and the upstairs unit was low on Freon. The only unit working for the whole house right now, is the smaller one. Every tech that has been out to service it, has had a different description of what the problem is. We had someone independently come out and look at it, and he said it was the compressor, and needs to be replaced, and if not replaced, it will not last the normal lifetime of the compressor. We feel like they are trying to just "get by" for the summer, and then come next summer, it will be our responsibility, as it will no longer be under warranty. We are aware that DR Horton knows of these problems, as well as Carrier and [redacted] , but we are going on 3 months now dealing with this same problem.2. The warped boards on the fence IS due to the sprinkler system not being aligned correctly, hitting the boards and causing them to warp. The warped boards have been replaced at this time, but the sprinkler system still is not aligned away from the fence.3. The soffits on the west side of the house have NOT been fixed as of this date, and are currently housing birds nests. The vents ARE being used by the master bath, and need to be completed.4. Microwave has been replaced. Acceptable

Again, work is done and things are reviewed without the homeowner presenti can scrape my shoe over the area and material will come off of the concreteWhen I take a leaf blower and remove grass clippings in that area, dust flies everywhereEverybody who comes to our house asks what is wrong with your driveway and they tell us it looks terriblei asked about the pressure washing because other areas are suspectNot sure how the pressure washing was done but if I can remove material with my shoe then pressure washing would remove materialThe joint in the concrete is almost completely gone!!! Attached you will find all the signed work orders we have for Mr [redacted] You will note that there is signed work orders from the flooring and trim companies regarding the carpet and hardwood, which was the repair needed following the sewer breakThe sewer line was not damaged by a DR Horton vendor, it was damaged by a telecommunication contractor who is in no way affiliated with DR HortonDR Horton made the decision to take care of all of the damages incurred as a good will gesture considering Mr [redacted] had just moved into his new homeNormally an issue like this would have been filed with the homeowner’s insurance companyWe have not heard from this homeowner since approximately AugustWe haven’t spoken with any vendors regarding his issues since the end of Sept Our superintendent will be in touch with Mr [redacted] today to see what needs to be painted or if there are any concerns with the flooringWe are requesting this complaint to be rescinded considering the facts stated above and attached Thank you, [redacted] Construction Manager D.RHorton Coastal Carolina Division : [redacted]

Response for Revdex.com Complaint ID# [redacted] This home was used as a vignette showcase home for a year before being sold and no problems were ever noted with the wood floor and no problems were noted when the new homeowner moved inWe have made contact with this homeowner numerous times to discuss the wood floor issueIt was first inspected by the flooring company, I’m not sure of the date, and then I asked to have an independent 3rd party inspection of the floor conducted which was performed April 20, The findings were higher than moisture and humidity levels in the home and in the floorThere was no defect found with the installation of the product or with the product itselfA copy of this inspection report was provided to the homeowner in late April Summary of the report was that the high humidity and moisture levels are site relatedTherefore we must deny warranty coverage for the wood flooring Sincerely, [redacted] Customer Service Manager
