We are in communication with the homeowner and followed up with her this morningOur warranty technician visited the customer's home last Friday, and the plumber corrected the leak and has a remediation company scheduled with the customer for SaturdayWe will follow up with her to ensure all went well and discuss scheduling the remaining items that need to be addressed at the homeowner's convenience

The property in question originally closed on 7/25/2005, the home’s structural warranty expired this past JulyThe 2nd owner, Ms [redacted] reported an issue with her sliding glass door and hardwood flooring on 7/9/we responded with a certified letter explaining that her warranty with D.R Horton had expired and directed her to contact Residential Warranty Corporation (RWC)There was no response from Ms [redacted] until 2/29/2016, we then dispatched our Customer Service Representative to meet with Ms [redacted] in order to assess her issues and offer adviceThe issues stated by Ms [redacted] in this Revdex.com complaint are not covered under the D.RHorton warranty or the RWC warranty as both have expiredAfter reviewing the complaint, we feel this complaint is unjustified and should be removed from our company profile.Sincerely,

This is in response to a claim from owner [redacted] Mr [redacted] yard was examined by myself, field supervisor [redacted] , and our state licensed grading contractor, to inspect the complaint by Mr*** Mr [redacted] lot was designed by an engineer as an “A” drain lot, which will drain from the back, along the side swales and out toward the front of the lot All parties that examined the yard found there to be sufficient grading on the property and the drainage, as designed by an engineer, meets the 1% slop requirement There were no signs of any standing water anywhere in the yard As a reminder, water that stands within feet of the foundation for more than hours is considered to be a warrantable item As well, standing water in the side swales, that sits for more than hours after a rain or irrigation event, is also considered a warrantable service item We found no signs of either condition There is no further action necessary on Mr [redacted] lotPlease let me know if you have any further questions or concerns [redacted] Area Manager - Warranty / Customer Service

Complaint: [redacted] I am rejecting this response because:The subfloors is part of the structure of the home which according to DrHorton is a year warranty.my original complaint about my sub floors was because my entire upstairs was unleavenedWhich was properly adjusted to make leveledWas it done right, who knows but it solved the issue of being unleveled.I then complained about my floors making popping noisesThey came out and put a few nails in and left.The guy I spoke to who told me he could fix this problem never showed up to the jobnon English speaking men did and requested for me to show them the issue again.I complained multiple times about this problemThe fact that it does not get fixed and just gets touched up should have nothing to do with a one year waarentyThe complaint was filed way before the one year warranty.I bought a brand new home because I aspect it to have issuesI deal the the noises my house makes daily and live with itI am told it settling cracks, which are insanely loudI owned plenty of houses not built by DrHorton and never had these issuesIts actually funny that my last house was built by the same builder and made the same cracksAlso it was years oldWhat was the excuse oh its settlingI want my floors fixed and then I am going to sell my home and never buy a Dr Horton home againI would not wish it on my worse enemy.My floors need a professional to fix themIf you need a video of the horific sounds it makes when you walk on it let me know Regards [redacted]

Complaint: [redacted] I am rejecting this response because:Here is our most recent warranty submissionThis submission does not include the air unit as it is already pendingAdditionally, at 6:pm this evening we texted the property manager as the door that was repaired needs replaced and the drywall previously repaired will need to be replaces as wellAs while we were inspecting the Trim that was supposed to be repaired today we started finding water on the cementsticking our finger behind the gap in the trim parts of the wall began to crumbleIt rained heavily last night and there is STILL a leak somewhere in this doorThe drywall is wet on the inside the cement under the carpet is wetThe door needs replaced, re-framed, repaired as this is the second time there has been a leak in this doorPrevious repair included mold removal, inspection, drywall replacement, trim replacementWe are still finishing these repairs and the door has leaked again and water is in the wall againREPAIR LIST SUBMITTED PRIOR TO FINDING THE WATER LEAK IN THE DOOR THIS EVENING ON 02/20/AFTER HEAVY RAIN ON 02/19/20171)Trim carpenter came to home today to replace a the longitudinal portion of trim on the right side of door frame that was cut to shortHe did not replace trimHe instead cut a small square and glued it into the trim where it was cut to shortThis repair was done improperly and needs re-done.2) Back door has been previously repaired--- Back door latch is getting caught on trim again chipping the trim and leaving a black line where it is scraping as it shutsSometimes it sticks when shutting not alwaysThe bottom metal strip on the inside of the house appears to be crooked and needs repairedIN MY OPINION I believe the frame is crooked or the door is not setting right and needs replaced or repairedIt has been looked at and repaired in a simple manner and we are STILL having problems with it3) When painters came to paint the outside of the back door they forgot to paint above the back door so there is an unpainted line across the top that needs repainted4) Window sill was damaged during previous repair of the houseThe an attempt to repair damage was made by painting the sillThe paint is obvious and streaked because the window sill was sprayed and the damaged area was simply hand painted with a brushThis needs re-done as the correction is obvious and an eyesore5) The stair rail has come loose at the top of the stairsIt needs to be attached firmly to the wall6) Upon having recent extension work started on our patio it was brought to our attention that we have several mortar holes throughout the exterior of our home that need repairedIN ADDITION TO MORTAR HOLE IT WAS BROUGHT TO OUR ATTENTION THAT THE SOUTH SIDE OF OUR HOME WHEN THE ROOFERS ATTEMPTED TO ATTACH THE SHINGLES TO THE HOUSE THE NAILS UP THE ENTIRE SIDE NEVER ACTUALLY PENETRATED THE HOUSE BUT RATHER SLID ALONG THE SIDETHE ENDS OF THESE NAILS ARE EXPOSED AND HAVE SPLIT THE WOODTHE SHINGLES HERE MOST LIKELY NEED ATTACHED PROPERLY AND SPLIT WOOD NEEDS REPLACEDTHE NAILS THAT ARE PENETRATING THE SIDE OF THE HOUSE NEED REMOVED7) It was brought to my attention the outside exterior outlet is branched off the same breaker as my living room interior outletI was advised this is not how the outlet should beI would like this checked and repaired8) Bubble has appeared in the ceiling of the downstairs powder room9) The baseboards are now cracking and separating in the downstairs piano room10) The Left bedroom window will not latch Regards, [redacted]

Mr [redacted] We sincerely regret you’ve had a water leak in your new Crown homeWe realize there is repair work needed to be performed at your home but we’ve come to a standstill on the scope of work to be performed, specifically with the floor covering Crown Communities, LLC stands behind the method of repair previously discussed with youYour carpet was inspected by a professional floorcovering mechanic and was found to be in good order with no signs of delamination or other loss of integrityTherefore, we don’t find your existing carpet has been ‘damaged’ by the water leak and will perform as new In order to ensure a dye lot match, we propose to take the existing carpet from the formal living room and use it to replace what will be taken from the upstairs hallwayThis will enable us to use the same dye lot carpet with each other and prevent the possibility of an unwanted color difference due to different dye lots We propose to replace the formal dining room carpet with a new piece of carpet; this new piece will be from a different dye lot but because it will not touch surrounding carpet, the dye lot difference will be considerably less noticeable Before we do any of this, we’d like to inspect the carpet again that got wet and make doubly sure you won’t have a problem later onWe want to offer you an extension your carpet warranty for one additional year against failure due to latent water damageIf there’s long term damage to the carpet, it would manifest itself within a yearWe also want to offer to steam clean the hallway area and any other area that got wet due to the water leak This is our offer for the scope of work regarding your floor coveringCrown Communities, LLC reserves the right of the method of repair as outlined in the Residential Warranty Company (RWC) booklet given to you at closingWe will not replace all carpet, pad or sheetrock due to the leak but will replace or repair those materials which are deemed unsafe, unusable or show signs of integrity lossYou should contact RWC if you have any questions regarding the warranty coverageTheir contact information can be found in the RWC booklet Our goal is to make your home ‘whole’ again and appear as if nothing ever happened We’ll await your response and approval to move forward with our action planPlease let us know via your online account, phone or email how you want to proceedPlease contact us if you have any questionsWe look to hear from you soon and are prepared to move on your repair work as soon as possible

Complaint: [redacted] I am rejecting this response because not all the areas have been repairedThe repair team left at a certain time since they still had two more projects to do the same day.We agreed to repair the flooring in the living area as I had tenants move into my house days later and repair the areas in the hallway and dining room at a later time as this could be done easier after moving in Regards, [redacted] ***

Hopefully our complaint can deter present and future customers from closing on their homes prior to trusting their dishonest employees who lack integrity If we can get at least one potential customer to reconsider their purchase or delaying their purchase we will be satisfied Hopefully this will cause the business to lose much more money than they would have had to use to repair our our lawn and replace our dead sod/tree and shrubs At this stage we would not recommend business to friends or associates due to our issues with landscaping and poor resolution efforts I have been attempting to do the repairs on my own and have found the following items under the dead sod ( metal pipes, bottles, bricks, wooden 2x4's and large rocks over six inches in lengthby Our displeasure will be emphaticacally highlighted on our customer satisfaction surveyThank you for the opportunity to respond and post our dissatisfaction Regards, [redacted] ***

Revdex.com: I have reviewed the response made by the business in reference to complaint ID [redacted] and have determined that this does not resolve my dispute The response outlined by Mr [redacted] is incorrect and misleadingAll documented concerns were not addressedThe most recent warranty request was the only item DR Horton addressed (which was not even discussed in my complaint to the Revdex.com)Mr [redacted] is correct that his painters splattered paint on our custom curtains and an apron and they are planning to pay for the dry cleaning or replacementHowever, the long, upsetting, financially draining history with D.RHorton, beginning with the nightmare of building, was NEVER addressedThe homeowner (me) is satisfied with ONLY the most recent warranty request’s resolutionThe rest of the nightmare/complaint has never been addressed and I anticipate that it will not be Regards, [redacted]
