Complaint: [redacted] I am rejecting this response because:The attached warranty report indicates the issues that I've had with my home with regard to water leaks in various areas of my home (starting on page 10)It is not required that an individual get on top of the roof to see that my home does not have drip edge flashing (see attached photos of a PAID roofer)I've had MAJOR water leaks in various areas of my home with no explanation or proper repairBased on the IRC code - RDrip edge, my home was constructed while the code was enforcedThe City of San Antonio Development Services Department indicated that this WAS indeed a requirement when my home was builtI was told that felt would be added to the roof which should've been done in the beginningUntil this issue is completely resolved, I will continue to be a disgruntled homeowner (you would be also if you experienced water damage days after moving into a BRAND NEW HOME...and then to receive patchwork as a "quick fix..." unacceptable) Regards, [redacted] ***

Per the construction manager, we have addressed the customer's concerns and there is no further action to takeThis letter is in response to your warranty notification received by DR Horton on October 7, 2016.In response to your grading concernsWe have been out to your home times to check the grading on your propertyEach time it was determined that the grading was done correctlyWe have been in contact with [redacted] from the [redacted] His suggestion was for you to re-direct your gutters and sump discharge.In response to the dead trees on your property, the trees were inspected and although they do have some dead branches, the overall health of the trees are goodIt is suggested to properly prune your trees to remove the dead branches.Thus, D.RHorton is respectfully declining your request

DR Horton-Regent LLC met with the buyer onsite to access the issue the buyer was having with their garageThis was a model home, so the garage was converted into heated living space to use as a design centerDuring the purchase of the home it was disclosed that the garage would stay as is and be part of the heated living spaceAfter the superintendent met with the buyer it was agreed that the best solution would be to convert the heated living space back into a garageDR Horton-Regent LLC will start the conversion as soon as possible

Customer: [redacted] We intend to settle some of the complaints, some of the complaints are unjustifiedWill work to schedule a time for repair next week.Response#Tape on walls: The taped Item were addressed prior to the closing.#Pitting in the driveway was corrected June 3rd 2016# Superintendent will coordinate repairing the (fan not fitting correctly)#Although not necessary we will add row of sod to the rear of the property.#Superintendent was not made aware of hanging wires on the exterior.#Drafts at windows, one sash on order and rest of windows are with in tolerance, no other action will be taken.#Windows off center, all are with in tolerance no further action will be taken.#Windows don’t open and close properly, all were adjusted no further action will be taken.#Baseboard and kick board need replacing, Material on site and will be replaced.#Ticking at stairwell not warrantable, will repair wall where an attempt to was made.#Taping and painting items were taken care of prior to walk through, no further action will be taken.#April air is operating per manufacturers spec, no further action will be taken.#Missing cement on apron of garage, work order has been sent to concrete vendor.#Wood floor looked at by third party and was determined to be acceptable.#Flickering lights are due to main power line interference, there is no solution at this point but we continue to try and resolve by trying different things.#Doors and Drawers that are chipping have been ordered and are on site, will install

This is our response to the Revdex.com Claim Our Construction Superintendent [redacted] and our licensed A/C vendor All American A/C (Moe the owner) responded to the warranty claim of the leak and inspected the home on Thursday September 10, Upon inspecting the home, they learned the customer had hired an outside contractor to do home improvements on their home The customer refused to give us the information for that contractor The A/C return is located in the room that was enclosed by the outside contractor The outside contractor enclosed a room, moved all electrical but failed to take into consideration the A/C return By enclosing the room they cut off the air supply to the A/C return thus causing it to freeze and leak Because the customer enclosed a room without taking into consideration what needed to be done for the A/C return and that work directly caused the A/C unit to freeze, we denied the warranty claim THANKS [redacted] City Manager – Panama City

Ms [redacted] we have been in contact with the homeowner and here is a status of the actions to resolve her issues; Window- homeowner is out of town for weeks, and we could not gain access to inside of house Homeowner requested that we reschedule for June 22nd, when she will return homeFront porch- contractor is scheduled for Thursday morning June 11th to jack up the columns, and install new footings under porch columns, then set columns back on new footings I will then schedule landscaper to repair flower bed around porchDriveway- contractor is scheduled to install addition to driveway that homeowner requested to make access easier to her first garage door on Tuesday, June 16th We will be following up with her during these actions to ensure she is satisfied with the work Thank You, [redacted] Customer Service Manager

We do not doubt the credibility of the plumbers you hired to inspect your hot water heater, but they donot appear to be familiar with the system installed in your unitIn fact, it is our recollection that one ofyour plumbers needed to speak with our warranty department to be educated on how the hot waterheater and air handler in your unit functionedAt that time we suggested that you retain a plumberfamiliar with the system before any repairs or modifications were madeSimply put, you already havethe combo heater unit you claim we should have installed.Your unit has a First Company Aquatherm "Combo Heater" connected to a Bradford White hot waterheaterBoth were properly designed and installedThe system is designed to cycle the water within thehot water heater so that it does not remain stagnant in the pipesThis cycling has the added benefit ofprolonging the life of your hot water heater.Furthermore, our assumption is that one of your plumbers told you that the installation of a standardwater heater was inappropriateHowever, that is not the caseAccording to the product descriptionavailable from First Company's website: "When a First CoAquatherm "Combo Heater" (air handler) isconnected to an adequately sized natural gas, LP or oil fired water heater, the water heater becomes adual function appliance that can provide comfortable, efficient space heating as well as hot water fordomestic use." First Cosite also states that "Any water heater sized large enough to accomplish bothfunctions (space and water heating) will work no special water heater is needed!" (emphasis added)Thus, despite the assertion to the contrary, it is appropriate for one hot water tank to provide heat anddomestic waterThat is how the system is designed to functionAccordingly, we will not be reimbursingyou for the costs to replace and install your hot water heater.Should you have any further questions, please do not hesitate to contact us.Thank you, [redacted]

Revdex.com: I have reviewed the response made by the business in reference to complaint ID [redacted] and have determined that this does not resolve my dispute Please enter your reason(s) for rejecting the business response belowThe health department did call me when they came out the property and I spoke with them on the discussion with a VP name [redacted] who asked for the time to resolve At that time I was advised a letter was send by the health department directly to [redacted] and give timeThey have advised if I need to reopen their is a note in the file to do so I put on the hold the complaint per my conversation with *** Then next day was contacted by a women in [redacted] that advised I would just have to live with it I have call [redacted] the President of [redacted] who I was advised was to busy to respond I do intend to have the Health Department back out to review When purchasing the property it was advised this not turn into a dog park Also it was not located in front of my home or any contract that I signed This also will cause a decease in home value and discomfort with smell, bugs and late night increase traffic with dogs barking Would you want this feet or less in front of your home This is a VA and I am the financed vet A complaint has been submitted to CVGC.VBAPHOVA.Gov in Washington against the builder This is the organization that regulates the builder in which VA loans are offered and or community qualified to get VA funding If DR Horton is allowing this to happen and they take out on a person when they complain, then this is not a community or other communities by DR Horton that VA should be giving their approval I am awaiting their response and then will file with the Consumer Protection Agency Also this occurred a couple years ago and the original sign concerning dog waist was put up It did decrease for a while and now is back I seems the properties are turning into rental properties and those that have not respect for the community is allowed to bring down values As far as the [redacted] taking action They don't unless you can provide a pictured of the violations Also the property is not having the feces picked up twice a week Also the day I called on the spraying the girl indicated it was being done once every three months and just occurred They next day I saw someone spraying I have asked when this occurs and given no specific daysI have contacted the company several times I have left a message for [redacted] the President of [redacted] who not responded I VP indicated it was DR Horton that was taking the action not them?
