I was interested in exploring a home mortgage loan through Quicken I was looking at multiple options Ultimately I ended up going with a different loan provider However, Quicken took $from my account for an appraisal that never happened I requested that Quicken refund that amount and they said I should see it on my account shortly However, they only refunded $ I never received any appraisal or other services from Quicken I would like my $returned to my care as Quicken promised ASAP This has been nothing but a headache and I will never be recommending Quicken to anyone again
Quicken Loans was AMAZING! I was definitely the stalling point in the whole transaction but they were courteous and obliging through it allI am eternally grateful to Quicken Loans and all of the people I worked with throughout the process
When I contacted Quicken loans to get a loan to purchase my first house, their representative asked my permission to run my credit and see how much money I would qualify forI had already picked a house that was on the market for $170,so that's how much I told him I wanted, if my credit was good enoughAfter pulling my credit, he said that I qualify for that amount and he would send me a pre-approval letterThe letter came and it was in the amount of $115,When I asked what happened to the amount he said he'd get back to me with a second pre-approval letter that would show that amountTwo months later, I get the THIRD pre-approval letter in the amount of 161, 500, which was still not enough and certainly NOT the amount we had discussed all alongI contacted a local loan officer to get a second opinion and I looked at my credit report and it turns out that they did a hard credit inquiry times in a month period!!! Only the first time did they ask for my permission to do soWhen I contacted Quickenloans and asked about the issue, they told me that according to the Fair Credit Reporting Act they could check my credit as many times as they needed to for the whole duration of the process, even if I didn't give them permission to do so!! I asked him where in the reporting act it said something like that and he told me it was too big of a document for him to point out the specific place!! They just assume that customers would know that, without anybody telling us soMy credit was excellent when I started the process and it went down by points!! Not sure if they're doing this on purpose so they can offer you lower amounts or higher interest rates, but it doesn't seem fair and hardly legalBuyer beware!!

The whole process is one big stress machine, for they will collect paperwork, and then lose itThey will offer an initial loan amount and then decrease it, based upon your supposed debt to income ratio
I started with a loan of $267,000, and then they changed it to $212,all because $more a month was added to my student loan payment, even though my loan was deferred for lifeMy favorite was the appraisal, for the first appraisal came back at the purchase price, of course, and then the magic Fannie Mae SPRD system challenges the appraisal, claiming that the price was not supportedThen there is a second appraisal ordered (by the way, they add an additional $charge to your escrow account after they said "it was on their dime")
The second appraisal came in at $371,using homes in the comparable that was like comparing apples to oranges, and when the original appraisal was done, it came in at $387,They did everything in their power to get out of this loan, for I was putting down 43%, so it did not matterThey even gave me conditional approval where I made the conditions, but they kept moving the markers, and two days before closing, they pulled the rug from under me, stating that they could not approve the loan, despite giving me a written approvalWhat is so surprising is that was with an credit score
They call me and tell me the day before closing to pay off my student loan debt or get a cosigner, for they refuse to take any risk whatsoever, despite having a perfect credit record and putting 43% downI went to a different lender, where I had to have another appraisal done, and the third appraisal came in at $388,for the same exact house only a week laterThis tells me that the second appraisal done by Quicken was questionable in nature, for some odd reason this appraisal came back almost a week later when the original came in hours later, and they asked me to sign an appraisal waiver

This lender is nothing more than an overpriced loan broker claiming to be a lender on TV and onlineThey do not fund your loan, they underwrite for Fannie Mae and sell to them on the open market falsely claiming to the public that they are a direct lender, which is far from the truth
They did not care that I have spent $14,to move all my belongings from Los Angeles to Charlotte with having no place to unload it, and left me in a situation where I was stranded in a hotel with no place for my familyThey offered me no compensation for my loss and stress they put me throughThey are not reliable or trustworthy, so buyer beware!
