BAD PLACE TAKE ADVANTAGE OF RESIDENTS FINANCIALLY
GREYSTAR OVERTURE SHELL GAME BAIT AND SWITCH
I NEEDED A PLACE OVERTURE WAS WELL RATED
THEY SAID I WOULD HAVE TO WAIT BUT THEY HAD AN APARTMENT WITH TWO MONTHS FREE RENT SO I TOOK IT
WHEN THEY PROCESSED MY DEBIT CARD THEY DID NOT TELL ME BUT TOOK OUT A THIRD MONTHS RENT I WENT POOR FOR A MONTH AWAITING MY NEXT RETIREMENT CHECK AS IT TURNS OUT THE APARTMENT IS ONLY ONE OF FOUR WITH NO BALCONY IT FACES A NOISY POOL AND MY NEIGHBOR HAS A BALCONY RIGHT NEXT TO MY WINDOW
MONTHS LATER, I INQUIRED TO MOVE THEY SAID I MUST PAY BACK ALL OF THE TWO MONTHS OF FREE RENT PLUS AN ADMINISTRATION FEE WHICH TOTAL $ 4,000 JUST TO MOVE ACROSS THE HALL GREYSTAR IS SCALPING OLD PEOPLE I DID SEND LETTER TO THE CEO'S IN CHARLESTON AND GOT NO RESPONSE
I GAVE FOR YEARS OF MY LIFE FOR MY COUNTRY WITH VIETNAM
I WAS A TEACHER FOR FORTY YEARS I AM AN AUTHOR OF ENGINEERING TEXTBOOKS
THIS SURELY IS ILL TREATMENT AND TAKING ADVANTAGE OF THE ELDERLY

Complaint: [redacted] I am rejecting this response because: The blinds were not broken due to my pet or meI don't know why Greystar can assume suchThe blinds fell out of the windows while I was using them upon move inIf Greystar talked to the super intendants they would know as suchThey instructed me to not do anything about them that it was the issue of the original builder in the buildingI will absolutely not be paying for the blindsI should have noted it in the system but after instructed not to I trusted in their people.? The other wear and tear I will not be paying for are the grates to the stove (was I not supposed to cook or use the stove?) and to repair the apartment wallsThe only damages that occurred to the walls were from hanging photosI have never in all my years of renting been charged for the repainting of a space which has historically been the responsibility of the property ownerThe colors of the walls remained the same the entire time.I never used the bottom lock on the door so that was unknown to me that it was broken as the handle functioned as usual the entire timeMaybe someone tried breaking in my apartment and I was unawareBut that was not done by me.? I will not be paying for any wear and tear damages.? Sincerely, [redacted]

We would love to address this consumers complaint, however, we are unsure which property this person is talking about.? In order to try and help with the situation, we would need a little more information.? Once we have the name of the property we can do some digging and inquiring to try and best assist this former resident.? Thanks so much for following up

According to the leasing manager, [redacted] , at the [redacted] ***, this tenant's concerns were addressed and taken care of on property on January 7th, 2016, with a satisfactory result for all

Complaint: [redacted] I am rejecting this response because:I cannot be asked to go back to years to find a check they do not have a date or check number forI do not know where I banked and cannot be expected to drive to all banks within the Denver area to may be find the checkThe creditor says I have paid and there is no working number for themI asked Keystone to call the creditor and ask them for proof of paymentThis should be no problemIt does not make sense that I have written two checks for this debt and still Keystone refuses to update their recordsThe creditor says I have paid so what is the problem? If they haven't cashed the checks once again then what am I supposed to do? I cannot help it they wont take my moneyIt is not my fault they keep bad records and cannot keep anyone on staff for a decent period of time who knows the whole storyBottom line, I have paid these questionable charges without delay twiceKeystone did not keep a record of itThey are a huge company bullying a single individual and they? happen to be in the wrongI have told them of their mistake and they refuse to accept it.? I would imagine they have their creditors contact information and can call them to see I have paid this and it is erroneous to have put it on my credit reportWhat is a little person like me supposed to do? They could at least give me? a working number for their creditor? so I could clear my name.? Keystone refuses even thisThe carpet for which the? questionable damages were for was over five to seven years old and thus I? am legally not responsible for anyway.? Keystone refuses to tell me the date the carpet was installedKeystone is in the wrong and? bending laws for their benefit? Sincerely, [redacted]

We apologize for your mothers difficultiesXcel has restored your mothers townhome to normal, we spoke to her this afternoon and she expressed that she is happy with the resultShe has never expressed any interest in transferring to another apartment.? Your mother had nothing but positive feedback for our staff and the way we handled the situationIf a transfer is something that she wants to do, please have her come to the officeThe issue was caused by an underground Xcel line that they have since repaired.?

Our application states that all funds paid (application fee, administrative fee, and holding deposit) will be forfeited for any reason other than denial for creditDespite this policy, [redacted] was refunded the holding deposit for customer service purposesWe had to wait for approval to refund her the additional administrative feeOnce this was approved, we left messages for her with no responseIf she had contacted us at any point, she would have received the remaining amountA move out statement has been posted for her and a check is in the processMove out statement attached

[redacted] moved out on 12/21/due to non-payment of rent shortly after he lost his jobHe requested the property manager, Tori, to release him from his lease contract due to the past issues between him and his downstairs neighborsHowever, he had already disclosed that he would not be able to pay the rent for December Therefore, Tori was unable to release him from the lease contract because he wasn’t moving out due to conflicts with his neighbor, he moved out because he was unable to pay his rent [redacted] was asked to provide proof that he was told that he could move out with no penalties by the previous manager but he could not provide any documentation for thisHe also filled out two positive surveys in May and July of documenting that he was happy in his apartment and with the service he was receiving from PortolaMoreover, [redacted] renewed his lease in July after living above the same neighbors that he had issues with for a year

[redacted] was the first resident in a brand new apartment built in the final quarter of The following items are beyond "wear and tear" and are accurate charges to the former resident; door handle lock was broken completely, sizeable hole in the bedroom door, and every blind in the apartment had to be replaced due to pet damageBecause [redacted] was the first resident to occupy a brand new apartment, there should not have been these type of damages upon moving out after only year of residency

We are currently working on refunding the applicant in a timely mannerAll deposit refunds can take up to days to processIn this case, the refund has been processed and a check is being cut and mailed from our [redacted] officeThe applicant should be receiving their refund within the next business days

[redacted] ,Based upon the photos you submitted, it appears the vendors did everything to possibly cover your furniture including the kitchen tableI do not see any pictures of paint marks on your kitchen table nor any dust marks on a couch or rugAccess to your kitchen was never blocked off and was not necessary to fix your upstairs bathroomYour townhome does have two full bathrooms, while one was inoperable, we do understand the inconvenience, but a full custom renovation of the bathroom was necessary and this can take a little more time that you may have anticipatedThere are also no pictures of the backyard with any tools or supplies in the areaAs for the tools in the hallway, it is difficult to say when they were left out, but I have been authorized to credit back one days worth of rent to your ledger for the inconvenience

Complaint: [redacted] I am rejecting this response because: [redacted] , Former Manager at the [redacted] after being asked to waive the $fee to pay the maintenance man for coming out to my apartment after hours to get the heat into the bedroom and back part of the house reduced it to $and had the assistant manager tell me she was able to waive $in regard to the maintenance of heat.? I called Greystar Property Management as heat is allowed as an after hours maintenance call.? When I called in to leave a message about the heat, the outgoing message mentioned heat as an issue that one can leave a message directly for the on-call maintenance man.? I have had an issue with no heat in the bedroom, dinning room, kitchen, and bathroom for several weeks.? I had to sleep with the oven on it has been so cold.? I had been at a friend's house and he said call and leave a message and if they need you there they will let you know or otherwise they can come out and you can get some heat.? He called himself first and there was no response.? I kept leaving his apartment and going to mine to wait for maintenance but they did not come.? Then, I called and said I didn't have heat and also texted after the maintenance man called because I would go to my apartment and check if he was around and then go back to my friend's apartment.? After awhile I was concerned that I would miss the maintenance man and texted so he would not come and not find me and leave when I went back to my friend's house to get my keys.? Maintenance finally came and I was surprised that it was someone I know, and had been to my apartment before.? He said I can just get in with my key since I know you.? So, we did that.? Some heat was coming up from when I tried to turn on the valve in the morning at about 5:am before I left for work.? It was a little warmer in the living room but the rest of the house was still cold.? He didn't go into the rest of the house so I didn't discover that until he left.? I remembered that last year a new thermostat was installed because the old one never triggered the heat to come on.? Anyway what I attempted in the morning did do something but maintenance said it takes a long time to get heat to circulate through the apartment especially since there is not good airflow because of the layout.? He said leave the thermostat all the way up past degrees and there should be heat coming up.? He also said I am subject to reduction of heat at times as a result of air bubbles in the pipes since? I am on the 3rd floor.? She? declared that she was? overriding the maintenance man's assessment? of the problem, advice and opening of the heat valve so heat would go throughout the house.? (The maintenance team was threatened after that because she didn't understand the issue and wanted a guaranty that the problem with heat hear would not recur hereSince I am subject to air bubbles which means the pipes have to be drained and other variables to guaranty there will never be a heat issue is unrealistic.)The next day [redacted] said she was overriding the maintenance man's decison in the heat issue and using his key since I would have to make him wait to go and get mine.? She called me a liar on the heat issue and said I? had to pay his wages.? The first notification of a fee was a notice on the door of a small remaining rent balance which was her fee with no explanation as to what it was for, she made it a rent balance notification which I think is quite scary.? When I asked her what it was for, she said? the maintenance man's wages.? She had virtually increased my rent by $at whim by using the "Short Balance Notification" which is used for when you are less than $short on the rent.? My lease? does not have a? provision to allow her to do that or to charge a fee for anything she mentioned.? The $fee [redacted] left on my account is not legal according to the lease and I am requesting it be removed.? I am not satisfied with a fee reduction that is not part of my lease."The Colorado State Warranty of Habitability cites heat as follows:? There is no or insufficient heat and/or the heating facilities do not comply with the applicable law at the time of installation and they are not maintained in good working order, specifically:"Greystar Property Management asked [redacted] to waive the fee and said it didn't seem appropriate which is why she reduced it.? [redacted] is no longer manager here.? Sincerely, [redacted]

This is a property that does not belong to the Mountain Division of Greystar so I am not sure how to direct this former resident? I have notified the proper region in [redacted] to look into this, since this could have been a Greystar property when this resident lived there? This one is so hard to determine how to help as the resident is not being properly helped by the new management company who has taken over this property? Our office has sent his information to the [redacted] region for resolution? Thanks so much for reaching out

Reserved spaces are clearly marked by signs and warn residents not to park thereIt is at the sole discretion of the tenant who is paying for that parking spaces as to when a vehicle is towed out of their space for unauthorized useParking in another tenant's reserved space is a clear violation of the community parking rules, regardless of the amount of time the vehicle is in that spotWe apologize this has caused you an inconvenience, but we are unable to refund towing fees due to parking violations

There are STILL tenants parking there with no issueI even spoke with a fellow tenant just yesterday whom explained that he parks there almost every night and he has NEVER gotten towed and how it doesn't make sense because there's no signs thereSo at this point the new towing company you hired, that you have even yet to inform the residence of these changes or put up proper signs to indicate it is not a parking spot, have been failing to do their job, And apparently you have as wellTo make matters worse it is not only that you are failing to notify your new tenants about changes in your community but also issues such as tenants being held up at gun point, or another building having their tires slashed in the garage because YOU fail to follow up on secure maintenance of the buildingI had to find this out from a tenant letter they posted on everyone's doorBut that is another issue I will be dealing with on the sideAlso In response to your unacceptable response, it does not put any ease to my mindWhere is your proof that I am not being discriminated against? You came to the apartments to take pictures of the parking spot, the same pictures I have, however there is no proof of other tenants getting towed Sincerely, [redacted] ***
