Oakwood will send out a representative to look at the concrete again.  we will follow the guidelines laid out in the homeowners guide book

The homeowner has hairline cracks on the surface of their concrete.  It has nothing to do with the install.  Hairline Cracks are considered homeowner maintenance.  as a courtesy Oakwood has offered to seal those hairline fissures but the homeowner refused.  The grade on...

this house was certified and it is very clear that the homeowner is to maintain grade after closing.  Homeowner has installed a fences and has a dog run on that side of the house.  there has been no attempt by homeowner to maintain or correct from these issues.  There is no indication that the grade was maintained from closing to the install of the fence either.  As a courtesy Oakwood sent back the landscaping company to add some more rock and clean up the area that was left "muddy"

We are scheduling out the remainder of the homeowners work.  It is Oakwood's intent to complete all warrantable items in the homeowners house

affected time frame , the water surcharge for excessive usage was 49.97, Oakwood will issue a check reimbursement to cover the affected time frame and following month in the amount of 83.72 This will be processed today and the Home owner can expect a check delivered in the next two weeks once it clears our accounting department. there is no reimbursement approved for loss of heat as the venting was determined to be correct and specific cost for loss of heat in that area cannot be quantified, Oakwood has installed a flapper to help with this condition as a courtesy to the Home owner to resolve the issue. Rest assured we will be implementing policy and procedures to correct these delays going forward.Regards,

As of 9/16 we still have pockets in the lawn that flood after only 5 minutes of watering. I was told GVR Landscapes would be by to patch the dead sod and that this would fix the issue. That was on August 28th.
THIS IS STILL NOT FIXED.

Oakwood and the Siding manufacturer are working to correct all the issues that are occurring at the homeowners house.  It is all parties intent to have all corrected in a timely manner

Oakwood Homes has responded to Mr. [redacted]'s concerns over his displacement of the porch several times, offering our help.  Attached is the Drainage Certificate that we provided him, showing how he changed his grade while installing his backyard landscaping, therefore directly causing his...

grade erosion at the porch, as well as his tip outs being up, allowing extra water damage to occur.  [redacted] also came out to offer advice and help Mr. [redacted], understand what he needs to do.  Oakwood offer to help Mr. [redacted] with his porch still stands, as long as he corrects his grade and landscaping issues, and provides a Certified Letter stating his grade has been corrected.

meeting date, we have had the plumber out, (who claimed not a problem with the pro line drain). We have had this shower inspected by [redacted]. Arlun found that they need to pull floor tiles, replace bladder and asked that homeowner would consider changing to center floor drain. Mr. [redacted] is not willing to do this. Our representative just spoke to Mr. [redacted] and updated him and although they are eager to get shower repaired and usable, he understands the processes involved to resolve this concern.Thank you.

I am rejecting this response because: We asked for a copy of the sales contract because it had redacted pricing and we could not determine how much we have been charged and paid for with regards to the "upgrades" on the home, especially since we did not select ANYTHING that...

went into the home, we feel we were over charged and the only way to determine if we paid for what we thought we paid for is to obtain a contract where the builder isn't hiding the pricing, I have attached what they sent to me, after you requested them to send the correct information. We again reject the response as Oakwood did not provide what was requested.

Thank you for the concern, After reviewing the history in our system. This was inspected previously and determined that the homeowner had  pitting on their front porch possibly from the use of salts or     De icing chemicals. Under the warranty guidelines, surface deficiencies such as...

pitting or scaling would not be covered due to exposure to the elements and required maintenance. The homeowner was made aware of this previously and is not accepting of the answer. An Oakwood representative will look into alternative solutions in an attempt to resolve the concern and we will notify the home owner once we have any further updates.

I am rejecting this response because:Oakwood construction representative suggested painting to try to cover up the mistakes instead of fixing the problem. Warranty department was here today and we requested an outside vendor to come in and determine what the best way to fix the problem will be so at this point, we still have unfinished drywall issues, a house that needs paint throughout, a mess left by the drywaller on the side of our house, and much of our original punch list from our original walkthrough before closing.When all these items are resolved, we will close this case.
