Oakwood Homes has met with [redacted] and have come to a mutual resolution to his concerns.  We are currently working on completing work at the residence and appreciate the homeowner's patience as we finish up the final items.

Hello Ms. [redacted],   Mr. [redacted] and I have had one discussion regarding the extension of per diem, which he stated Oakwood could do.   With that said I have not yet received any confirmation of that being processed, or that it is in process.   To date, the master bathroom still remains unfinished; I have also requested an update, but have received no update as to when the work will be completed.  Which in 6 days will bring this to 6 months I have had no use of my master bathroom shower which I paid 4k extra for.   I would like to have confirmed dates for completion of all outstanding work, as well as confirmation the per diem pay out has been processed.   I can provide additional details if you need; please let me know.       Kind Regards,    [redacted]

Thank you for bringing this to our attention, after researching it was determined that Oakwood homes had an engineer as the movement in the basement  and driveway and determined that all movement was normal and no structural or safety concerns exist or need to be addressed at this time....

 It was also noted that the concrete flatwork in question showed vertical displacement of at least a 1/4 inch and was replaced under the warranty. Under the Limited warranty we do not guarantee an exact match in color or texture due to enviromental conditions at the time of the pour.  The rear patio hairline cracking is a normal condition of drying out and does not meet any vertical displacement criteria for replacement. Please let us know if there is any additional concerns that we are not aware of.Regards,[redacted]

I am rejecting this response because:  I have already done the things you suggested such as contacting customer care (more than 3 times), and meeting with a warranty rep.  The reason I am writing to Revdex.com is because these things have not worked.  When I have appointments with trades to come and fix the items on the list then I will be satisfied.

The warranty team has confirmed and has also reached out to the homeowner via- email that all materials needed have been ordered. The warranty team will reach out again to schedule the completion of the items that fall within the warranty guidelines.

Oakwood has set a work date with the homeowner of 9/26

Thank you, Oakwood will issue a new work order to the landscaper to revisit and complete repairs to the landscaping as agreed in the first year, Oakwood will schedule for an HVAC trade to reinspect at the line set and condensate lines and determine what needs to be done under the warranty....

Oakwood has reached out to the trade and manufacturer for the siding as it would fall under a manufacturers defect in regards to the siding and  will forward their response to the Homeowner and complete anything under the warranty as quickly as possible. Thank you, my records indicate the tile repairs took place July 10th thru the 13th and were completed. the siding concern has been brought to the attention of the manufacturer and they are working thru a resolution, I do see where they have it on a spreadsheet but no date for repairs has been set, the home owner can also file a claim thru them by contacting [redacted] as they are handling direct Oakwood does not have dates and times of repair. I am rejecting this response because: concerning the total lack of response in regards to several e-mails that have been sent to Oakwood Homes Customer Care dept. The following items are not completed from the original walk thru done shortly after the April 19, 2016 closing on my home located at [redacted].- Replace broken glass on South basement window Service request number assigned is [redacted] #2- Small concrete patch at edge of front porch stoop, #3- Clean off spilled concrete on front sidewalk. #4- Pack dirt under stoop extension to ensure that no further or settling will occur. A crack has started in 2 places. The concern here is that they stated at closing that their is no warranty on concrete work. If this was not done correctly when poured, how can they say their is no warranty on this? If it continues to crack due to no dirt under it, what is my recourse then? Their response in September was that they would send someone out to look at this. As of this date, no one has responded to me with any comments or response.#5- The final item is a cosmetic fix they had their foundation Company do to my front foundation wall. They have denied any responsibility as to approval of this repair and therefore will not complete any more cosmetic repairs that I have requested. During the course of several e-mails to [redacted] at the customer care dept., he finally replied to me in September telling me to start using his personal e-mail address to reach him directly. I have with no response except one time he did respond. I am deeply saddened, offended and disappointed that this is how I would be treated after spending my hard earned money on their new home. I am rejecting this response because:After 14 days and numerous emails, [redacted] from warranty finally got back to us and wants to schedule out another 2 weeks to try and get some of our things done and we will again be going in a circle because now that paint has been here, texture has to come back and then paint will have to come back again.Siding issues have not been resolved and have not been scheduled so at this point that has not been addressed.We requested all these issues to be completed by the time family came in November... That gave you MORE than 7 months and now that will not be happening.When all issues are resolved, we will close this case.

Oakwood has assigned a new representative to work with the homeowner to complete the outstanding issue with the Humidifier

Thank you for your concern, Again we have had the installer as well as the manufacturer inspect the floor and determine that there is not a manufacturing defect, The trade has agreed to replace the 20 or so boards that show a concern. As we cannot predict what if any additional issues should arise going forward, we can only address the existing concern and revisit should additional concerns present themselves, Oakwood and the trade partner are willing to repair the affected area if given permission to do so, if we do not receive permission we will consider the matter resolved.Regards,

the same trade partner, I have a Home Owners signature verifying completion of these concerns. I do not show any history of a cabinet issue noted within the first year material and workmanship warranty, the home closed on 9-6-2013 and the one year material and workmanship warranty expired on 9-6-2014.Regards,

I am rejecting this response because: Oakwood specifically states in the documents that you sign when you close on your home with them that they are responsible for the first year of your warranty protection on all products in the house.  While I understand the ability to control a 3rd party inspector is impossible, a 9 month wait, and deception that it would be done before closing on the home is unacceptable.  This complaint will remain open until the issue is completely resolved and we the homeowners are satisfied with the outcome.  Oakwood is more engaged in closing new business than helping clients that have already closed on their house with issues that arise.  Again the reason for this complaint doesn't have anything to do with the 3rd party inspector, it is that we were basically lied to in order to get us to sign our closing papers, and then nothing was done for over 9 months and it is yet to be resolved.

Yes, a customer care representative finally reached out to us and they are coming to our house this week. This response is not fully acceptable yet because we are still waiting to see what happens with regard to our warranty issues.
