Oakwood Homes Regional Manager for Customer Care, the lead warranty liaison and the area manager for the flooring install company met with the homeowner on 3/30/As a result of the meeting Oakwood Homes, the homeowner and the flooring installer has agreed upon a course of action to address the
homeowners concern

Thank you for your concern....After researching....Last contact with Mr***, was on Jan 18, 2017, via e mail confirming a repair date of Jan 23, in the morning to get tile and caulking work performed Tile worker repairing floor grout, and month warranty item, caulking of home as
needed.After researching, it was found that Mr*** had contacted the office earlier this week, But warranty was not notified in the field until we saw the e mail about the Revdex.com complaintWe were unaware of any issue with his home. An assigned representative will contact him now and schedule to inspect the leak, and determine if warrantable and provide a resolutionWe apologize for the error and lack of communication on Oakwood's part.Best Regards,

I, *** ***, personally emailed the homeowner this morning with my direct cell phone to contact me to discuss the concern in question I am confident that the homeowner and I will reach an amicable agreement to this issue without any further conflict Oakwood Homes appreciates our
customer and their patience as we continue to work on completing remaining items I personally apologize for any delays and will work with the homeowner directly to resolve this dispute *** ***

Thank you,We have reached out to the original electrician for history in regards to previous appointments and their findings in regards to this concern, We have also asked the field representative to have a final electrical inspection performed in regards to this concern and to provide a written

Thank you for the response,After discussing with past and present liaisons to determine what was agreed to both within and outside the first year we have made the following determination.We have had an HVAC company inspect the ducting for the duct noise, at that inspection they could find nothing wrong nor could they recreate the concernPursuant to the warranty manual page section 11.2F Noise in Ductwork may occur for a brief period when the heating or cooling begins to function and is not considered a deficiency This is do to the metal expanding or contracting due to temperature variance and is not a warrantable conditionWe have rescheduled the trade partner responsible to repair the gutter as quickly as possible As previously addressedWe only use one type of caulking at interior and exterior windows which is Latex caulk, This product starts to deteriorate around to months after installation due to environmental conditions and requires regular maintenance by the home owner to renew bi annually, this is also noted in the Home owners guidebook on Page under Monthly maintenance schedule tipsUnfortunately we have no record or recollection of this concern and it would not be warrantable even in the first year.We have received confirmation of the corner bead concern and will perform a one time courtesy repair in regards to this issuePlease note that under the warranty guidelines we cannot guarantee an exact match in either texture or color when performing this repair. Any repairs made at this point would not extend the warranty for those specific concerns.Please indicate your willingness to move forward with this resolution

I am rejecting this response because:I have tried to make contact with their warranty person in regards to finishing some warranty items that were noted on my
original walk thruAs of this date, no completion or response has been received from themOne of the issues involves a portion of concrete that has not been installed correctlyThe dirt under it has settled , they had their landscaper supposedly fix it and they did notMy concern with this is that Oakwood Homes provides no warranty on concrete workThey blame it on the soils,etcWhat if it was not installed correctly? I have noticed some cracking at locations on this section of concrete and want it repaired or replaced before it continues to crack and settle even moreThe second item involves the cosmetic repair to the foundation of the front section of houseAt the final walk thru before closing, they agreed to fix which was doneI asked at that time to cosmetically make it look more finished and smoothThey have rejected this and denied any responsibility for this.First of all, I want contacted either by phone or e-mailSecondly, I want them to handle these issues before the cold weather or further damage occurs

Oakwood Homes has responded several times to Mr***'s concernsAttached you will find the Drainage Certificate, that we provided to Mr***, showing that he altered his grade when he installed his landscaping and that has caused the displacement of the porch. *** *** also
offered Mr*** advice and help with re-establishing his grade. Oakwood Homes offered Mr*** help with his porch if he shows certified proof that he has corrected his grade. That offer still stands today

An Oakwood Home associate, *** ***, has been in contact with the customer and working to complete the customer's warrantable conditions. Attached you will find a working list of concerns we are addressing as well as an email apologizing for the lack of response and an attempt to schedule remaining work. Thank you for this concern,After researching this concern and per the notes from our weekly phone calls with *** the siding installer, this address had pieces of siding replaced above the garage, and one piece above the back porch, both due to solar reflection. This work was completed per
*** on 10/25/no additional work was performedOakwood would be happy to address any additional concerns related to the sidingIf we can get pictures and a location from this customer, they can submit a request via the customer care website and we will have an associate contact her to inspect and address the concern. I have told the business multiple times that due to my job in the military I am constantly out of the country and can not sit around waiting for Oakwood to call meThe bottom line up front is that the regional manager did seem to make every effort to fix the problem and seem to have wanted the problem fixedHowever, the amount of time and complaining I had to do before I was able to get a response from Oakwood was unacceptableWhat it comes down to is that the landscapers that Oakwood uses are extremely sloppy and just not very good at what they doAfter going back and forth with them for months, my landscaping looks ok, that is mostly due to the fact that I finally just started cleaning up the yard myselfI didn't expect to pay for landscaping and then have to clean up after the landscapersI also have still not received any word on being reimbursed for my water bills when the landscapers damaged my irrigation system multiple times and just let water leak outSo the short story is, the regional manager was helpful and tried to solve the problem, Oakwoods landscapers are not good at what they do and don't really care, I give up on fighting this problem because I don't have time to deal with it, Oakeood wins

Good afternoon. On 11/2 An Oakwood representative scheduled the remaining
items to be completed. Once work is complete the only
remaining items to schedule will be to do a final clean. This will be scheduled as soon as the homeowner
verifies work is completed

*** *** has committed to complete all the landscaping issues before the end of September with this homeowner

Oakwood is working with the homeowner to complete the outstanding agreed upon issues.  Our representatives have been in contact and are working towards a resolution

When moved the electrical outlet to the other side. The electrician cracked the wall vinyl siding in attempted to make the hole for the outlet. The wall siding guy forgot to replace that cracked vinyl siding wall. We just don't want water to get in the wall. [redacted] said that he will send someone back to replace the damaged wall siding piece.

I am rejecting this response because Oakeood has a horrible track record of doing some of the work and then the complaint is taken off Revdex.com.  Please leave this open till the work is completed or they have no reason to do the work.

I am rejecting this response because:As of this date, we still have a long list of unresolved issues. We have also had work scheduled to be done since June without anything more than a couple quick fixes completed so until all the work is completed, promises of work dates without any work completed will be considered an unacceptable resolution.
