Thank you, I have contacted *** *** on 7-5-and will meet with all parties to resolve these concerns, I contacted the representative to move forward with a resolution and also spoke to the builder to make sure there is a clear hand off in regards to any items left from closing
Oakwood will schedule with this homeowner to complete the outstanding requests in a timely manner

Oakwood has contracted a new company to come out and work on the drywall and other items to satisfy the homeowner

I am rejecting this response because:After reading Oakwood Homes explanation of how the damage occurred, and how I contributed it, it still does not explain how the cracks developed before I ha d a chance to close on the house (I have photos of the crack(s) before siding was put on the house) and advance spreading of the cracks months before landscaping was installed and the "cerified" grade was changed I can completel y understand if the cracks were formed after I installed the landscaping and advanced while watering the sod, but that was not the case The pictures I took show the cracks before I moved in and also show how they quickly spread throughout the concrete before landscaping was put in I was initially told that it occurs due to the settling, and when it spread I was told that the "caulk" placed in between the cracks would remedy it Then when it became unbearably obvious that the concrete is braking apart, I was told that it was due to my landscaping Blame was shifted to me Also in Oakwoods reply, I read that I did not have my gutter spouts down, which sometimes I did forget to lay them back down but having them down sparingly would not and should not cause that much damage in a year and a half

Oakwood Homes is committed to providing our customers with the best homebuilding experience possible, from contract through the conclusion of the warranty period provided by Oakwood. We regret that the customer did not feel that this was the case in their situation, however, Oakwood Homes did
perform to our obligations of the contract and delivered a home that was complete and signed off by the City and given a Certificate of Occupancy. Thus per the Sales Agreement (attached), Oakwood Homes has the right to keep all earnest monies and any other monies paid prior to closing. While we are empathetic to the customer's concern, there are costs associated with having a home cancel so close to the closing date and we have chosen to exercise our right to keep the monies deposited by the customer during the construction period. I am rejecting this response because:I have quite the email trail of the times I've contacted you with picturesYou claim this was fixed on per the request from the previous owner in AugustI sent you an email on 12/11/with photos of damaged sidingI sent you an email again on with photos of damaged siding taken on that dayAnd finally, I forwarded that chain to you just now in response to your answerThis complaint will not be closed until the siding is fixedI've reached out to you multiple times regarding this matter in the manner in which you have requested with the proof you have requested

Thank you, I see that the landscaping repairs were not completed at this home due to a missed appointment, I have reached out to the landscaper directly as the community representative is on vacation this week, I have asked the landscaper to contact me to schedule to complete any needed repairs ASAP
to resolve the concern and will update the home owner when I have been notified.We apologize for any delays and inconvenience due to this missed appointment and are working to rectify the issue.Regards,

I am rejecting this response because: I have waited all week for Oakwood to call or email me and I haven't heard a thingEven a quick, "we received your complaint, we're so sorry for your trouble
and we'll have someone update you on our progress in the next two weeks" would have been a great startThis is exactly why this problem has gone on for so long- Oakwood says they will fix the problem but never follows up with any actionI can't approve a response or close out this complaint until I feel confident that my warranty issues are finally getting resolved

Attached please find the manufactures report from *** *** denying the homeowners complaintThe remaining outstanding concerns, some added at the work date of 5/2/16, will be addressed by the lead warranty representative for that community

It is imperative that the homeowner understands Oakwood Homes will not allow its employees or vendors to be subjected to any berating comments or obscenityWe look forward to addressing these concerns
