I apologize as I show a response submitted on 11-30-16We have reviewed the concerns, The driveway concrete was addressed due to vertical displacement, Two drive stones were replaced to resolve the concern and the driveway is now level, The buyers concern is for color match between the new stones and the original pour, per the Limited warranty page 5 section 4 under coverage limitations "An exact match cannot be guaranteed due to factors such as Fading, Aging, and unavailability of same materials.The rear porch crack concern was also reviewed, The crack in question is less than an 1/8 inch and as a courtesy to the buyer was sealed twice within the warranty period. Per the Limited warranty under section 4e cracks at transitions of up to 1/2 inch are acceptable, cracks thru the pad itself in excess of 1/8" would be a deficiency within the first year, Sealing or patching are acceptable repair methods within the first year.Oakwood has performed the necessary work to complete these concerns within the warranty guidelines.

Oakwood and the Homeowner have put a plan together to complete all outstanding items in a timely manner.

Oakwood is going to find an independent trade to complete the outstanding work.  This should shorten the repair timeline

Thank you for your correspondence, After researching the concern it was noted that the homeowner closed on his house on 4/11/16 and no leak was present at closing. He submitted the warranty claim to Customer Care on 1/10/17 at 7:33pm. A plumbing trade was sent to the home and it was determined that...

the sill ck was cracked on the exterior side of the house, this crack was caused by Freeze damage, a condition which is not covered under the Limited warranty and would be considered an act of nature and maintenance concern. After speaking to the representative there is no record of an offer to install a vent, We did receive a quote for repair which we are happy to pass on to the Home owner as a resolution. As requested by the Home owner in the Revdex.com concern, we have obtained a quote from the plumber for the cost of repair and are happy to provide that information to the Home owner. They may contact [redacted] who can repair at 175.00 billable to the Home Owner.Regards,

at the concerns. He is new to this area, I also heard he is not permanent replacement. There is a lot of other homes that are waiting on scheduling too. We met with him on August 25 and have not been contacted about our in home repairs since. I understand that he needs to catch up. This complaint should not be closed until the work is completed. I have had this exact issue with Oakwood well over 5 times in the last 9 months.

I have contacted Oakwood Customer Care time and time again and my home still has the same outstanding issues it had from the time we moved in. The issues were brought to their attention a year ago and at least every other month since than. Oakwood did redo the driveway and front step but it is already chipping away and the stone on my home around the garage was damaged. Oakwood has had us stay home time and time again stating that they have scheduled work to be completed and yet they do not show up or even provide a cancellation notice of any form. Oakwood still has not repaired anything except the garage floor and half the driveway but in the process they have damaged the other half of the driveway and the stone surrounding the garage. Tile, drywall, cabinets, and everything else listed in the original compliant still outstanding.
Oakwood was notified that I had to respond to this action by Nov. 5th and yet they didn't schedule anything to be completed till the 9th of Nov. and they did not provide any information on the work they planned to complete on that day. I am not confident that they will even show up due to the amount of times they have failed to show up in the past (no call / no show).

The homebuilder has fixed the texture in the kitchen and great room. Grout and caulking in the master bathroom has not been scheduled. The stone around the garage door was knocked out when the garage floor was re done and has not been fixed. Tile in the kitchen was torn out and looks a lot better but is still missing tiles. Workers were not provided with enough material to complete the job. Kitchen tile in kitchen is not finished. The front podium is still separating and needs a carpenter to fix the issue. The drywall on the master bathroom ceiling is not consistent and looks like there was a patch job. There are broken beams in the basement that are broken.

The warranty manager has scheduled another work date for 12/18 and has a call into the homeowner to confirm a follow up work day of any remaining items for 12/21/2015.

Thank you for allowing us to respond. Oakwood Homes originally ceased all work in this home at the request of the homeowner on 11/11/2014 when we received an email at 5:44 PM acknowledging that she had cancelled all work that we had scheduled...

for 11/10/2014. Since receiving this complaint and the homeowner stating that her desired outcome is to work with Oakwood Homes to resolve the outstanding warranty issues, we have been in contact with the the [redacted] We currently have a company working with them to inspect and correct these issues. We look forward to resolving their concerns.

The Pex Pipe has been corrected at this home.

[redacted],As you stated, we have knocked off the protruding deck screws so they should not pose a risk of injury to you or your family.  Regarding the other two items, being the loose grabrail at you stairs and the spider cracks in the one wall location in your stucco, the grabrail has been taken care of and is reinforced.  The stucco will be completed by next week.  We are performing the stucco repair as a courtesy, as the hairline cracks do not fall short of the performance standards for stucco.  In light of that, please continue to be patient, as we are trying to go above and beyond to make this correction.  Thanks,[redacted]

I am rejecting this response because:I am not comfortable closing this claim until ALL work is completed. ** came out on 8/25/2016 to look at our issues. We were barely contacted about work to be done the week of September 26,  though when I gave my availability I never heard back. Recently they replaced my concrete in the front. At the time of the demolishing of the current pavement I told the workers that ** said we would get the step replaced and I had concern about another piece. I was rudely told to call ** and we did and didn't hear back from him. I understand he was out with a family emergency, but these are the hurdles we face with Oakwood almost every time we get something done. Even when they send someone out, they do not do the100% of the work they were supposed to. Leaving the issue half done and me to chase after them to get them to come back. I am tired of this back and forth. I am not willing to close this claim until ALL work is 100% done. We still have a lot open and working hard for me is not contacting me after I reject a claim to set something up and then not following through for a month.
