We found are rental via the internet, my husband contacted [redacted] at Renters Warehouse and [redacted] agreed to meet with us at the house at a time that was convenient for us. He showed us the house, let us take are time looking at it. He followed thru with how the lease works, the deposit and everything that went to getting us moved into the house. We really appreciate the help he gave us and the fact that he was never pushy trying to get us to do anything we did not feel comfortable with.

I don't think I could have had a much worse experience with a company. From the beginning, it was like I had to push the representative to list the house and do his job. I wanted to use Renters Warehouse because of all the good reviews, so I gave them a chance. That rep left the company halfway through our year lease and didn't let us know, and from then on it got worse. I had to hunt down the person who was supposed to be taking over for him (I think there wasn't one and they were scrambling), and I had to push for the inspection that is supposedly automatic halfway through the lease. I got the distinct impression throughout the entire experience that the left hand doesn't know what the right hand is doing in this company; I was told directly conflicting information on multiple accounts. As the lease ended, the company did not stop the tenant from shutting off the utilities, which caused major problems for us as the owners; and when I received my final statement of fees, I discovered that the company was charging several large fees over and above the original monthly fees advertised. I feel scammed. They sneak those into the lease and don't mention them. I don't even feel that I received the services from them that I paid for. I will NEVER, ever go with this company again or recommend them to anyone. Horrible.

Dave D[redacted] represented me to rent my place in AZ City. it's a hard market with mostly lower income people living in it. It only took him 30 days to find a tenant that stayed for a year. The tenant abandoned the house skipping out on last month's rent. On a positive note, this last tenant didn't wreck the place before leaving.

I had a great experience with Renters Warehouse and Gabe S[redacted]. Gabe was extremely helpful and knowledgeable during the process as this was something brand new to me. He took professional photos of my place using his personal camera and had an online ad up within 24 hours of me saying I was ready. In less than 2 days I had tenants ready to sign papers for a 2 year lease. Overall the process was very smooth.

Philip at Renter's Warehouse in Phoenix was attentive, flexible, and professional throughout the process to find and rent a home. Philip quickly handled the few outstanding issues with the house. Overall, the streamlined process made everything easier and I would rent again through Philip.

Review: I had a total of 19 days out of 45 that I did not have AC and I could not be in my rental.

Therefor I could not use my cooking facilities and I occurred additional cost in Food.

1. My food cost I had to buy 3 meals a day for 2 people for 19 days because we didn’t have a livening facility that was set up to cook my own food. I am looking to reimbursed $570 for that

2. The cost of my electric bill. For the current month the ac went out and it ran several times nonstop because it was broke it just kept blowing all day. It broke several time days-weeks apart $127

3. The cost for me to not be able to use the house that I rented for a total of 19 days because of the air condition issues( it broke 3 separate times one time for 4 days ,one time for 5 days and one time for 10 days) $886 (my rent $1400 /30)

4. False advertisement the property came with a waterfall for the pool and that function has been taken away at the owner’s request.

$100 off rent each month for 4 months $400(remainder of the lease from last month to the end)

Total. $1983

I would have never had any of this cost would my AC had been fixed correctly and in a timely manner.

No one has responded to me in writing as I requested I sent several e mails and no one has responded. This company has been extremely unwilling to help I have e-mails, recorded calls and text messages to back up a lot of questionable practices and customer service.

I notified the company I had a health issue and that I may have problems with my health due to the complaints aboveDesired Settlement: Total. $1983 refunded to me above and beyond $264.24 that I am due to the hotel cost

I have reviewed all notes and documentation in this case, and have found our maintenance personnel acted appropriately. The time issues and service issues actually stem from the Home Warranty company that the property owner pays for, not service issues related to Renters Warehouse maintenance dispatch. We have many trails of notes and documentation showing constant communication with [redacted], the home warranty company regarding this issue. In addition, several different fixes and repairs were done to the AC unit over the time which Mr. [redacted] states they were without AC. A total of 4 trips were made to the home to address different components on the AC unit, and parts had to be ordered. Our maintenance staff and personnel contacted [redacted] Home Warranty and the vendor chosen by [redacted] several times and pleaded for them to prioritize the maintenance request for this unit.

In addition, the property owner has already authorized, and Mr. [redacted] has received more than the maximum rent credit for hotel stays allowed by Arizona Landlord/Tenant Law.

This matter was handled appropriately by Renters Warehouse. If any undue delays were incurred, it was as a result of the Home Warranty company and their vendor, however, it appears that the time between visits was a results of repairs being made, and additional parts breaking or being later determined in need of replacement. Then subsequent parts had to be ordered and shipped, which takes several days.

I have reviewed the response made by the business in reference to complaint ID [redacted], and have determined that this proposed action would not resolve my complaint. For your reference, details of the offer I reviewed appear below.

The Company was not in Contact with me as they stated they were in contact with the Home warranty company. I did not even know that I could get a hotel until after 12 days of not having AC. They would not return my calls and I still have problems currently getting them to return my calls. They have terrible business practices. I have never had issues like this with any other company. I am not satisfied with the response from the company I feel that they should try to accommodate and or reimburse me for the expenses I incurred because of their negligence.

We were interested in renting [redacted]. in Phoenix. I looked at the home and liked it. A few days later [redacted] called and left a voice mail on my phone to submit an application so we did. After going thru a back ground check that included a credit check that had some accounts that I never had, and answering to why we moved etc. we were accepted. So my female half went and looked at the home and gave the deposit that they HAD to HAVE right away. [redacted] makes the comment that " oh you aren't the couple I thought you were" ODD!! Anyway we proceed we getting utility deposits and other things started with the moving process. Even gave my parents the new address. Fast forward two days later my other half gets a call from [redacted] stating that we are now not good enough to rent the home. Nice to be judged by people (future landlords) who have never met me or seen exactly how I live. I am now happy that this happened because I would rather be judged for me and not on the previous tenants who trashed their home.... Judge not least ye be judged! My recommendation for any good Christian would be to stay far from this house and rental agency.

Renters Warehouse and [redacted] was very helpful in getting our old home rented in a timely manner. She offered helpful hints and suggestions to get it rented with a minimum of hassle. I would recommend this team to anyone looking to get their home rented.

Review: Radio spot advertising “rent estate” clearly states ALL services (tenant placement, property management, and maintenance management) will be handled for a flat fee of $80/month. Business representatives want to charge one to three months’ rent for tenant placement in addition to the $80/month fee for management. Response:

None of our adds are misleading. We reach a very large audience of millions of people and this is the first concern that was made. That is because it is not misleading. These potential clients called in on October 26 and spoke with one of our representatives and were given all of the information needed. Then, when our leasing agent went to meet the potential clients the same information was reiterated to them. We will manage the property for $80 a month. The tenant find fees are different and were at no point ever hidden or undisclosed to the potential clients.

Review: This company was hired to handle the rental of my home in [redacted] in June of 2014. According to the representative the single family home was being rented to a very nice single lady who wanted to stay in the area. They said her husband had passed away and she was giving up their home that was located on a large lot. The tenant was to be the only occupant of the home. They had supposedly done all the necessary background checks and verified that the tenant had cleared all their verification.

Knowing that the value of the property was upside down, I had decided to rent it for less than the mortgage and subsidize the rent.

Initially the rent payments were received on time and there were no problems. Then gradually they begin to come later and later. Finally I had to contact the company as they had not contacted me to notify me of any of the late payments. they were very unconcerned and said that the "tenant paid late" and that is why I had not received a payment. They said they were charging her a late payment which Renter's Warehouse kept for their trouble. I also found out at that time that this tenant had moved her son into the home. This I did not know until the payments were late and I sent someone else out to the home to look around. I asked Renter's Warehouse to start the eviction process for this tenant. [redacted], the Customer Service Manager said that he would do that. [redacted] told me that the Representative would send them a 10 day letter. I never received any notification that this letter was given to the tenant. Up to this point I had made numerous calls to this company and spoken with [redacted], however, on my last call during this process he said that he had never spoken with me before. Then when reminded of the details that he previously was to have noted, he finally admitted that he had spoken with me.

Instead of eviction I received the next months rent on time. At this time the mortgage payments were in arrears that I could not bring them up to date. I then attempted to put the house on the market for a short-sale as the property value is upside down. Renter's Warehouse said they could not get in touch with the tenant in order to have my realtor speak with her and regarding showings. The telephone number that they gave to me was invalid. The one they gave to my realtor was a number for the tenant's daughter who said she did not associate with her mother. When I went back to Renter's Warehouse they said they could not do anything more. Yet they kept collecting the rent whenever it would come in and they retained the monthly fees, whether the rent was late or on time.

I then decided not to attempt to subsidize this mortgage any longer and in that way I could get this tenant out of the property. The only contact I received from RW was a monthly advertisement email and an email statement whenever the rent was paid.

In June I notified Renter's Warehouse that I would not be renewing the lease with the tenant or the contract with RW. In July the no rent was collected, but Renter's Warehouse sent me an invoice for their monthly fee. I waited until the end of the month then begin calling to inquire as to the date the tenant would vacate the property. I was repeatedly told that the Customer Service Manager, [redacted] was not available and would return my call. I never received a return call. Finally, when I called today I asked why was [redacted] avoiding me. The receptionist said he was not avoiding me. I informed her of the numerous times that I had called without a response. Then she said she would look around the office to see if he was present even though she had just put me into his voice mail in the call made immediately before. She comes back to the telephone and tells me that [redacted] will call me back in twenty minutes. My reply was, "Thank you, I will be watching the clock."

[redacted] did call back at which time I inquired if their tenant was out of the property and if they had the key. His response was to ask if my realtor had been down there to the property. I informed him that because of the lack of cooperation from Renters Warehouse and the tenant that they had placed my realtor was unable to list the house as we could not set up showings. I reminded him that I had requested eviction for violation of the lease. He stated that he did not remember that or he would have referred me to someone else in the office. This was not true as he never referred me to anyone else in our earlier conversations. he had stated that the 10 day notice would be given and that is the last I heard. At the close of our conversation today he was very rude (contract was not renewed) as he stated that "This conversation is going nowhere." I replied, yes you are correct, I would like to know if you have the key and if your tenant is still in the property. Please obtain the key and get back to me by Monday. Then I said Thank you and goodbye.

I have suffered unnecessary stress and emotional trauma at the hands of this rental company. In December 2014 I came to [redacted] to assist my brother who is terminally ill. Since I have been here this company has compounded my pain and suffering to an almost unbearable degree.Desired Settlement: I would like a reimbursement of the $850.00 initial fee and the last six months of Renter's Warehouse fee of $98.50 (equal to $591.00) for a total reimbursement of $1441.00

Response:

To begin Renters Warehouse does not select tenants that go into owners homes. The owners always make the final determination. If someone applies for a property we are required to present that application to the owner for approval or denial. Next, Renters Warehouse can not force somebody to pay rent. These people are adults and need to abide by the terms of their lease that was signed. If the tenants decide not to abide by the lease then the legal process begins. Before we can evict a tenant we need to have owner approval as we are the agent for the owner and have no rights to owners property. The owner makes the final determination regarding the eviction. In the statement it was said that [redacted] needed to evict the tenant. That is not [redacted]'s job to evict. If the request comes from the owner to [redacted] then he passes the information over to our collections department. After researching all areas there is nothing to indicate any communication from the owner requesting eviction. There is no reason for us to avoid that at all. We handle evictions all the time and our processes are sound. Our employees also do not avoid owners or tenants. We will be happy to return all of the owners keys that we have in our possesion if she would like them immediately. That being said it would certainly tie our hands with finalizing the process of the eviction of the tenant.

[redacted] has provided to notch customer service from day one. I look forward to sharing with her my concerns no matter how small. I know she will do her best to find a resolution that will satisfy all parties involved and that's not an easy task to accomplish.

I rented a house from Renters Warehouse and [redacted] was great. He took time to make sure I knew everything and was very prompt with getting back to me. Such an easy move!

We moved into a home managed by Renter's Warehouse in February 1, 2013. When we viewed the home there were many issues (such as holes in doors, stains on the carpet, bugs needing to be exterminated, etc) that before placing a deposit Renter's Warehouse claimed they would fix, they did not, but would not refund the $400 deposit. Throughout our year with Renter's Warehouse, we dealt with EXTREMELY rude employees such as [redacted] and [redacted] ([redacted] being the manager and [redacted] the maitnence guy)on many issues (such as HOA fines that were not even ours, but they had no clue, maintence issues,(that went over tenant's rights guidelines) and many more issues.

This company is not fit to be handling homes,and they are rude to customers and not worth anyones time. I hope for everyone's sake they DO NOT USE RENTERS WAREHOUSE. Unless, you enjoy pain, the enjoy!

One small issue,but over all ,Dennis was very helpful,and professional.
