I worked with Philip H[redacted] locating a house to rent. Philip did an outstanding job. He was courteous, prompt and was always there to answer any questions we had.

Review: While under a 12 month rental agreement, our landlord asked us if we would be planning to stay past the 12 month agreement and we said that we would like to stay until our home is completed (4 extra months longer than the 12 month lease agreement). He said that would be fine, however, he was planning to put the home on the market for sale in January (1st of the extra 4 months) and that he would love for us to stay, but that we would need to show the home to prospective buyers. I informed him that I was expecting twins in January that normally, I'd be happy to let people see the home, in this case my doctor advised against it due to the health of both me and the babies. We wanted to be amicable to his situation, but also knew that my high risk pregnancy was going to be an issue if we didn't move sooner rather than later. We gave him 7 weeks notice that we would be moving out 1 month shy of our lease due to doctor's orders and our circumstances. We gave our notice as well to Renters Warehouse.

When I asked if we should plan to pay for the month of December, we were told by Renters Warehouse, that there was no need for that and that we would likely even get our entire deposit refunded if we are just cooperative in helping them re-rent the home. This was surprising since we were told the home would be sold no re-rented. I discussed this with the renting agent and he said that the landlord had caused these kinds of problems previously by changing his mind on whether he was renting or selling. The agent spoke with the landlord with this new information and came back to me with an offer to stay should we want to stay. At that point, we had already paid a deposit on another location and had put down a deposit with a moving company to help us with this move. We declined the offer and again, I asked about needing to pay for December and/or what we would need to do to ensure our deposit would be returned. I was told that as long as they could rent the home for the month of December there would be no need to pay for December and that our deposit would be based on the home's condition at move out.

We were in constant contact with the agent throughout the time frame that they needed to show the home to potential renters and made the home available and uncluttered to ensure an easier showing process. We also asked again prior to moving out about the deposit and were told that we should have had the carpets washed, but that the full deposit would be given minus the cost for washing the carpets. We were comfortable with this and it seemed fair.

We were informed they did in fact have a renter for the month of December and that we left the home in great condition. We would hear back from someone in their accounting office regarding the deposit. 3 weeks later, we had not heard anything, so I followed up and I was told by the person in their office that we would be receiving a full refund and that it would come certified mail the next day.

When I opened the certified mail I was confused, because the letter stated we were at a $0 balanced and that we forfeited our refund/deposit for leaving early. When I called renters warehouse to inquire about this, I was given a light apology and told that the landlord made the final decision. When I explained the situation and that if the landlord had never told us he was going to sell the home, we would have never moved out, I was told the best he could do is to allow me to write a letter of complaint.Desired Settlement: I'd like a refund in the amount of $2000 which would have been approximately the deposit minus carpet cleaning. I'd also like an apology, because this entire situation and my health + the health of these twins would not have been under duress if we had never been told that we would have to show the house to potential buyers in the months of Jan-March & then to have to subsequently spend time trying to find a place to live for just a few months. This entire situation has been stressful and has put me under unnecessary physical and financial pressures and could have been avoided. (We have had to endure additional financial costs associated with moving that should not have been needed).

Mrs. [redacted] broker her lease and moved out of the property early. The homeowner incurred added expense by needing to find a new tenant for the property because of this, and additionally, when a lease or contract is broken, damages are owed. It is within the law for the homeowner to keep the security deposit for damages in this situation.Renters Warehouse does not make decisions about deposit returns. We are merely an agent of the owner, send information about the condition of the property to the actual homeowner, and they ultimately make the decision. Renters Warehouse does not, nor ever did, hold the security deposit on this property, and gains nothing by withholding it. Proper recourse if Mrs. [redacted] thinks she has a case to get her deposit back, would be to file a conciliation court suit (small claims court) against the homeowner, who is legally responsible for proper return of the deposit. However, Mrs. [redacted] would still have to prove why a penalty does not apply to her for breaking a contract.

I have reviewed the response made by the business in reference to complaint ID [redacted], and have determined that this proposed action would not resolve my complaint. For your reference, details of the offer I reviewed appear below.While filing a small claim was going to be my next course of action, the home owner shared with me that he was not being given all of the information accurately nor timely from Rental Warehouse and that as soon as they provided him with an updated statement, he would make it right. The home owner has since offered to refund an appropriate amount of our deposit. Additionally, Renter's Warehouse representatives should not make statements like "you are going to receive a full refund of your deposit and not be required to pay anything for the last month of your contract" if in fact they do not know this to be true. I heard this full statement from one representative ([redacted]) and then heard "you are going to be receiving a full refund of your deposit" from a second representative ([redacted]). These were responses to me specifically inquiring as to whether or not we would be responsible for the final month, considering the circumstances.Regards,[redacted]

The day we received the initial complaint, we called the homeowner and discussed this with him again and convinced him to return the deposit. He has always been given the same information.We checked with the owner again Thursday, and he confirmed that he sent the deposit back in full. This matter should be resolved.

For your reference, details of the offer I reviewed appear below.The owner did provide an appropriate return of partial deposit, however, Renter's Warehouse has still never apologized for either of their key representatives misrepresenting the owner and making the promise on behalf of the owner that we would have no issues. The overall premise and irresponsible action and comments made by 2 representatives of Renter's Warehouse were the soul reason for the entire situation. Additionally, Renter's Warehouse listed on our credit that we still owe them money. Until there is proof that this has been fixed, an apology given, and process improvements to the current "check out"/"departure" process, I will still not recommend Renter's Warehouse to a tenant or a landlord based on this situation.Regards,[redacted]

I've been a home owner for 18 years but this was a first time rental experience for me. I highly recommend Philip H[redacted] with Rental Warehouse. Smoooooth Sailing :-))

Philip H[redacted] was helpful and efficient in processing my rental. He even went out of his way to show it to us after the contracts were signed but before my move in date, so that my mother could see it while she was visiting. I would recommend renting through Philip H[redacted]

[redacted] was excellent in managing this rental for me. He is positive, accurate, and pays attention to detail. He represents renters warehouse well and is effective in communicating between parties with different interests.

Review: [redacted] charged the owner of the unit I was renting one price for move out repairs and charged myself (the former tenant) another price for the same repairs. The difference is most likely being pocketed by the company. I asked for invoices from [redacted] to show me the exact costs of move out services, such as carpet cleaning, and the price on the invoices were more than half of what I was charged for the same service. When I pointed this out to [redacted] they told me the price they charged me was based on an estimate of what the carpet cleaning company gave them. This situation is also happening with other supposed repairs on the house. The numbers are not adding up and the documents I am being provided are not matching the amounts I am being charged. [redacted] does not have any real explanation for the discrepancies between all the figures given.Desired Settlement: I would like to only be paying for actual amounts expended by this company. Additionally, I felt it was necessary to inform the Revdex.com about this company as I am sure I am not the first tenant who has had this experience.

The tenants have been given all available information regarding the bills. There is nothing being hidden from these tenants. The amounts that are being charged to the tenants are the actual amounts. The tenants are upset because money was withheld from their deposit for items that were not completed by them. Everything charged to the tenants is actual prices for each individual item that was not addressed by the tenants.

As Renter's Warehouse grasps at straws to maintain their image, rather than right the situation, I would like to respond to their ignorant and dishonest reply to my original comment. I completely agree there are 2 sides to every story. There is also reality and fantasy. The fact that Renter's Warehouse could not rent my home is not at issue, but the fact that there is a disconnect between the company and its customers when you fall below a certain income bracket. This business cannot rent homes that are not upgraded, or may need minor repairs. Also, the comment that they decided to terminate the transaction is a simple lie, as I contacted the agent and asked for my key back after being told I was wasting her time. She apologized twice for not being able to rent my home. This company claims to work for you, but could not follow simple instructions to unplug appliances after showing. Also, a company which claims to want to rent houses may want to help with little things, such as making sure clients wipe their feet when a doormat is available, or making sure applicants are not breaking things while viewing the property. They would much rather shift blame onto unhappy customers for not having professionally staged homes with everything updated. Not everyone is a millionaire.

I worked with Philip H[redacted] to get our property rented out and he did a great job. He was professional and timely in responding to needs and questions. I would have no problem recommending him!

Review: First issue is that Renters Warehouse renewed the lease for my rental house with the current tenants for a fee of $299. The double charged me for that fee but named it a different fee. That was over a month ago and it has not been resolved.

Second issue is that Renters Warehouse changed the distribution of the tenants funds to me from the beginning of the month to the middle of the month. That was the way it was supposed to be two years ago which is fine , but the made this change and somehow did not distribute the funds to me for over a month and a half. Where is the mid-December rent payment for December 2015?

Third is they accepted a payment from the renter in June 2015 for over $200 less than rent payment. Their explanation for shorting me the money is that they owed the tenant a credit. I would like to know why there was a credit?

Fourth, it is next to impossible to talk to somebody in the "right department" to address any issues. I'm serving in the military and cannot make a trip to their office with my banking statements for them to show them the discrepancies. They should see on their statements the inconsistent charges and credits they put on it themselves.Desired Settlement: I would like Renters Warehouse to show me from the time the contract was executed until now that everything is current. Along with an explanation why I never received rental payment in the middle of the month (like agreed by landlord and tenant) until January 2016. Also, to immediately refund me any over charged fees that are conveniently named something else.

In looking into this matter I was able to determine that our client was charged an additional time for the lease renewal. $299 will most certainly be refunded. The tenants have paid all of the due rent. They were carrying a balance which does show on the tenant ledger. The December rent was sent our client on January 2 which is shown in the clients ledger which was also provided as requested. The June reduction in rent was caused by an AC failure. The landlord tenant act stipulates that if the property is uninhabitable then the tenants are not responsible for the daily rent of the property until it is repaired. This did qualify for the credit. Finally I will be happy to send a list of the staff so that it will be much easier to navigate.

We are absolutely pleased with Renters Warehouse and with [redacted]! He's professional and personable and he made us feel like he's not only providing services for the landlord, but he also cares about the tenants who rent the properties as well! He is a great asset to Renters Warehouse!

Worst freaking company on the face of this planet. These [redacted] are straight scam artists. They charge outrageous high fees. There customer support is even worse. Never communicate to you about issues with your rental properties, they are very unprofessional, and do not give a flying crap if you are being treated appropriately. They are a liability because they will let problems just run and not care about the potential loss of tenants and lawsuits that could possibly ensue to YOU.

They took months to let me know about little problems that need to be repair in one of my homes, They also will never call you back to give you feedback and follow up information in regards to the repair. every time I had to hound them to let me know what was the status of my home information. I ended up doing everything in the end. To include eviction and moving out tenants that were violating the law with harboring drugs in my home.

They charged me 2 1/2 times the rent to start renting my property. They don't disclose that part until after you sign the contract with them. My rent was $1100.00 for my property, they charged me $2750.00 just to rent my home out!! the means finding a tenant and placing them in a lease rental agreement.

AVOID THESE PEOPLE LIKE THE PLAGUE. out of 5 stars I rate them -50.

I contracted with Renters Warehouse to rent my house. In four months they did not show my house one time, but that is not the reason for my review. There are two keys to my house, one I have, and I gave one to the realtor. In July I had a friend come out to check out the state of the house from the outside and when she got there she found that the front door was wide open. She called the Maricopa County Sheriff's department and they came out and did a safety check on the house. The front door had not been tampered with, so someone had opened it with a key and then failed to properly lock it. The realtor had put a lock box with the key on the house. The house was full of leaves and bird droppings and needed to be cleaned. I was not thrilled that the front door was left open, but mistakes happened. When I notified my renters warehouse realtor I expected him to apologize and offer to pay for the cleaning. That is not at all what I got. What I got was an arrogant response basically saying he had nothing to do with it, and he refuses to pay for any cleaning. I was shocked. I really thought that a company like this would do the ethical thing and pay for their mistake, but they refused to do so.

Background:
I am a professional that recently rented a condo managed by Renter's Warehouse (RW) for the short-term until I could find a suitable home. I recently vacated and released the property to them and received my security deposit in the mail. However, the RW payment system automatically withdrew an additional month’s rent without my permission or knowledge from my banking account, and they have yet to refund the money along with other funds withheld at the time of the lease.
Issue:
RW claims that they made an error and sent the extra monies to the owner of the condo, and that I would have to wait until the owner (of the property that is supposed to be managed by RW) to return the funds, or I would have deal with the owner directly! In short, RW must refund all monies owed to me by law within 14 calendar days, as it is their accounting error and property to manage, and they are responsible to maintain confidentiality between owner/tenant. It has been well over the 14 calendar days now and, after many attempts to recover the remaining money owned to me there has been no response. I have all documents and email trails to prove my case.
Caveat:
If you are a tenant be aware of my situation and what kind of people you are really dealing with. If you are a property owner looking for a property manager, be advised you may be caught up in an owner/tenant dispute due to their mismanagement of funds and accounts. Caveat Emptor!!!

Renters Warehouse does not fulfill the promises of their agents and fails miserably at maintaining property. We rented a lovely home from Renters Warehouse in late summer of 2013. We viewed the home in mid-July, indicated our interest in renting by the end of July, but notified the agent that we could not move until September 1. That was fine, and so we completed the lease applications and about 2 weeks passed before we were approved. We asked to visit the property again before actually signing the lease and completing a walk-through, but the agent refused, saying everything could be handled at the time of lease-signing. This should have been our first clue that Renters Warehouse doesn't have any integrity and would constantly hide behind the motto that all issues must be handled by the property owner and not by Renters Warehouse!!

On the day that we met to complete the lease and walk through the property, we arrived to find the pool so green it looked like a swamp!!! The agent appeared to be embarrassed that the pool was disgusting, the yard work hadn't been done in weeks and the house was generally dirty. As we walked through the home, many items were noted and the agent agreed that Renters Warehouse would make certain repairs would be made. We went ahead and signed the lease, as we didn't have any other options as we had already made all arrangements to move from our existing property. Many hundreds of dollars would have been lost from deposits, etc.

Needless to say, over ten months of residency in the home, only one item was repaired. We constantly had to battle for pool maintenance, which was the ONLY thing Renters Warehouse had agreed would be their responsibility. (The agent claimed to us that renters couldn't be trusted to properly maintain a big investment such as a pool!!). The agent had explained to us that if we made any repairs, we would not be reimbursed, and that we should notify Renters Warehouse when anything needed repair. We repeatedly asked for the initial items to be repaired. Within the 10 months we resided at the property, the pool was unusable for the majority of the time due to a lack of proper maintenance and 3 times it went green. The final time in April/May, the pool was so green it was a health hazard to the entire neighborhood. It took our threatening to move, to get any action. And still none of the other items were repaired. The only response we actually received to our certified letter complaining about a lack of maintenance was from the Maintenance Manager who told us "it would not be in our best interest to not pay rent!" We sent a second certified letter notifying Renters Warehouse that we would be moving from the property due to neglect, and after about 3 weeks we were contacted by a vendor that he was to make repairs to the patio door. There wasn't anything wrong with the patio door, but every other door and window needed some type of repair!!! Our faith ran out on ever getting anything properly repaired, so we have moved from the property. We doubt that the owner has a clue about what is actually going on with the home. It is totally sad, as the home is quite lovely and is situated in a great neighborhood. We decided forfeiting our deposit was a better alternative than to continue the battle with Renters Warehouse to get things done.

It has been a pleasure working with Rae S[redacted] @ Renters Wearhouse. As a first time renter Rae was responsive and fast to find great renters for my home. Always available to answer my questions, and make sure my house was taken care of. After the first renters moved out she provided me with inspection photo's along with a video walk through. Her attention to details lets me know my home is in the right hands.

Renters Warehouse was a real FIND when we happened on their website, very easy to navigate and search for what we were looking for and [redacted] the agent who helped us went above and beyond to help.

[redacted]? was wonderful to work with while renegotiating my lease with the tenant. All of my questions were answered in a timely manner. I would like to work with [redacted] again when I have to work on another lease.

Renters Warehouse Leasing Agent [redacted] was professional, courteous, reliable, and a great communicator during the time that I was involved with him - he checked on my commitment to the process the whole way, explaining everything from initial meet-up to getting my tenant placed. From listing to tenant move-in, the overall process took less than 4 weeks for my Tucson property! I'd recommend [redacted] and his professional attitude to anyone in need of renting their property.
