I have never done business with this outfit, my numbers are registered on donotcall.gov, I have asked before to be left alone, and I don't own a timeshare. their contact person was very rude, interrupted my day and violated my rights under TCPA by calling my cell without my permission

Desired Outcome

I would like a letter from their headquarters that acknowledges that they called by mistake and a promise to never call me again

I am in receipt of the recent complaint filed with your office by ***. Our records do not indicate that Mr. has ever been a client of Timeshares By Owner, and yes he was contacted by one of our sales representatives inquiring as to whether or not he wanted to market his timeshare for sale and/or rent. Mr. states that his name and phone number have been placed on the National Do Not Call List Registry; therefore, we should not have called him to solicit our services. However, we also understand that Mr. had responded to a website inquiry from www.mytimeshareexpert.com in which he had submitted an eligibility form indicating that he held a mortgage on a timeshare. Timeshares By Owner is one of the companies that works as a third party contact as defined in the eligibility form filled out by Mr.. That is the only reason why Mr. was contacted by Timeshares By Owner.

In the correspondence prepared by Mr., he asks that he be provided with a letter from headquarters (Timeshares By Owner) stating that we made a mistake and promise never to contact him again. With that said, as a representative of Timeshares By Owner, I am stating that we promise to never contact Mr. again. Just so it is known, the Timeshares By Owner marketing programs have been overall generating more than $10 million in transmitted offers on a monthly basis and we have been closing on transactions all the time.

Our guarantee is to market a client's timeshare, which is what we do and have done for thousands of clients. Unlike other timeshare resale marketing companies, Timeshares By Owner provides the marketing that is contracted and promised. We have advertised in the *** as well as major city newspapers, billboards, TV (***), direct mail marketing, internet, and other forms of media. I do not hold a mortgage on a timeshare. I owned a timeshare in the early 1990's and got rid of it before 2000.I have NOT submitted anything to Mytimeshareexpert.com, this is an outright lie. I have no need for any service offered by timeshares by owners because I do not own, nor will ever again own, a timeshare. I will take advantage of every timeshare offer of free money and vacations by any and all timeshare properties since they continue to abuse the Do Not Call registries and lie about their contacts. If you want to stop giving me money and vacations, stop calling me and blacklist me

I did not say that the client holds a mortgage on a timeshare. His name was on something that came through from another company and that is the ONLY reason that he was called.

I further stated in my correspondence that as a representative of Timeshares By Owner, we promise to never contact Mr. again. I also apologized for the fact that a call was made in the first place and we do honor the "National Do Not Call" list. If Mr. wants me to send him a personal email of apology and a further promise not to call, I'll be happy to do that as well.

Mr W states in the first paragraph of the first letter that I responded that I held a mortgage on a timeshare and then contradicts that statement in his second letter. He is a liar and I DO want a signed letter from him stating that his outfit, and any other that he is associated with, will never call me again

This company REPEATEDLY calls us on a nearly daily basis asking if we want to buy or rent our timeshare.
We have asked MANY MANY times to be removed from their list. We have never done business with them and never will. Yet they keep calling and bothering us and when we tell them we are not interested get abusive. DO NOT DO BUSINESS WITH THEM AND IF THEY ARE DOING THIS TO YOU REPORT THEM.

I am in receipt of the recent complaint filed with your office by ***. Our records indicate that *** and *** have been clients of Timeshares By Owner since February 16, 2010 with marketing for their Westgate Lakes Resort and Spa in Orlando. The marketing purchase in the amount of $300 was for the placement of advertising on our website and in our walk-in offices. In 2010, upon completion of a verification, the fee was charged and a "sign & return" form was mailed out with the option of a client signing it and sending it back in. In the procedures, the telephone numbers were provided for our Client Services Department, so that we could be contacted anytime a client had questions or wanted to make changes to their marketing. At the time, marketing remained active for one year with renewals taking place at the end of each year at no additional cost. If the client does not inform us to renew their ad, it will be deactivated. Ms. ad was never renewed, therefore, it had been deactivated. It has been renewed now and reactivated (through February 2022) because of this complaint now submitted through the Revdex.com. If any changes are requested, the ad can be modified at no cost.

In the correspondence prepared by Ms., she indicates that she has been contacted several times by representatives of Timeshares By Owner and wants to be removed from our list as if she has never been a client. The problem is, she indeed is a client and based on that, there may be some follow-up contact. I can place a client on the "do not solicit" list, so that they are not contacted, however, I would need a call or notice from a client to place them on the "do not solicit" list. *** and *** are now placed on the "do not solicit" list accordingly. Currently, there is active advertising for *** and *** (ad ***) that can be modified or deactivated if requested. Just so it is known, our marketing has been overall generating more than $10 million in transmitted offers on a monthly basis and we have been closing on transactions all the time.

Our guarantee is to market a client's timeshare and that of course is exactly what we have been doing. Once there is an offer, it will come from a representative of our Concierge Department and they will work with the client from offer to completion. We have performed the services as contracted and purchased and we have been providing a tremendous amount of exposure. We truly are the gold standard of the industry in recording and reviewing all conversations, consistently providing offers and working with clients. We work with clients over the long term to achieve goals, and we are always available to talk and work with our clients in achieving mutual success.

my grandparents, paid Brent and Beth $5,098 to sell 2 timeshares & nothing has happened. We need a full refund or will get legal
My grandparents paid Brent M $1,599 and $1000 to sell two timeshares. After lots of waiting and not getting any hits Beth G contacted them from the same company and said she could sell the timeshares faster. So after two more payments of $1499 and $1000 to Beth they were out $5098 and still Brent and Beth did not sell their timeshares. I have gotten more hits selling their timeshares on the TUG group than these "professionals" ever got. My grandpa has dementia and would have NEVER agreed to pay otherwise. They also were given a money back guarantee. It is despicable the way this company has taken advantage of the elderly and sick. We will need a full refund immediately or we will get legal counsel involved. I tried calling but wanted to keep communication recorded. No email address available online - go figure.

Desired Outcome

We will require a full refund immediately. My grandpa needs that money to take care of his dementia medical bills.

Dear Ms.,

I am in receipt of the recent complaint filed with your office by *** in reference to her grandparents, Venus and Patsy B. Our records indicate that Venus and Patsy B have been clients of Timeshares By Owner since March 8 2014 with marketing for their Sheraton Broadway Plantation in Myrtle Beach and the Scottsdale Sonoran Villas in Arizona. Their first marketing purchase was for website/walk-in office advertising to advertise their Scottsdale Sonoran Villas followed by website/walk-in office advertising marketing their Sheraton Broadway Plantation. Other marketing purchases took place on September 4, 2018 and December 6, 2018 and included the Timeshare Trader digital marketing magazine and the Elite Plus Marketing Program that included two separate editions of the Timeshare Trader and Elite Plus digital marketing magazines. There were contracts signed in advance of each purchase through electronic signature. We also conducted complete Quality Control calls after each purchase to ensure that Mr. and/or Mrs. B fully understood the marketing program that they purchased. Through the Quality Control process, there was a complete acknowledgement and understanding of our terms and conditions. If they had not acknowledged their understanding of our services or did not complete the call, refunds would have been issued. The signed contract included the fact that there was a ten-day cancellation timeframe. Mr. and/or Mrs. B never canceled their services within the ten-day cancellation timeframe for any one of their purchases.

In the correspondence prepared by ***, she does not indicate that she is the Power of Attorney, but on behalf of her grandparents, she is requesting a refund of all marketing fees based on us allegedly not providing services and indicating that her grandfather, Mr. B, suffers from dementia. Ms. demands a full refund or she will seek legal counsel. In response, offers were presented to the B' on December 18, 2018, December 19, 2018, January 10, 2019, and February 7, 2019. It also appears that we had issued a refund of $1500 for the last marketing purchase to resolve any and all matters of concern. That refund was processed on December 19, 2018. In our marketing programs, we cannot guarantee when and if an offer will take place and for how much. Our marketing has been generating more than $10 million in transmitted offers on a monthly basis and we have been closing on transactions all the time.

Our guarantee is to market a client's timeshare(s) and that of course is exactly what we have been doing. Once there is an offer, it will come from a representative of our Concierge Department and they will work with the client from offer to completion. A Quality Control call is also conducted after every purchase, which further confirms the terms of the contract. We have performed the services as contracted and purchased and we have been providing a tremendous amount of exposure. My agent "gigi" was very helpful to me when I was renting in Tennessee for the first time. She was easy to reach and emails and phone calls were return expeditiously. When she had to wait on an answer from the renter, she would informed me. She even negotiated in my favor. This was my first time using her services and I will definitely contact her when I travel again.

I was contacted by this agency all but guaranteeing me a sale of my timeshare. It was always more money needed to get done what I wanted to get done.
I used my credit card to pay for service which they had a contract that I signed. I was definitely persuaded to trust that they could get the job done. I asked for a refund at one point because I spent almost $6000 without one offer to purchase. I need guidance to help me get some money back, just as much pressure as the timeshare agencies. Please help me... I need my money and feel so stupid for trusting these people.

Our records indicate that Ms. has been a client of Timeshares By Owner since June 20, 2019 with marketing for her Christmas Mountain Village timeshare in Wisconsin (one ad was also created as a generic Bluegreen Vacation Club, marketing her 9,000 points received annually). The original marketing purchase was for website/walk-in office advertising, followed by marketing placed into the Timeshare Trader and Elite Plus digital marketing magazines with different editions under the Elite Plus Marketing Program. The most recent purchase was a three-month program for the Spring Showcase Marketing Program. There were contracts signed in advance of each purchase through electronic signature. We also conducted a complete Quality Control calls after each purchase to ensure that Ms. fully understood the marketing program that she purchased in which if she had not acknowledged her understanding of our terms and conditions, a full refund would have been issued. The signed contract included the fact that there was a ten-day cancellation timeframe. Ms. never canceled her services within the ten-day cancellation timeframe for any one of her purchases.

In the correspondence prepared by Ms., she indicates that she is requesting a refund of her marketing fees because she was "all but guaranteed' the sale of her timeshare and that she trusted us to get the job done. She also indicates that she spent $6000 in fees for marketing. In response, yes Ms. did spend more than $6000 in marketing fees, but as stated, she also acknowledged her understanding of our services in each quality control call that was conducted (June 20, 2019; September 9, 2019; December 10, 2019; and April 6, 2020). Ms. was also presented with several offers on her timeshare--dates of offers took place on August 20 and August 29 in 2019, January 9, April 22, May 7, June 3, June 8, June 9, and up to July 1 in 2020. In all of our marketing, we cannot guarantee when and if an offer will take place and for how much. As for more calls for additional marketing, we do have multiple marketing programs. Our marketing has been overall generating more than $10 million in transmitted offers on a monthly basis and we have been closing on transactions all the time.

As stated before, this company assures sale of timeshare in phone conversations. Boasting of their past successes and play on words to again all but guaranteeing a sale of my timeshare. Yes, I have received rental offers from this company. I cannot fulfill any of these offers as they are last minute or require more points than I own, which are no help to me at all... $6000 paid by me for basically nothing in return as told to me. This company only wants money and are unable to deliver what they say they will do. It's a scam for sure.

I'm sorry that *** feels the way that she does. As stated in my original response, we provided the services that we guaranteed, which was the marketing of her timeshare and Bluegreen points. The marketing was affirmed in the contracts that were signed in advanced of purchase and in the quality control calls that were conducted after every purchase, in which Ms. fully acknowledged her understand of the services that we provided. We have been successful at providing offers and closing on transactions, and we continue to do just that through the COVID-19 Pandemic. As I stated, I will provide additional marketing at no additional cost, and I will continue to do that. I also stated that I will work with the Concierge Department in providing offers to Ms. that are hopefully successful. This company is not in good standing at any level. Read the reviews for this company. I am not the only one that feels the way I do and has been treated the way the company has treated many others... I don't understand how they can remain in business and conning people the way they do. Yea, the contract says something different than the salesperson said. The salesperson, like I said before premised, boasted and guaranteeing the sell of my timeshare. Still saying 'The contract won't say guarentee, but we feel confident in our past successes' Again, how can this company continue to scam people and stay in business?? Read the other reviews. They also use similar high pressure techniques yet ensuring they will ne successful in selling, not renting, my timeshare. I have not got one offer to purchase, just lowball rentals with short notices. I know I made a bad decision, why not reimburse me if you have been so successful working with others? Surely you can afford to pay me back if you are so successful. Why not? How can that be wrong when I have not accepted anything from your company? I have been taken advantage of and made a horrible decision to trust these people.

I explained to him that I had lung cancer and I understood I got played but that was the only money they would get from me. This went on for weeks. That was Davids 1st attempt. Now we are in 2nd week of June and Thomas (Brandt)? is working me and giving me a marketing class. Says decision is up to me.
WHY DO THESE PEOPLE KEEP BOTHERING ME. THEY ARE DISHONEST. I HAVE NO MORE MONEY TO GIVE. THEY DIDN'T EVEN GET AN OFFER AND WANT MORE MONEY. THEY PLAYED A SENIOR CITIZEN. SHAME

Our records indicate that *** has been client of Timeshares By Owner since April 30, 2019 with marketing for his Royal Haciendas timeshare in Mexico. The marketing purchase in the amount of $1499 was for the placement of advertising on our website and in our walk-in offices. The contract was signed in advance of processing his marketing fee through electronic signature. We also conducted a complete Quality Control call on May 1, 2019 in which if he had not acknowledged his understanding of our terms and conditions, a full refund would have been issued. The signed contract included the fact that there was a ten-day cancellation timeframe. Mr. never canceled his services within the ten-day cancellation timeframe.

In the correspondence prepared by Mr., he indicates that he is requesting a refund of his marketing fee because he was allegedly informed that he would have his timeshare rented or sold within six months. If it was not, then he would be entitled to a free cruise. Mr. also expressed concerns about being contacted on multiple occasions by other representatives of our company insisting that he needed to purchase more or better marketing. In response, Mr. was provided with the guarantee of marketing his timeshare, which is exactly what we have been doing. We do have some marketing that includes a free cruise; whereas, if the client does not receive a qualifying offer within six months of purchase, a free cruise certificate is provided. The cruise certificate is for an offer and not if the property is not sold or rented within that six month timeframe. Upon reviewing the administrative notes from that time period, no offer was provided to Mr.; therefore, I am issuing Mr. a cruise certificate and I will be sending it to him. In all of our marketing, we cannot guarantee when and if an offer will take place and for how much. As for more calls for additional marketing, we do have three additional marketing programs that include the Timeshare Trader digital marketing magazine, the *** digital marketing magazine and the three-month Showcase Marketing Program of which no one is required to purchase. Our marketing has been overall generating more than $10 million in transmitted offers on a monthly basis and we have been closing on transactions all the time.

Purchase on 10-11-19 advertising of my timeshare points for sale. The offer are completely ridicule and this company charged me 3000 and has not provided me with any offer that where fillable or with in a half decent price point. They promise you all these great offers and its not true.

I am in receipt of the recent complaint filed with your office by ***. Our records indicate that *** and *** have been clients of Timeshares By Owner since October 11, 2019 with marketing for their 55,000 Diamond Resorts points advertised under Diamond Resorts advertising. The marketing purchase in the amount of $2997 (under two contracts for $1499 and $1498 respectively) was for the placement of advertising in both our website/walk-in office marketing and in our Timeshare Trader digital marketing magazine. On October 18, I was informed that Ms. had reserved specific weeks at four different resort properties; therefore, I created ads for different weeks at the Grande Villas Resort, Cove On Ormond Beach, Liki Tiki Village, Mystic Dunes Resort and Golf Club, and Cypress Pointe Resort. The creation of those ads at no additional cost provided Ms. with six active website/walk-in office ads for which five of the ads were placed into the "Reserved & Ready" feature on our website. The two contracts marketing Ms. timeshare were signed in advance of processing her marketing fees. We also conducted a complete Quality Control call on October 16 in which if she had not acknowledged her understanding of our terms and conditions, a full refund would have been issued. The signed contracts included the fact that there was a ten-day cancellation timeframe. Ms. never canceled her services within the ten-day cancellation timeframe.

In the correspondence prepared by ***, she indicates that she is ultimately requesting a refund of her marketing fees because she feels that she has not been provided with any service. She further states that we have not provided her with any offers that are "fillable" with a decent price point and that we are not meeting any of the great offers we had allegedly promised. In response, Ms. was provided with the guarantee of marketing her timeshare from Timeshares By Owner, which is exactly what we have been providing. We cannot guarantee when and if an offer will take place and for how much. What have been doing is generating more than $10 million transmitted offers on a monthly basis and we have been closing on transactions all the time. Our records indicate that we have provided at least seven offers to Ms, *** from our Concierge Department that took place on October 31, November 5, November 12, November 18, December 5, January 6 and January 8, and while none of them may have worked out, they were offers that were presented. Again, we cannot guarantee how much the offer amounts may be or whether the dates may be available in reference to a rental possibility. Our records also indicate that on October 18, Ms. had informed us of five different reserved weeks for which separate ads were created at no additional cost. The ads created were for the Grande Villas Resort, Cove On Ormond Beach, Liki Tiki Village, Mystic Dunes Resort and Golf Club, and the Cypress Pointe Resort--and all have been placed in the "Reserved & Ready" feature on our website. I have had my 3 Marriott's Newport Coast Villas, Premium/Prime weeks, Timeshares listed with Timeshares Owner for the period of 11 months. I paid $2,400.00 for the pleasure! I have received according to them, 6 offers to rent, I only remember seeing one, and it was for very little $$$.
I have however received multiple calls from "Timeshares By Owner" Stating that if I pay them another $6,000. to as low as $1,990. they will move my status from a nobody to a somebody and that some how will motivate a buyer to buy my Timeshares!! AS FAR AS I CAN TELL THIS COMPANY IS ONLY LOOKING TO COLLECT $$. THEY HAVE NOT PERFORMED WHAT THEY STATED AND THEY LIED TO ME REGARDING THEIR ABILITY SELL MY TIMESHARES. I would not recommend this company for anything!! I talked to Penny Nemeth who told me that this would be a "no brainer" when she took my money, and now she doesn't even take my calls.

TSBO took my Timeshares in Jan 2018, knowing at that time I had got rid of both of them by 2016. I sent TSBO $4,996. I received half back.

The problem date was Jan 2018 when TSBO agent Murray said my deed was worded wrong, which I checked on and he was wrong. As of June of 2016 I owned. No timeshares which I told Murray from the beginning. At 2012 I was no longer an owner at The Falls Village in Branson Mo. In 2016 I deeded my deed back to Lakeview golf and spa. I then sent all this proof to your VP of TSBO Kevin White, who after a battle of emails finally gave me back half of the $4,996 I gave them. I had a ph call from someone at TSBO offering me $1,000 to settle the remaining money. All I want is what's mine. The rest of the info I have is acct#8180265, Sales rep rent Murray, Amt of payment $4,996 by credit card. White said he had 6 offers which he sent me some dates, but no information. I also talked to a lady by the name of Elizabeth don't know the last name, head of the loan dept. she wanted another $5,900 to continue with the program. I then got in touch with a Mr. Richard H on 5-8-18 at 11:30 am and he told me There would 4e no extra charges to continue with the program. I also told Mr. H I was no longer an owner at eather timeshares, and I would like to get my money back. My wife and I flooded in 2016. We are both in our 80's and not in good health. We appreciate all you can do for us. Thank you

Our records indicate that ***, *** and *** have been clients of Timeshares By Owner since January 21, 2005 with marketing first for their Mystic Dunes Resort and Club in central Florida, the Lakeview Resort Club in West Virginia, and the Falls Village resort in Missouri, and they also advertised their RCI Points in separate marketing. It was *** that actually purchased all the marketing on multiple occasions, with the first marketing for the Mystic Dunes in 2005, RCI Points on June 24, 2016, and to advertise the Lakeview Resort Club and the Falls Village on January 22, 2018 (the last marketing purchase was in the amount of $4996 and included website/walk-in office advertising as well as the Timeshare Trader digital marketing magazine). Other than the purchase from 2005 in which a recorded verification was conducted, all purchases required a signed contract before any fees could be processed. We also followed up with a Quality Control call in which the client had to acknowledge their understanding of our terms and conditions. If in the Quality Control call, they did not acknowledge their understanding of our services, a refund would be issued. The signed contracts included the fact that there was a ten-day cancellation timeframe. None of the *** family members listed as contacts on their ads ever contacted us within the ten-day timeframe to cancel their marketing for a full refund.

In the correspondence prepared by Mr., he is requesting a refund of his marketing fees in the amount of $4996, apparently because he owned neither a timeshare at the Lakeview Resort Club or the Falls Village. That marketing was purchased on January 22, 2018, and it was in August of 2019 that Mr. started contacting us regarding the fact that he believed he did not have any ownership interest in the Lakeview timeshare--and he only referred to the Lakeview Resort Club timeshare at the time. In my conversations regarding a request for a refund, I found it very difficult to understand how a client could purchase marketing to advertise his timeshare and then a year and half later, after receiving multiple offers through our Concierge Department, that he realized he did not own the timeshare and all this after signing contracts in advance and after conducting quality control calls in which he confirmed his timeshare ownership to properly advertise his timeshare. Through all of this, I had compassion for him regarding how much was spent on advertising for something that he did not own; therefore, I agreed to refund the marketing for the Lakeview timeshare, only if I was provided with proof that Mr. did not own the timeshare prior to the date he purchased the marketing. Nothing had been discussed in regard to the Falls Village; therefore, I assumed he still owned that timeshare. The necessary documentation was provided in regard to the Lakeview, so as a courtesy and just to resolve matters, I agreed to issue a refund of $2498 refund, based on $2498 to advertise the Lakeview and $2498 to advertise the Falls Village (that added up to a total of $4996); however, in order to do that refund, I had Mr. sign a Partial Credit Authorization Form indicating that his signature would serve as a general release of all claims, past and present against Timeshares Direct Inc. It should be noted again that it was a courtesy that the refund was even offered and it was not something that Timeshares By Owner was obligated to do. Timeshares By Owner was marketing what we were informed that he owned. We do not know what a client owns when they purchase marketing; they have to inform us and we verify with them that we are advertising the timeshare that they own. After all of this transpired, Mr. informs me that he also did not own the Falls Village at the time he purchased marketing, therefore, he believes he is entitled to another $2498. I have explained repeatedly that he signed a form that resolved all matters and we are not obligated to issue another refund. It was his responsibility to know if he owned or did not own a timeshare, and I was issuing the $2498 refund as a way of settling all matters. There is no entitlement to any further refund based on providing the services promised and contracted, and the fact that Mr. signed a form that settled all matters.

Unlike other timeshare resale marketing companies, Timeshares By Owner provides the marketing that is contracted and promised. We have advertised in the*** as well as major city newspapers, billboards, TV ***), direct mail marketing, internet, and other forms of media. We also attend trade shows, we now digitally distribute the Timeshare Trader and *** magazines on a monthly basis, we do seasonal showcases that are sent out in email blasts, and we sponsor our own podcast; "Vacation Time" broadcast every week live from the studios of the Timeshares By Owner corporate office. That is just a little of what we do. We have the tools to rent and/or sell a client's timeshare and have been successful at doing just that since 1998.

Again, there is no entitlement to any further refund. Mr. currently has no active marketing, but if he has another timeshare he wants us to market, I'll be happy to do that at no cost. I could tell you why I don't agree with this lying,stealing scamming statement because almost all of this is a lie.I never owned at the Mystic Dunes, never heard of the place until I read his response today. I was a owner of 2 timeshares,The Fallss Village and Lakeshore golf and spa and the Falls was gone by 2012 and Lakeshore by 2016, I told Brent M when he contacted me in Jan of 2018, About the time frame of 10 days I told him on the 1st day, so I had 9 days to spare. I was contacted by a lady name Elizabeth head of the loan dept thatthey needed $5000 to continue the program. I told her no. Then I was contacted by a Mr. Hollis who told me there would beno charge to continue. Makes you think $5000 to $0. Then I was contacted by some one at TSBO to see if I wanted to accept $1000 to settle the matter. If I accepted they would have to wait till the scammer W was back in the office to approve it.TSBO has had numerous complants, listed by them. w*** talks about courtesy refund, how about a proof refund. W must have 20 emails I sent him of all the proof he needs.W*** also made a statement that I didn't know what I owned. What a man and he's the Vice Presidentof TSBO. First of all, I have never been less than professional in addressing any of Mr. concerns. I have not ever resorted to name-calling, which is what Mr. appears to be doing. I absolutely as a courtesy, issued a refund to Mr. to resolve matters. I did that because he had indicated that he did not own the timeshare at the time of the marketing purchase, despite the fact that he signed a contract and a Quality Control call was conducted (a year and a half earlier and with offers that have been presented to him since that purchase). After that was completed and he signed a form resolving all matters, he then informs me that he did not own another timeshare for which he also wanted a refund. There is no entitlement to any further refund, especially considering the form that he signed.

As for Mystic Dunes, I cannot help the fact that marketing was purchased to advertise that timeshare many years ago. In regard to a $1000 settlement, I don't know who made that offer or if such an offer was even made. There has to be some sort of misunderstanding on that because I am the only one that authorizes refunds in matters like this. I certainly never knew about any $1000 refund offer and there is no name associated with that alleged offer. Yes I also agree that there have been a number of emails, but nothing is proof of any entitlement to any further refund. In fact, I was subjected to the same name-calling in those emails that he has submitted in his rebuttal.

Again, there is no entitlement to any further refund, and yes it was a courtesy that I provided the $2498 refund and I did it on behalf of Timeshares By Owner just to resolve matters. I, quite frankly, do not understand all the anger associated with providing Mr. a $2498 refund, when that did not have to be issued. Mr. purchased marketing and we advertised exactly what he contracted.

This man lies, he already has the money but no timeshare. Then he tells me if I have any questions to call a toll free number and talk to a staff member, but not about refunds. He's going to pocket the rest of my money. He's got to be stopped.

I stand behind all that I have stated in regard to the refund that Mr. (***) *** is trying to receive. A $2498 refund was issued as a courtesy to resolve matters in which he signed a form that settled all matters. There will be no further refund, period, as there is no entitlement to any further refund.

In reference to Mr. son, ***, the name *** was listed on the marketing that he purchased in January 2005, but also included were the names *** and ***. The address and contact information were also the same.

Furthermore, I thoroughly resent Mr. accusations on my character. I have never made comments about him like he is making about me. Quite frankly, he does not know me and the personal life that I lead, my faith, my family, and my contributions to society. I find his personal comments against me reprehensible and insulting. TSBO took my Timeshares in Jan 2018, knowing at that time I had got rid of both of them by 2016. I sent TSBO $4,996. I received half back.

The problem date was Jan 2018 when TSBO agent Murray said my deed was worded wrong, which I checked on and he was wrong. As of June of 2016 I owned. No timeshares which I told Murray from the beginning. At 2012 I was no longer an owner at The Falls Village in Branson Mo. In 2016 I deeded my deed back to Lakeview golf and spa. I then sent all this proof to your VP of TSBO Kevin White, who after a battle of emails finally gave me back half of the $4,996 I gave them. I had a ph call from someone at TSBO offering me $1,000 to settle the remaining money. All I want is what's mine. The rest of the info I have is acct#8180265, Sales rep rent Murray, Amt of payment $4,996 by credit card. White said he had 6 offers which he sent me some dates, but no information. I also talked to a lady by the name of Elizabeth don't know the last name, head of the loan dept. she wanted another $5,900 to continue with the program. I then got in touch with a Mr. Richard H on 5-8-18 at 11:30 am and he told me There would 4e no extra charges to continue with the program. I also told Mr. H I was no longer an owner at eather timeshares, and I would like to get my money back. My wife and I flooded in 2016. We are both in our 80's and not in good health. We appreciate all you can do for us. Thank you

I am in receipt of the recent complaint filed with your office by ***. Our records indicate that ***, *** and *** have been clients of Timeshares By Owner since January 21, 2005 with marketing first for their Mystic Dunes Resort and Club in central Florida, the Lakeview Resort Club in West Virginia, and the Falls Village resort in Missouri, and they also advertised their RCI Points in separate marketing. It was *** that actually purchased all the marketing on multiple occasions, with the first marketing for the Mystic Dunes in 2005, RCI Points on June 24, 2016, and to advertise the Lakeview Resort Club and the Falls Village on January 22, 2018 (the last marketing purchase was in the amount of $4996 and included website/walk-in office advertising as well as the Timeshare Trader digital marketing magazine). Other than the purchase from 2005 in which a recorded verification was conducted, all purchases required a signed contract before any fees could be processed. We also followed up with a Quality Control call in which the client had to acknowledge their understanding of our terms and conditions. If in the Quality Control call, they did not acknowledge their understanding of our services, a refund would be issued. The signed contracts included the fact that there was a ten-day cancellation timeframe. None of the *** family members listed as contacts on their ads ever contacted us within the ten-day timeframe to cancel their marketing for a full refund.
