promised to sell timeshare in 90 days and have close in 120 days. wanted 1299.00

I was contacted by Timeshares By Owners offering to sell my timeshare for 19,900.00. I was promised that it would sell in 90 days and have closing in 120 days. They also stated my location was excellent selling location. I paid the 1299.00 by cc. As of now, they have made no progress
. I was promised they would have sales presentations to better present my timeshare to potential buyer.
After 3-4 months I received another call wanting to "UPGRADE MY SERVICE" for 2700.00 + additional. I refused this offer. After I complained to the florida AG, I received a response letnter denying any promises and they were upgrading my service plan to "ELITE".
To date no progress or contact.
I contacted this company about 1 month ago, got customer service and was told 'we are working on it'.
I would NOT recommend this company to anyone.

I am in receipt of the recent complaint filed with your office by ***. Our records indicate that Mr. has been a client of Timeshares By Owner since August 22, 2018 with marketing for his Royal Floridian Resort in Ormond Beach, Florida. Our records indicate that Mr. purchased marketing just once, which include website and walk-in office advertising that now remains active through August 2019. Before we could accept Mr. fee for marketing, he signed a contract electronically in advance of purchase. We also conducted a complete quality control in which Mr. acknowledged a complete understanding of our marketing program all of which included the fact that there is a ten-day cancellation policy for which he could receive a full refund of his fee if he canceled within the ten-days of purchase. If Mr. had not acknowledged his understanding of our services in the quality control call, a full refund of his marketing fee would have been processed.

In the correspondence prepared by Mr., he states that we promised to sell his timeshare in 90 to 120 days and that we have attempted to contact him again to purchase additional marketing. In response, we never guarantee a timeframe for selling a client's timeshare. Our guarantee is to market a client's timeshare as covered in the contract and quality control call, and we do generate millions of dollars in transmitted offers on a monthly basis with successful transactions occurring often. As for being contacted to purchase additional programs, there are at least three other marketing programs that can be purchased, which include magazines and email blasts. There is no entitlement to any refund; however, with that said I will add another marketing program to Mr. services at no cost, which will include the Elite Plus and Timeshare Trader Magazine, not to mention the fact that I am working with the Concierge Department to see if we can forward some viable offers to Mr.. Mr. has also been placed on the "do not solicit" list, so that he is not contacted again to purchase more marketing.

Unlike other timeshare resale marketing companies, Timeshares By Owner provides the marketing that is contracted and promised. We advertise in the USA Today as well as major city newspapers, billboards, TV (ESPN, A&E, Weather Channel, and Travel Channel), direct mail marketing, internet, and other forms of media. We also attend trade shows on a regular basis in which we display client ads, we distribute the Timeshare Trader publication on a monthly basis to the top vacation areas, and we sponsor our own podcast; "Vacation Time" broadcast every week live from the studios of the Timeshares By Owner corporate office. That is just a little of what we do. We have the tools to rent and/or sell a client's timeshare and have been successful at doing just that since 1998.

Again, a refund will not be issued as there is no entitlement to any refund. Timeshares By Owner contacted me and said they could sell my timeshare. I paid them the initial fee and they said with a great property like mine, it should sell in 6 months (no guarantees, but it is a great property kind of thing.) 6 months came and went and their favorite catch phrase is "There is a lot of interest in this property.) Then after many back and forth, they told me, well if I would just pay more money they would put me in the catalog as well as make sure my property was high up there "move" list. So I paid them even more. Nearly a year went by and the same lines over and over "a lot of interest." Then they said well we want to move you up to corporate and you are going to have pay thousands more but don't worry we will get that right back to you in rentals of your property within just a few weeks. And yet again, absolutely nothing. And every single time I file complaints with various managers, they just hand me off to another manager. This company is a total scam and the only way they can have such a high rating with Revdex.com is they must pay people to write fake reviews. This company has had my property for almost 2 years, got me to spend a lot of money over and over and never once rented my property out nor even got me one sale offer for my property even after I continuously lowered the sale price. They are a scam, liars, and thieves. I want my money back.

I am in receipt of the recent complaint filed with your office by Julia L.***. Our records indicate that Ms. has been a client of Timeshares By Owner since October 25, 2017 with marketing for her Paradise Village Beach Resort and Spa in Mexico. Ms. has purchased marketing on three different occasions, which has included website/walk-in office advertising, a monthly edition of the Timeshare Trader Magazine, and the *** Program (that includes the *** exclusive telephone line, a monthly edition of the *** and another edition of the Timeshare Trader Magazine). Each time Ms. purchased our marketing, before we could accept her fees, contracts were signed. In the contracts, it was understood that we did not have a buyer or renter waiting and we could not determine a timeframe in which a property would sell or rent. The contracts also included the fact there is a ten-day cancellation timeframe. As with all clients, we also conducted a Quality Control call right after the purchase in which a client must completely acknowledge their understanding of our terms and conditions. If there was not a complete acknowledgement of our terms and conditions in the Quality Control calls that were conducted, refunds would have been processed.

In the correspondence prepared by Ms., she indicates that the representative that had sold her our services had indicated that her timeshare would sell in six months and that we must pay clients to write positive reviews to the Revdex.com--and finally, that we are a scam. In response, Timeshares By Owner cannot provide any guarantee of a rental or sale of a timeshare within a specific timeframe and that is why such information is provided in the contract and must be signed in advance of purchase--and it's also why we conduct the Quality Control call. We are very good at what we do and we do generate over $10 million in transmitted offers on a monthly basis with the closing of transactions all the time. As for paying someone to send a positive review to the Revdex.com, which is insulting to say the least and it should be insulting to the Revdex.com, as I am aware how much they scrutinize every review that is sent to them. At one time, we had an "F" rating with the Revdex.com and we worked very hard at improving our services over the years to bring up our score up to an "A+" rating. With that said, I can understand the frustration in not receiving a successful offer in the timeframe that may be expected after spending some money on marketing, despite the fact that we cannot make promises. Obviously, we believe in our marketing programs and they have proven to be successful for many. To resolve matters, I will provide additional marketing by placing an ad for Ms. in the Spring Showcase (email blast going out to clients interested in timeshares), into the next Timeshare Trader Magazine and in the next ***. I will also personally work with the Concierge Department to see if I can get some offers that meet the criteria of Ms. timeshare. Finally, I am placing Ms. on our "do not solicit" list so that she is not contacted again to purchase more marketing.

I do not accept their response because over and over they kept upselling me and they absolutely made promises on renting it out to help cover some of the fees. They passed me from one representative to another making it extremely difficult to hold anyone accountable and more than one of their representatives were incredibly rude when I did try to hold them accountable. This company is a total and complete scam and will continue to get you to pay more money to help rent or sell your timeshare of which they did NEITHER. Do not waste your money with this company. It is clear to me their "good rating with Revdex.com" is by fake comments. You will LOSE a lot of money if you listen to this company that lies over and over and pressures you to buy even more while eluding to as well as promising things that never once happen. This company should be put out of business for being a complete scam. Trust me, do NOT waste your money with Time Share By Owners!!

In the rebuttal that Ms. provided to you in regard to my response, I believe I had already responded to all of her accusations in my original correspondence. We did provide an offer on Feb. 7 from Gigi in our Concierge Department that apparently did not work out, but Ms*** did not respond in both a phone call and email provided to her. With active advertising on our website, we will continue to provide offers as they come in. Ms. need not worry about other calls for any new marketing programs that we have, as we have placed her on the "do not solicit' list.

In regard to any lack of professionalism on our part, I do apologize, and as soon as I know about any such circumstances, I do take immediate corrective action. I think some of Ms. concerns are also in regard to the Revdex.com and somehow allowing "fake" comments. That is certainly something that I have addressed with your agency--and through those interactions, I certainly know how much you scrutinize any correspondence criticizing or complimenting a business.

I'm sorry that Ms. is not happy about my response or services provided, but we have been providing the marketing contracted and we continue to do so.

Gigi B has done a fantastic job of helping us rent out our timeshare. Even though some were lowball offers or with unreasonable time frames, she persisted and found a renter for us that hopefully will be pleased with their accommodations. We look forward to working with TSBO in the future.

Gigi was absolutely wonderful! I have no experience in renting a Timeshare, and had no idea who to turn to for help! She took care of everything for me, and played a huge roll in making my Christmas gift to my Mom become a reality!THANK YOU GIGI!!
