Prior to my phone call to Timeshares By Owner this week I have never had any contact with a timeshares rental company. We knew which resort we wanted to stay in and we had a window of time set aside for our family vacation. I was fortunate to connect with Peter H. who worked as our rep, and he said that he could probably connect us with a time shares owner within 2-3 days. I told him the price that we felt should be fair for a two bedroom unit with two baths, a nice kitchen and a large living room.
Peter called me back before 10 a.m. the next morning and said that he found an owner whose week would fit our needs. We had the paperwork completed and signed within one day, and our week in Florida is teed up and ready to enjoy.
Peter was responsive and knowledgeable, and we would utilize her services again.

This company is a full on scam. Do not give them any $$. We paid $1000 for Kirby to list and sell our timeshare. We listed it low to sell it fast. No offered came I. For 4 months. Not one.
Then I get a call from Beth and Amanda, who can "sell it quickly" through a special program they are working on. But I must pay another $1500. It's the same company. Just sell it for the original money I gave you. So if you really want to sell it, just pay a ton up front, this company is a scam. DO NOT GIVE THEM A DIME OF YOUR MONEY!

I appreciate Julie M's comments regarding Timeshares By Owner, although I disagree with her opinion implicitly. Timeshares By Owner is not a scam and we are successful at what we do and we complete transactions all the time, especially for rentals.

Ms. M has both a rental and sale price listed on her Carolina Grande timeshare with offers that have been provided to her by our Concierge Department on at least four occasions-- June 6, 11, 19 and 21 respectively. If none of the offers worked out, I'm sorry that happened, but it does not mean that another offer will not work out. To enhance Ms. M's ad, I have added a complete profile and multiple photos to her ad to give them more prominence.

In reference to purchasing more marketing, any client certainly does not have to do that, and if the representatives that wanted you to purchase more marketing had somehow convinced you that you had to pay another fee in order to sell and/or rent your timeshare, I apologize, as that should not be the case. We have website advertising, digital marketing in a Timeshare Trader and Elite Plus program, as well as Showcase marketing that can all be purchased separately, and what they were attempting to sell Ms. M was another marketing program that works hand in hand with her website advertising. I will do everything I can to ensure Ms. M that our Concierge Department is finding offers for her-- and I have placed Ms. M on our "do not solicit" list, so that she is not contacted again to purchase more marketing. If Ms. M has any further questions or concerns, she can call our fully staffed Client Services Dept at toll-free (888) 402-0280 or (888) 707-8463.

The later part of 2018 early 2019, we were contacted by Timeshares By Owner after seeing a search I did regarding the sale of our timeshare. During their initial conversation, they were very confident they could sell our timeshare in a timely fashion and all we had to do was pay them $750 to begin the work of listing, promoting, etc. I was told that they would be in contact with us "every step of the way". Nothing happened. I was again contacted by a sales consultant who stated that the upcoming weekend was a very busy weekend for them with a lot of timeshares being promoted and all I had to do was pay an additional large sum of money for them to advertise our timeshare. I refused to pay them any additional money and suddenly it was like they disappeared. I had no phone calls on status and finally had to place a call to them with a short, curt voice mail reply. I finally sent an e-mail and received a reply on March 6, 2019 from Brandi P, Sr. Client & Concierge Service Representative, Fraud Specialist with the following subject line: "Please remember that you have lifetime membership with us for as long as you own your timeshare with no additional fees, you just need to contact us in customer service every 6 months to renew (again, I have to contact them--why am I not receiving any communication from them if they are truly actively trying to sell our time share.

There is no guarantee that your timeshare will be sold and/or rented out. We are actively seeking another offer. If for any reason an offer does not work out, we will continue to bring you offers until we find you an offer that is completely acceptable to you. Some clients accept the very first offer and with some clients, it may take multiple offers to receive just the right offer. " The subject line stated LIFETIME MEMBERSHIP-AD EXPIRES+March 2020.

Since I refused to pay them additional monies I feel they have done nothing and are just waiting for our membership to expire in March of 2020.

Desired Outcome

Refund I would like a full refund. They initially stated that they did not think our Shell Vacation Club timeshare would be hard to sell or rent (I told them initially that we were not interested in renting as we would continue to uses the time share since we were paying the monthly maintenance fees). They still did not think this would be difficult to get offers. I did received 2 offers to rent, but when I again explained that we did not want to rent, they "fell off the face of the earth".

I am in receipt of the recent complaint filed with your office by ***. Our records indicate that *** and *** have been clients of Timeshares By Owner since August 28, 2018 with marketing for their Legacy Golf Resort in Arizona. The marketing fee of $784 was specifically for website and walk-in office advertising that remains active and renewed through March 6, 2020. Before Mr. purchased our marketing and we could accept his fee, a contract was signed. In the contract, it was understood that we did not have a buyer or renter waiting and that we could not determine a timeframe in which a property would sell or rent. The contract also included the fact there is a ten-day cancellation timeframe. As with all clients, we also conducted a Quality Control call right after the purchase in which a client must completely acknowledge their understanding of our terms and conditions. If there was not a complete acknowledgement of our terms and conditions in the Quality Control call that was conducted, a refund would have been processed. In the contract, it was understood that there is a ten-day cancellation timeframe in which a full refund could be processed. *** and/or*** never canceled within the ten-day timeframe.

In the correspondence prepared by Ms. Lord, she states that the representative that sold her our services did not think it would be difficult for her timeshare to sell--and that she only received rental offers despite the fact that she did not want to rent her timeshare. She claims that since she informed the Concierge Department that she did not want to accept rental offers, that it appears that she "fell off the face of the earth." She is, therefore, requesting a full refund of her marketing fee. In response, in the contract, Mr. had indicated that he would advertise a rent as well as a sale price. Also, it is a rental program contract that was signed by Mr., which means the marketing is for rental with a sale price added at no additional cost on the contract. Rental offers occur all the time and offers for the sale of a timeshare are never as prevalent as rentals. Renters from time to time do become buyers because after renting from a client, they realize that the owner is selling their timeshare for a much lower price than at the resort. It is certainly not that *** and*** advertising fell off the "face of the

earth," it is just that sale offers are not nearly as frequent as rental offers. Our marketing is effective and successful and we have accurately tracked millions in transmitted offers on a monthly basis with multiple transactions that have closed. We cannot guarantee any rental or sale of a timeshare within a specific timeframe and such information is covered in the contract that must be signed in advance of purchase--and we conduct Quality Control calls after every purchase to ensure that clients understand and acknowledge the marketing that they purchased. If in the Quality Control call, the client does not acknowledge their understanding of our services as sold, we will process a full refund. With that said, I understand the concerns expressed by Ms. Lord, and despite the fact that we have provided the services as contracted, I will ensure that a full refund in the amount of $784 is issued.

Unlike other timeshare resale marketing companies, Timeshares By Owner provides the marketing that is contracted and promised. We have advertised in the USA Today as well as major city newspapers, billboards, TV (ESPN, A&E, Weather Channel, and Travel Channel), direct mail marketing, internet, and other forms of media. We also attend trade shows on a regular basis in which we display client ads, we digitally distribute the Timeshare Trader and Elite Plus magazines on a monthly basis, we do seasonal showcases that are sent out in email blasts, and we sponsor our own podcast; "Vacation Time" broadcast every week live from the studios of the Timeshares By Owner corporate office. That is just a little of what we do. We have the tools to rent and/or sell a client's timeshare and have been successful at doing just that since 1998.

I read the response and the statements are not correct.

When I spoke with the initially with Katrina and she mentioned renting, I specifically told her that we would not want to rent since we were still paying the monthly maintenance fee we were going to continue to use out Shell Vacation points. She stated that would not be a problem that people are always looking for Shell points. Everything was great until I received a call from a second individual talking about an upcoming BIG weekend where they would place our timeshare during this big push if we paid them additional $1,000+ dollars. I said I would not pay any additional fees and at that point there was no further contact from them and every time I called I got a voice mail and no positive return call back.

I am called that they are going to refund the full amount as I think this is fair. They did nothing after they heard they would be receiving no additional monies and, in my opinion, did nothing for that initial payment. They just let it sit there when they know no more money was coming in.

I was very lucky to get gi gi as my contact. she was very on top of looking for timeshares in mazatlan and did follow up to insure we were able to get a place we liked. great communication and professionalism. we dont actuallygo to the unit until feb 2020. if this works the way its suppose to I will have gi gi on my speed dial to book many more vacations. she is a real asset to your company
