The company gives a hard press over the phone in order to get your money then delivers nothing.
In July of 2019, desperate to get out of our timeshare that we no longer want, we started to research companies that could help us to sell it. The woman from timesharesbyowner.com bragged about the company's ability to not only sell any timeshare but to sell it quickly. We were told that it would likely sell within a matter of 10 days or less and that we could agree to rent it but that it was no doubt unnecessary as it would sell before it could be rented. We were told that we had to pay for the service but that they could reduce the price in exchange for positive reviews from us on their website BEFORE they even sold our timeshare. This should have been the first sign that everything wasn't above board. She bragged about the company having an A+ rating with the Revdex.com and said "we don't pay for our ratings unlike other companies." The first contract that we received was completely incorrect and had to be rewritten once we realized that it was incorrect. Once all was said and done, we paid $600 for the service and it has netted exactly NOTHING. Our timeshare is poorly advertised and we have received exactly zero offers to rent or buy it. They talked us out of our money and gave us nothing at all like what they promised in return.

Desired Outcome

We deserve a full refund of our $600. We were promised that our timeshare would not only sell but that it would sell quickly. We were promised that it would at least rent quickly. Nothing has happened at all. If we had known how limited the advertising would be, we would have never spent the money on this company.

I am in receipt of the recent complaint filed with your office by James ***.
Our records indicate that Jim and Sarah *** have been clients of Timeshares
By Owner since July 11, 2019 with marketing for their Williamsburg Plantation
timeshare in Virginia. Marketing was purchased to advertise on our website and
in our walk-in offices. Before we could accept any marketing fee (it was Sarah
*** that signed the contract), the contract was signed in advance and
followed up by complete Quality Control call on July 12 that covered all the
policies, terms and conditions of the Timeshares By Owner marketing program.
The client has to acknowledge their understanding of our terms and conditions in
the Quality Control call, or a refund will be issued. The contract provided to the
client included the fact that there was a ten-day cancellation timeframe. Jim or
Sarah *** never provided any notice of cancellation within the ten-day
timeframe.
In the correspondence prepared by Mr., he is requesting a refund of his
marketing fees based on the alleged "hard press" of the sales representative that
delivered nothing after promising that it would sell quickly and sell before it could
be rented, and he further states that the timeshare is poorly advertised. In
response, Timeshares By Owner never guarantees a timeframe in which a
timeshare will rent or sell. The contract signed was a rental contract in which we
added a sale price at no additional cost--the sale price was only added upon
Ms. request, after we had conducted a quality control. It is understood
that rental offers will likely occur before any sale offer, and while our
representatives believe in our program as our sales representatives should
based of our verified success, no one can be forced into purchasing our
marketing. As for the advertising, we generate over $10 million in transmitted
offers on a monthly basis and we close on rental transactions all the time. Our
guarantee is to market a client's timeshare, which is exactly what we have been
doing for Jim and Sarah ***. Once there is an offer, it will come from a
representative of our Concierge Department and they will work with the client
from offer to completion. A Quality Control call took place to further confirm the
terms of the contract. We have performed the services as contracted and
purchased and we have been providing a tremendous amount of exposure. We
truly are the gold standard of the industry in recording and reviewing all

conversations, consistently providing offers and working with clients. We work with clients over
the long term to achieve goals, and we are always available to talk and work with our clients in
achieving mutual success. There is no entitlement to any refund based on providing the

Unlike other timeshare resale marketing companies, Timeshares By Owner provides the
marketing that is contracted and promised. We have advertised in the USA Today as well as
major city newspapers, billboards, TV (ESPN, A&E, Weather Channel, and Travel Channel),
direct mail marketing, internet, and other forms of media. We also attend trade shows, we now
digitally distribute the Timeshare Trader and Elite Plus magazines on a monthly basis, we do
seasonal showcases that are sent out in email blasts, and we sponsor our own podcast;
"Vacation Time" broadcast every week live from the studios of the Timeshares By Owner
corporate office. That is just a little of what we do. We have the tools to rent and/or sell a client's
timeshare and have been successful at doing just that since 1998.

On Thursday 10/3/19 they attempted 6 phone call with me and several with my wife as well inside of a 24 hour period. What we found was that every time that they did get us on the phone they gave us a run around and magically needed to put us on hold to "find our files" or something along those lines. It seemed to us that they wanted to appear to be trying to help us when it was all fake. Then, they asked my wife what our lowest selling price would be and said that they would call her back on Friday 10/4/19 and that they wanted to speak with both of us at the same time. They never called. They have not called since.
This response is full of half truths and flat out lies. Our contract was NEVER intended to be a rental contract only. We started right from the jump with trying to sell our timeshare because that was the entire purpose of working with them to begin with! Anything other than that FACT is a mistake on their part. If all calls are recorded as claimed over the phone, then it wouldn't be hard to go back and find that we were indeed repeatedly told that our timeshare would not only sell but would sell quickly. If the response is that you can't promise that, then perhaps you should let your people know not to push it over the phone.
Finally, let's consider that what is being said here is that we have been given a reasonable amount of exposure for $600. That is simply laughable. When you go to the website, IF you know that it even exists, you can search by location. Then, what I believe is our timeshare, is listed with several others that all have the same generic pictures and very basic information. Nothing to separate it from the others. Nothing to make it pop out. So, for the exorbitant sum of $600, we are getting mediocre advertising at best.
Truth be told, the massive number of phone calls in a short period of time, the odd conversations where it seemed like they thought we wouldn't answer and they were suddenly stuck, and this response full of pitiful excuses and hiding behind long winded soap box speech all allude to the company knowing that they should be doing more for their customers when they overcharge as severely as they do. This is NOT $600 worth of service.

I have reviewed the rebuttal complaint that you filed with the Revdex.com in regard to my response of your original complaint. In my review of your latest comments, it appears that what was actually triggering your complaint was the fact that a representative of our Daytona Beach Office had recently contacted you; they were less than helpful and did not follow-up as promised. The problem is, that contact had nothing to do with providing you with an offer for your Williamsburg Plantation timeshare. What they were hoping to do was provide you with another marketing program at an additional cost to place your timeshare into the upcoming Elite Plus Marketing program that includes the Timeshare Trader and Elite Plus digital marketing magazines. I apologize for a lack of follow-up--and they should have informed you to call our Corporate Office Client Services Department at toll-free (888) *** or (888) ***. Those numbers are on the contract and were provided to you through two follow-up Quality Control calls.

As for the rental contract, if you look at the contract that you signed, you paid for us to market your timeshare for rental purposes. Yes we advertise for the sale of it as well, but the sale price was added to the contract at no additional cost. Any offer that comes through for either rental or sale is presented to you by the Concierge Department and they will work with you from offer to completion. There is nothing indicating that your timeshare will sell quickly as that is a promise that cannot be made--the verbiage is that Ms. B wanted it to sell quickly--and that is backed up in the contract itself and two follow-up quality control calls that were conducted by Michael *** and John *** on July 11 and 12 respectively, after you purchased the marketing on July 11 for $599.

As for the marketing being laughable, it is enough to generate over $13 million in transmitted offers on a monthly basis with closings on transactions all the time through our Concierge Department. I'm sorry that you feel the way that you do, but as a resolution, I will go ahead and provide you with the Elite Plus Marketing Program at no additional cost to hopefully generate offers through additional exposure. You are also placed on the "do not solicit" list, so that you are not contacted again to purchase more marketing.

I am also offering you a $200 refund to additionally resolve matters. I will need you to sign a Partial Credit Authorization Form. Contact Josh Smith in our Client Services Department to have the form sent out for signature.

I was guaranteed by the company's Rep. Chris*** back in November of 2018 that he would either sell or rent out my timeshare rather quickly at the suggested price he presented. The contract was agreed upon and I assumed everything was good. I was later contacted by other sale reps requesting that I pay more money for the to place my unit in a desired advertisement that would profile only my unit. After about three tries to obtain more money they calls stopped. I'm reaching out because the premise for what I agreed was not satisfied and I have not heard anything form them nor have I seen any evidence of my unit being advertised sale or rental. I was informed that I would receive the information showing the advertisement of the unit or get emails about rental inquiries.

Desired Outcome

Finish the job Either of the following: Sale of the unit for the desired amount. Rental for the desired amount. Refund of the cost since nothing was done in the first place.

records indicate that Mr. has been a client of Timeshares By Owner since
November 6, 2018 with marketing for his deeded week 35 Vacation Village at
Weston timeshare in south Florida. Marketing was purchased to advertise on our
website and in our walk-in offices. Before we could accept any marketing fee
from Mr., the contract was signed in advance and a complete Quality
Control call was conducted on November 7, 2018 that covered all the policies,
terms and conditions of the Timeshares By Owner marketing program. The client
has to acknowledge their understanding of our terms and conditions in the
Quality Control call, or a refund will be issued. The contract provided to the client
included the fact that there was a ten-day cancellation timeframe. Mr.
never provided any notice of cancellation within the ten-day timeframe.
In the correspondence prepared by Mr., he is requesting a sale or rental
for his desired amount or a full refund of his marketing fee. He further alleges
that the sales representative that sold him our services had promised that his
timeshare would be sold or rented rather quickly, and then he alleges that he
was contacted on at least three occasions to purchase more marketing. In
response, a representative of Timeshares By Owner never guarantees a
timeframe in which a client will be able to sell or rent their timeshare or what
price they might receive (all representatives are recorded and recordings are
reviewed) and any such misstatements, if they were said or misinterpreted that
way, are covered in the contract and in the follow-up Quality Control call.
Timeshares By Owner is successful at what we do in generating more than $10
million in transmitted offers on a monthly basis and we close on rental
transactions all the time. Mr. contract was a rental contract in which we
added a sale price at no additional cost. In reference to additional marketing, a
client never has to purchase another marketing program, which may include the
Timeshare Trader and/or Elite Plus digital marketing magazines, and a seasonal
Showcase program. It never means that the original marketing is insufficient for
receiving offers; another program only provides another avenue and more
exposure. Our guarantee is to market a client's timeshare, which is exactly what

I was guaranteed by the company's Rep. Chris*** back in November of 2018 that he would either sell or rent out my timeshare rather quickly at the suggested price he presented. The contract was agreed upon and I assumed everything was good. I was later contacted by other sale reps requesting that I pay more money for the to place my unit in a desired advertisement that would profile only my unit. After about three tries to obtain more money they calls stopped. I'm reaching out because the premise for what I agreed was not satisfied and I have not heard anything form them nor have I seen any evidence of my unit being advertised sale or rental. I was informed that I would receive the information showing the advertisement of the unit or get emails about rental inquiries.

Finish the job Either of the following: Sale of the unit for the desired amount. Rental for the desired amount. Refund of the cost since nothing was done in the first place.

I am in receipt of the recent complaint filed with your office by Jeffery ***. Our
records indicate that Mr. has been a client of Timeshares By Owner since
November 6, 2018 with marketing for his deeded week 35 Vacation Village at
Weston timeshare in south Florida. Marketing was purchased to advertise on our
website and in our walk-in offices. Before we could accept any marketing fee
from Mr., the contract was signed in advance and a complete Quality
Control call was conducted on November 7, 2018 that covered all the policies,
terms and conditions of the Timeshares By Owner marketing program. The client
has to acknowledge their understanding of our terms and conditions in the
Quality Control call, or a refund will be issued. The contract provided to the client
included the fact that there was a ten-day cancellation timeframe. Mr.
never provided any notice of cancellation within the ten-day timeframe.
In the correspondence prepared by Mr., he is requesting a sale or rental
for his desired amount or a full refund of his marketing fee. He further alleges
that the sales representative that sold him our services had promised that his
timeshare would be sold or rented rather quickly, and then he alleges that he
was contacted on at least three occasions to purchase more marketing. In
response, a representative of Timeshares By Owner never guarantees a
timeframe in which a client will be able to sell or rent their timeshare or what
price they might receive (all representatives are recorded and recordings are
reviewed) and any such misstatements, if they were said or misinterpreted that
way, are covered in the contract and in the follow-up Quality Control call.
Timeshares By Owner is successful at what we do in generating more than $10
million in transmitted offers on a monthly basis and we close on rental
transactions all the time. Mr. contract was a rental contract in which we
added a sale price at no additional cost. In reference to additional marketing, a
client never has to purchase another marketing program, which may include the
Timeshare Trader and/or Elite Plus digital marketing magazines, and a seasonal
Showcase program. It never means that the original marketing is insufficient for
receiving offers; another program only provides another avenue and more
exposure. Our guarantee is to market a client's timeshare, which is exactly what
we have been doing for Mr. per his signed contract. A Quality Control call
took place after his purchase to further confirm the terms of his contract. We

Having a Timeshare is really nice and having ways to leverage your investment is even better. Over the years we find a few extra points that we didn't get to use or perhaps missed the roll over date and needed other options so we didn't waste our investment.

One alternative is to consider renting your Timeshare and that's just what we did. Working with Peter H. was a great experience. He was quick to contact us with an opportunity for a family needing arrangements in Hawaii. We found availability and worked with Peter to align schedules with the renter. Knowing renters have many options, I truly believe our success stems from the efforts of Peter and the program they have that made this possible.

We can not thank you enough for your help and hard work. Peter contacted me just a few times for final preparations and coordination but all in all it was an easy and rewarding experience.

I contacted Timeshares Direct on 8/2/19 regarding calls to my cell phone and requested copy of their Do Not Call List Policy.They have not responded.
I have been contacted by this company 4 times even though my cell # has been on the Do Not Call List since July 2003. I have contacted this company asking to be removed from their list and to receive a copy of their Do Not Call List policy and they have not responded.

In reference to the complaint filed by Christine ***, she claims that she has been contacted by Timeshares By Owner despite the fact that she has been on the "Do Not Call" list since July 2003. I have explained to Ms. in correspondence that Timeshares By Owner is a registered member of the Federal Do Not Call Telemarketer Registry and that we are in compliance with all the laws that legally apply to our company.

Certainly, if someone is on the Federal Do Not Call Registry, as I am assuming that Ms. is indicating, then we would not be calling her telephone number to discuss the marketing of her timeshare. Anyone or company that subscribes to the Do Not Call Registry would never intend on calling someone on that list. Does it happen on a rare occasion? Unfortunately, it may happen and if it does, anyone would expect that the recipient of the call would state that they are on the "Do Not Call" list, whether it be a return call from a message left or it be a call that was immediately answered. In all such cases, we would apologize emphatically, and place the name and number on our own internal "do not call" list, so as to absolutely not call such a telephone number again. As for four calls being made to Ms. telephone number as she contends, I understand that a first call may have happened in error, but certainly the following three calls would not have taken place (phone messages only because Ms. had called back with a message without any indication that she was on a "Do Not Call" list). Had it been expressed by Ms. that she was on the Federal Do Not Call Registry, any return call would have been avoided.

A sincere apology goes out to Ms. for any possible error on our part and Timeshares By Owner certainly apologizes for possibly ever calling anyone that may be on the "National Do Not Call Registry" as we honor that list and remain in compliance always.

Our records indicate that Ms. has been a client of Timeshares By
Owner since August 14, 2015 with marketing for her Legacy Resorts Brigantine
Beach resort. Marketing was purchased on 11 different occasions to advertise on
our website, in our Timeshare Trader Magazine, and in the Elite Plus Marketing
Program, in the Elite Plus digital marketing program, and in the Showcase
marketing program that consists of email blasts going out to clients interested in
her timeshare or something similar. All the contracts provided to the client
included the fact that there was a ten-day cancellation timeframe. There was
never a notice of cancellation provided to us within the ten-day timeframe.
In the correspondence prepared by Ms., she is requesting a refund of
all the fees that she believes she was "tricked out of' and she fudher states that
Timeshares By Owner is a scam. ln response, Timeshares By Owner is certainly
not a scam in that we guarantee to market a clients timeshare, which is exactly
what we have been doing for Ms. per all of her signed contracts. We
close on transactions almost daily and once there is an offer, be it rental or sale,
we provide that information to the client through our Concierge Department. A
representative of the Concierge Department works with the client from offer to
completion. Our records indicate that since Ms. purchased our
marketing, there have been at least four offers presented to her from June 6,
2017 to as recent as August 19, 2019. Timeshares By Owner fully disclosed our
terms and conditions in the signed contracts (that were signed before any fee
was processed). Quality Control calls took place after each purchase to further
confirm the terms of each contract. We have performed the sen/ices as
contracted and purchased and we have been providing a tremendous amount of

Dear Ms.,

l am in receipt of the recent complaint led with your office by Ella ***.
Our records indicate that Ms. has been a client of Timeshares By
Owner since August 14, 2015 with marketing for her Legacy Resorts Brigantine
Beach resort. Marketing was purchased on 11 different occasions to advertise on
our website, in our Timeshare Trader Magazine, and in the Elite Plus Marketing
Program, in the Elite Plus digital marketing program, and in the Showcase
marketing program that consists of email blasts going out to clients interested in
her timeshare or something similar. All the contracts provided to the client
included the fact that there was a ten-day cancellation timeframe. There was
never a notice of cancellation provided to us within the ten-day timeframe.
In the correspondence prepared by Ms., she is requesting a refund of
all the fees that she believes she was "tricked out of' and she fudher states that
Timeshares By Owner is a scam. ln response, Timeshares By Owner is certainly
not a scam in that we guarantee to market a clients timeshare, which is exactly
what we have been doing for Ms. per all of her signed contracts. We
close on transactions almost daily and once there is an offer, be it rental or sale,
we provide that information to the client through our Concierge Department. A
representative of the Concierge Department works with the client from offer to
completion. Our records indicate that since Ms. purchased our
marketing, there have been at least four offers presented to her from June 6,
2017 to as recent as August 19, 2019. Timeshares By Owner fully disclosed our
terms and conditions in the signed contracts (that were signed before any fee
was processed). Quality Control calls took place after each purchase to further
confirm the terms of each contract. We have performed the sen/ices as
contracted and purchased and we have been providing a tremendous amount of
exposure. We are the gold standard of the industry, generating over $10 million
in transmitted offers on a monthly basis. We promise to work with clients over the
long term to achieve goals, and we are always available to talk and work with our
clients in achieving mutual success. There is no entitlement to any refund based
on providing the services contracted. Of note, on July 19, 2019, a refund of
$1,172 was issued for marketing purchased on July 16, 2019.

Unlike other timeshare resale marketing companies, Timeshares By Owner provides the
marketing that is contracted and promised. We have advertised in the USA Today as well as
major city newspapers, billboards, TV (ESPN, A&E, Weather Channel, and Travel Channel),
direct mail marketing, internet, and other forms of media. We also attend trade shows, we now
digitally distribute the Timeshare Trader and Elite Plus magazines on a monthly basis, we do
seasonal showcases that are sent out in email blasts, and we sponsor our own podcast;
'Vacation Time" broadcast every week live from the studios of the Timeshares By Owner
corporate ofce. That is just a little of what we do. We have the tools to rent andlor sell a client's
timeshare and have been successful at doing just that since 1998.
Again, there is no entitlement to any refund other than what was already provided; however, to
resolve matters, I will go ahead and place Ms' ***'s active website advertising into our
upcoming Elite Plus Marketing Program that includes the Timeshare Trader and Elite
Magazines digital marketing programs. If Ella *** ever wants to make any changes to her
marketing or ever wants an update, she should not hesitate to contact our fully staffed Client
