They will mismanage your money!
Their tax department is completely incapable of handling your money. I’m being asked for an additional $1,200 payment because of their “expected tax amount” although I submitted documents from my town with an exact amount. They have had the correct paperwork for a month and a half and still will not correct it.
After about 10 phone calls, I have been told 3 times a manager will call me back. No one does. All you get is the run around. I have been told many times to call back “in a few days” so that the documents I have provided can be reviewed, they put in a wrong work order, the finish by date is 12/16, oh wait now it’s 1/3/22. They will not adjust my payment and I am already expecting a refund due to mismanaged money from last year. I don’t know about you…maybe you have an extra $1,200 you would like to sit in escrow and have refunded a year later. Now it’s backed up to January…so another $1,200? No problem!
To make it worse my taxes are $11,700 and they have a discrepancy going from $15,800 to $4,500. I have NO idea where they find their numbers…you can call the town directly, which I did. Please save yourself the headache, time, and MONEY and choose someone else! There is not a single person there that is smart enough to realize this doesn’t make sense and is compete unfair.

Avoid At ALL Costs
Repeatedly asking for documentation already provided. Repeatedly asked for documentation they 'say' they can't get through traditional methods, i.e. credit reports, banks etc. and making me repeatedly download and upload document after document. They don't know what they're doing and really shouldn't be in the residential mortgage business.

Horrible Lender
This company is a wholesale lending business. The broker we worked with has been in business for 22 years & the experience we encountered was surreal. We were told we had a clear to close 3 times & within an hour of being told this a new condition would come up. They had our appraisal for 3 weeks & the day of closing we were told the appraisal was not accepted & had to be revised by the appraiser. We had 4 conditions that were cleared by the underwriter only to be told these conditions needed additional documentation on the day we were cleared to close. We furnished the additional documentation only to be told their system was down & couldn't close until next week. We can't blame the broker we worked with as he was on top of every twist & turn they threw @ us. This is not a professional company & their underwriting is questionable @ best.

They should not be in business
My independent lender chose UWM. We had all documents into the underwriter two weeks before the close date. They asked the usual few questions, asked for a few more supporting documents and went silent. A day before the close they just woke up and started asking for more documentation (I have my own business and they wanted justification for revenue this year coming out of COVID times, fine, np). I was able to get the sellers of the investment property to push the dated once by days. They went quiet and just before close again started asking for supporting documents. We NEVER got an answer from these bozos. I would have lost my earnest money so to my disgust drained my investments to cover the loan and make the purchase outright. My credit is stellar, and I currently have a loan with UWM and have had other thru them when I've done refi's or other purchases in the past.

Absolutely incompetent
We refinanced our mortgage in December of 2020 through a broker who uses United Wholesale Mortgage. We have had nothing but issues. To our surprise, a few months ago we began receiving late payment letters and subsequently foreclosure notices. We have been sending our payments in on time to the address provide to us. The checks are being cashed but not being applied to our account. We have called numerous times, spoke to many different people, faxed and mailed proof of payments and the issue still is not resolved. Everytime we speak to someone they tell us they will take care of them problem, but nothing has been done. We currently have a complaint in with the NJDOB and will be seeing legal representation. My husband is on the phone with someone every other day and no one seems to know what they are talking about.

Wouldn't recommend using UWM to anyone. False promises. Low performance. Poor UW.

worst mortgage company I've ever dealt with... their reps have no clue what's going on .. I asked to be on deferment plan a month ago I call 3 weeks ago to find out that it wasn't on the system.. I called again and thank god they go it ... now two days ago I was able to log in and make payments for some reason yesterday I logged in to pay my mortgage it said feature unavailable... now today just trying Finding out what's going on ... cuatomer service dep says that loss metigation is holding it got transfered to loss metigation they are saying they have no clue and everything is updated ... this is for two hrs in the morning and no one is able to solve the mystery and eventually I called again after work to end up dealing with this rep called mrs. daniels telling me that she is been so helpful and that uwm helped me during my hardships and that I shouldn't be complaining and my issue still not resolved 0 customer service no one have good head on their shoulders plus I was told that a supervisor will be calling me and nothing this is insane ... I can't wait to move to a different company..

UWM has a variety of loan products and rates available and there are plenty of rate options that do not cost any points. In fact, many rates offer a credit that would reduce closing costs, it just all depends on what you determine to be best for your situation and needs. This has been, by far, the worst company I have ever worked with, customer service and logistic wise. I have had an ongoing issue with my taxes and monthly payment. When I contacted the company in the spring of 2020, I received a different answer every time I spoke to someone. It took multiple phone calls in order for the issue to be identified. When the proper documentation was supplied to UWM, I received notification stating that the issue would be corrected (May 2020) and that the proper analysis on my account would be completed in 30 days. I followed back up in June - received the same reply that in 30 days an analysis would be performed. Checked back in July, received an email/notification that my August statement would reflect the necessary changes. I followed up after I paid my August statement, and was told that UWM needed more information. I already supplied the necessary information at the end of April, beginning of May. Today, I followed back up and I was told someone from the "email department" never processed my analysis request, and that one would be performed today... and then I was also told that the last request was completed in May 2020.

I have used UWM message portal, called customer service, and emailed to absolutely no avail. Yes, my low interest rate with this company is nice, however, I would never wish this customer service on my worst enemy. I have never had so many people be unaware of policies and procedures (I had someone tell me that over the phone...) than this company.

Horrible, horrible experience. Completely frustrating. If I could give 0 stars or negative, I would.

My husband an I are looking to refi, an was going to go with this mortgage company. Well reading all the negative reviews. We will not be going through them. An how can the Revdex.com say they are A+. With all the bad reviews. Ohh wait they paid the Revdex.com money to get that A+ rating.

I've refinanced with them at the end of May 2020. I've been in touch with them three times over two weeks starting at the end of July 2020 regarding my homeowners insurance that they have yet to pay, even though it is included within my escrow account. I'm holding up my side of the bargain with my payments being sent on time. At this point my insurance payment is 20 days late, and verbally they acknowledge the problem, but still haven't sent a check yet. Due to the lack of action, I have had to file a complaint with the CFPB. Stay away... Stay far away.

Just making an observation that UWM seems to have started their fake review campaign around 5/27/2020. Before that date there were a lot of 1 star reviews and reviews were sparse. Now all of a sudden there are an abundant amount of 5 star reviews, sometime 30 in one day, all about 1-5 stars saying this is the best company on earth...hmmm

UWM has been a nightmare to work with! They have been slow and have no sense of urgency for my loan that needed to close two weeks ago!! This company is in CA and I don’t know if they are in MI at all. I have had everything in for almost two weeks and they haven’t done anything. I am stressed beyond belief because of this horrible mortgage company!

I had to deal with this less (way less) than mediocre company thru JWH Financial. After refi with JWH. This company never sent my welcome letter never sent anything to my mailbox to let us know that we are dealing with them. I have to call asked them to mail the mortgage statement so we can pay our first bill. And guessed what they rep promised to send but never send it. After a week we call again by this time its only a week a way from the mortgage payment due date. We call again asking them to send the mortgage bill. By this time I had my hands in air, wishing that I had never to deal with this company again. But until they sold our mortgage unfortunately I still have to deal with this bad, very bad company.

The mailings that was sent never came. I have called UWM on 21st of July and still never came. Me and my wife had called several times now and still never ever came. I wondered whether your company incompetency and dishonesty have caused these or the postal service (when I actually still receiving my regular letters/bills)

I have had the WORST time trying to get UWM to pay my home insurance and taxes out of my escrow. I refinanced my mortgage with another lender who then sold my mortgage to UWM. Since then I have made my payments on time but despite having been sent the requested insurance bill, paperwork, etc. multiple times they have yet to pay these bills out of my escrow. I've called and written to their customer service multiple time and each time they tell me a check will be over-nighted although it never actually gets sent. My insurance is about to expire unless I pay the bill out of pocket. At this point it certainly seems like they are holding my funds illegally and I will be engaging my attorney. This is the absolute worst and more frustrating than any other lender I've EVER worked with.

Don't go with United Wholesale Mortgage if you think you will do your refinancing in the future. They will charge you fees. I checked with my lender and they said they only requested 2-3 times for the payoff amount, but United Wholesale Mortgage charged us 8-9 times. It makes no sense at all that who would need that many requests. I asked them to send me the details and there are phone numbers that we don't recognize or authorize. This is FRAUD. They tried to make up these phone numbers and charged us. I wish I could give you 0 star.

Don't do business with this lender. They ripped me off on the Payoff Request fee when I refinance with new lender. The new lender told me they request the payoff twice and United Wholesale Mortgage charged me the fee 8 times. They don't know who made the request. They don't help me to resolve the issue. All they know is to charge the fee on my account. Customer service is helpless. This business is a fraud. Be aware.

Absolute worse company we have ever dealt with. We were to sign for our refinancing and they changed their mind the night before signing when everything was authorized. They lied about their reasoning.

My number is on the do not call registry. I do not have any business with this company. They have no reason to call me, and it's against the law to solicit to people who are on the DNC list. They have called me 3 times over the last 30 days (May 18, 3:15p, May 26, 5:39p, Jun 15, 12:11p. Today I answered the call and asked to be removed from all of their lists and that they should not be contacting me again, as it is a violation of the FCC regulations to call people that are on the Do Not Call Registry. The agent kept trying to talk to me and when I again told him I would report him to the FCC he said 'F* You', so I hung up.
