UWM is one of the best in the lending business. As a loan officer that works with them closely, I have come to see that they offer some of the lowest rates on the market, with one of the smoothest processes you'll find. This is definitely a company you want to work with.

I did a refinance through UWM back in March and the process couldn't have been better. We closed in 15 days and they had a far better rate than any other lender we shopped. I have since made 2 mortgage payments with them as my servicer and their website is extremely user friendly. This business is an absolute joke. I have had more problems than I can count dealing with incompetent employees and programs. Once I was enrolled in a forbearance program without my knowledge or approval. I realized it and tried to remedy the situation. I asked to be re-instated with the budget drafting program and was promised it was done. I find out the next month that I am placed back in forbearance again! Budget drafting what not reinstated - and I am charged for late fees. I call and am placed on hold for 30 minutes at a clip. My calls are dropped while speaking with someone. No one knows or understands why this is happening. No solutions can be offered.

United Wholesale Mortgage is practicing dishonesty, and thereby fraud.

In March 2020, I went online to their website to find information regarding what mortgage forbearance options might look like. I called and got a recording telling me to go to their site to request more information. The site indicated to click to request more information and that the company would be in touch to provide the info. I received a letter from UWM after having made my Payment for May 2020, dated 04/05/20 stating that as of 04/01/20 I was in forbearance.

The first fact of fraud: I did not request to be placed into forbearance for April, May and June, but upon requesting information about such was automatically enrolled, without having signed or agreed to anything. Secondly, the letter of notification of forbearance itself is a contradiction, backdated by its own dates therein; suggesting they signed me up for forbearance for a month in which my payment had already been made, and which notification did not show up until I had made my payment for May, 2020.

When I called their customer service dept and requested that they remove the status of 'forbearance' from my loan file, as I had neither requested nor agreed to such, and as I have made all payments due on the first day of the month, every month since loan inception, I was told that was "not possible without a court order", and that I should dispute it with the credit bureau; as though their inaccurate and fraudulent reporting of my loan status was not their problem, but that of the credit bureau they report the false information to. I proceeded to formally request documentation to prove that I had, per their claims, executed any kind of agreement for forbearance. Upon checking into that request, they told me that was not possible. (so they clearly operate with the false morals that borrowers are 'guilty until they prove themselves innocent') Needless to say, I was appalled at the response by the customer service rep who seems to have been well-trained in refuting borrower claims of this type, as she had no reservations in attempting to convince me I was at fault and her company had no responsibility whatsoever, in spite of their inability or willingness to provide the supposed documentation of terms and program(s) supposedly executed and agreed to by me. The only postive I can offer to this rep's interactions is that she claims to have submitted a request to remove the status of 'in forbearance', in spite of the fact that she had emphatically denied the possibility of such a change being possible to begin with.

This will be the last time I use or refer this lender, personally or as a real estate broker with ongoing numbers of clients who require financing.

I have not worked in the Broker world for many years and was hesitant in joining a Broker shop because I knew that I would need to learn new systems with every investor that I might want to do business with.

UWM has a very user friendly system, great Account Executives and a fabulous culture where everyone wants to help and then some.
