I have been a real estate broker for almost 40 years and have never dealt with a more screwed up company. My wife and her brother inherited a home with no mortgage or liens attached to the property and we were seeking a cash out re fi to buy out the brother and do repairs. Loan process was started Jan 3, appraisal completed Feb 19, loan approved by UWM. We were told there were no issues that needed to be addressed and get ready to close. Nope!! For some reason there was a 3 week delay (doing what I still do not know) and it was determined the wife of the brother needed to sign "something" however she just went back to Mexico after being available locally to sign for 2 weeks. Another needless delay and party had to go to US Consulate in Mexico to sign. Ok, now we're ready to close. Nope!! After "someone" at UWM again approved the loan and cleared it for closing we were informed on closing day they would not fund the loan due to a termite inspection being needed. This was March 9 almost one month AFTER the appraisal had been done and we were told there were no issues that needed addressed. The deal had been cleared by UWM with NO Contingencies or inspections ever mentioned. As was communicated from the very beginning, part of the money being borrowed was to repair the home and we were well aware of what needed to be done as this home has been in the family for forty(40) plus years. Once inspections were completed UWM demanded repairs and tenting be done to the home before funding. At this point I had been lied to on several occasions by the mortgage broker and UWM so I wanted absolute assurance if requested work was done the deal would close immediately. I was assured by the mortgage broker that he did clear it with UWM that if work was completed funding would take place immediately. Everything requested by UWM was completed promptly and we were "once again" ready to close. Once again there was an unnecessary delay for what I don't know and again UWM lied and is refusing to fund the loan even though they sent out a notary to us and we signed all papers. We are out $18,000 in unnecessary repairs thanks to UWM bungling this whole process. They are "blaming" coronavirus employment issues as a new delay tactic when we were ready to close on 3 occasions prior to Corona even being an issue. We have plenty of cash and other assets as well as $300,000+ equity in our primary residence to easily cover the debt service on this loan yet we are treated like "high risk" by these inept fools. My wife is devastated and we are out the $18,000. Thanks for your ineptitude UWM! My advise, shop around and stay away from UWM. My star rating is ZERO!!

If I could give negative stars I would. Stay away from this company. In my opinion, this company's business practices are terrible. The online loan administration to view and administer your loan is completely user UNFRIENDLY. I wanted to pay off my loan and you would think they could generate the statement on their secure website but that would mean they can't keep collecting the interest. When you finally get through to their customer service to payoff the loan, the charge you for just about everything. When they promise to get you the payoff letter via mail, they have no idea when it will get to you and then, when they promise no later than date and it comes and goes, you end up paying additional interest charges for each day it doesn't make it to you.

Wildly incompetent. Atrocious customer service. They transferred my loan to another provider, and they told me to register long before UWM communicated the change. I have only been with them for 6 months and am so upset my mortgage broker set me up with these mns. For context, I have paid every month on time and have excellent credit. Nothing unusual except that I transferred an insurance provider early in the loan, and UWM keeps asking for proof that I am insured or they will add insurance and make me pay. I have provided proof online and through mail, and they even acknowledged the proof at one point, and then later sent notices that they did not ha have proof.

Terrible COVID19 "relief". All they offer is forbearance which means a huge balloon payment. Terrible.

I acquired a mortgage from UWM back in October. In April, they claimed to have done an escrow analysis and raised my payment as they said there was insufficient funds. They based this on the assumption I had to pay in April 2020 despite the numerous calls I made to make them realize I did not owe taxes on this new construction until April 2021. They sent me a massive check from the overage in my account. Yet, my payment was still increased as they calculated my liability on the basis of the parent parcel of this new construction. Once again, if they did the research and escrow analysis they claimed they would have realized this property has been parceled and the assessor has provided the new value to calculate my tax liability. After numerous "customer service" reps and painful wait music, I was told to send in the documents from the assessor which I did that day. I had to contact them for updates and given a plethora of cliches "ball is rolling". Well, the ball is rolling because supervisor XXX just hung up on me. I was aggravated but did not yell at him, did not use profanity, and was treated rudely. So, I am refinancing this loan tomorrow despite being less than a year old. It is worth the cost to go local, save a point on interest, and not have to endure the abysmal level of service from this company.

I am no longer interested in resolving this matter with your company. This reply lacks sincerity and likely made to maintain the illusion of customer service. Despite the fact that this loan is less than a year old, I am currently in the process of refinancing this loan with a company I can depend upon to provide customer service. The level of service, communication, and expertise demonstrated over the past six months should embarrass you company and warrants immediate review. Please do not feel compelled to respond to mu criticisms as it U.W.M. has already demonstrated their lack of concern for their customers’ issues.

Just AWFUL to deal with... I have dealt with many Mortgage companies over the years as we own multiple properties and have refinanced them a few times over the years...
I can say unequivocally, that UWM is the WORST company we've had to deal with... ever...
Their customer service agents try to be helpful, but it seems there is a major lack of communication between the multiple "systems" that each department works with. You end up getting transferred around a lot having to explain a potentially complicated situation, and waste tons of time doing
so. This has been my experience EVERY SINGLE TIME I HAVE CALLED! I absolutely dread it when I see they latest statement that has some random screw up on their end and now I have to call and waste time dealing with it. They screwed up setting up an escrow account for a new loan we had with them, sent the money to the wrong place, so the extra I was sending just went to additional principal, which of course left me with an escrow shortage when they FINALLY got things figured out on their end. The next payment that I sent, already had additional $ added for escrow and a little extra for principal, buy they had held up the process for so many months at this point they had to recalculate the payment (to make up for all the $ I sent them that they had applied to principal instead of escrow) so my payment went up for the rest of the yr (or until they reevaluate the escrow account) They sent a letter saying my payment was short by $80 and gave clear instructions on how to pay the shortage, what to write on the check, and where to send the payment. I did all these things correctly and guess what??! They put the money in the wrong place! Added it to my principal instead of the escrow shortage... Soooo, I get to call them YET AGAIN to straighten this out. Honestly, I cringe when I open an email from them. They just can't seem to get their act together, which is scary when you are dealing with large sums of money... They just sent my loan to a different payment processor, so Hallelujah, but it sounds like MyLoanCare might also bring me frustration. At this point I welcome anyone else than UWM.

They promised to send me a packet to fill out regarding forbearance and never sent it. They are lairs and kept me on the phone over 5 hours of trying to obtain information, I filled the form out online three weeks ago and no one there can seem to find me in the notes...... What a SCAM...when you need them most.....

This mortgage company has done absolutely nothing to help their customers during this pandemic. They have no programs in place to adjust to this global health emergency but offer you a 3 month forbearance, only to expect you to pay 4 months of mortgage altogether at the end of the forbearance. How does this even remotely make any sense? This is honestly laughable. What they should be doing is adding it to the end of the loan. All the other banks have given their customers a a real break by doing exactly that. Why can’t UWM do it also? This is the type of situation where we as customer realize which companies really value their customers. UWM is said to be one of the best, but this pandemic has proven that they aren’t even worth 2 cents.

Just like many other people who have UWM, I too called to get my loan deferred. Only to be told that they are not offering that as of this time. Even though the government bailed out all these companies so that they can offer this assistance. I am by no means trying to get out of paying my mortgage but just trying to cover my bases as it looks like my place of employment is about to hit its low and I'm worried about where I'm going to come up with the money to pay my bills. I filed bankruptcy nearly 10 years ago after being told the same bs then as I am now and refuse to go through that again after working so hard to build my credit. I am thinking of refinancing with another company and telling UWM to pound sand. Thanks for nothing

Same situation as Lisa T. Terrible service from United Wholesale Mortgage during this coronavirus crisis! United Wholesale Mortgage is NOT allowing customers ANY type of deferment! They are only offering an initial 90 day forbearance, meaning that at the end of that period, you will have to pay the total of your past due payments! Other national mortgage companies and banks are offering 90-180 days of payment deferment, where they just tack on those missed months to the term of your mortgage. Definitely better companies to go with on your mortgage!

Due to C-19, the full time job I’ve held for 32 years was cut to part time causing me to lose half my salary. I just bought my home a year ago this April. I’ve reached out to UWM several times over the past few weeks to see if they will do a loan modification or forebearance. It is completely unrealistic on their part to expect anyone in our current economic situation to be able to pay a lump sum at the end of three months. I am in the process of looking to refinance with another company. It will take $50 off my monthly payment and buy me a couple of months with no mortgage payment. It’s not ideal but it gives me some breathing room. UWM should be trying to help homeowners not hurt them. If they don’t they will end up with hundreds of foreclosures and hard working people on the street. Very disappointed in UWM.

Least Review. BEWARE OF THIS COMPANY.
I recently refinanced my mortgage through UWM. Setup the Autopay option and got a confirmation email that all looks good. After a few months, logged into website and found no payments were done, that were supposed to have been done for 2 months. They have charged me heavy penalties and reported to credit bureau of the no payment. NO ALERTS, EMAILS, MAIL or any other communication from UWM regarding Autopay did not work and NO payments processed. Finally had to pay all the Fines. Credit Bureau was reported and 100 points dropped.
UWM is NOT accepting responsibility for their Autopay failure and NO communications. I set up another Autopay again after all issues, and even this Autopay did not work. I had to manually make payments. Their system is a total waste and they do not accept their faults.
Please stay away from this lender. NOT PROFESSIONAL & FRIENDLY. Very poor support and customer service. They are NOT reversing the issue reported to credit bureau even though it is their system fault.

Terrible service from United Wholesale Mortgage during this coronavirus crisis!
I just called to request payment deferment on my mortgage. Based on the recent Federal stimulas program designed to help homeowners with Fannie Mae or Freddie Mac loans, I was expecting the process to be streamlined. Not with United Wholesale Mortgage!
They are only offering an initial 90 day forbearance, meaning that at the end of that period, you will have to pay the total of your past due payments! How does that help anyone in the terrible pandemic situation that is occurring?
Other reputable Banks and lenders are offering 180 days of deferment, tacking on the unpaid months to the loan term of their Fannie Mae and Freddie Mac loans, UHM obviously doesn't care about their customers, probably hoping they default. Shameful!

This bank needs a reality check on what is really going on in the real world I just got laid off for the first time in my life and all I asked if they had any program to delay one payment every banking institution has something but this bank told me they can defer 3 payments oh don"t get to excited they want it paid in full after 3 months or go on another payment plan hello are they for real what part of unemployment don"t you understand. Stay away from this mortgage company, and look for ways to leave if you are with them!
I called to let them know I will be laid off due to my private school closing for 60 days (forced closur due to COVID-19), and want to defer two payments during the process to the end of the loan.
My colleagues who are with banks or other lenders have had ZERO issue with this. Walking around happy that they are able to defer payments without financial hardship.
UWM is currently offering a forbearance agreement which means they freeze your payments, and then it is all due at one time plus interest, and the next months mortgage. How does this help anyone?
The first time I called waited for 2 hours and the second 4 hours. I sent an email and without someone calling me or speaking to me, it was labeled resolved.
Thank you for the absolute terrible customer service, and offering a plan of action in this time that is the most ludicrous plan that I'm hearing offered in this situation. Hopefully legislation comes down to make this mortgage company think outside the box, and actually get more customer service oriented. I finally got a live person and she stated "I have no answers for you", well I have one. You won't have my loan for long, and I am determined to make this a news story.

In light of the current global crisisI really hope UWM can come up with something better for home owners who have mortgages with them than the forbearance plan they just posted on their website. Basically what they are doing to all of us extremely hard working people that are out of work or who's businesses are closed, is you are planning to save us from drowning to only shoot us on the shoreline.

The assistance programs posted on the website reflect all of programs made available by the agencies at this time to assist borrowers impacted by coronavirus (COVID-19). We do not find your characterization of the programs available to be accurate. An individual who takes advantage of a forbearance, for example, would be contacted prior to the expiration of the forbearance period to discuss their situation at that time and what further assistance may be needed. We continue to monitor the situation closely and if the agencies make available additional programs or other relief we will be quick to institute and make it available to our customers. If you are experiencing financial hardship, please contact customer service so that we can assist.

This company sucks. I wanted to add escrow to my mortgage and this is what I had to go through
- Uploaded documentation for escrow and sent an email from their website on Mar 2rd
- Got a weird response via email asking for more documentation
- Called customer care on Mar 10th and they asked for more information to upload and indicated that a decision will be made within 7 days
- Went to the website after 7 days and sent an email. They sent another weird response asking me to send documentation via mail to an address (CRAZY)
- Called customer care and they said a decision will be made in another 7 days
- Did a chat with an agent and he said a decision will be made in 30 days
- WORST CUSTOMER CARE in the world.

When my wife and I bought our home with UWM I thought it was a good company. I am a fool for believing a business has the interest of the customer before profits. UWM recently sold our loan to another "company" that is turning out to be nothing less than a scam. Since the transfer, this business (my loan care) has caused nothing problems for me in just one week!! I cant imagine how bad the years to come are going to be with this sorry excuse of a company. Thanks UWM for basically me up with a DEAD BEAT "company"!!!!

This company does not accept any responsibility for their actions. They buy and sell mortgages at will and leave the original customers to clean up their mess. They sold our loan to another mortgage company who in turn filed the loan with the credit reporting companies. I now show on my credit report that I have 2 outstanding loans on my property for 2 times the true balance and have been denied credit because of their actions. Lip service fo nearly a month about it will be fixed. I am seeking legal action against them for damage to my credit and ability to access credit.
