Incompetent, no communication between departments. If there’s an issue there is only one number for all departments, customer service, where no one will provide a last name, ID# or extension, leaving the customer to explain there situation repeatedly. Unfortunately, they have the right ruin your credit and your financial opportunities. I along with, Farm Bureau and Fidelity Bank have reached out to help them correct UWM’s mistake! At this point we have an attorney and if we could I would like a jury trial! Big companies have to be responsible if they are at fault, customer should not have to pay an incorrect amount because they say so!

I which I could give this mortgage company no stars. Terrible customer service and apparently no one supervises the individual department supervisors. You almost never get a hold of anybody and when you do they are rude and very unhelpful. This bank states timelines for certain services but provides does not follow that timeline or provide feedback or follow up with personnel one paperwork is submitted and go over the timeline. We submitted paperwork in October for someone to assume our loan. The paperwork was suppose to take 30-60 days. Its been 120 days and they just denied our assumer with no reason as to why. The person assuming my loan makes make nearly twice as much and me and was denied. Seems kind of funny considering that I raised a stink because of their terrible customer service. This company never responded to emails or phone calls for nearly the entire 120 day and every time you call after 5 min you go directly to voice mail, never responding even if you leave your name, loan and phone number. Worst service in the world of banking. If you have a chance to get a better mortgage company you better do it. This place is terrible and is not user friendly.

DO NOT use this company if you are in the military -- active, reserve, or otherwise -- regardless of whether you plan on using your VA loan or not. I have NEVER in my 17 years of service (active and reserve mix) EVER had to jump through so many hoops to prove my military status. I even had to get my boss involved to verify my status because nothing I provided them was good enough, even making an accusation that "documents such as an LES can be fabricated"...even though they used my last three to make a loan decision. They had the audacity to tell him that he had to call from a "military number" that they could separately verify. Instead, he emailed them from his .mil account. Hopefully that's good enough. And guess what date he's going to use to verify my PEBD? THE DATE ON MY LES and DD214s! I absolutely WILL be refinancing at the first opportunity.

The worst place to deal business with it took them almost 40 days to tell me yes or no eventually and still needs paperwork even though I own some properties they’re not good to deal with
I hope they go out of business soon.

UWM is trying to scam me. They figured in my taxes and my insurance with my payment period after a year they increased my payments by $150 a month saying that there wasn't enough in escrow to pay the taxes that had gone up. So I called the county and my taxes had actually decreased by $70,000 in value. Therefore my payments actually decreased. They were horribly rude to me when I try to contact them. then they said get a copy of your tax statement and send it to us. Isn't that their job? So I did. But they still have not decreased my loan payments to the agreed amount.

I went through a broker for my purchase and they utilized UWM for the loan. It was an efficient and lightning-fast experience. Prior to this home, I had only purchased and refinanced through my bank. I'm pleased that I went the broker route because they had me closed within 9 days which I had thought was impossible. Such better pricing, options and a no-nonsense approach.

Within a few months of taking out a mortgage I paid the loan down to a 65% Loan to Value Ratio (LTV), well below the 80% they say is necessary to have the PMI insurance removed from my mortgage. I have contacted them multiple times via email and certified mail and after over a month of arguing with them they still have not removed the PMI from my mortgage. There is no reason for it, I never missed a payment, I followed their instructions for removing it but they just don't respond. Borrower beware... find another mortgage company to work with!

Like many other complaints on United Wholesale Mortgage Inc, I was extremely upset emotionally and psychologically by the embarrassment, harassment, hours of extra work I had to do (missing work) and all around poor behavior on the part of United Wholesale Mortgage. I am now sitting at three days post my original closing date and have no response from UW when I might expect a closing. If I don't close by friday (2 days from now) the seller is pulling out, leaving me homeless. I sold my other home 1.5 weeks ago. If there was a place for a zero star, they would get it from me.

I recently obtained my loan through UWM. Unfortunately, 6 months after I closed, they sold my loan to LoanCare LLC. I understand they have the right to sell the servicing of the loan, I just wish they would do a little bit better research on who they are selling the servicing too. LoanCare, LLC has the lowest Revdex.com ratings and their reviews are terrible.

Summary: UWM spent nearly two weeks of my time, my HOI's time, and my company's time running me in circles after sending my escrowed HOI payment to a company unaffiliated with my account, and tried to blame every other entity but themselves for the mistake that caused my HOI to lapse.

Sorry in advance if some of this terminology isn't quite accurate, this process is a little new to me. I'm a first-time homeowner and just came to the end of my first year of homeownership. UWM held my mortgage and I paid an escrow through them for my HOI. At the one year mark they were of course supposed to send the contents of that escrow to my HOI company to pay for the coming year. My HOI sent all documentation to both myself and UWM, which they now acknowledge they had received in adequate time to make the payment. I find out about a week after payment was due that my HOI has been cancelled due to non-payment. My first online chat with someone at UMW consists of me being told that my money was sent in a single check via untracked USPS mail to my insurance company weeks ago, but they don't follow up so they had no idea the check hadn't been cashed. Later that day I call in, obviously furious at this unrealistic practice and speak to someone completely different who, even though their systems were down at that time, assured me in no uncertain terms that money is NEVER sent in a singular check or through untracked USPS mail. She says that my money was sent in an endorsed bulk check to my HOI and gave me a check number, verified that the check had been cashed on April 3rd, and told me my HOI was likely at fault. I called them as soon as they opened the next morning, gave them the check number, and was told it wasn't in their system. The next day I opened another online chat and demanded they speak to my HOI to understand what had happened. Luckily my HOI is very much on top of their business because by the time I got into a chat with someone they had already called UWM on my behalf and expedited a new payment. This is when I'm finally told that somehow, my escrow funds were sent to an insurance company that I had never heard of that doesn't even service my area. Now the conversation takes a turn, and the woman I'm speaking with tells me that it's my job as a homeowner to provide the renewal bill at the end of each year (untrue according to my HOI). Then she claims that this second mortgage company sent a bill on my behalf which is what they paid. Which should be impossible, obviously, so I ask that a copy of that invoice be sent to me immediately. As it turns out, the umbrella company that owns my HOI also owns the one that was paid (still doesn't explain why my payment was sent elsewhere because this is a very common thing and both HOI companies have bulk accounts with UWM). The next day I called this second company to confirm that the check number had been cashed and to find out how their refund process works, only to be told that check was not in their system either. And of course, they had no record of me in their system, and were of course incapable of drafting any kind of invoice on my behalf. My next few correspondences are filled with people swearing up and down that they see that an invoice from this second company had been received by them and that they will send that to me for my records so I can sort it out with the other company. Then I finally speak with a supervisor who is the first person to tell me that there is no invoice from the company that was paid (obviously) and that the check number I was provided showed the check had never even been cashed. (Side note, if this was actually a bulk check as I'd been assured until the end of this whole interaction it was, and it was never cashed, how many other clients of theirs had their HOI contracts cancelled due to UWM oversight?)

Finally, I get on a phone with someone who works relentlessly to understand what happened, and each possible scenario he thinks may have caused it is disproven. It comes down to, "I have absolutely no idea how this happened because by all rights, it should not have. Let me get you to my supervisor." His supervisor was the single most uncaring person I have ever had the displeasure of speaking with. By this time, my file must have been a mile long from all of my work and attempts to understand what caused the faulty payment. I wanted to ensure it didn't happen again in a year's time, and that I wouldn't have to do UWM's job for them to make that happen. His only advice was, "We don't know what happened, there is literally no way to prevent this in the future, and we can't promise you anything. I know you want an answer but I just don't have one for you and I won't have one for you unless I make something up." He went on to say that their system isn't automated and someone probably clicked the wrong button when designating payees for the bulk checks. That didn't add up for me because that's the first process any payment department will automate and a company as large as UWM should absolutely have an automated software to perform that task, but he was completely uncooperative and couldn't have cared less about my situation or the fact that UWM had screwed up in a capacity that had serious repercussions for their client.

This is a lot of information, I know. I had to wait a few weeks before I even shared this because of how frustrated I still was just thinking about it. My HOI was unparalleled in their service and after speaking with me at length about what happened, reinstated my HOI coverage retroactively so that nothing would change and I wouldn't be dinged or negatively impacted due to late payment and contract cancellation. UWM was rated the #1 mortgage lender in the country last year, but somehow their insurance division doesn't use an automated tool to process insurance payments from escrow accounts? And somehow this issue with payments being fired off inadvertently to incorrect companies isn't a bigger issue? That doesn't add up.

Regardless, my mortgage has been transferred and I won't have to worry (as much) about whatever actually happened on their end happening to me next April, but this was by and large one of the worst customer service experiences I've ever dealt with, and seeing as this is a company that handles such important information, a lot more care should have been invested into these interactions. It seems there's a complete communication disconnect between their Insurance Department and literally everyone else. I am thrilled to be free of their "this was everyone's fault but my own, sucks that you don't have insurance anymore, not my problem" approach to a catastrophic failing on their part.

My nephew has a had a horrible experience with UWM. Last Monday UWM provided a Closing Disclosure which my nephew signed. UWM said to expect a Friday closing. On Thursday afternoon, UWM reneged on the loan which they said was approved. They said a 2nd appraisal indicated the value of the property was less than the loan amount. The 2nd appraisal was done after the Closing Disclosure was signed. Meanwhile my nephew closed on the house he was selling and is left homeless. Nice job UWM. That is an exceptionally lousy thing to do.

Fantastic lender. My loan was closed quickly with no hiccups and a great interest rate. This is the type of business where you only notice the bad things - when things are going well, you tend to forget about them. I've had no issues with the impound account or payments being improperly applied. Everything has gone smoothly enough to "set it and forget it" - which is exactly what you want with a mortgage lender. I'm very happy with UWM.

The only reason I'm giving 4 stars instead of 5 is because they sold my loan to another company with a Revdex.com rating of F (this other company has a history of making mistakes and charging extra fees). I was very happy with UWM and wanted to keep my loan where it was, but it's now being sold and I have a feeling I'm in for some headaches.

Extremely slow to get anything processed, unresponsive, and unable to adequately perform any of their tasks in a timely fashion! It has been almost 60 days (sales contract signed on March 7th) and we still don’t have a closing date. All parties involved (title company, and my agent) assumed the seller’s mortgage broker was unqualified; however, after reading these reviews - it now make sense to me. We cannot fully blame the broker for his lack of communication and transparency. When the lender is taking there time;as a result, the broker does not know how to respond to the parties that are involve. As a property manager, I have worked with many mortgage lenders and brokers. This has been by far the worst experience that I am having to deal with.

In the end, I hope UWM will change their ways on how they conduct business.

Horrible experience...I was affected by Hurricane Irma, in which my workplace was damaged. They gave a loan forbearance until end of February. First week of January I went ahead and contacted them stating I was ready earlier ans wanted to get modification program started. They told me I was qualified for a 3 month program in which they would lower my rate but shorten the term to 25 years so the payment was basically the same,,,Last month I got a collection letter stating I was behind 3 months.. I called and they stated not to worry because I was still in the program, it would adjust. Last week I got a credit monitoring alert, they posted me 3 payments behind dropping my score from 794 to 596 in one swoop...Now they are saying that I did not qualify, yet no one reached out to me...Horrible bank.... Now I dont want to be with them any longer, but wont qualify to refi with another bank because the destroyed my beacon.

I have had a loan with UWM for 6 moths. In the first month we had a hurricane hit and UWM called me to tell me my account is in forbearance for 3 months due to the hurricane, I was told I would not being making a payment until January. I should have said no thanks if I knew how incompetent this company's staff is. Every month for that 3 months I got calls and letters saying I owed past due payments which forced me to call and they said no your account is fine but we can't turn off the calls or letters. Ok so December comes around and UWM calls says they can modify my load for better terms and I would not have to pay the past due payments. 2nd time I should have said no thanks. Now I pay a trail $ amount each month but continue to get letters saying I have past due payments. Also never received information about the modified loan I would be getting. In February they applied the payment to the wrong month and sent me late notice and a fine for late payment because the customer service person applied it to the wrong month. Now in March I make my trail payment as usually, on the 23rd I get a notice from Credit Karma that UNM has sent the credit agency's non payment information taking my scores down 150 points. I called to get that corrected UWM says there still working on resolving that. Today is 4/4 the new loan docs have not been sent to me yet, the credit issue has not been resolved yet. I now have a calendar alert to call UWM every week to get updates and make sure they have not screwed anything up for that week. When I finally get the modified loan paper work, I'm sure there will be more mistakes I can add to this complaint. In summary this company really doesn't know what there doing, you call 3 times you get 3 different answers, they are making my life miserable and if I can't get the credit issue resolve the will be hurting my finances too. There are plenty of good mortgage companies out there don't waist your time and money with this company.

I worked with a mortgage broker, and ended up with UWM as my lender and servicer. I saw the reviews on Revdex.com and told the LO to pick another lender. He insisted that this company was the best and that I would be extremely happy.
I trusted him and went forward with this lender. Let me tell you, he was RIGHT. I was amazed by how easy the loan process was, but I have not made 6 payments to this lender as well, and they are wonderful. I had a concern about my taxes, and they responded back within hours and walked me through it.

I always look at Google reviews and Revdex.com before I work with anyone, and UWM was great on Google and Revdex.com was not as strong. But now that I have worked with them on the loan and the servicing, I would recommend them to everyone.

I even told my wife that if it was a good situation, that I would go and post a comment online, so that is what I am doing.

Our Loan Officer recommended United Wholesale Mortgage and we decided to go with it. He has never steered us wrong and helped us purchase our very first home. The experience was incredible. We couldn't believe how easy it was and how fast it went! All our questions were answered, we didn't have to give every ounce of our life story and blood type to get the loan and we could barely believe that it was time to close on our new home just a few weeks later. When we called to set up our auto-pay, they took care of everything.

United Wholesale Mortgage is holding my mortgage loan. This means they hold title to my home. I have made numerous calls and sent emails requesting to talk to someone concerning my loan. You cannot talk to anyone upon calling there. They take your name and number and say someone will call back in 24 to 48 hours. Doesn't happen! I complained to the person who answers but he has no solution. They do not return emails either. Because of their terrible customer service, I no longer trust them to hold title to my house. I will seek another lender and pay to have the loan refinanced.

I pay my mortgage every month on the 11th. My bank shows they received it on that day. Did that with Quicken loans for 10 years with no problems. UWM started charging me a 5.00 rush handling fee. That’s crap. All mortgage company’s have after the 16th pay fee. I am refinancing to get away.
