Our offices have been attempting to schedule the concrete vendor to meet with this owner at the home for several weeks. Our vendor has failed to respond to our meeting requests. In light of that fact, we are asking another vendor of the same trade, to meet with us to inspect the driveway
at Mr*** home. Our intentions are to have this inspection / meeting by August 26th, 2016. Our intention is to have the owner present Brian ** *** Area Manager - Warranty / Customer Service

In response to complaint *** DR Horton remains ready and willing to replace the window as offered originally from the time of the warranty request. Please contact our Warranty Department at *** Horton will provide a suitable warranty on the window as well as the workmanship. The previous window delivered was not damaged, however the fins were bent and is very common upon delivery. The only brick that could possibly have to be removed would be at the ledge. This would be repaired as well under the warranty agreement. I am rejecting this response because:The issue WAS a warranty issueDR Horton just
doesn't want to take responsibilityJust because you "sit" on an issue for months almost a year, doesn't mean it's no longer a valid issueAnyways, for what they're willing to do we can go ahead a close this request, but for sure it's not because DR Horton fulfilled their responsibility

We met with this customer on last Thursday. I met with an engineer there yesterday to see what he suggest regarding this. We will be calling this customer today to let him know what the engineer suggested We are working with this customer to come up with a resolution

I am rejecting this response because:"Many steam cleaning units draw between to amps(much like a vacuum cleaner), and it is not unusual for these units to overload the circuit and therefore cause the breaker to trip."So what you are saying is that with EVERYTHING turned off in my loft, I can't steam clean or vacuum unless I run an extension cord from my bathroom? This is the most ridiculous thing I have ever heardWhy is it that it works fine in other rooms of my house? This is just one instance of issues that I have had with powerThe power trips in the loft many timesThis is an unacceptable responseThis just shows how much D.RHorton does not care one bit about after sales supportThis all should have been solved during the many times I called within the first year but D.RHorton just kept ignoring my emails and callsI want a call from someone from D.RHorton about how this is going to be fixed. Allstate Electric did state while they were at my house that the loft should have had a bigger circuit put in and it would have been their recommendation that the builder account for that when the house was builtThey stated that D.RHorton was cutting costs and put a lower circuit in then should have for the size and type of roomThis also aligns with another electrician that I hired to come in and look at things

I am rejecting this response because:DR Horton says they complete the work but in fact they did notThey are the worlds best liars and the employees areprogrammed what and whatnot to sayTheir subcontractors are incompetent and have never got a job correctDR HortonHomes are built with poor quality standards and sub-standard materials and the most incompetent and unqualified people. Don't waste your money on one of their homes, a metal shed would be better

With regard to us signing that, yes we did Verbally we were told this issue was to be readdressed at the month warranty, which we assumed it would be I believed I was signing that said the painters had corrected only the issues which were addressed, which after they left we found multiple issues that were taped and had not been corrected I assumed that since we were revisiting this at the month that was the case and they would be addressed However on the month, the project manager wrote "multiple paint issues" on the warranty list which included deep trowel marks in the ceilings, unmatched baseboards, and a inch crack in the wall board, as well as a window sill that has fallen inch which I believe is a structural problem He agreed that the paint issues had to be revisited, when he returned with the work orders he said, "you will need to take the paint issues up to another level, I am being told paint will not be addressed on this report" and he was clear that the issue needed to be responded to from a higher level At this point, all the structural and wall cracks that should have been covered by the warranty were buried by how it was written in the warranty paperwork Truthfully, Horton is well aware of this issue, having visited it before Paint was done in this home at 9pm at night, without lights, in temperatures over degrees, the primer coat was applied by someone who did not mix it correctly, that was acknowledged multiple times, they were still painting this home days after we closed because there was no occupancy permit, they painted the burnished brass fixtures white, that we paid premium forSome hinges are painted white on the frame side and then they hung the door where the burnished brass is not covered, leaving striped hinges There are rooms where the white base coat was never covered with beige paint There are baseboards where chunks of rug and dirt are embedded within the paint. That being said, I believe the main HORTON company does not hear of this house because they have tried to cover up all of these issues so home office doesn't see them Although, we were lead to believe, by two of the ever changing project managers, that this issue would be addressed at our month meeting, and there is nothing in writing to indicate that What I propose at this point is this, we obviously were mislead about how this would be handled, and the company has not responded to us after MULTIPLE requests for someone to come view this issue I would like a letter from the Horton main offices stating they are aware of the issue, and would again like someone from home office to view this, so that another customer does not ever have to live in a home that is repulsive, due to the Horton company hiring contractors who do not meet their standards I don't expect them to do the right thing anymore, based on all the other issues with these homes, its clear they do not have any commitment to providing a quality product and have no desire to consider that maybe, just maybe, there is a home out there that didn't get finished correctly and has fallen through the cracks of warranty As for the tree issue, the woman next door contacted MRHORTON directly and had main office people visit her home last week She told them that my tree would be a projectile during a hurricane and that it was a liability to the neighborhood Her lawn and my tree were both replaced within days of the main office people viewing the situation Thank you for taking up this matter, I got my tree replaced which was the main concern After a year and a half of fighting, that issue is finally resolved

We are in the process of reviewing the customer's concernsA preliminary assessment has shown that some items were corrected, some were denied based on the terms of the warranty and some items were canceled due to inability to schedule with the customer

On April 19, 2016, an email was sent directly to *** *** (not our D.RHorton Website for monitoring and tracking of service requests as is dictated in the warranty guidelines) from Claimant regarding low water pressureThe Claimant had noted that an HOA related repair to a mainline meter in
the vicinity of the home on or around April 15, was likely the cause of it*** *** informed Claimant that repairs to the mainline could not cause this, but that D.RHorton would investigate if Claimant would sign a Possible Non-Warranty Form as is practice in this type of a service request due to the age of the homeClaimant refused to sign the form and proceeded with his own repairsInvestigations by D.RHorton had eventually determined the cause for the decreased water pressure was related to an obstruction to the submeter for the residenceTo help Claimant with his concern, *** *** contacted Cal Submeters and requested a “trouble ticket” to look into the matter even though the submeter is not covered by the D.RHorton warranty, nor was the obstruction a result of the work performed to the mainline previouslyThe claimant had already contracted services with outside contractors which were unnecessary and did not correct the water pressure concernPer warranty guidelines, D.RHorton has no obligation for reimbursement for work performed by Claimant, or for amounts paid by Claimant for repair or replacement of any item which has not been pre-approved in writing by D.RHortonIn addition to the above, the statute of limitations for plumbing concerns per California statute of limitations is years from the original close of escrow, making the expiration of the warranty March 27, 2013, years beyond the warrantyNonetheless, as a goodwill gesture, D.RHorton will reimburse the Claimant the full amount of his claim for $411.11, upon submission of paid receiptsPlease contact me at *** *** if you have any questionsWe appreciate your assistance and thank you for your time in this matterRespectfully, *** *** *** *** Vice President of Customer Service

Concrete issue have been repaired, I spoke with homeowner on Friday which previous flooring repairs that were done by builder was not a permanent fixOne of our production managers, *** which have set up an appointment with him, builder manager and a engineering to review issues with floor and
come up with a repair plan on 11/22 @ am

According to the depictions submitted it shows grading will not solve the issue as rain also builds up on the area that's being suggested for grading (I will not have my yard uneven on one side to accommodate for poor professional workmanship). This is not resolving the slope issue which causes standing water. As of last week there is now a crack from end-to-end directly above the center of the culvert (see attachment)This is not a coincident hereI'm not concerned with this crack cosmetically as much as I am with there being an underlying issueThere are too many signs that point to the culvert being incorrectly installed as we continue to band-aid the issue, rather than resolving it correctlyRegarding the cosmetic issue with the driveway according to DR Horton and new home warranty policy, I have a year to identify and address all workmanship or cosmetic issues, as we know (and DR Horton mentioned during my walk-through) all issues won't present themselves immediately. I've had two cartridges repaired in my master bedroom shower several months after use, I've had several electrical issues, a water leak on my exterior wall when washing clothes (due to a nail in pvc pipe), and a leak in my roof (cracked vent under shingles) that didn't appear until there was hard rain or continued usage (approx3-months after moving in). All of the mentioned issues have been documented/repaired and I'm sure DR Horton can provide work orders for them. As for the culvert issue (similar to the roof leak) there was no rain from the time of my final walk through and closing to identify this issue. As time went on and evaluating there's an issue I've contacted DR Horton well within my one year warranty. After further research, there are at least two or more neighbors that had this driveway issue and DR Horton repaired their drivewayNot sure why I'm running into an issue with my driveway

Response to Revdex.com Complaint #*** We are still in process of solving the landscaping/sidewalk issue with Ms*** to her satisfaction. Due to the heavy rains lately in the Huntsville area, the landscaping company has not been able to continue with the drainage issue. We are hoping to have this solved by March 1, *** *** Customer Service CoordinatHorton

Our landscaper is working on this drainage issue and will complete all today and will go in tomorrow to do any final cleanup neededMr*** is pleased with this work *** ***
