Revdex.com:
I have reviewed the response made by the business in reference to complaint ID *** and have determined that this does not resolve my dispute
Please enter your reason(s) for rejecting the business response below. The reason that I am rejecting the business response is because even though D.RHorton did set up an appointment with me for Thursday, January at 4:pmThe following set of events happen during the appointment: On January at 3:pm I received a call from Ms*** *** indicating that her boss Mr*** asked her to call me and notify me that the appointment needed to be cancelled due to rainI explained to her that it will be essential for him to come to my place especially during the raining day that way he could see/witness the issue that I am havingI also explained that the rain was not coming down hard and it will only take a few minutes as my walkway was already floodedI asked if she could provide me with Mr*** phone number so I can contact him and explain the situationMs*** said that she couldn't but she was going to rely my message to Mr*** She said she would try her best as she couldn't do much as Mr*** is her boss and she cannot make him do anything/give him orders. Ten minutes later, Ms*** called me back saying that Mr*** had agreed to come over to look at my issue and I should expect him in minutes. At 4:pm I noticed a white truck parked in front of my house and two men standing and staring at the houseThey did not ring the door bell or knock on the door I then went outside to inquire if it was Mr*** One of the men responded and said he was Mr***I then explained the issue that I am havingHe asked the other man to walk the walkwayThe man's toe-steel boots got wetHe then agreed saying that I do have an issue and that some type of drainage needed to be installed since the water just sits there making the area floodHe said that unfortunately they won't be able to work on the issue right away due to the forecasted inclement weather, but most likely the following week (25-January 2016) he will send someone to work on the issue. The reason I do not accept the response made by the business is mainly because the issue has not been resolvedAs of today it is just a word of mouth, until the issue gets resolved I will not accept the response.
Regards,
*** ***

Regards,
*** *** This is NOT something that was brought up after years and months and has absolutely NOTHING to do with a warranty but, rather a walkthrough item that was documented by *** *** in January and NEVER honored (he and your company have ignored us since after the first walkthrough and several promises to take care of it) I've been emailing, calling, and texting for 3+ years trying to get this resolved with NO response Now that I'm getting violation letters from our HOA, it has prompted us to reach out to you again As stated in my email/letter to you on 5/- *** ***e first noted that the sodding was laid incorrectly and asked us to provide this as an item on our list be redone back in You can't maintain a yard with grass seed and topsoil that is several inches thick with rock and limestone You claim you threw some grass seed and topsoil in our yard but, I ask you what did this do for us or the sod that was not laid properly in the first place? This was to pacify us and not the original promise of raking the rock and dead soil out and re-sodding Furthermore, you dug rock out and re-sodded for other neighbors on *** *** *** and *** *** *** just to name a couple that we are aware of Why did DR Horton honor it for others but not for us? Wouldn't it be easier to honor a year old promise rather than go back and forth on this issue? We are asking once again that you honor your original promise of taking care of this Thank you

We are actively working to address the remaining items on the customer's punch listAs communicated on 10/and 10/by *** *** Superintendents, the driveway and the remaining lawn work is scheduled to be completed this week, weather permittingThe remaining items on the list are
currently being addressed by the customer service manager and coordinated as the homeowner's schedule permits

Routine owner maintenance is required to deter issues such as water intrusionUnfortunately, the home is no longer covered under the 10-year structural warranty period through *** *** *** and it it is past the statute of repose

Response to Revdex.com Complaint *** Good afternoon, I have trades scheduled to complete the work on 3/ I have also contacted Mr*** *o let him know all items will be completed on that date Thank you, ***

Reference ID#*** Good morning Ms*** Please accept this correspondence as D R Horton, Inc.’s final response to the Revdex.com with regard to the above-referenced complaint Our Construction Area Manager and our Warranty Area Manager have both
reviewed these issues, at separate occasions and both came to the same conclusion regarding the concrete areas and ‘deep holes’ and ‘troughs’ While the driveway and other concrete areas are excluded from warranty coverage after closing on the home and is acknowledged as accepted by the customer with their initials/signature on the closing paperwork, we reviewed the concrete areas as requestedOur managers found cracks in the expansion joints of the driveway and a small number of ‘bug holes’These issues are within industry tolerances and pose no abloss of integrity to these surfacesWe have denied further repair work for this issue We also investigated the ‘deep holes’ and ‘troughs’ and found them to be within the tolerances as outlined in the *** *** *** *** handbook page 12, Although we are within the agreed upon tolerance for this issue, we feel the amount of settlement is excessive and we have agreed to repair this at the next possible opportunity which should be within the next two weeksWe are currently arranging landscaping repair work in this area and the customer should be contacted within the next five days so an appointment can be set with them *** ***

Please accept this correspondence as D.RHorton's reply to the Revdex.com withregard to the above referenced complaint.*** *** *** *** and our roofers met with Mrs*** at her home on Friday,November 6, Repairs to flashing had been made earlier in the weekWe
inspected theroofing in response to the concern that there is a material defectWe took two shingles off tosubmit for testing and replaced themWe also water tested all areas of concern and no leakswere found at that timeThe shingle manufacturer picked up the samples on Tuesday,November 10, and informed us the process will take 3-weeks to receive an answerAtthat point we will let Mrs*** know the results and will create a schedule for repairs ifneeded.***

I have reviewed the response made by the business in reference to complaint ID 10985873, and have determined that this does not resolve my dispute
As has been a historic trait of emerald homes, the response is false Garage door is still damaged and requires replacement panels for past months, walk thru item The driveway continues to have large multi inch wide cracks where the concrete was improperly poured around drainage tube The concrete driveway continues to have several low spots that collect and retain inches of water that do not drain, requires person to have rubber boots to avoid soaking feet when exiting auto's Finally, the home still continues to have flooding of all shrub areas, with over a foot of water covering the patio and damaging the concrete and bricking of the home Many of the small no cost items of touching up paint and replacement of chipped tiles have been repaired within last two weeks, items of any cost or effort to repair have not been repaired!

Please enter your reason(s) for rejecting the business response below." DR Horton has requested to repair or replace the effected window as per the warranty agreement"The original window that was installed can not be replaced, it needs to be replaced. We were told by DR Horton that they "only" deal with *** Windows. The situation with *** has already been explained and in the original complaint. The window that was delivered by *** is NOT acceptable nor is it protected with a warrantyNo one from *** has tried to reach out to the owners about the expired window warranty. The owners have given DR Horton TWO years to resolve this issue and to keep saying what can not be done is not any type of resolution.DR Horton is still not taking responsibility nor trying "resolve" anything. If *** is the only window company that a big company like DR Horton has a "contract" with, then DR Horton is NOT offering a solution

We spoke with this customer on September 28th and she stated she was on her way to the doctor at that time and would call us back We have attempted to call her back on multiple occasions since then as she did not return our call Our tech for this subdivision went by her home
on Monday, October 3rd and was going to discuss her concerns with her if she was home since we could not get her back on the phone. She answered the door and told him that she could not speak with him at that time because she had to leave We will continue to attempt to reach her but at this time we cannot get this customer to respond to us Thanks ***Revdex.com
MESSAGE:The reason I got the better bussiness bureau involved is that I have a problem with a board that has a bow in it, ( the board is not lying flat) in the backside of my home on the second floor between two windows. There is nothing wrong with the vinyl in that area according to an employee that was sent by the technician over this subdivision that I have my new home in. I was told by a builder that is the problem and not a cosmetic issue as stated by someome at the DR Horton local headquarters in Sandy Spring, Georgia and that I should not be concerned about it.DR Horton sends customer satisfaction forms to have the homeowners ccomplete them. Well, I did complete the last one they sent me a few month back. I listed my two concerns which was the problem with the unprofessional way they did the door and the door jam of my front door. This is not something you can insulate and walk away from.Another serious problem was the way the right an back side of my land was cut totally off grade. When it rains the rain water from my neighbor, a nHorton home owner drains in my yard and after a couple hours of rain it remains in my yard like water in a trench, Last summer mosqitos took advantage of the water in the trench and was biteing the hell out of me and my little grand daughter.I did enquire about remedying the problems during the walk through. You know level the land off by filling it in. Atleaste the right side where the most rain flows from the neighbirs yard onto my yard. Properly rehanging the door and do what ever needs to be done to the door jam so that it fitsthe way a door is suppose to properly fit.I received a call from an employee at the local DR Horton Headquarters after they received my complaint from the Revdex.com. I told this person what needed to be done hoping that this time some one with the authority would understand for once the person that I spoke with stated that they would let local managemnt know what I was needing to be done and would get back with me. I never heard from that person aout what their manager was going to do

Please accept this correspondence as D R Horton, Inc.’s final response to the Revdex.com with regard to the above-referenced complaint The mailbox has been painted inside and out, the door hinge repairedNo other repairs needed or offered Sincerely, *** *** Customer Service Manager DFW East Division

As previously recommended, the homeowner is encouraged to reach out to ***, as it is our assessment that after further investigation, the driveway cracks are a result of work performed by ***

Good morning *** I am here at the house now and the coffered ceilings have been corrected and the brick arch at the entry has been corrected as well. Cleaners are coming today, carpet tomorrow and appliances Friday to get ready for his closing next week. We will notify the buyer
that he can do his 3rd party inspection on Friday afternoon once the appliances go in. *** *** Area Construction Manager

We are sorry to hear that *** *** feels that he was lied toThere were no deceptive practices performed. A few new plans were brought in to fit a need and were under construction and advertised on 7/8/16, before *** *** closed on 7/27/The referenced price point *** *** is
referring to is a 2,square foot home, which is the smallest square footage offered. We did sell this home at $244,990, or $square foot. We do not feel this is an inferior product, as the price per square foot is in line with the market and neighborhood. Home offerings are currently in the 2,247-3,square footage range and are selling and closing from $square foot to $square foot

I have reviewed the response made by the business in reference to complaint ID ***, and have determined that this does not resolve my dispute
Please enter your reason(s) for rejecting the business response below.Insincerity and evasion to admit poor workmanship and cost-cutting changes not authorized A DRH representative came at 12:to evaluate my month warranty repairs list First was kinds of black mold growing from only some a/c vents He scheduled waves of servicemen beginning next Thursday.Second Horton pair came at 1pm They denied any wrongs existed claiming I was correctly charged blinds on windows because "one was double wide" Then I need a partial refund on the half blind over the kitchen sink The wavy ceiling joints will be scheduled to include repainting the whole ceiling They'll also reimburse a months old plumbing bill to clean out "construction debris" that caused a flood Tiles are not laid to plan Wine rack was omitted Stone face around entry was bricked "Well, that's Your fault if you excused it." Blame the victim and don't spend anything to fix your faults! I want the countertops I selected and bought, not these "leftovers".The "granite" countertops look like quartz and are made up of FIVE sections not the THREE in the Model "We changed that; we just didn't tell you" We also changed the TV outlets from a hidden box to a floorplate cable, incompatible with the Only provider available here. And DRH construction mishandled installation of master TV and power outlets location Doors and windows stick They have a whole list including yesterday's home inspection report. We'll see whether they man up and fix the problems or paint over it

The D.RHorton Warranty Department understands the frustrations of *** *** *** and is proactively addressing his shower and tub issues with follow up calls and emails. Furthermore, we greatly apologize for *** ***’s misinterpretation of our concern for his issues as a forum for lying. Never would any of our Warranty staff ask nor tell another to lie for any cause and/or reason. *** *** was essentially told that he did not need to tell the Praxis technician about the shower having been pulled out nor, really, any of the particulars, as it is best left up to our Warranty Technicians to convey the needs for specific repairs and installsFinally, though *** *** is understandably frustrated, D.RHorton is no more responsible for his time away to address a plumbing problem as would be for any professional services rendered. We will continue to work with *** *** to resolve his tub/shower issues and do our best to accommodate his parameters of time available
