When we first started the loan process, things went really wellMy husband and I had our approval within an hour and so from there we started the house searchMy husband had a small personal business on the side the past couple of years and we were able to write off mileage etcon out tax return, showing a loss, so I was a little concerned about that but the banker assured me that since we weren't "in business" any more there wouldn't be an issue and that we could just write a letter saying we closed the business.Great! Being from a small town, we wanted to make sure we had solid underwriter approval before making an offer on a house we foundOur banker called us and said he talked to underwriting and there are no issues and that we were "solid", he even called our real estate agent to put a good word inWe had an offer accepted and started sending documents over that were requested from the underwriters and paid for an early appraisal to get the ball rollingAs things progressed, things started getting a little rockyLoan terms kept changing but we decided to keep going with the progressWe set a closing date, and the banker recommended purchasing the appraisal early, so we didweeks before we were set to close, we get a phone call saying that underwriting denied our documents proving the business was closed and that we couldn't move forward with the loan...WHAT!! I immediately went to work asking what other documents could be provided to prove the business was closed being it was not a legal entity, and the banker didn't even know! How do you not know?! I took to a real estate attorney and he said that he would write up an affidavit for us and that should most definitely be sufficientI contacted the banker to tell him this and he quit responding to meHe basically gave up on helping us, after I wasted months of my time and spent $on an appraisal that I won't get my money back forI felt completely taken advantage of and blown offWe are now starting over with a local bank, which I should have done in the first placeI contacted our real estate agent to let him know what was going on and he told me that this was the third person he has dealt with in a matter of months that the same thing happened to! They should be investigatedI will never recommend Quicken Loans, what a waste

We were kept up to date on the progress and the professionalism of the staff was fantastic!!! Plus, when they say Quicken Loans, they are quick and they mean it Our loan closed within days and if we ever need another loan down the road, believe me, QL will be my one and only call

Quicken Mortgage known as Rocket Mortgage took all my information over phone and after days they said that I was pre-approved for a 90,Loan and not even days before closing they said that they could not do the loan because I have not been in the house that I'm leasing for 6mos then they said they would push the closing of loan back a few months so it will be close to 6mos even knowing I told them I had over a year in rental history, further more they

Because of their dithering and slow walking our loan it costed us .50% in increased ratesThey sell you on automation, but the automation is out of controlNo one knows what anyone else is doing thereYou get phone calls and e-mails from dozens of different people but none of them are accountableI ended up going to a local bank, getting a better rate, lower fees, and a really easy processDON'T BE FOOLED BY ANYTHING THAT THEY SAYThey did this twice to me, with completely different loansI really don't like these people
I spent two and a half months trying to get a loan through QL and was rejected at the last minute because I didn't have enough reserve funds, which is the reason for needing the loan in the first place I was taking out $75K to pay off debts of $35K My house was appraised at $190KMy job history was perfect-years at the same jobMy fico score was They told me that they have a minimum mortgage amount of $75K so thats what I applied for Initially I was told that I don't qualify because my payment to income ratio was off They "ran the numbers" and got it to come out right by having me pay extra points to buy down the interest rate and lower the payment This was an upselling scam that I never should have fallen for After spending thousands of dollars -appraisal, new homeowners' and flood insurance, three different inspections, an elevation survey and over hours chasing documentation, the loan fell through because I could not legally give them access to my 401(k) for reserve requirements, something they should have known from the beginning Also they changed the reserve requirement from $4K to over $11K over night for no apparent reason They kept asking endlessly for more documentation on account balances, mortgage payoff statements, IRS payoff information, insurance, paystubs, tax transcripts, tax returns, w-2's, 401(k) plan information, etc., etc., and then as time dragged on, those documents needed to be updated and I had to fetch them for Quicken all over again The people handling the loan kept changing so I had to constantly bring the new guy up to speed on the details of my loanThe people at QL were professional and friendly in their attitude and behavior but inexperienced and inept at handling a complex loan
In summary, I cannot recommend Quicken to anyone, based on my experience
I have bought and sold a number of homes over the years and I must say that this Quicken Loans mortgage was by far the quickest and smoothest loan experience I have ever hadI will probably be selling this home in a few years when my sons head out on their own and Quicken Loans will be the first people I call to get me into my next home
