On Sept 2016, I contacted QL about a mortgage for a condoThe customer service of the Senior Mortgage Banker, Zach Thompson, was outstandingHe knew it tooHe promised this is the quality of service that I would receive consistently with QLAnd what can I say? He was rightThe customer service provided by QL is outstandingZach and I reviewed my credit and determined the best option for me was an FHA loanNot only that, but he affirmed that the condo I was looking at was eligible for an FHA mortgageI submitted the required information and paperwork during that initial contact, and I was pre-approved for the mortgage
Throughout Sept 2016, I submitted everything requested of meI did everything rightEarly on, my status progressed to "Conditionally approved" - I was on my way and things were on trackI had my inspectionI paid for the appraisalI initiated liquidation of my 401K (for my down payment)I did everything rightQL continued to provide excellent serviceEven my realtor, who had been skeptical about using QL because they were not a local company, was impressed by their efficiency and customer service
Then, on Sept 2016, disaster struckQL blew itFirst, I received the appraisal from QLIt appraised less than $below the selling priceInexplicably the per-square-foot value was 16% LOWER than the comparable properties, even though my property was described as average/equivalent to the comps in every waySome of the square footage appraised as low as $20/sq ft, while the average comp square foot value was $98.36/sq ft! This appraisal was absolutely bogusBeing my first home-buying experience, I had no idea the power or influence that an unknown third party could wield in the purchase processThis one person, who made an unsubstantiated determination that my property is worth less than the equally average properties around it, potentially derailed this purchaseIt was wrongWhat was most ridiculous is that QL chose an appraiser from Detroit, almost miles away, an area that is [unfortunately] socioeconomically depressed compared to the locale of my property, described as one of the most rapidly growing cities in the State located in one of the fastest growing counties in the nationThis appraiser could not have been expected to appreciate the high and growing values of properties in our area!!!
But wait! It gets worseBack on Sept 2016, QL had told me that the property I wanted to purchase, a condominium, was eligible for an FHA loanThat determination of eligibility was the basis for my decision to pursue an FHA loan with QL(ObviouslyHad the condo been ineligible for an FHA loan, we would not have started the loan paperwork, right?!) Sodays and more than $2,into the process, I got a call from a QL "Solutions Specialist" who informed me that, due to an FHA requirement for homeowners insurance associations to carry a certain type of insurance coverage, the property is not, in fact, eligible for an FHA loanThat's rightMy property was not eligible for the type of loan I was pursuingAnd it took QL nearly a month to learn thisI had invested $2,into this process with themThis was the end of my ropeAbsolutely unbelievable
There are three things that are most irksome: Their refusal to be accountable for their mistakes, their inability to think creatively to resolve the issues, and the notion that customer service has equal weight as outcomesFirst, it is clear that the appraisal is junk and the HFA eligibility problem should have been discovered before we were this near to the end of the game, before I had invested on month and $2000+QL just says, "There's no way we could have known any of this......" Secondly, in trying to figure out options before I become homeless, I have started talking to other lenders, and all had ideas for options I might try with QL before trashing the loanThey thought creativelyThere was NO creativity at QLI was a number to themAs soon as these obstacles arose, they sent me a form to sign acknowledging that my loan was now in jeopardyThis was perhaps my darkest moment - getting this form and feeling like they'd just given up on meFinally, the whole time everything was going south, they remained so doggone pleasant, it just pi$$ed me off! The customer service really is outstanding enough that you want to say, "Thank you!" even as they're delivering the worst news! Everyone is a "Senior" in their department (another ruse to make you feel valued)They have a special person for everything - the person who gets you with the hook (Mortgage Banker - Zach), the closer (Product Specialist -Ken), the "Solutions Specialist" (that's where you go for the bad news), the feedback specialist (that's where they send you so you can bh about your crummy service)
Bottom Line: BEWARE and STAY AWAY from Quicken LoansIt's not worth the heartache
Quicken loans was very timely in their review of our loan application All of the representatives and subcontractors (appraiser & closing attorney) were very courteous and professional and gave us the highest confidence in their abilities The Quicken Loans representatives always kept us in the loop as to their progress and stayed in constant contact The website was very easy to use and uploading documents to the website was very easy The timeliness if the closing was unbelievable From loan application (6/6) to loan closing (7/18) was only days That is great in my book The interest rate and closing costs were the lowest we found in our quest for a refinance We give quicken out highest marks for a job well done

The process was generally ok, but took too long We had days lead time to get this loan approved and processed, and ended up having to delay closing twice, for a total period of five days due to the failure of Quicken to obtain an appraisal in a timely manner Had we been on a short time frame, this would have been understandable, but given the lead time, is just poor work on Quicken's part
