Quicken Loans nearly left me homelessHere's what happened
On Sept 2016, I contacted QL about a mortgage for a condoThe customer service of the Senior Mortgage Banker, Zach Thompson, was outstandingHe knew it tooHe promised this is the quality of service that I would receive consistently with QLAnd what can I say? He was rightThe customer service provided by QL is outstandingZach and I reviewed my credit and determined the best option for me was an FHA loanNot only that, but he affirmed that the condo I was looking at was eligible for an FHA mortgageI submitted the required information and paperwork during that initial contact, and I was pre-approved for the mortgage
Throughout Sept 2016, I submitted everything requested of meI did everything rightEarly on, my status progressed to "Conditionally approved" - I was on my way and things were on trackI had my inspectionI paid for the appraisalI initiated liquidation of my 401K (for my down payment)I did everything rightQL continued to provide excellent serviceEven my realtor, who had been skeptical about using QL because they were not a local company, was impressed by their efficiency and customer service
Then, on Sept 2016, disaster struckQL blew itFirst, I received the appraisal from QLIt appraised less than $below the selling priceInexplicably the per-square-foot value was 16% LOWER than the comparable properties, even though my property was described as average/equivalent to the comps in every waySome of the square footage appraised as low as $20/sq ft, while the average comp square foot value was $98.36/sq ft! This appraisal was absolutely bogusBeing my first home-buying experience, I had no idea the power or influence that an unknown third party could wield in the purchase processThis one person, who made an unsubstantiated determination that my property is worth less than the equally average properties around it, potentially derailed this purchaseIt was wrongWhat was most ridiculous is that QL chose an appraiser from Detroit, almost miles away, an area that is [unfortunately] socioeconomically depressed compared to the locale of my property, described as one of the most rapidly growing cities in the State located in one of the fastest growing counties in the nationThis appraiser could not have been expected to appreciate the high and growing values of properties in our area!!!
But wait! It gets worseBack on Sept 2016, QL had told me that the property I wanted to purchase, a condominium, was eligible for an FHA loanThat determination of eligibility was the basis for my decision to pursue an FHA loan with QL(ObviouslyHad the condo been ineligible for an FHA loan, we would not have started the loan paperwork, right?!) Sodays and more than $2,into the process, I got a call from a QL "Solutions Specialist" who informed me that, due to an FHA requirement for homeowners insurance associations to carry a certain type of insurance coverage, the property is not, in fact, eligible for an FHA loanThat's rightMy property was not eligible for the type of loan I was pursuingAnd it took QL nearly a month to learn thisI had invested $2,into this process with themThis was the end of my ropeAbsolutely unbelievable
There are three things that are most irksome: Their refusal to be accountable for their mistakes, their inability to think creatively to resolve the issues, and the notion that customer service has equal weight as outcomesFirst, it is clear that the appraisal is junk and the HFA eligibility problem should have been discovered before we were this near to the end of the game, before I had invested on month and $2000+QL just says, "There's no way we could have known any of this......" Secondly, in trying to figure out options before I become homeless, I have started talking to other lenders, and all had ideas for options I might try with QL before trashing the loanThey thought creativelyThere was NO creativity at QLI was a number to themAs soon as these obstacles arose, they sent me a form to sign acknowledging that my loan was now in jeopardyThis was perhaps my darkest moment - getting this form and feeling like they'd just given up on meFinally, the whole time everything was going south, they remained so doggone pleasant, it just pi$$ed me off! The customer service really is outstanding enough that you want to say, "Thank you!" even as they're delivering the worst news! Everyone is a "Senior" in their department (another ruse to make you feel valued)They have a special person for everything - the person who gets you with the hook (Mortgage Banker - Zach), the closer (Product Specialist -Ken), the "Solutions Specialist" (that's where you go for the bad news), the feedback specialist (that's where they send you so you can bh about your crummy service)
Bottom Line: BEWARE and STAY AWAY from Quicken LoansIt's not worth the heartache
Loan associate pressured me into making a $deposit when I initially inquired about a loanI was still unsure if I would even need a loan but I was assured it would be fully refunded to me if I opted out and was told I had to make this deposit to lock in my rate before they went upI made the initial deposit and then later I decided to opt out before any appraisals or reports were madeQuicken Loans DID NOT refund me depositI would not recommend them nor do I appreciate being lied to by Quicken Loans representative Peter Isho
Excellent ExperienceThe fastest, easiest, least problematic loan everThey are super organized, have excellent communication and competitive ratesIf you don't use Quicken loans, it's your loss!
After a frustrated experience from a bank, I decided to give a call to Quicken LoansSince the first contact until the closing date everyone was was very patient, professional and gave us all the attention necessaryEvery person I have been in contact was really motivated and thanks to the effort from Quicken Loan team our process did go through!
Our experience was positive, sometimes a little confusing, but overall the job got done As long as everything turns out as per the agreement it will be fine We had a hard time figuring who was who in the process Too many people in different cities, etc Also, we are not as computer efficient as most people, so maybe some of the people involved got a little upset if we didn't understand things Overall a good experience (We like to talk face-to-face with people we do business with, but that's not todays world.)
The loan process was a learning experienceKeeping important documents are crucial for future referencingHappy we kept that in mindAgain, it was a learning experience and would do it all over againI thank the highly experienced staff for their curtious encounter and help with the process
Me and my husband just purchased our first home through Quicken! Our experience was very positive every person that we spoke with was very friendly and helpful and they always responded in a very timely manner I will definitely give Quicken a rating of stars!!
Quicken worked and worked on my refinance until it went throughThe process was easily done, primarily via their secure website, with the closing agent coming to you where you want to meetThe only negative I have is that I was not advised I would be paying points to buy down the interest rate until the closingHowever, the rate was terrific, so this wasn't a deal breaker for me

I want to advise potential QL customers not to sign up for their serviceThey are untruthful and are very difficult to deal with if you ever need to file insurance claim or your houseI had damage in Florida from Hurrican Irma and after fighting with my insurance company to get claim paid, ceck was issue to me and QL which is normalMy problem is QL will not release my check back to me to pay contractors after they told me on phone no problem send it to us , we will indose it and send it back to youTHESE ARE MY FUNDS TO FIX MY HOUSE>>> QL is total a bunch of liars and are attempting to steal my money DO NOT DO BUSINESS WITH THIS COMPANY!! STILL FIGHTING TO GET MY MONEY !
Oh my goodness, my experience with Quicken Loans was so positive, I still cannot believe how smoothly everything went! Everything from start to finish, in our refinancing experience, took less than a month to closing Thanks to the team for displaying such professionalism and humanity in helping us to understand each step in the whole refinancing process keep up the great work ethics!
Just want to THANK Danillie ( I know I spelled her name wrong ) who helped through every step that I did not understand and unlike other companies called me back within a reasonable time My experience with Quicken Loans went very smooth THANK YOU

I don't usually go out of my way to "review" a service, but I was so impressed with everyone and everything with Quicken Loans, that I felt it was absolutely necessary to say something!! First of all, everyone I worked with was so knowledgeable, so helpful, and so easy to work with - the online chat was great, and the follow up from this team was incredible I was truly impressed with the customer service level and how quickly they were able to move my "refinance" along -- You do everything online and via phone (except of course for appraisal & closing) but they set up the closing and send someone to your houeasy!! A friend recommended them to me, so on a whim I called to ask some questions and within a month, I was already closing on a re-finance that turned my years left on mortgage down to a year mortgage and saving over $a month on the mortgage payment - so, I'm paying off my house years sooner & I am saving money!!!! I am sad to see some negative reviews, but can only speak from my own experience - I LOVE, LOVE, LOVE Quicken Loans and I would recommend them to anyone in a heart beat
