Easiest and most pleasurable experience dealing with a mortgage companyAlways saw the commercials on tv bit never realized how simple the process would beAll paperwork done via computerOnly in person contact was of course signing the closure paperworkEverything done in less than days!
My husband and I needed a loan to purchase a house in late JanuaryWe talked to Quicken Loans and were given pre-approval and then a full loan estimate sent with an approval letter within two daysMy husband has an unusual work schedule, and only works every-other week (hours/days)Because of this schedule, he is consistently paid overtime pay which results in half of his paycheck or more each pay periodWe informed Quicken of this in the very beginning of the process and they assured us we had the loan Over the next month, we submitted all of the forms Quicken needed, and continued to work toward closing on the houseWe paid earnest money, due diligence, had the inspections and appraisalWe were getting extremely excited as the closing date came closer and closer However, three days before closing-- on a Friday, Quicken called to inform us that my husband could not use his over-time pay as part of his income because he had not yet been working at his place of employment for a year (only months)The underwriter was looking at the loan for the first time and saying we weren't approved, despite the fact we'd previously been told we wereThis meant that we were $short each month on our paymentsWe worked with our home insurance to get this number down to $However, Quicken would not grant us the loan without a co-signer or coming up with $of income that wasn't from my husband's overtime (which was an extra $1,a month) We ended up losing the house, the earnest money, due diligence, and the money from inspections/the appraisalWe talked to banks, other loan agencies, and other real-estate agents and the fact that you can't use overtime unless you've had it consistently for a year seems to be pretty common knowledgeQuicken should have had an underwriter look at the loan long before days before closing, or better yet let us know that the overtime pay did not count toward our income We ended up losing the house and all of the money up until that point due to this error on Quicken's partI gave a two star review because the last person from Quicken we were in contact with was beneficial and tried to help us resolve the issue as much as he could-- however, it was too late at that point
Watch Out! They will rip you off right at the end! They have on of the higher closing cost that you will find out there mine was over 10KTo start, I had an origination fee of over 2k which is just a way of saying commission feeI was given credit towards this cost in the form of a credit of $They could not close my loan within days, so they extended my closing outThey then missed the 60-day window to close; I was told because of this it would charge me around $200, even tho they never charged me a fee the first timeI thought that was odd but okThen they finally schedule my closing and hours before we were to sign, I look at that closing cost, and they removed the credit of $that they had promised meI refused to sign until it was fixed, and no one was around they could fix it on Quickens endThey next day I was call and told there was nothing they would do about it and that interest rate was going up, so I would pretty much have to sign it or lose my rateSo now I have to sign for an extra $or lose my rateThey are making over $150,servicing my loan, but I guess that not enough money for themIf you don't watch every dime and even if you do they will rip you off in the endStay away! I started my loan process on 10/10/with Zach He was greatHe was able to save me money per month and my interest rate went down I did have different contacts for difference aspects of the loan but every person at QL was professional and courteous I closed on my loan 10/26/- days start to finish I would recommend QL They have rec'd JD Power awards and deserve them
Terrible company! They actually put the wrong property on the loan. We went to sell that property but couldn't because the loan was on it. We had to hire an attorney to have it changed to the correct property. Then they changed it and forged our signatures!! They refuse to do anything to reimburse us for all our problems. They just don't care. I would never consider getting another loan with Quicken.

Faulty nearly fraudulent advertisingLooking for a Construction-to-Perm loanI ask for my credit report not to be runThe representative continued to pressure to pre-qualifyI stated the only way they could run my report is if they guarrentied they had a the product I was looking forI explained in great detail what I neededConstruction (including Land financing) then convert to Permeant loanI made sure to say Land would also need financing, that the builder would not financeI stated this timesShe actually put the call on hold to verifyShe came back and stated yes we do in fact carry this loan packageSo after an hour of information, she comes back on the line and asks "Do you own the land?" Really????? NO!!! I don't I need the "Construction loan" to include the land financingThat is what I sat and explained times to herI even told her most companies don't offer that kind of a loanI will never, ever, ever do business with Quicken Loans, and if they employee this caliber of staff neither should anyone else "My Openion" I can't rate lower then a I would give them a -

When I contacted Quicken loans to get a loan to purchase my first house, their representative asked my permission to run my credit and see how much money I would qualify forI had already picked a house that was on the market for $170,so that's how much I told him I wanted, if my credit was good enoughAfter pulling my credit, he said that I qualify for that amount and he would send me a pre-approval letterThe letter came and it was in the amount of $115,When I asked what happened to the amount he said he'd get back to me with a second pre-approval letter that would show that amountTwo months later, I get the THIRD pre-approval letter in the amount of 161, 500, which was still not enough and certainly NOT the amount we had discussed all alongI contacted a local loan officer to get a second opinion and I looked at my credit report and it turns out that they did a hard credit inquiry times in a month period!!! Only the first time did they ask for my permission to do soWhen I contacted Quickenloans and asked about the issue, they told me that according to the Fair Credit Reporting Act they could check my credit as many times as they needed to for the whole duration of the process, even if I didn't give them permission to do so!! I asked him where in the reporting act it said something like that and he told me it was too big of a document for him to point out the specific place!! They just assume that customers would know that, without anybody telling us soMy credit was excellent when I started the process and it went down by points!! Not sure if they're doing this on purpose so they can offer you lower amounts or higher interest rates, but it doesn't seem fair and hardly legalBuyer beware!!
I felt like my team ushered me through the process with easeBeing a first time buyer, I wasn't as knowledgeable on all the steps as I could have beenBut patiently, I was explained the process and helped at every turn
They bring you in with competitive rates and representatives that are very easy to work with and actually call you backIf you live in a state like NY that is notorious for making the loan process difficult, the corporate games really rear their headsI started talking to quicken in mid October and they had me sign an "intent to proceed" which I thought would lock in my rate since I was taking responsibility for costs like the appraisal but It does NOT lock in your rateThey waited until the week of closing to request an explanation of funds (Which I provided bank documents within the first week I spoke to a rep) and then told me I could not use the funds that I had for my down paymentTHESE WERE GIFTS FROM MY WEDDING!!! They wanted me to just spontaneously come up with all the money for the down paymentThe only suggestion they gave me was to have a family member sign a gift letterYES, THEY TOLD ME TO LIE!!!! They then jacked up my interest rate and are charging me for points and they refused to negotiate terms at allAt this point it is DEC and I have yet to have a closingI am into this process so far that I am pretty much stuck with quickenEither I back out, probably lose the deal on the house, pay back the appraisal fee and any other fee they can think up to charge me for, and start the process again somewhere else and risk getting an even higher rate OR Continue on and pay high interest that I did not agree to in the first place and buy down pointsI would not be surprised if they were deliberately pushing off the closing until after the election to raise my interest rateThe only positive thing I have to say is that all the representatives are very nice and easy to work withThe company as a whole is sneaky and really know how to suck people in and then change the terms of the loan just before closing

Quicken loans was very helpful! They called us to keep us updated on a weekly basis at the end of the process

Terrible company! They actually put the wrong property on the loan. We went to sell that property but couldn't because the loan was on it.
