Only comment, had a small repair as per appraisal Ought to be a $$ limit on what needs to be done We were in AZ, property in MN It wasn't the cost, just the hassle of getting someone to do it and the paper work required, etc
I got a mortgage estimate from Quicken Loans, and then found a better quote through a local lender I've told them I found someone else repeatedly, but over a month later they are still calling me daily, and won't stop
The most streamlined home loan I have ever had, this is my third home purchase in years and by far the fastest and comprehensive aproach I have ever experienced! Fantastic company!
Even though there seemed to be daily paperwork that needed to be presented for about a month, the staff at Quicken Loans were very helpful and there for you if you had questions and/or concernsThey would get back to you in a timely fashion, usually either that day or the next at the latest either by phone or within their message system on their site (most of the time, both!)
We submitted all our documents in March for a May closing on our houseWe heard from our loan officer for about the first weeks and after that we've had about other people requesting information and moving our closing date on the last minuteThey request the same information every time, do not communicate with each and have scheduled, confirmed and changed the closing times already and they wait about days before the expected closing to switch it again and it is always due to information they have had all along but didn't bother to noticeThey are the most frustrating,inefficient and incompetent group of people I have ever worked with

Overall this was a fairly smooth process I liked having my own personal webpage to upload required documents, see what was needed and communication with the associates Everyone was very quick to respond to questions I posted online The entire process took weeks from start to finish (refinancing my home loan) with the last two weeks being waiting for closing date to sign the papers and paying off the old loan
The first individual I dealt with did have a vague salesman quality about him that I could see would be a little unsettling for some Not the same as walking into a bank and having a discussion about lending optionsSlightly more high pressure
All documents are online so you can read and re-read at leisure I would recommend going an and looking daily since documents did update periodically and changed things like closing fees and what I would either owe or get back at closing

I refinanced twice with Quicken Loans after being referred by a friendI was hesitant because I only associated Quicken with TurboTaxHowever they were very well structured and made the refinance process pain freeThey have great underwriters and get the loans approved and completed quicklyI recently refinanced again to remove FHA PMI and reduce my rate and they got me doneI have to admit they dont have the best rates on the market but they do close at exactly what they state
I spent two and a half months trying to get a loan through QL and was rejected at the last minute because I didn't have enough reserve funds, which is the reason for needing the loan in the first place I was taking out $75K to pay off debts of $35K My house was appraised at $190KMy job history was perfect-years at the same jobMy fico score was They told me that they have a minimum mortgage amount of $75K so thats what I applied for Initially I was told that I don't qualify because my payment to income ratio was off They "ran the numbers" and got it to come out right by having me pay extra points to buy down the interest rate and lower the payment This was an upselling scam that I never should have fallen for After spending thousands of dollars -appraisal, new homeowners' and flood insurance, three different inspections, an elevation survey and over hours chasing documentation, the loan fell through because I could not legally give them access to my 401(k) for reserve requirements, something they should have known from the beginning Also they changed the reserve requirement from $4K to over $11K over night for no apparent reason They kept asking endlessly for more documentation on account balances, mortgage payoff statements, IRS payoff information, insurance, paystubs, tax transcripts, tax returns, w-2's, 401(k) plan information, etc., etc., and then as time dragged on, those documents needed to be updated and I had to fetch them for Quicken all over again The people handling the loan kept changing so I had to constantly bring the new guy up to speed on the details of my loanThe people at QL were professional and friendly in their attitude and behavior but inexperienced and inept at handling a complex loan
In summary, I cannot recommend Quicken to anyone, based on my experience
