Good AFternoon, I apologize for the delay Your emails continue to go to my junk mail I am working with my IT department to correct this Attached is the response to Complaint ID # [redacted] Thank you, [redacted] ***>February 12, Revdex.com Complaint Department La Posada Drive Austin, TX Re: Complaint ID: [redacted] To Whom It May Concern: I have reviewed the Complaint Details, our system information as well as emails received from Mr [redacted] , the primary applicant Here are the issues as outlined and I will address them independently: 1)”After submitting our application and fees and discovering they were not trying to help us, but hurt us by using the worst information on my son’s credit report and refusing to include my credentials at all.” Main Street Renewal has a multi-level screening process that takes into consideration the following for each applicant: · Credit Score – Must be a minimum of · Evictions – None within the last years · Landlord Collections-None within the last years · Misdemeanors – None within last years · Felonies – None within last years · Rent to Income Ratio – No higher than 33% · Rental History – Verification of year · Employment Verification – paystubs/bank statements We do allow the branch managers to make some exceptions, and with that increased risk, a ½ month’s security deposit is required for any exception In this case, they were making an exception to the RTI, which was 35% They were not using the Eviction (was proven to be false) or the rental history which had come up Additionally, it is my understanding that the co-applicant, [redacted] , was not going to be an occupant but rather a Guarantor To qualify as a Guarantor, The minimum credit score is Ms [redacted] did not meet that requirement and was therefore removed from the application 2)”They used my sons score so they could charge a higher security deposit Since they would not give us any information as to why they would not use my obviously better credit information, we had to base their actions on the fact they were deliberately going after a higher deposit to pay for the vandalism damages The agent confirmed this by telling him they would not do repairs until the unit was rented and the deposit paid.” Due to the issues stated above, Ms [redacted] did not qualify as a Guarantor, and therefore we had to use [redacted] ’s credit information, resulting in the ½ times security deposit I do apologize if that was not explained clearly I can assure you that any deposit we collect are not co-mingled with repair funds We have a clearly defined Accounting process that keeps these separate If the agent said that we would not do repairs until the unit was rented, it in no way had anything to do with the use of the tenants funds to do those repairs In cases where we have had vandalism, we found it a better practice to have a tenant ready to move in and make those repairs just prior to the moto prevent a property sitting vacant and inviting further vandalism to the property After a review of the details and information in our system, I do not feel a refund of the application fees is warranted The applicants acknowledge, when completing the on-line application, that the fee is non-refundableSee excerpt from the application I agree and affirm that all of my statements and the information provided in this application are true, accurate, and completeI acknowledge that Main Street Renewal LLC, the Property Owner, Property Manager, and their respective Agents (collectively, the "Landlord") will rely on the statements and information that I provide in this application, and any false, undisclosed, incomplete or misleading information herein may constitute grounds for (a) rejection of this application, (b) termination of any right of occupancy of all residents and occupants under a lease entered into based on my statements and information, and/or (c) forfeiture of deposits and fees I understand that this application is preliminary only and does not bind the Landlord to execute a lease or to deliver possession of the premises to me The Landlord follows all federal and state fair housing laws and guidelines, which prohibit, among other things, discrimination based on race, color, religion, sex, national origin, familial status, handicap, or sexual orientation (as required by state or local law) in the sale or rental of housingProhibited acts include refusing to sell or rent, discriminating on terms, discriminatory advertising, and discrimination in the provision of brokerage services, "steering," "blockbusting," and "redlining." Complaint: [redacted] I am rejecting this response because since the day we moved in with our first complaint we have heard the same scripted rebuttal from every source or level of contact that we can correspond withIt's apparent that this home never underwent any inspection or possibly an appraisal before we signed our agreement for yearsAtmos Energy would not even give us an account until MS RENEWAL had a new hot water heater installed!! The contractors that serviced this work order told the contractors for HVAC that there work needs to be completed properly at that time in order to complete the initial work order!! Hint that's a problem but my management company says this property passed inspection by whose standardsMy neighbor has complained to me already about the nature of our rental property from an outside perspectiveI have pictures proving the home never could have passed inspection but here we are under an agreement where our management company is taking our money and giving us low bids for maintenance, which gets declined also, which should have been completed prior to move inMy family and I aren't happy tenants and we can prove that we are being written off in regards to the major renovations to this propertyThey are pushing these matters off throughout the seasonal changes so we won't notice the home not cooling in this summer heatThey are declining repairs to our foundation and landscape problem until we just give up with our pursuit to a happy living for the next years! I'll provide proof on my next complaint once I notice no actions are implemented and in placeWe are Ok if we can resolve my concerns then my family and I are complaint free until we notice any other maintenance work order that they claim is over the bid amountJust fix the problem to your property being rented by us as tenants because it's your obligations not ours!! After review of the residents complaint, we definitely apologize for vendor's Action and No-ShowThis is not acceptable and we will address with the vendorHowever, the policy you refer to does not allow residents to charge for missed appointmentsThe fee referenced in the policy is a pass through cost that we incur from our vendors and not an inconvenience charge

This so called leasing company does not give a hoot about the tenants, or possible health or hazard concernsThey only thing they care about is getting their money on time! They are rude, inconsiderate, unresponsive, and down right hateful people to deal withStay FAR AWAY from MSR! This "house" that my family and I are renting from them has been one nightmare after anotherStarting with the fact there was no power or water to the residence when we first moved in, yet when it was challenged that they were in violation of the lease, we were given the run around that it was the power/water company who were at fault and not themFast forward to the issues that have plagued this house, the fact that we have contacted the company both in person and through the "resident portal" because no one answers a phone at the location (only a maintenance request line in Austin) and there has still be no resolutionTwo separate emails have been sent to the corporate email and has anyone contacted us to make sure things are ok or even offered to fix anything? No! An email did come back saying that they were sorry for the inconvenience, however there has been no resolutionStill the same price for this place (even though we have asked to have it reduced due to the issues), no real person to fix the issues, and just one bad headache after another! They are no willing to help, they don't listen, and again they don't care! Do yourself a favor and stay far away from themThey are nowhere near a nice leasing companyIf it says anything, we have a lawyer on hand building a case against them when our lease is up should it come to that

Complaint: [redacted] I am rejecting this response because the house did pass inspection on 4/and [redacted] the representative for this company knows that we are not able to get the occupancy permit for the house because the company has not provided us a copy of our lease agreement and the criminal history addudemen report from the local offfice Mr [redacted] transferred what he is suppose to be doing over to the local office He did not provide us any person name to contact so we are still awaiting the lease agreement and the criminal history addedeum from mainsreet renewal Yesterday 04/16/we received a letter from their office denying any compensation and told my husband and I we could find the lease the portal said nothing about the criminal addedum that we need to get the occupany permit from the countyy which we live We did received a letter stating that we owe dollars for rent and the rent is only once late the fee is and the sewerage bill is dollars We have asked for compensation and it was denied No we shouldnt be denied for compensation We would like the compensation for months rent on everything including the sewage and also the trash bill We dont have trash cans to dump our trash No we are not happy I have a copy of the letter maybe we need to contact a lawyer Please reply to the about issues and stop sending letters and what we owe this company We have had nothing but bad experiences over something that should have been taken care of before we moved in this house We had to pay for our grandchildren to go to another school because they cant go to the school down the street from where we stay and we have part custody of them Its time for them to get on the ball or lets settle this in court If not taken care of we will start to put the money in escrow for the rent and let the judge and everyone else no that this company is only out to make money off of poor peoople Regards, [redacted]

Mr [redacted] was upset that the Atlanta leasing team did not respond to him in a timely matter regarding the status of his applicationHe requested to have the application fee refundedWe spoke with the branch and they advised that Mr [redacted] did not qualify and they did communicate that information to himWe advised Mr [redacted] that the application fee is non-refundable (listed on our website) but I would like to offer a $gift card for the frustrationMr [redacted] accepted

Please make note that we have closed Revdex.com complaint [redacted] for [redacted] as resolved on our end per our comments below: Spoke with resident to clarify the settlement agreement that was signedDue to domestic issues we are allowing the resident Ms [redacted] to have the lease terminated and not be charged the early termination fee as she provided paperwork from law enforcement showing her claims were legitimateThe lease is being terminated however we have to give a reasonable time frame to all parties to vacate the premises (days) After days the lease will be terminated and the walkthrough of the property will be completed to determine if any damages were done to the property to deduct from the deposit per the lease agreementAfter the move out calculations are done the deposit will be sent to the forwarding address within days however the refund check has to be in both names listed on the leaseThis will be closed on our end Thank you, [redacted] Risk Management & Insurance Coordinator [redacted] @msrenewal.com www.mainstreetrenewal.com

Hello, Please accept my apologies for the late response I have spoken with Mr [redacted] and Ms [redacted] regarding the situation They assure me that Mr [redacted] was told repeatedly that, before he applied online, that his voucher needed to be provided and adequate to cover the rent Ms [redacted] tried repeatedly to dissuade Mr [redacted] from applying at that time because without confirmation of the amount of housing assistance, the screening program would likely decline Mr [redacted] was also advised that once he did receive his updated voucher he could be re-screened for no additional fees When Mr [redacted] applied online, he agreed to the terms, acknowledging the applicant fee is non-refundable and that there is no guarantee of acceptance or availability Main Street Renewal is a huge proponent of Section tenants which is why we advertise on GoSection in all eight states we operate in and abide by all Fair Housing guidelines We are very disappointed that Mr [redacted] feels discriminated against He was not, and it certainly was not our intention, to make him feel that way Our offer for him to reapply when he can qualify, without paying another application fee, remains open Please let me know if any further information is required to close out this claim Thank you for the follow up Thank you, [redacted] Vice President-Control Management [redacted] ** [redacted] ***
