Good afternoon,Dear Mr. [redacted],Thank you for giving us the opportunity to respond to Ms. [redacted]’s dispute. Please accept this as I.Q. DataInternational’s response.If I understand Ms. [redacted]’s complaint correctly, she has indicated that she does not have a contract withour Agency and would like validation of the account. Ms. [redacted] is in the belief that our Agency does nothave a license to collect a debt in the State of Texas. Additionally, she indicates the account has been paidby a renter’s insurance company and she emailed a copy of the form from the renter’s insurance companystating she was covered for the entirety of her lease to the Revdex.com. Our office did not receive a copy of thatform.Our Agency received Ms. [redacted]’s account October of 2016 from our client, [redacted] Apts., to assist withthe collection of final move-out charges associated with Ms. [redacted]’s vacating of the unit with an originalbalance of $1,983.29. You will find a copy of the Move-out Statement outlining the charges, provided byour client, attached for your review.Upon receipt of this complaint, I reached out to our Client and received additional documentationsupporting the charges and validating the account. I specifically inquired with the property representativeabout the renter’s insurance and payments. The property representative responded stating, “She had a 3rdparty insurance account and it cancelled in 7/2016. She moved out 9/20/16 with force placed insurancefrom ePremium.” A copy of the Insurance ledger is attached for your review.Ms. [redacted] is correct in stating she does not have a contract with our Agency, we are a third party debtcollector; our contract is with our client, BH Management Services, the property management companyfor the [redacted] Apartments. I apologize if Ms. [redacted] was unable to locate our business license for theState of Texas, attached you will find a copy of our bond. This can be found on the Texas Secretary ofState website.I appreciate Ms. [redacted]’s frustration in resolving her issues and hope that I have addressed her concerns, acopy of the documents referenced in our response will be mailed directly to the consumer as validation ofthe account. This account was marked as “disputed” and will continue to report as “disputed” inaccordance with the Fair Credit Reporting Act as we feel the account has been validated by our client andthe balance is due. Dear Mr. [redacted]Thank
you for giving us the opportunity to respond to Mr. [redacted]’s rejection of our
original response.  Please accept this as
I.Q. Data International’s response. If
I understand Mr. [redacted]’s complaint correctly, he has indicated that he had
not received any communication from our Agency verifying his account and would
like an explanation.  Additionally, he now
mentions the property he vacated was full of black mold and he lost his
personal possessions due to the mold.  Our
records reflect Mr. [redacted] disputed this account electronically through the
Consumer Reporting Agencies and filed a CFPB complaint.  As previously stated in our CFPB response, notification
of the account was mailed to Mr. [redacted] in August of 2015. The disputes
submitted through the Consumer Reporting Agencies, stated the account did not
belong to Mr. [redacted] and were non-specific when disputing the account as
having “inaccurate information,” providing us no specifics with which to
investigate.  Additionally, Mr. [redacted] indicated
the account was the result of identity theft, and in response to that dispute,
our office mailed him a letter requesting additional information; our office
never received the requested information. 
Included in our CFPB response was a copy of the signed lease, along with
a copy of the move-out statement.  The
CFPB response was attached to our original response to your office submitted on
July 3, 2017.   A
review of the documents provided to our office by our client, [redacted]’s [redacted]
Apts., reflect Mr. [redacted] originally disputed some of the move-out charges directly
with our client in which they provided him with a response stating he was not
charged with painting and indicated they found no mold during their walk
through, that it may have been remedied prior to the walk through.  I apologize if Mr.
[redacted]’s experience with our office is anything less than expected and
understand his desire to resolve these issues. 
The account has been marked as disputed in
accordance with the Fair Credit Reporting Act and while it is disputed our
office does believe the account to be validated and will remain in our office
until resolved.  Attached you will find a
copy of the move-out statement and a copy of our client’s response to Mr.
[redacted]’s original dispute.  If Mr.
[redacted] has any questions or would like to discuss his account in further
