Complaint: [redacted]I am rejecting this response because: 1. Disbursement schedule and procedure sent to us by SETERUS states "First draw. Upon receipt of the required documents..., we will deposit your claim check and send you a check for $10,000 or 25% of the total claim funds....whichever is greater...."
According to SETERUS' procedure, 25% of $118,011.78 is $29,502.95. Therefore , the first draw should have been $29,502.95. However, SETERUS sent only $24,950.00 . The matter is far from being resolved as the start of repairs to the property was delayed by SETERUS. This has resulted in additional expenses on our part.Sincerely,[redacted]

I am rejecting this response because: They are not trying to help out at all in this situation. I have now left this guy 3 messages and he will not return my calls. He states in his letter they take pride in their customer service. They have no customer service just letters saying sorry we cannot help you but we can do this on line. I will not pay bills online period. And I really thought by filing a complaint to the Revdex.com they would be of some assistance to me the consumer. Seems the only thing the Revdex.com is doing is sending responses back and forth. I do not think you have once got involved in this and make suggestions to help out the consumer. I will not be responding to any more letters since he does not respond to any of my messages. Here is my number [redacted] call me to discuss but since I have left you 3 messages - I will not hold my breath waiting for a call.

I received this letter from Seterus and there are a few items that are incorrect (highlighted). First, no copies of the letters were provided w/ this 2 page response. The notation from September 12th is also wrong, my wife never called Seterus to request a postponement of the foreclosure date. Our realtor [redacted] did have a buyer (see Sept. 12th note). That offer was for 335k which was only 2k lower than what Seterus accepted as a foreclosure sale from another buyer. My payoff requests are accurate but this doesn't address the issue that we never received any 30 day notification that there was a sale pending from another buyer.
The prompt response from Seterus about this complaint is ironic considering how difficult it was to get a mortgage release from them because that process is so full of holes it made us wonder if anyone ever got approved. We applied at least 3 times and got denied. My wife was proactive and would call daily for updates and to confirm if Seterus had all the necessary items to be approved. She was told all the time that it was ok and being escalated. Afterwards we would find out that we missed something or incorrectly filled out a document even though it wasn't made clear up front until it was too late. That is why we had to go into the short sale process to begin with.
If you want to improve your services please look into having a separate loan escalation department that has reps available once a borrower has to do a mortgage release instead of making your borrowers have to go thru the 1st tier reps and repeat the same info over and over again. We would find out that our information would not be updated correctly from previous calls. Seterus would send out letters that would have differing messages on what the status was of our mortgage release application so it made us wonder if our loan was on 2 different servers? Not being able to escalate a call to a supervisor or manager is another thing that was frustrating so we ended up trying to explain our situation repeatedly to the customer reps that tried really hard but were not prepared to handle our issues. Our property is foreclosed and there's nothing we can do about it now but this complaint is just an attempt for Seterus to seriously review their methods of loan handling so other borrowers don't have to have their credit screwed up unnecessarily.

Complaint: [redacted]I am rejecting this response because: This same issue, according to conversations in October/November 2015 was resolved. I have been requesting a deed in lieu since August 2014. I have provided all of the necessary documents to the company. Yet, every time I speak with them, this same issue rears its ugly head. To expect anyone to incur cost to resolve this concern, which occurred 18 years, ago is a bit much. I am reasonable certain that the previous borrowers that purchased this property also had title searches performed prior to closing and the issue never came up. I have had a long standing relationship with this company. Yes I was late paying my homeowners insurance policy from May 10-June 3 but where was it written that I needed Seterus to obtain homeowners insurance for me. I never authorized it nor did I make such an agreement. we were contacted last Friday, June 17 ref. To listed details from prior letters - although, Mrs H[redacted] was much nicer in her demeanor- once again we were told of in paid legal fees - we provided documents (phone called & check numbers). My statement to her "is this the late of legal fees?" This statement was asked last year in August 2015 - she assured me it was - but we still do not see where this charge is coming from. After review of our August 2015 legal fees - the additional fees do not add up or where she sees that we have not paid! She has asked us to pay this additional fee on our next payment "July". We are in a wait-n-mold for now.
What we are seeing from seterus is they take the money and place it were they want - even if you get explicit instructions on how to do it or what address to send the payment too. Unbelievable!Sincerely,
