Complaint: [redacted]I am rejecting this response because:
The fifth $1,000 principal reduction was not satisfied. The December 29, 2011 "HAMP Disbursement" of $916.67 did not cover the 5th installment. The numbers do not add up and the generic Excel spreadsheet does not show a "running balance". It looks like it was an adjustment due to transfer of loan error based on the transfer balance (payment applied to prior servicing company during the transfer that was not processed in the original loan sale document for loan principal value). Sincerely,[redacted]

Complaint: [redacted]I am rejecting this response because:
After 3-4 weeks on inaccurate and rude responses to my attempts to clear up Seterus's $12,000.00 accounting error on my mortgage, I had to visit the company office in person twice, and still do not have a detailed and accurate accounting of the status of my mortgage. This is a company that made a $12,000.00 error on a mortgage, did not have any direct lines of any one person in the company that I could speak with over the phone, and that sent me a notice of intent to initiate a foreclosure if I did not pay $17,000.00 by June 20th, 2016 ( a new number pulled seemingly from thin air.)  Sending me a letter without an accurate update is not an adequate response. Additionally, the most recent letter I have received from Seterus states they made an accounting error, does not apologize for such a ridiculous and substantial financial mistake for a company entrusted with servicing home loans, and states the error was corrected May 24th, but that my updated loan payment is now due May 1st, 24 days PRIOR  to the error being corrected. This is unacceptable.
This company should be audited for fraudulent accounting practices. All it takes is a quick online search to see that the "escrow error" they claim happened with my account seems to happen to most new loan transfers that Seterus' purchases. Furthermore, advice should be given that the best way to handle this is an in-person visit, with a demand for an assigned person with a direct line to further investigate and correct the accounting errors made by Seterus. (It should also be noted that there is security in place, one has to be buzzed into the building, the receptionist is behind plexiglass, and your "in-person" meeting is also through very thick plexiglass, akin to visiting an inmate in jail. Clearly this company is quite used to infuriating its customers with its fraudulent business practices and has precautions in place because of this.)
Until I receive an accurate account statement of my loan with the correct escrow and monthly payment amounts, as well as an apology from the company, and reimbursement for lost wages due to dealing with their accounting error, this matter is not closed. This has eaten up hours of my valuable work time, and caused extreme emotional distress and undue stress for me, and all because of the companies fraudulent practice of attempting to secure money that is not owed on a loan. This type of business practice seems learned from huxters such as Donald Trump and the implementers of pyramid schemes, and should not be something allowed in the business of servicing home loans. Shame on Fannie M** for even engaging in business with this company.  And again, I would urge the Revdex.com to re-evaluate how it scores companies, as the "B" rating for Seterus is laughable. Just because a company responds to a complaint in writing does not mean it is adequately responding to the actual problem.

Complaint: [redacted]I am rejecting this response because:  The bank I am trying to get a loan through states the credit report from Equafax states I am being reported as a "foreclosure", not a deed in lieu of as Seterus claims.  In addition, Seterus stated at the time I turned back in the property, it would only show up on my credit reports for 2 years, not 7.  If it were going to stay on for 7 years anyway, then why would I have opted for the deed in lieu of foreclosure?  It seems like, had I made Seterus jump through the hoops and do the full foreclosure it wouldn't have made a difference in the way it is being reported. 
The bottom line is that one of the banks is wrong.  Either the one I'm applying to can't read a credit report or Seterus is reporting the wrong information.  Before doing the deed in lieu of foreclosure, I made very sure this was not a problem after 2 years.  So if that info was wrong then Seterus lied to me just to make it easier on them.  At the time, this was a very smooth process with Seterus and now they want to change the rules and keep it on for 7 years. 
Again, I request you report the information we agreed to at the time of the deed in lieu of was handled.

Complaint: [redacted]I am rejecting this response because: when I contact B of A, they didn't say I owe this $250.00 legal fee which they have already paid on my behalf.  If B of A paid this $250.00 and I am responsible for it, this $250.00 should show as balance due in my account, and B of A never said anything like that, nor can I see it from my ending statement with B of A in September 2015.I have consulted with a lawyer, but he said he has to charge me fees for him to fight for this charge, and his fees may exceed $250.00 which is not beneficial to me.  I really have no other options but I have to say again for the record, that dealing with Seterus has been a totally and complete nightmare for me since day 1.  I was doing fine with B of A after my modification and I have paid my bills on time and I have not had any issues with B of A.    Seterus may made me to pay for that $250.00, but it doesnt mean that I am gong to like it.  Its not just with this $250.00, but its for other poor customer service issues I have had dealing with Seterus since October 1, 2015.Sincerely,[redacted]

I still have not heard back but Seterus prefers to send via UPS Letter.  Attached is the notification they provided me and on the second page they state they will send a follow up letter once Bank of America replies with any Incentive Payments they may have provided.  The bottom line, they are claiming to have provided me a payment in December of 2011 that was an incentive payment but my numbers aren't matching up with theirs.  They don't even show a category on it, just "principal reduction" which if I remember correctly, when they took over my account in Sept 2011 (roughly) the forwarding balance was incorrect.

Complaint: [redacted]I am rejecting this response because:The information sent by Seterus Inc., in the UPS package was a projected escrow for 2016, it is NOT what I asked for and does not solve the issue. It shows a negative balance which is impossible since a payment was applied to the shortage in escrow in February of 665.31 in addition to my regular escrow payments monthly of 253.74.   I ASKED FOR AN AUDIT OF THE ACCOUNT from August 2015 to date 2016.  The total balance paid in escrow for 2016 should be 1014. 96 plus the 665.31 that was paid to them in repayment of the 646.20 for lower insurance they paid in December 2015. The escrow balance should show 1034.07.  It is my belief that through a very unorganized and non-communicative system of escrow, insurance and uninformed customer service personnel, that payments has been misapplied, liability insurance was charged to this account in August when the problem with the insurance began, and the refusal to correct the errors or audit the account.  They say they have applied the check..but to what did they apply this check to.  The escrow was run in November, it showed a shortage and my payment went up a few dollars, however, I waited until that process was done before changing my insurance as the premium to the old insurance had already been paid EARLY-although I had called both customer service and the insurance division ad advised I had new insurance. Escrow paid the old insurance at 938.00 and then in December again the new insurance at 646.20.  A check(665.31) was issued to me, sent to the company and applied incorrectly by them-ALTHOUGH CLEARLY MARKED FRONT AND BACK...ESCROW DEPOSIT ONLY.  That was cleared up on February 6, 2016. But this does not explain why my current escrow shows $343.79.  When the escrow was balanced in November the only thing they paid out was the extra insurance and the property taxes which have dropped every year for the past three years. I chopped the insurance by 300.00. I would like a complete audit of the account.  I want to know where the 665.31 went to and what happened to all escrow funds totaling 1014.96 for 2016 since there have been no bills due. Once someone is willing to discuss that with me, then I will have received a proper response.  This is a legal requirement by this lien holder. I will prosecute as this is not accountable to my satisfaction as an error has been made. Sincerely,[redacted]
