This company is either extremely unorganized or purposefully generating fraudulent charges to it's customersI have received multiple correspondence from them with conflicting information as to where to mail my payment to and incorrect account balance informationI received notice that my account was months overdue, however online I was paid up in full, when I contact customer service, I am told to ignored the mailed statements?? I strongly advise steering clear of this companyUnfortunately, my mortgage was sold to them in fall By December I received an Escrow Statement that was inflated by $300+ due to them erroneously entering an annual property tax payment twice in the forthcoming yearI contacted them initially on 12/12/and received a response on 12/15/to contact their tax department via phoneBecause I was traveling I wasn't able to make the call until 12/19/16, when I spoke with different people (Anthony, Candy, and Adolfo)Finally, Adolfo acknowledged he error and promised that the escrow statement would be corrected within 5-business daysPredictably, this didn't happenOn 1/12/17, I contacted SLS again, and after waiting days (yes, days) I was finally informed on 1/23/that they would complete the revised escrow statement within the next 5-daysAgain, predictably, this didn't happenHence, I contacted them yet again on 2/6/17, explained the whole scenario afresh, and was told that while the revised escrow analysis has been completed, it was never actually booked in their system and (of course) that will take another 5-business daysI am not holding my breath! I informed her (Ashley) that my credit is stellar and that I simply don't make late payments but hat because of their error I will be short-paying them rather than forking over an extra $300+ per month while I wait on SLS to complete what should be a simple taskThis has been very, very frustrating!

We received our mortgage statement dated 2/1/ On it was a charge for $12,for "Lender Placed Insurance Advance" Upon calling SLS, they indicated that they had no proof we have wind insurance so they bought it for us
This is incorrect for several reasons First, they are on the insurance policy and receive a copy of it Second, in August they inquired about our coverage and the broker faxed them a copy of the insurance coverage After the broker sent in the proof of insurance we never heard anything about it again
We have told SLS that we have coverage and reminded them that they have received proof of the coverage
However, to date, they have not removed the $12k charge from our account
This is the second time they've done this to us When they purchased the loan from the previous mortgage company they immediately bought insurance for us and claimed they had no proof that we had coverage They never asked us or did any due diligence They obvio

I paid my loan off in full to SLS I was told many times that I would receive a lien release if we paid off our loan in full When we paid it off, we got a letter stating the loan balance was zero I called many times after and asked them when the lien release documentation was About five different employees lied and said they had finished the lien release on their part and the only thing that could be holding it up was the county office where it would be recorded Well, I called Georgetown deed recorder's office and they told me SLS has sent them nothing When I called to report this to them, they were very ineffectual and said: "I can't speak for other employees and why they lied to you, all I can say is we have not even started on the work order."

I currently have a mortgage with SLS, I am in the process of doing a refinanceWhen my new mortgage company contact the SLS for payoff amount SLS provided them with the pay off amount that had my escrow account subtracted from my overall loan balance I was never asked nor informed by SLS that this was their operating procedure My new mortgage has some limitations, and the fact that I had no choice in how monies that I paid on time and are in MY ESCROW account are being used When I contaced SLS they said that is how they do business I informed them that they are changing the terms on my new loan without giving me any options of what to do with my money My new loan has a limit on how much money I can get back at closing as a ‘cash out’, but getting my escrow money retuned to me is not a cash out it is me just getting money that I overpaid returned to me in a lump sum I did not authorize SLS to use my escrow account to go towards my loan payoff and I am extremely diss

I got a letter from Wells Fargo Stating that they sold our mortgageIt is sold to SLSIt is being taken over on Dec 1, they stated in the letter that I would be receiving a letter from SLSI have not received a letter and it is now November 27, I am trying to sell my property, and Wells Fargo just up and does this without my knowledge? SLS Lost Draft department will not investigate thisOn or around October 17, a check was issued to Dale *** and Linda *** and Compassion Roofing & RemodelingJP Morgan Chase at *** *** *** *** *** *** allowed him to cash this check without my knowledge or signature as well as Compassion's roofing did not sign the check 40016402, dated October 17, for $ 3,On or around February 12, JP Morgan Chase allowed check $ 3,011.58, dated 02/12/to be cashedThis check was made out to Dale *** and Linda *** and Compassion Roofing & RemodelingAll of these checks were not negotiated properly, but all three were either deposited or cashed by branches of JP Morgan ChaseI have spoken to several branches of JP Morgan Chase and all say it was incorrect, but there is nothing that can be done about itThe second two checks with the contractor's name was for roof repairs (both checks were the same amount), but no work has been done on the propertyI believe Dale *** and the contractor may have split the money or Dale *** may have kept the money for his gainPlease understand I know this money is not mine but should have gone for the roof repairsMore checks are to be issued for the repairI have spoken many time to our mortgage companies Loss Draft Department and although they admit the signing of the checks was improper they say they cannot do anything about it and will reissue more checks without inspection of property repairsI have spoken to JP Morgan Chase branches, USAA, Wells Fargo and Bank of America (as checks were drawn off them) with no resolutionIt is my conclusion that anyone can walk into a JP Morgan Chase branch and cash/deposit whatever they want without recourseI request that both the repair checks be disputed and reissued and required to have my signature, so I will know work is being done on my home at *** *** *** *** *** *** ** ***I no longer live there, but the home is still in my name as well as Dale ***The check for the musical instruments is requested to be disputed and reissued with my signature as a requirement50% of that check is legally mine, but JP Morgan Chase made it possible for Dale *** to cash/deposit checks improperlyMy name is on the homeowner’s insurances at USAAIt seems like there is fraud going on with all these banks, Dale ***, Compassion Roofing and Remodeling

I was made for a modification on my home loan I completed all trial payments that was required and then I sent in all documentations need to complete my modificationI spoke with MTV single person of contact who him and I was in disbelieve that my docs hasn't gotten there yet maybe because of the holiday xmas and New Years he said I had time I then spoke with him again which he stated that he did finally get my docsA month went by and I then was told it was cancelled because hey didn't receive my docs I'm in disbelief and frustrated because the modification was a great deal I had so many problems with these people since I been switched over to themThey cancelled me and told me that I'm back to the first payments which I don't understand I did all my parts to this modification and they screwed up on their end I need help please

Poorly run business, bad customer service and not professional, I got transferred more than times without being able to get their system issue fix, I even spoke with a supervisor and many others Customer care specialist Billy, Mark and Fatima the rest I cant remember but they are all uselessI was on the phone for more than hoursI deal with customer service departments in my own business and I can tell that "Specialized Loan Servicing LLC" is a very disappointing experienceI refinanced my house back in October and I included my previous Escrow for Insurance and Taxes my Loan then was sold to this company "SLS", my monthly payment includes Escrow for Insurance and Taxes even my monthly statement shows both however in January I got a letter from my insurance company for the insurance billI contacted SLS and I was told that I had no Escrow for Insurance only for taxes, then I had to explain that I do have Escrow for both Insurance and Taxes, then they found a system error and even apologized ( Agent Fatima ID *** ) I understand that things like these could happen we all are humans but as humans we can rectify errorsI called in March and March I was on the line for more than hour each day being transferred between departments multiple times without anyone taking control of the main goal ( Send the insurance payment out of my escrow account to the insurance company), no warm transfers between teamsMy local Walmart cashier runs the cash flow better than these peopleSTAY AWAY IF YOU CANPlease sell my Loan to another institutionPlease !!! Please !!!
